The latest federal budget has landed with significant implications for property investors and home buyers across Australia. While many anticipated sweeping changes to the property landscape, the reality brings targeted adjustments that carefully balance market needs against housing affordability challenges.First-home buyers emerge as the clear winners with crucial threshold adjustments that acknowledge current market realities. As interest rates climbed, many potential buyers found themselves in a frustrating paradox – earning too much to qualify for assistance programs yet struggling to secure financing for even modest properties. The budget addresses this by increasing both income thresholds and property price caps, a welcome change in markets where entry-level one-bedroom apartments now regularly fetch $740,000 or more. This adjustment recognizes that yesterday's affordability metrics simply don't work in today's property environment.Property investors can breathe a collective sigh of relief as negative gearing provisions remain untouched despite considerable speculation about potential reforms. Meanwhile, the budget introduces fascinating support for prefabricated housing through regulatory refinements and potential grants. These manufactured homes represent a genuine housing innovation, offering complete two-bedroom dwellings for as little as $40,000 that can be installed within a single day and achieve impressive rental returns between $600-$1,000 weekly. The regulatory framework adjustments could dramatically accelerate adoption of these affordable housing alternatives across Australia. The conversation around foreign investment restrictions reveals mixed perspectives on whether limiting overseas buyers genuinely addresses housing supply challenges or simply serves as a crowd-pleasing political move. For anyone navigating today's property market, understanding these budget implications provides critical context for making informed decisions about buying, selling, or investing in the months ahead.
How low inventory, multiple offers, and more are shaping our market. Are you thinking about buying or selling a home this year? The spring market is already here, and things are moving fast. With the changes in the market this 2025, it's important to understand what's happening before making a move. Today, I'll break down the key trends shaping today's market: Low inventory remains a challenge. Housing supply is still very limited, continuing a trend we've seen for a while. Normally, winter weather keeps listings low. However, even with a mild season this spring, the inventory hasn't picked up. This means buyers have fewer choices, and sellers have less competition. Serious buyers are driving quick sales. Homes aren't getting tons of showings, but they are selling fast. The buyers in today's market are pre-approved, motivated, and ready to purchase. If a home is priced well and in good condition, it's likely to move quickly. “Low inventory means sellers have a great opportunity, while buyers need to act quickly.” Multiple offers are back. Low supply is leading to more multiple-offer situations. While rising interest rates have kept home prices from climbing too high, demand is still strong. Prices aren't dropping, and competition remains steady. Sellers must be market-ready. A few years ago, sellers could list a home in any condition and get offers. That's not the case anymore. Buyers now expect move-in ready homes. If you're selling, clean, stage, and prepare your home to stand out. The spring market is moving fast, and the right strategy can make all the difference. Low inventory means sellers have a great opportunity, while buyers need to act quickly. If you're thinking about buying or selling, you don't have to do it alone. Call or text us at 952-212-3597 or email us at ChadandSara@edinarealty.com. We'll help you navigate the market and make the best move for your goals.

In this episode, Kris Krohn dives into the impact of the Federal Reserve's recent decision to cut interest rates by half a percent and what it means for the real estate market. With mortgage rates finally dropping, Kris explains how this could lead to a surge in both home listings and buyers, potentially causing real estate prices to soar. He emphasizes that now is a great time for both homebuyers and real estate investors to take action, especially with the looming first-mover advantage. Kris also highlights how leveraging your 401(k) or IRA could be a smart strategy for real estate investment, offering a way to build wealth far beyond what you'd get in traditional retirement accounts.

After a short holiday break, Jason Gregor and Frank Seravalli are back with a fresh episode of the DFO Rundown. In their final pod of 2023, they started off by talking about what the playoff cut line will be in both the East and West. That bled into a big conversation about which bubble teams will be buyers and sellers. Are the Flyers legit? Could the Blues be looking to sell off? When will the Flames decide which direction they're going? Are the Coyotes going to look to buy? DO the Seattle Kraken have anything to trade? The guys debated all of that during the first half of the pod.Tyler then popped in for a new edition of Fill in the Blank, where he asked the guys about the biggest stories of 2023 and they looked ahead to 2024 with the storylines that they're most excited to see play out in the new year.3:55 - Playoff cut lines8:45 - Are the Flyers legit?21:10 - Buyers and sellers in the West39:00 - Fill in the BlankWant to hear more from Frank, Jason and the entire DFO team? Locked On White Sox - Daily Podcast On The Chicago White Sox
Mailbag Friday: Should the Chicago White Sox be buyers, sellers or stand pat when the trade deadline arrives? The White Sox (32-44) had an off day on Thursday so it was a good time to answer listener feedback regarding the state of the Sox. They are six games back in a very weak division and could probably stand pat and make a run at a Central title. Will they be buyers and try top acquire big league talent to win the division and beyond? Maybe the White Sox come to the realization that they are just not that good, this is not their year once again and it's best to get something for the players that will most likely walk. The Sox get back into action on Friday as they start a three game series against the Boston Red Sox with Lucas Giolito on the mound.Support Us By Supporting Our Sponsors!BirddogsGo to birddogs.com/lockedonmlb and they'll throw in a free custom birddogs Yeti-style tumbler with every order.eBay MotorsFor parts that fit, head to eBay Motors and look for the green check. Mike Ginnitti & Dan Soemann dive into the looming MLB Trade Deadline, detailing 2023's biggest positive & negative surprise teams, which are heading toward buying, a few slam dunk sellers, & notable candidates to be moved in the coming weeks. Plus, are the Mets stuck in mud, how should the Angels be operating for the next 4 months, and which young team should push the gas pedal down to the floor.
Eno, Britt and DVR discuss the outlook for the 2023 Trade Deadline including several teams that have fallen below 5.0% playoff odds. Are the White Sox uniquely positioned to make waves with an underachieving roster this summer? Could the Guardians address their lack of power by finding a deal for Eloy Jiménez? How aggressive should the Orioles be in the loaded AL East? Will this be another year that prompts the Dodgers to deal for an impact starting pitcher? And, will the D-backs be content to upgrade their bullpen while letting their young core do the heavy lifting in a bid to reach the postseason?Follow Eno on Twitter: @enosarrisFollow Britt on Twitter: @Britt_GhiroliFollow DVR on Twitter: @Derek VanRiperToday's episode is brought to you by:-Check out shop.bluemoonbrewingcompany.com for baseball merch, and visit get.bluemoonbeer.com/BASEBALLSHOW to find Blue Moon delivery options-Head to factormeals.com/mlbshow50 and use code mlbshow50 to get 50% off your first box.-Sunday is offering our listeners 50% off your first box!
