The Government has scrapped some red-tape for DIYers after ruling people no longer need consent for a variety of small projects around the home.Minister for Building and Construction Jenny Salesa today announced the scrapping of "low risk building work", which includes sleep-outs, sheds, greenhouses, carports, awnings and water storage bladders, which will save Kiwis up to $18 million a year. However, Salesa added that the work must still meet the Building Code. The announcement has the support of the NZ Construction Industry Council who say axing red-tape was good as long as it didn't compromise the quality of the work.Salesa hoped the change would allow the construction sector to fire back up quicker on larger projects to provide jobs and assist the country's recovery from Covid-19."These changes will save New Zealanders time and money and mean councils can focus on higher-risk building work, boosting the building and construction sector in the Covid-19 recovery," Jenny Salesa said."Some of the new exemptions will utilise the Licensed Builder Practitioners scheme, which recognises the competence of these practitioners and allows them to join chartered professional engineers and certifying plumbers in having their own suite of exemptions. The changes mean those looking to do building work that was exempt wouldn't have to apply or pay for a building consent to do the work. There wouldn't be regular council inspections on work progress, and, overall, there would be less red tape to navigate."These exemptions are just one part of my broader building system reform programme, which includes Construction Sector Accord Transformation Plan, the Construction Skills Action Plan, and Building Law reforms," Salesa said. Most of the new exemptions are expected to commence at the end of August, after the necessary changes to the Building Act have been made.Graham Burke, chair of the NZCIC said it was good news."On the surface of it it seems like a good idea."The important thing is that there's no intention to drop standards, that work that needs to be completed by a licensed building practitioner or registered electrician still remains and any work that requires a consulting engineer still has to be designed by a consulting engineer."It just takes away that compliance side of it, so we are definitely in favour of dropping compliance but we're not in favour of dropping standards. If we can do one without the other then it's a good thing."He said the residential building sector was going to face a few issues in light of Covid-19 this year with the downturn of consumer confidence so anything that helped get it going with fewer costs was positive."The main thing here is that they're not saying it's open slather, go out and build anything up to 40sqm or 30sqm, it's saying that you don't necessarily have to go and get a permit for that."THE CHANGESBuilding work exempted under the package includes:• Single-storey detached buildings up to 30sq m;• Carports with a maximum floor area of 40sq m;• Awnings with a maximum size of 30sq m;• Verandas and porches with a maximum size of 30sq m;• Outdoor fireplaces or ovens;• Flexible water storage bladders for irrigation and firefighting only, up to 200,000 litres in storage capacity;• Short-span bridges on private land without public access;• Pipe supporting structures;• Ground-mounted solar array panels in rural zones and outside rural zones;• Detached single-storey pole sheds and hay barns.
In episode 66 Eric continues where he left off from the last episode to talk more specifically about RV slide out awnings. He explains why it's a good idea to call or talk to someone before ordering a slide-out awning, due to how easy it is to order the wrong one and to prevent the hassle of needing to return an order. He also revisits the current big companies in the RV awning business, Dometic/A&E, Solera, and Carefree of Colorado, and gives an update on how they are adapting to the COVID-19 crisis. Eric even answers what company he considers the best when it comes to RV slide out awnings in addition to how to pick the best slide out awning for you. NEC Motorhome & Caravan Show 2019 Recap | Under the Awnings Episode 3 by Brian Martin
On today’s show we’re coming to you live from Annapolis Maryland. Annapolis is the capital of the state of Maryland. It’s also the home of the US Naval Academy. This is where the US Navy trains its officers. It’s also home to the world’s largest in the water boat show. It’s an important town because it is a state capital. But it is a small town. Total population is only 39,000. It’s small because it is geographically constrained. On today’s show we’re going to do a small walking tour of Annapolis from a real estate perspective. This town is decidedly anti development. It’s a vey quaint seaside town with historic homes set on narrow streets with cobblestone sidewalks. Many of the narrow century old townhouses have a flag pole jutting out from the side of the house. You won’t have to go very far to be reminded which country you are in. Most of the streets are one way streets and many of them are dead end streets. They’re dead end streets because in Annapolis it’s common to run out of land and come across the Chesapeake Bay. The many inlets, rivers and coves make for a very intimate and extensive coastline. Many of the waterfront homes have a boat docked in front. The idyllic setting is one of the most picturesque coastal towns in all of North America. Real Estate is expensive here. Waterfront homes are priced usually between $2-3M. Development in Annapolis is difficult because any development that falls within what is called a critical area must be sent to the State of Maryland Critical Area Commission for the Chesapeake and Atlantic Coastal Bays prior to receiving local zoning approval, or a building permit. Generally speaking any property within 1000 feet of a waterway falls into the critical area overlay. In this zone, a whole bunch of extra rules come into play. Most of these rules are designed to protect the sensitive waterways of the Chesapeake and coastal regions. For example, there are vegetation requirements. There are restrictions on waste transfer. You are unlikely to get a septic system approved on a property in the critical area overlay. This is not an easy town to be a real estate investor. We saw an old townhouse in very poor condition. It had a public notice posted in the front window. The owner of the home was seeking to make improvements including new siding, new windows, and a small addition in the rear yard. The entire process had been opened up to public review. That home, is directly across the street from the courthouse and has been in distressed condition waiting for the application process to complete. A review of commercial listings in Annapolis shows only a single 5 unit building for sale. The next closest listing is a commercial property for sale in neighbouring Parole which is one exit away on the freeway. Annapolis is a difficult place to get anything approved. Residents are decidedly anti-development. This is why you see very few new structures in the town at all. Older structures are governed by the Annapolis Historic Preservation Commission which has final say on any changes to properties within the historic district. For example, the Annapolis Waterfront hotel recently wanted to update the Awnings, fence and landscaping. This too had go in front of the Historic Preservation Commission for comments and approval. We’re not even talking about any permanent structures. We’re talking about awnings, fence and landscaping. As you think about undertaking projects, pay close attention to the rules in your municipality.
Come on over to our houses! We want to share with you what we are up to inside and out. Anita is thinking about becoming an Air BnB host. We have an episode on just that. Listen HERE (http://www.decoratingtipsandtricks.com/278). Kelly is so pleased with the growth of her hedges after feeding her plants with THESE (https://amzn.to/2Lvc37o) organic fertilizer stakes. Awnings are a nice addition to many homes. They provide sun/rain protection and might just be the touch you need. Kinda like an eyebrow on a face. Kelly has researched adding one to the back of her house. She found THIS (https://www.wayfair.com/outdoor/pdp/idm-worldwide-awnings-in-a-box-designer-8-ft-w-x-2-ft-d-retractable-window-awning-idmw1018.html?piid=14122458) one on Wayfair. Crushes: Anita is enjoying homemade hibiscus tea. Anita's recipe is: 1/2 gallon water 3 hibiscus tea bags 3 lemons pinch of stevia Brew the tea in 3 cups hot water for 30 minutes. Add remaining water & squeeze in the juice of the lemons. Stir in stevia to taste. Cheers! Get sachets of hibiscus tea HERE (https://www.smithtea.com/products/big-hibiscus-iced-tea?variant=14663292813357¤cy=USD&gclid=CjwKCAjwwvfrBRBIEiwA2nFiPbB8eTZwMCXsGgFwOxWPUl0VHAeuFWSsaHvBfzzTPOmPAbdKLbiryhoCoeIQAvD_BwE).. Sol-Lux EOS Automatic Window Awnings were invented in 2018, and already in 2019 they are seeing great success. They are the world's first smart awnings that automatically extend and retract based on sunlight, wind and temperature so you can keep your home cooler in the hot months and prevent sun glare so you can keep your blinds open and enjoy the view from your windows. Sol-Lux is a startup division within Carefree of Colorado, the nation's largest manufacturer of RV window awnings, so you might think it would be easier for them to succeed with their launch, but they have operated as a startup, justifying every dollar spent, just as an inventor would need to get approval from outside investors. In this episode, Jon interviews Ben Berghoff and Zak Barron, the masterminds behind the growth of Sol-Lux Awnings. Through the narrative of their story, you'll learn: · How to successfully launch an innovative startup within a large, 50-year old company· How to test your product at consumer shows· How to sell to distributors and resellers (much like retailers) at trade shows· How to build credibility for a brand new product· How to use video to exponentially grow your business Even though Sol-Lux is part of a very successful organization, the entire market for their product is brand new to the company, so they've had to start from scratch just like almost any entrepreneur or inventor. As you'll hear in this interview, they've grown quickly because they have a great product and a smart team at the helm making good marketing decisions every step of the way. To learn more about their product or their story, visit Sol-Lux.com, and if you use promo code “USA19” you'll get a 15% off discount off of any order you place.
In this episode, Sawtooth and Stomping Jen tell guests Fannie Smellzmore and Mike Raphone all about their wild weekend in NYC!

In "Under the Deck Awnings" from Jack London, a group of people cruising the South Pacific pause for a story from one of the men sitting on deck. He recalls a similar party on which was a beautiful but spoiled and deadly woman, who decided to tempt a group of young native divers with coins she would throw overboard. After they spotted a shark and left the water, she continued the game. Be the first to check out our Maltese Cross Pendants at our new "The1001Store" at the world's largest online craft store. (https://radioarizonarv.com/wp-content/uploads/2018/02/SoleraLogo_2_500.jpg) Episode 34 is about Solera RV Awnings by Lippert Components and the quality that has made Solera my new favorite RV Awning. In the past I expressed a low opinion of Lippert Components and now I changed my view point as time has passed. Not only have they become a better company, they are providing a great line of RV Awnings. The Solera brand has proven to be a Rock Star for my customers and our new go to awning. I go into the 3 Solera products that we have sold the most of this winter season in Arizona. The 18 Volt Universal Awning Arm Sets and the Universal Fabrics are two awesome products but, I have to say the Sliders or more commonly known as Slide Out Awnings are the best Slide Out Awnings we have ever installed. They are very similar to the Old Style A&E Slide Toppers except, they have been improved upon not only in style and appearance but also the performance is like none other. Eric also explains why there could large gaps in price quotes if you are price shopping. Some points might seem to be elementary but I base my information on and how questions related to Slide Out Awnings are asked. I also find if the question is not asked right or properly understood the results will be less than satisfactory. The post Radio Arizona RV (https://radioarizonarv.com) . Support this podcast

(https://radioarizonarv.com/wp-content/uploads/2017/08/awningfades.jpg) All most all RV’s have a Patio/Main Awning installed to provide cover from the elements. If you are one of the many and enjoy using your RV Awning you will need to maintain some part of it sooner or later. An awning can function properly for decades or until the parts become obsolete. The fabrics are the most common part of an awning to fail and they are well worth the money to replace. RV Awnings are a great piece of equipment to have on an RV. A&E and Carefree of Colorado are the two most popular brands sold today. Zip Dee and Girard are two other quality manufactures of awnings usually found on certain brands of RV’s or high End motorhomes. Our conversation is going to revolve around A&E and Carefree. They both are good awnings whether it is electric or manual and both have stood the test of time and have been used on RV’s for decades. Either brand will need some maintenance and that is what this podcast is about.
