The Seattle Kraken will close this recent homestand with a game against the Edmonton Oilers. Should the Kraken win this afternoon, they will snag nine out of 12 possible points. This would go a long way to keep their playoff hopes alive, but what will it mean for their role as buyers or sellers at the trade deadline? Locked on Kraken host Erica L. Ayala has a different theory.
Dan and Shawn were joined by Ken Daniels, the Red Wings longtime television broadcaster (21:17) to discuss his terrific call on Kane's OT winner, the likelihood that Detroit will end its seven-year playoff drought this season, Kane's impact in Detroit, the Red Wings' hot streak and what general manager Steve Yzerman could still do before the deadline. In addition, the guys broke down the Tanev to Dallas trade and why they think it's a home run for the Stars. They talked about the Nashville Predators as buyers at the deadline, but disagreed with the idea that trading Juuse Saros after this season might be the right move. The New York Rangers' needs at the deadline and why they are holes they have to fill to be a contender were also discussed at length. Trading Jake Guentzel and the Vancouver Canucks as a fit for the Pittsburgh Penguins forward was also an interesting topic covered.

Dan and Shawn were joined by NHL.com columnist Nick Cotsonika to talk about the Trade Deadline plans for the Detroit Red Wings, the New York Rangers' goaltending situation and if that's a brewing controversy, the Edmonton Oilers and how they respond to their first loss in 17 games, the scoring race between Nathan MacKinnon and Nikita Kucherov, who is the Hart Trophy favorite and the 2025 Winter Classic at Wrigley Field. The 2024 NHL Trade Deadline is one month away, so there was plenty of deadline chatter, rumors and trade proposals. In addition, Rosen and Roarke discussed which among the three coaching positions that are currently filled by interim coaches is the best job: the Ottawa Senators, St. Louis Blues or Los Angeles Kings. Also part of the conversation was USA Hockey tabbing Minnesota Wild general manager Bill Guerin to be the Team USA general manager at the upcoming 4 Nations Face-Off and the 2026 Winter Olympics and who he could potentially choose as the coach for those teams.
In this episode, host Daniel Martinez interviews a team of four experts in solar financing and single-family housing: Angel Perez, Alex, Verge, and Mitch. Each guest shares their unique skills and experiences in real estate, ranging from agent and seller communication, automations, acquisitions, disposition, and extensive background in property management and real estate investment. Mitch, with the most experience, emphasizes the team's collective effort and their approach to buying properties subject to existing loans, thus aiding sellers in difficult financial situations and providing opportunities for buyers who traditionally don't qualify for mortgages. The team discusses their operational strategies, including working with loan officers and leveraging seller financing to serve underappreciated communities, highlighting their commitment to providing valuable solutions in the real estate market. 0:00: Introduction of Guests and their Roles Daniel introduces the episode's guests: Angel, Alex, Verge, and Mitch, who are part of a team specializing in solar financing and single-family housing. Angel talks about his role in communicating with agents and sellers and building automations to maintain quality control, despite being relatively new to real estate. Alex and Verge share their experiences and specialties in acquisitions, dispositions, and system integration within the real estate industry. 2:09: Mitch's Extensive Real Estate Experience Mitch details his extensive background in real estate, including closing over a thousand transactions, flipping houses and apartments, and his current focus on purchasing properties subject to existing loans across the country. He emphasizes the importance of attitude over credentials in forming his team. 3:00: Team Dynamics and Strategy The conversation shifts to the significance of having a well-coordinated team in navigating the complexities of the real estate business. The team discusses how working together towards a common goal simplifies processes and enhances efficiency. 9:22: Sub-to and Wrap Strategy Explained A detailed explanation of their innovative strategy in the real estate market, focusing on purchasing houses subject to existing loans and then owner financing to buyers who don't qualify in traditional ways. This approach not only assists sellers in distress but also provides opportunities for a broader range of buyers to own homes. Text

After a short holiday break, Jason Gregor and Frank Seravalli are back with a fresh episode of the DFO Rundown. In their final pod of 2023, they started off by talking about what the playoff cut line will be in both the East and West. That bled into a big conversation about which bubble teams will be buyers and sellers. Are the Flyers legit? Could the Blues be looking to sell off? When will the Flames decide which direction they're going? Are the Coyotes going to look to buy? DO the Seattle Kraken have anything to trade? The guys debated all of that during the first half of the pod.Tyler then popped in for a new edition of Fill in the Blank, where he asked the guys about the biggest stories of 2023 and they looked ahead to 2024 with the storylines that they're most excited to see play out in the new year.3:55 - Playoff cut lines8:45 - Are the Flyers legit?21:10 - Buyers and sellers in the West39:00 - Fill in the BlankWant to hear more from Frank, Jason and the entire DFO team? For some teams, that's this year. For others, maybe not for another 3-4 years. Finally, after talking about what the Angels could (or should) do with Shohei Ohtani at the last trade deadline before he hits free agency, we each pick out what we want to happen with Ohtani for the rest of this season.Check out the rest of the Yahoo Sports podcast family at https://apple.co/3zEuTQj or at Yahoo Sports PodcastsSee Privacy Policy at https://art19.com/privacy and California Privacy Notice at https://art19.com/privacy#do-not-sell-my-info.

Mailbag Friday: Should the Chicago White Sox be buyers, sellers or stand pat when the trade deadline arrives? The White Sox (32-44) had an off day on Thursday so it was a good time to answer listener feedback regarding the state of the Sox. They are six games back in a very weak division and could probably stand pat and make a run at a Central title. Will they be buyers and try top acquire big league talent to win the division and beyond? Maybe the White Sox come to the realization that they are just not that good, this is not their year once again and it's best to get something for the players that will most likely walk. Realtors often overlook the significance of marketing, but it plays a crucial role in creating value, promoting their brand, and attracting clients. 2. To have a successful marketing strategy, do the following: Begin by defining and understanding your brand Develop content that effectively communicates your brand Consistently produce content to maintain engagement with your audience Through the creation of entertaining, motivating, and high-quality content, attract fans who resonate with your brand and message 3. To create your brand, start by conducting a social media audit. Do this by Googling yourself to see what information is available about you online. This is an important step in assessing your social media presence and understanding how you are perceived by others. 4. When building your brand, you need to ask yourself these questions: What are three descriptive words that describe who you are? Is your brand unique? Does it solve a problem? Who is your audience? And more 5. In terms of social media strategy, video marketing is the real winner. That is why Realtors have to become media content experts. 6. Long-form videos refer to content that is over an hour long, such as podcasts and TED talks. By capturing someone's attention through a long-form video, you can increase your influence and expand your audience. Meanwhile, short-form videos, which are typically less than 60 seconds, make up 80% of video consumption on the internet. They are designed to be easily digestible and should aim to hold viewers' attention to prevent them from moving on to the next video. They can act as a gateway to long-form content, with viewers transitioning to longer formats if they appreciate the short-form content. 7. Marketing aims to achieve brand awareness as one of its primary objectives. By consistently producing and sharing content, particularly through short-form videos, it helps ensure that you are the first realtor that comes to mind when someone in your sphere of influence thinks about buying or selling a home. 8. When creating short-form videos, it's essential to pay attention to popular trends and begin with a captivating hook to capture viewers' attention. 9. You don't need to become a social media influencer, the goal is to have enough foundation and baseline that instills confidence in your credibility as a reputable Realtor.

Alex and Facci are here to answer Pt. 1 of the January Mailbag! Thanks for your awesome questions and look in the description to see if your question(s) were answered on this episode! Randall - Do you think the lack of defined roles as affected the players? Even though the Pacers are playing really good, it still seems like a make shift roster some of the time. 2 Pointers Pod - Do we think Turner gets moved in any manner at the deadline? Or are there other deadline moves you guys see? Aaron M - This team reminds me of the Suns team that came from out of nowhere, and ALMOST made the playoffs in the bubble. The next season I believe they had the best record in the NBA. If Haliburton gets back in the next 2-3 weeks, do you think this team can have a similar trajectory? Andrew - I feel like Mathurin has struggled to keep defenses honest on the drive. He gets a ton of cals, which is awesome, but don't feel it is sustainable in the long-term, and I feel it's a large piece as to why he doesn't yet start or close out games. He doesn't have a solidified midrange pull-up yet, and his three ball has been lacking as of late, and I'm curious as to what you all feel his next step should be as a player? Do you think he should prioritize distributing out of the pnr, or should he push towards developing a more consistent jumper to keep the lane open? Tyler Christian - What do you think will be the team's strategy at the trade deadline? It's likely that Hali's injury threw a wrench in things, but do you think they'll be buyers, sellers, or a combination of the two? Gavin - Do you think Duarte's name was off the table in talks for a sign and trade for Ayton? Assuming the package was Turner, Duarte, and a first? Basketball John - What's the ceiling for Mathurin and Nembhard? Learn more about your ad choices. Visit podcastchoices.com/adchoices
