From the BG Ad Group Studio this is your news minute on the Marietta Daily Journal Podcast presented by Credit Union of Georgia. Today is Wednesday, March 20th, and I'm Keith Ippolito. Man Sentenced to Life in Prison for Murdering Friend off Delk Road A 26-year-old man, Kehari (keh-HAH-ree) Yarber, has been convicted of murder and sentenced to life imprisonment without parole for the murder of his friend, 20-year-old Blake Porter. The incident occurred in late October 2020, with Porter's body discovered in the woods between two apartment complexes off Delk Road. Yarber was found guilty of malice murder, felony murder, aggravated assault, and possession of a firearm during the commission of a felony. Superior Court Judge Rob Leonard imposed the life sentence plus an additional five years to be served consecutively. The conviction resulted from an investigation that included surveillance footage analysis and social media records, leading to Yarber's arrest in December 2020. The case was prosecuted by Senior Assistant District Attorneys Stephanie Green and Erman Tanjuatco (tahn-hwaht-koh), with Cobb District Attorney Flynn Broady Jr. expressing gratitude towards law enforcement and prosecutors for their efforts in securing justice for Porter and his family. In today's episode, our guest is Jeremy Delk. He has a remarkable life story, having lost his father at just seven years old. He's navigated through the ups and downs of business, even exciting companies worth hundreds of millions of dollars. What sets him apart is how he's maintained a strong connection to his heart throughout this journey. Today, we'll explore his experiences, from overcoming adversity to achieving success, and the valuable lessons he's learned along the way. We'll also touch on what it means to find true success while balancing family life and passing on those lessons. [2:25] Why should I listen to you?  I think the 43-year-old me would have a different answer than the 20-year-old me. I have this genuine curiosity that will help me in business so much. But I have a curiosity about people, and I love learning. I really love helping. I think that's the biggest piece. So, you should listen to me because I'm going to come from the right place. I'm not going to try to sell you a pitch or something like that. I'm just going to be genuinely curious.  [3:28] When did your curiosity start to build up?  I hail from Bardstown, and growing up in this small town, I had a persistent yearning to explore beyond my comfortable surroundings. At the age of seven, my world was shattered when my father tragically lost his life in a motorbike accident. This event, though not unique in the context of loss, catapulted my family into a state of immense instability. My mom, a young single mother, suddenly found herself responsible for two small kids. It was a daunting transition for all of us. This period of instability left an indelible mark on my psyche. It forged in me a fierce determination never to return to such uncertainty. I became driven by the desire for stability and resources, fueling my journey into adulthood. As I matured, I made my fair share of mistakes, experienced both success and failure and evolved into someone with a voracious appetite for learning. I became addicted to the process, relishing in curiosity, listening intently, and eventually becoming a subject matter expert. That curiosity remains the driving force behind my journey. [7:12] What would be your desired topic of conversation?  Opening a conversation by asking someone about themselves, their aspirations, and ambitions is incredibly powerful. People tend to open up, sharing dreams and goals. The follow-up question, often about actions taken, reveals two distinct profiles: those who've progressed and those making excuses. Entrepreneurs thrive on action, but self-imposed obstacles, like fear of failure or external judgment, frequently obstruct progress. Helping individuals recognize and overcome these mental barriers is transformative. The objective is to encourage them to take that first step, regardless of perceived obstacles, and keep moving forward. These initial actions are the foundation for lasting change. [9:35] How do you help somebody navigate past those roadblocks, and barriers such as self-inflicted excuses? Helping someone embark on a new venture begins with understanding their "why." Regardless of the industry, this foundational question is pivotal. Many may say they want to start a business to be wealthy, but we dig deeper to uncover their genuine motivations. Is it about financial freedom, quality time with family, or a true calling? The core reason must be visceral and compelling. It's not about buying happiness with material possessions; it's about fulfilling a deeper purpose. Once this authentic drive is found, it becomes the unstoppable force propelling them forward, leaving external opinions and doubts behind.   [27:30] Have you ever been worried about losing because the current situation is good?  My transition from New York's bustling energy to Kentucky was an eye-opener. It made me realize that some friends hadn't ventured far from their comfort zones. I have a passion for both building and fixing things, but I've also learned the importance of letting others take the reins once a project is up and running. However, my biggest worry, shared by many, is ensuring my children don't grow up entitled. I want them to understand the value of hard work and perseverance. Instilling good habits and a strong work ethic is crucial; I'd rather not raise entitled individuals. This concern outweighs most others. [37:20] What is the purpose and message behind your book?  The book, "Without a Plan," is my memoir of the past two decades in the business world. It's a raw account of my journey, including turning down multi-million-dollar offers and facing rapid successes and failures. It delves into both professional and personal aspects, touching on experiences like marriage therapy and trauma exploration related to my father. The overarching message is to take action and begin your journey, whatever it may be. Life is unpredictable, and tomorrow isn't guaranteed. Embrace failure as a learning opportunity; it's where growth happens. Don't let the fear of others' opinions hold you back. People are busy with their lives, and your failures don't define you in their eyes. It's your journey, so own it and keep moving forward. [43:27] What promise did God make to the world when he created you?  To tell a story about the importance of being authentic. Key Quotes  [17:30-17:33] What is important to you should be all that matters [20:50-20:52] Humans are happiest in motion  How to connect with Jeremy Delk Instagram: https://www.instagram.com/jeremysdelk Facebook: https://m.facebook.com/jeremysdelkofficial Twitter: https://twitter.com/jeremysdelk

Despite losing $2 million due to the dot-com bubble, Jeremy Delk refused to give up and worked hard to overcome adversity. In this episode, Erik Cabral sits down with Jeremy to talk about his journey of embracing failure. Jeremy Delk is the managing director of Delk Enterprises, a diversified investment firm. He's a serial entrepreneur, with a massive passion for disrupting industries for over 20 years. Jeremy is also the author of Without a Plan: A Memoir of Unbound Action and Failing My Way to Success. Here are some power takeaways from today's conversation: Two major events that shaped his life How Jeremy is helping small businesses Things to look for when investing in companies How to stay motivated and passionate about what you do Your clients as your best form of information Two ways to grow your business Building a personal brand Episode Highlights: [06:15] Lessons from Losing $2 Million Society often teaches that failure is a bad thing, but Jeremy believes that it's where real learning happens, and failure should be embraced. His experience gave him the courage to keep moving forward and pursue his dreams, even if he fails along the way. Looking back, he realized that having lost $2 million actually did so much more for him today in the last 20 years, than the $2 million he would have had. Failure taught him the importance of resilience, perseverance, and embracing failure as an opportunity for learning and growth. [13:47] Things to Look for When Investing in Companies When investing in companies, it's important to look beyond the product or service being offered and focus on the founder or leader of the organization. Are they transparent and authentic when discussing their company, or do they pretend to have all the answers? A vulnerable and honest leader who acknowledges their weaknesses is more likely to succeed because they can seek help and collaborate with others when needed. Don't be afraid to show vulnerability and transparency, as this can build trust with potential investors and customers. Life would be easier if more people could do this, but insecurities often prevent us from being our authentic selves. [29:10] Two Ways to Grow Your Business There are two main ways to grow a business: acquire more customers or deepen relationships with existing ones. Many people overlook the value of offering premium services to current customers who would be willing to pay more for additional benefits. By having conversations with clients and asking for feedback, businesses can identify areas where they can offer additional value and create tailored, premium services that meet specific needs. This approach not only deepens customer relationships but can also lead to new sales as satisfied customers become advocates for the brand. In this episode of The Daily Helping, we welcome a titan of entrepreneurship, Jeremy Delk. From a humble background in Bardstown, Kentucky to the helm of a multi-industry empire, Jeremy's journey is marked by resilience, ingenuity, and a relentless drive to innovate. As the brains behind Stellic Enterprises, Jeremy Delk's diverse portfolio reaches across sectors such as biotech, healthcare, consumer brands, technology, building materials, and real estate development. His disruptive approach to business and creation of high-paying jobs has solidified his place among the most successful entrepreneurs. Jeremy takes us through his intriguing origin story, which begins with a heart-rending loss and an inheritance of $30,000. Self-teaching about stock trading, he impressively turned this modest sum into $2 million, only to see it evaporate with the dot-com bubble burst. Undeterred by this setback, he leveraged his financial prowess to earn a position as a stock broker at Fidelity Investments—a testament to his unwavering resilience. In his enlightening book, "Without a Plan," Jeremy intertwines memoir with entrepreneurial insight, crafting a narrative that inspires budding business owners to leap into their dreams, undeterred by the specter of failure. In fact, Jeremy views failure as nothing more than a stepping stone toward greater success. His personal stories of financial loss and triumphant rebound serve as a testament to the resilience of the human spirit. Throughout the episode, Jeremy dismantles the rose-colored perception of entrepreneurship, exposing the grit and tenacity required to overcome its inherent challenges. Drawing from his time at Fidelity Investments, Jeremy notes the pitfalls of corporatism, highlighting how creative disruption often collides with the corporate pursuit of maintaining the status quo. As Jeremy shares his insights on the journey of entrepreneurship, one thing becomes clear: fear and complacency are the real enemies of success. As long as you're continually learning and focused on the problems that you're passionate about solving, you're on the right path. Jeremy's advice is clear: Don't fear failure, and never stop moving forward.   The Biggest Helping: Today's Most Important Takeaway “Just get started. Just get started in whatever it is. If you got a full-time job and you want to be an entrepreneur, just get started. It doesn't mean you need to resign and mortgage your house and go all in on something. But build a website, do a focus group on Facebook, just do something for yourself and set this little pass-fail ratio. Like, "Hey, I'm going to go and spend $1,000 on this. I'm going to spend $2,000 on my idea." And then get there, and then predetermine what failure and success looks like. If, "Hey, I get 100 people that like it, then maybe I go and spend $2,000 here." But just get started. Life's too short, man, and tomorrow isn't promised. “   --   Thank you for joining us on The Daily Helping with Dr. Shuster. Jeremy is also a bestselling author and popular public speaker.  He jumped into entrepreneurial ventures with the naivety of a child and the tenacity of a tycoon. It didn't fulfill the entrepreneurial spark within him, so he decided to go out on his own creating Delk Enterprises.  Delk Enterprises has grown from making $6,000 in its first year in business to a diversified VC fund that has built and exited investments in both private and public transactions. The Cobb County School District in Georgia has proposed allocating $930,578 for 11 new school resource officers in its fiscal 2024 budget. Superintendent Chris Ragsdale cites recent school shootings as reasons for adding armed officers to the force, stating that they deter potential intruders and provide immediate response times. However, Democratic school board member Becky Sayler expressed concern that an increase in armed officers could result in more student arrests, particularly among students of color. Republican board member Randy Scamihorn assured Sayler that the officers are well-trained to de-escalate situations. The final approval of the budget is expected on May 18th. Marietta City Council's approval of a mixed-use development project that would replace a Kroger grocery store with apartments and retail space was vetoed by Mayor Steve "Thunder" Tumlin. The project would have seen the redevelopment of a 4.8-acre lot by developer William Casaday, who requested a rezoning. Tumlin's veto was backed by Councilman Grif Chalfant, who campaigned for lower housing density. A six-month moratorium on new apartment building applications was approved after the project's rejection. The property's future remains unclear, with concerns raised about the possibility of less desirable commercial ventures worsening traffic in the area. Kennesaw House, now home to the Marietta History Center, was once a hotel where James J. Andrews and his group of volunteer raiders from the Union Army stayed the night before embarking on the Great Locomotive Chase in 1862. The raiders commandeered The General locomotive and three box cars heading for Big Shanty, Kennesaw, cutting telegraph wires and attempting to do as much damage to the railroad as possible. They were eventually captured, and Andrews and seven others were convicted as spies and hanged. Disney turned it into a film in 1956, staring Fess Parker as Andrews and Jeffrey Hunter as Fuller.  The Southern Museum, located across the tracks in Kennesaw, now houses The General locomotive and tells the story of the Great Locomotive Chase. The Southern Museum is open Tuesday through Saturday, 9:30 a.m. to 5 p.m.  Mount Paran Christian School has announced that student Claire Finch has been named a finalist for the 2023 Georgia Governor's Honors Program (GHP) as a visual arts major. The GHP is a four-week-long college immersive program for Georgia's top students in academics and the arts, and it will be held at Georgia Southern University. As a finalist, Finch represents the top quartile of the top percentile of her student peer group in the state. MPCS also set new school benchmarks with its largest contingency of nominees ever and multiple semifinalists named in one year. The program is fully funded by Georgia's state legislature.  Cobb County School District Superintendent Chris Ragsdale surprised many by recommending a tax cut as part of the district's $1.5 billion budget for 2024. Ragsdale proposed reducing the millage rate from 18.9 to 18.7 mills and offering 7.5% raises to all full-time employees. The budget also includes about $83 million to fund the raises, which range from 7.5% to 12.1%. Ragsdale called the budget "very employee focused." The tax rollback would reduce the district's revenue from property taxes by about $7.6 million annually. Two public hearings are scheduled to allow the public to weigh in on the proposal. The Marietta City Council has voted to freeze new apartment applications for six months, directing city staff to conduct a study examining the city's zoning code as it relates to apartments. The item authorizes them to hire a consultant if needed. Skepticism about apartments has been a concern for some time, as they have been associated with transiency, crime, and a lack of upkeep which leads to blight. The moratorium was approved after the mayor vetoed the council's approval of the 322-unit apartment complex at the corner of Powers Ferry and Delk roads. #CobbCounty #Georgia #LocalNews      -            -            -            -            -            The Marietta Daily Journal Podcast is local news for Marietta, Kennesaw, Smyrna, and all of Cobb County.             Subscribe today, so you don't miss an episode! MDJOnline            Register Here for your essential digital news.            https://www.chattahoocheetech.edu/  https://cuofga.org/ https://www.esogrepair.com/ https://www.drakerealty.com/           Find additional episodes of the MDJ Podcast here.             This Podcast was produced and published for the Marietta Daily Journal and MDJ Online by BG Ad Group   For more information be sure to visit https://www.bgpodcastnetwork.com          See omnystudio.com/listener for privacy information.

The Marietta City Council is scheduled to vote Wednesday on a six-month moratorium on new apartments in the city as Mayor Steve “Thunder” Tumlin and council members seek to pump the brakes on multifamily housing. The proposal comes after the city has received a raft of applications to build new apartments. Recently proposed residential buildings include one in downtown Marietta, one at the corner of Delk and Powers Ferry roads, and one at the corner of Roswell and Powers Ferry roads. But the moratorium would not apply to any of those proposals, since developers are entitled to city law as it stands when they submit their application.
