Ralph Keiser, CEO of ArcheHealth, highlights the severe financial pressures that hospitals are confronting as a result of rising costs and declining reimbursements. Reductions in reimbursements are threatening hospitals that serve underinsured populations. Costs are increasing due to tariffs on medical device components and the general price inflation on medical supplies and drugs. ArcheHealth is focused on helping hospitals improve operational efficiency to lower the expense of delivering care. Ralph explains, "The tariff index is going to come mostly around medical devices and device components. So plastics, metals, packaging, things that the device manufacturers use to deliver their products to hospitals and health systems, those will likely get passed through. It won't be huge incremental costs, so there will be additional costs due to tariffs. It depends on a couple of things. Do you have a strong contract that sort of embargoes your current price? Then maybe in the next contract term you'll see that pass through or the contract so the supplier to pass through, you'll see them. We're monitoring month by month the current or last month's spend was on these items, and do we see a chart impact by manufacturer by line." "One thing that I want to make sure we talk about, too, isn't just shared impact. So the cost to a hospital for devices and drugs averaged 8.9% more in 2024. So just by nature of the market raising its prices for goods that hospitals use to cover patient care, those moved up without tariffs 8.9% last year. We think we're tracking increases that are happening despite the tariff overlay or on top of the tariffs. We still think that the pressure on hospitals is due to the price of therapeutics, and is going to continue to go up, tariff or not. Last week, Heart on Main Street traveled to Asheville, NC, to help a community rebuild following last year's devastation caused by Hurricane Helene. Host Patrick Keiser, tells the story of three stores that were affected by the hurricane and the flooding that ensued: Second Gear, which had been located in the River Arts District, Diamond Brand Outdoors, which lost its manufacturing center and inventory, and Dogwood Darlings, which is still in the process of recovery in the Biltmore Village area. In addition to making donations to these retailers, Keiser talks about the newest initiative of Heart on Main Street, the volunteer rebuild project. Alongside Heart on Main Street, volunteers from across the country came to Asheville to help restore Dogwood Darlings. Over three days, they worked to transform the interior and exterior of the store and get it closer to reopening.

Panama City is on the verge of taking an important step in becoming a bitcoin pioneer. The mayor of Panama City, Mayer Mizrachi, has awoken speculation from part of the crypto community, with a cryptic post after meeting known bitcoin proponents Max Keiser and Stacy Herbert. Mizrachi assessed that this meeting was “only the beginning of great things to come,” after posting “Bitcoin Reserve” earlier. Keiser also referred to the meeting, stressing that the city might be gearing up to employ its hydroelectric resources to mine bitcoin. “El Salvador's geothermal & Panama's hydro-electric will power the Bitcoin revolution,” Max Keiser highlighted. As home prices rise, prospective buyers continue to bite their nails and wonder, “Where can I find affordable housing near Atlanta?” The affordable housing crisis is a nationwide conversation, but the Atlanta market is actively seeking solutions for its homebuyers. Mandy Crater, executive director of HomeAid Georgia, Natallie Keiser, executive director of HouseATL and Garrett Wiley, VP of government affairs at Greater Atlanta Home Builders Association (GAHBA) sit down with Host Carol Morgan on the Atlanta Real Estate Forum Radio podcast to discuss the upcoming Housing Affordability Summit. Set for May 21 at GAHBA headquarters, this event will bring together professionals in the Atlanta housing sector and local legislators for a thorough discussion on affordable housing throughout the state. “I'm excited to bring all my friends together in one room and talk about the need for more housing that is attainable,” said Crater. “There's just a deficit of housing at all levels, but especially at the more affordable levels.” Homebuilder Toolkit HomeAid Georgia and HouseATL teamed up to create a toolkit for homebuilders, providing them with the knowledge and empowerment to pursue affordable housing options. This toolkit will launch at the Housing Affordability Summit, featuring case studies on Atlanta-specific projects and a focus on four partnership models – public sector, private sector, nonprofit sector and the philanthropic sector. Homebuilders can access design methods, land acquisition strategies, financing advice and more, right at their fingertips. The average home price has risen 35% over the last five years, which dramatically affects first-time homebuyers and retirees looking to downsize. Keiser points out that homeownership is an avenue for equity and wealth, which is why the toolkit is so important for today's builders and prospective buyers. Homebuilders are the “boots on the ground” at these communities, so it's very important to include them in the conversation. They can paint a clear picture of the process, from acquisition to the final product. “The challenges that we have in the housing market are serious,” said Keiser. “They are complex. They're systemic. To address them, we need a broad base of knowledge, skills, creativity and resources and that's what we try to bring that together.” The toolkit includes a wide array of partnership examples, including projects by Fortis Homes, O'Dwyer Homes, Cityscape Housing, 3384 Residential and nonprofits partners Atlanta Land Trust, Atlanta Habitat for Humanity and Atlanta Neighborhood Development Partnership. Housing Affordability Summit “I feel like this forum is going to give us an opportunity to hear from several different sides, including the sort of regulatory issues that we're dealing with,” said Crater. “It's just a much clearer picture and a much broader conversation that I think needs to be had more often.” One of the biggest topics expected at the Housing Affordability Summit is how building regulations play into the housing affordability crisis. Wiley points out that federal regulations are mandatory, but many of the state regulations fall directly into the hands of cities and counties. “What I really want to hone in on is the interpretation of the regulation that goes into the scheduling of putting a house on the ground from property under contract to CO,” said Wiley. “What we want to discuss during the housing affordability forum with our elected officials and our counties and city staff members is how we can eliminate that gap.” Georgia serves over 70 municipalities across 10 counties. Within those municipalities, there are many different ideas of what affordable housing really looks like. Wiley discusses the importance of educating legislators on how their policies affect the affordable housing crisis, for better and for worse. “It is at the top list for just about every state legislator in the metro Atlanta area,” said Wiley.

Thanks to our friend Dom we were able to have a cool conversation this week with Folk artist Daniel Keiser! As an artist with a lot to give through different means of expression we had a great time chatting with him about what he accomplished this past year. Primarily he described the recording and writing process for his band's latest offering titled “Miles” in which he also worked one on one with a poet to help craft the project's theme and narrative. This process also has helped in the crafting of their next album slated for a release in the next couple of months. On another creative endeavor Daniel is also a published author having written several children's stories which we thought was very cool. He talked about what writing books has done for him as another way to give back to others and to help inspire the next generation through thoughtful tales and life lessons alike. Hollywood Priest is an entertaining, provocative and nostalgic, award-winning documentary about a priest who found himself in a different field of ministry: the entertainment industry. Bud's life, which makes him real and relatable and someone to encourage the people of the Church today to be a missionary at the center of public influence.
