First home buyers are finally getting a bit more breathing room, but that does not mean every scheme is a green light. In this Australian Property Podcast episode, Chris Bates sits down with Jack Elliott, National First Home Buyer Specialist at Alcove, to unpack what changed after the Budget and how buyers should think about grants, guarantees and shared-equity options in 2026. Jack explains why some first home buyers are seeing less competition at opens and auctions, how changes to investor borrowing power may be shifting the market, and why waiting for the perfect headline can be just as risky as rushing in too early. The bigger question, according to Jack, is whether you are actually ready: know your numbers, stress-test your budget, understand your pathway and buy with the next five to ten years in mind. They also break down the main paths into the market, including the 5% deposit scheme, LMI waivers for certain professions, guarantor loans, Help to Buy, and gifted money. Plus, they cover what to watch with stamp duty concessions and the First Home Owner Grant, and the trap of letting a short-term incentive drive a long-term property decision. If you are trying to work out whether to buy now, which scheme fits your situation, or how to avoid the biggest first-home-buyer mistakes, this episode is for you. And all of that without Hugo Cuypers in a game where a still-recuperating Jack Elliott was thrust into the XI at the last minute John and Tim talk about another complete team performance where it felt like the Fire felt comfortable seeing what feels like it could be a 1-0 signature win.
Ralph McTell is one of Britain's most enduring and respected singer-songwriters, a master storyteller whose songs have become woven into the fabric of English folk music. Born in Kent and raised in Croydon, McTell developed an early love for American blues, folk and traditional British music. As a teenager he was captivated by artists such as Woody Guthrie and Ramblin' Jack Elliott, influences that shaped both his fingerstyle guitar technique and his gift for narrative songwriting. After studying at art school in the early '60s, Ralph began busking and performing in London's thriving folk clubs, quickly building a reputation for his intricate guitar work and warm, conversational stage presence. He signed with a record company in the late '60s, releasing his self-titled debut album in '68. His breakthrough came in '69 with “Streets of London,” a song inspired by his travels in Paris and London, where he encountered loneliness and poverty firsthand. The song's gentle melody and compassionate lyrics struck a deep chord. Though it became a hit in the early '70s and was later re-released to even greater success, its impact went far beyond chart positions. It became one of the most covered songs in British music history, recorded by hundreds of artists worldwide and earning McTell the prestigious Ivor Novello Award for songwriting. Throughout the '70s, Ralph toured extensively releasing many albums. While “Streets of London” often overshadowed his broader catalogue, McTell consistently proved himself far more than a one-song artist. In the '80s, Ralph broadened his scope. He composed music for children's tv and wrote songs for stage productions. His collaborations included projects with fellow folk legend Wizz Jones and work alongside various orchestras.A defining characteristic of Ralph McTell's career has been his longevity and consistency. Rather than chasing trends, he has remained devoted to craftsmanship. In the 2000s and beyond, McTell continued to record and tour, releasing albums that revisited his influences and explored new material. He has also been honoured for his contributions to music, including receiving an OBE in 2010 for services to folk music.Today, Ralph McTell stands as a cornerstone of British folk songwriting. His legacy rests not only on a single iconic anthem, but on decades of carefully crafted songs that chronicle ordinary lives with empathy and grace. With his distinctive fingerpicking style, warm tenor voice and unflinching eye for human stories, McTell has carved out a body of work that continues to resonate across generations.More than half a century after he first stepped onto the folk club stage, Ralph McTell remains what he has always been: a storyteller with a guitar, shining a quiet light on the corners of life others might overlook.

Joe Henry has released 15 studio albums, apprenticed for legendary producer T Bone Burnett and, in turn, has produced many other musicians' albums on his own, including three GRAMMY Award-winning albums – for Solomon Burke, Carolina Chocolate Drops, and Ramblin' Jack Elliott. He's co-written a few songs as well, including a couple with his sister-in-law, who happens to be the one and only legendary pop icon, Madonna. His latest album is 'Life and Time,' a collaboration with songwriter Mike Reid, who has written many wonderful songs like "I Can't Make You Love Me," one of Bonnie Raitt's most successful and beloved recordings. In recent years, Joe has struck up a friendship with our bestie, Mark Erelli. Mark's been on Basic Folk 10,000 times and in honor of his new record, 'Spring Green,' we invited him to do whatever he wanted on this appearance on the pod. Mark chose to be in conversation with his friend Joe on location in Joe's beautiful studio located north of Portland on the coast of Maine. In 2020, Mark was diagnosed with retinitis pigmentosa (or RP) which is causing him to slowly go blind. Joe was diagnosed with stage 4 prostate cancer in 2018 and was told he only had months to live. Now, in 2026, his cancer is in remission and his health has improved. In this Basic Folk conversation, they tackle topics such as asking for help and finding hope while living with chronic illnesses. They also get into other parallels the two musicians have experienced, including how music has shaped their male friendships and being free of vanity. Mark and Joe have never worked together, but their respect and admiration for the other is clear from their time together. Here's hoping a collaboration is in the works for the near future!Follow Basic Folk on social media: https://basicfolk.bio.link/Sign up for Basic Folk's newsletter: https://bit.ly/basicfolknewsHelp produce Basic Folk by contributing: https://basicfolk.com/donate/Interested in sponsoring us? Hey, soccer fans! The Chicago Fire's pre-season continues and Nick has all his notes on their latest match, a 2-2 draw against Austin FC. Goals from Andrew Gutman and Jack Elliott came off of corner kicks, and set-piece coach Ryan Needs seems to finally be making an impact on the squad. The Men in Red still need to shore up some gaps in the backline, but the attack looks as threatenting as it's ever been. Nick continues his player profiles in this episode, focusing on the outside backs: Gutman, Jonathan Dean, Leonardo Barroso, and Viktor Radojevic. Tune in and learn about how they came to the Fire and how Nick projects them this season. We also review the various theme nights and new kit launch for the 2026 season. It was 16 years ago tonight at the Christmas Eve-eve-eve party in the Bowen House that the late Dave Peyton gifted us with a classic rendition of his all-time favorite John Prine tune. And fortunately, Pamela Bowen had her camera running to preserve the video above.“Come Back to Us, Barbara Lewis Hare Krishna Beauregard” was introduced on Prine's 1975 Common Sense album, but the song didn't really resonate with Br'er Dave until he heard it again about a dozen years later as the opening track on the John Prine Live album.By that time, The Flood had gone in recess, as reported here earlier, but the song was still very much on David's mind when the band reconvened in the mid-1990s, and “Barbara Lewis” then kept coming back to us in the years to come.About the SongThe late John Prine said in the liner notes for that 1988 “live” album that he wrote “Barbara Lewis” in the summer of 1973 while he was touring Colorado ski towns with Ramblin' Jack Elliott. The lyrics were inspired, he said, by the “leftover hippies” he encountered in the Rocky Mountains, people who had drifted through various counterculture movements and religions without ever making it all the way to California. It was, he said, as if they got to the Rockies and said, “God, I can't get over that,” and just settled in.Besides that, John added, “I had different friends of mine who went through the ‘60s, from being totally straight or greasers, then turned into hippies, and then into a religious thing. So I created this character who had done all those different things.”About the title, Prine said he got the name Barbara Lewis from the R&B singer (”Hello Stranger,” 1963; “Baby, I'm Yours,”1965). And the rest of the name of the character? “It just falls off the tongue really nicely,” John said, noting he often tried to match a syllable for each note. “I call it the Chuck Berry School of Songwriting. He's got it so dead-on that you can just read his lyric, and that would be a melody.”More John and More DaveIf this single song doesn't completely satisfy your Flood needs right now, you can have many more helpings at the band website's free Radio Floodango music streaming service. For instance, if you'd like more Floodifying of John Prine songs, check out our John Prine Memorial playlist. Grammy-winning producer and singer-songwriter Joe Henry gives us insight into his multi-faceted careerPART ONEPaul and Scott chat about their music-themed road trip and say R.I.P. to MTV. PART TWOOur in-depth conversation with Joe HenryABOUT JOE HENRYJoe Henry is a singer-songwriter who became a record producer as a protege of T Bone Burnett. He went on to win Grammy awards for his work with Solomon Burke, Ramblin' Jack Elliott, The Carolina Chocolate Drops, and Bonnie Raitt. Additionally, he produced the final albums of the late Allen Toussaint, who credited Henry for ushering him out of retirement. Henry's contribution to American music remains somewhat enigmatic. Joe's own records often feature adventurous contributions by instrumentalists, such as one of only two cameos Ornette Coleman ever made with a singer, while his song “Stop” was reworked into Madonna's hit pop single, “Don't Tell Me.” The long list of artists Joe has produced includes Ani DiFranco, Aimee Mann, Bettye LaVette, Elvis Costello, Rodney Crowell, Aaron Neville, Hayes Carll, Joan Baez, The Milk Carton Kids, Rhiannon Giddens, and many others. As a songwriter he has collaborated with Rosanne Cash, Jakob Dylan, Loudon Wainwright III, Billy Bragg, Madonna, and many more, while releasing 17 studio albums as an artist. He received a Lifetime Achievement Award at the Americana Music Honors & Awards in 2025. Joe's most recent album is Life and Time, a collaborative project with fellow songwriter Mike Reid. We're celebrating our 10th anniversary all year by digging in the vaults to re-present classic episodes with fresh commentary. Today, we're revisiting our 2021 conversation with the late Todd Snider. ABOUT TODD SNIDERCelebrated singer-songwriter Todd Snider has continued the troubadour legacy of mentors like John Prine, Jerry Jeff Walker, and Ramblin' Jack Elliott, while putting his uniquely clever, wry, sly, and often irreverent spin on folk, rock, country, and Americana. Launching his career on Jimmy Buffett's Margaritaville Records, Snider has spent more than two decades touring relentlessly, both on his own and with legendary artists such as Emmylou Harris. Along the way he's made a splash with fan favorite songs such as “Talking Seattle Grunge Rock Blues,” “Alright Guy,” “Can't Complain,” “Beer Run,” “Statistician's Blues,” and “Play a Train Song.” He has released well over a dozen albums, including The Devil You Know and Agnostic Hymns and Stoner Fables, both of which were named to Rolling Stone's list of the Top 50 Albums of the Year. He also formed the group Hardworking Americans, and published a memoir called I Never Met a Story I Didn't Like: Mostly True Tall Tales. His songs have been covered by Garth Brooks, Gary Allan, Mark Chesnutt, Tom Jones, Jerry Jeff Walker, Billy Joe Shaver, Elizabeth Cook, Warren Haynes, Loretta Lynn, and Elvis Costello. When we first spoke to him he'd recently released his experimental funk-influenced album called First Agnostic Church of Hope and Wonder. Snider died from complications with pneumonia on November 14, 2025. Hosted by Simplecast, an AdsWizz company. The Philadelphia Union lost to Inter Miami by a score of 3-1 despite scoring first. Mikael Uhre made it two consecutive games in which he has scored, and it marks the third time this season that he has scored a goal within the first five minutes of a game. The Union had multiple chances to go up by two or more goals in the first half after costly mistakes by Miami defender Tomás Avilés, but they weren't able to capitalize on those opportunities. Lionel Messi added a brace and an assist in his return to Inter Miami, and he is now tied for the second-most goals in MLS this season, just two away from the lead. Todd also goes over the latest news in MLS, including: Junior Moreno returning to MLS, this time with Houston Dynamo; Carlos Vela re-signing with LAFC; and Atlanta United parting ways with Carlos Bocanegra. Todd shares his thoughts from the Miami game with topics including: the value of Andre Blake to the Union, the missed opportunities for the team, whether the Union can still make the playoffs, and Jack Elliott's suspension for the upcoming match against NYCFC. Our newest member of the 'Three Timer Club,' renowned music journalist / author / photographer Michael Goldberg, joins us this week to discuss some of the most iconic images of the classic alternative era. What are some of the photos, logos, and icons that come to YOUR mind? The first-ever collection of Addicted To Noise founder and former Rolling Stone senior writer Michael Goldberg's photographs, Jukebox: Photographs 1967-2023 (Hozac Books), features an impressive array of underground figures and outcast luminaries captured in their natural habitat, most seen here for the first time anywhere. Bridging the gaps between the late ‘60s psychedelic era, primitive first-wave ‘70s punk and soul & reggae, as well as never-before seen images of country & folk iconoclasts and rule-breakers across the spectrum of all that is captivating, and even including some modern artists still making waves, Jukebox is a riveting photography collection that truly feels as good as it looks. The photos in JUKEBOX are drawn from the thousands he's taken over the years. Included are photos of the Sex Pistols, Crime, the Ramones, the Avengers, Devo, the Nuns, the Clash, Tom Verlaine, Lou Reed, John Cale and the Dils as well as Tom Waits, Courtney Barnett and Kurt Vile, Janis Joplin, Ben Gibbard, Ramblin' Jack Elliott, Muddy Waters, Toots and the Maytals, Patti Smith, Bettye LaVette, the Who, Neil Young, Jonathan Richman, Townes Van Zandt, the Flamin' Groovies, and many many more. Photos from JUKEBOX will be on display from July 25 through September 22, 2024 at the Haight Street Art Center in San Francisco, where the exhibition, We Are the One: San Francisco Punk 1970s & 1980s, curated by Goldberg, will also be featured during those two months.
