The who, the what, and importantly the how. Creative financing isn't just seller financing, and we're going to dive into it all, from subto, to hard money. This week we sit down with Cody and Christian of multifamilystrategy.com to talk how they grew their portfolio of duplexes, triplexes, apartment buildings and even resorts... through creative financing. And how you can too. Christian and Cody: Multi-Family Real Estate Investing Experts Cody started investing in multifamily real estate properties at age 19. With a capital of less than $3000 and a goal to help his mother retire, he leveraged creative financing approaches and built meaningful connections that eventually helped him acquire 105 multifamily units – and it's still growing. Christian on the other hand started investing at age 29 and by the age of 30, he has amassed a total of 95 units all by himself, without having solid connections to help him get started. Today, both of them are working together to achieve their goal of helping as many people as possible get into the lucrative world of multifamily real estate investing, so they can leave their 9-5 jobs, achieve financial freedom, and take back control of their lives. Part one is focused on mindset and connecting with the right people. What is Seller Financing? Seller financing, also known as owner financing, is when a seller provides financing for a buyer to purchase a property or business. This can be done through a mortgage, promissory note, or other type of loan agreement. There are several benefits and myths associated with seller financing. Benefits of seller financing include: Allowing buyers who may not qualify for traditional financing to purchase a property or business Helping sellers to sell a property or business that has been on the market for a long time Providing a way for sellers to earn interest on the sale of their property or business Allowing sellers to negotiate the terms of the loan, such as the interest rate and repayment schedule However, there are also several myths associated with seller financing, such as: Myth: Seller financing is only for buyers with bad credit. Reality: While seller financing may be a good option for buyers with bad credit, it can also be beneficial for buyers with good credit who want more flexibility in the terms of their loan. Myth: Seller financing is always risky for the seller. Reality: While there is always some risk involved in any type of lending, seller financing can be structured in a way that minimizes risk for the seller. For example, using a promissory note with a due-on-sale clause can protect the seller if the buyer defaults on the loan. Myth: Seller financing is only for residential properties. Reality: Seller financing can be used for both residential and commercial properties, as well as for businesses. Overall, seller financing can be a viable option for both buyers and sellers, but it is important to understand the benefits and myths associated with this type of financing. It is always a good idea to consult with a financial advisor or attorney before entering into a seller financing agreement to ensure that it is a good fit for your individual situation. Episode 3-229: Sibling Lessons - My second eldest sister has always had a bit of an independent streak. And as a military wife of a chaplain and minister and a parent of three who has traveled around the world that is a a characteristic that has served her well. And as anyone knows who has made it into adulthood, there are many lessons to be learned on the path of independence. I can remember when my sister got her first apartment. I remember getting to stay with her for the night. My sister is 11 years older than me, and I am guessing I was about 10 or 11. My sister had found an excellent deal on a furnished apartment. We thought it was interesting that the prior tenant had left some library books behind the couch. A bit later, we notice the couch, that was a bit smelly, also now seemed to be lopsided. The books had been serving as legs for the couch. There were other revelations that came about that apartment and my sister was not there long. And while we can laugh about it now, it was part of a learning and growth process. Learning about rental agreements, things to look for, things to not take for granted, and that experience provided some learning. On another memorable occasion with my sister, she challenged me to a contest to see who could change clothes that fastest. I was probably around 8 at the time, and in my excitement to compete, I lost focus on the task as I was focused on the time and competition. That day I learned an important lesson about maintaining focus to get a task done. The skills of learning, using learning to grow, and maintaining focus are important skills that can serve us well in life. Be intentional about your personal growth, take time to think about your everyday experiences and the learning you can take from them, and take time to maintain a clear focus on your goals.
