In this Hall of Fame episode of The Blueprint Podcast, we sit down with Umesh Kalra to unpack one of the fastest deals ever secured inside the Property Entrepreneur community. During an online War Room with Daniel Hill, Umesh gave a simple brief: Find me a deal. Up to £500k cash. Pull all my money back out. Cashflow positively. Within minutes, they found it live in the room - a block of five apartments on Rightmove. That was Thursday at noon. By Friday at 16:29, contracts had been exchanged. A deal sourced, assessed, funded and secured in just 28 hours. But this story is about far more than one deal. When Umesh joined Property Entrepreneur in 2022, he had already founded Moneyrow Properties. He had a product and a brand, but he didn't yet have the Blueprint for how to build and scale it. In this episode, Umesh shares the hurdles he had to overcome, from finding the right market strategy and building the right team, to surrounding himself with the right peer group and learning how to create a more balanced Life by Design. Success and failure are both predictable. We hope you enjoy. What if you gave yourself 90 days to create £1 million in value from a single property deal? In this episode of The Blueprint Podcast, I break down a challenge I've set myself just for fun on a deal we're working through right now using a structured asset management strategy designed to unlock real value fast. The model is simple, but powerful: Source – Off-market opportunities Stack – Value created per unit Secure – Cash and bridging finance Strategy – Purchase → Asset Manage → Refinance → Hold This particular deal started with the following numbers: Purchase price: £3.25M Refurbishment: £0 Occupancy: Low and under-let The opportunity isn't planning, refurb or development, it's asset management and if executed correctly, this is the type of deal that can create seven figures of value in a matter of months, not years. Listen to this episode to hear about how I unpack the numbers, the strategy, and the thinking behind the challenge and why opportunities like this are appearing more frequently in the current market. But can we pull it off….?! We shall see, have a listen to the steps and the strategy and wish me luck! Success and Failure are both very predictable. We hope you enjoy....! Most entrepreneurs fail because the model is broken before the work even begins. In this episode of The Blueprint Podcast, I share the secrets to the 5 Step Business Model I use to build predictable, scalable income in all of my businesses which I only usually share on my £40,000 a year private mentoring programme The Board. The goal is simple: • £100k+ Income per year within 24 months • £1M+ Income per year within 3–5 years This is the same 5-step blueprint (with 3 key components inside each step) that I teach our Board Members and the same structure I'm using to build Hill Family Office into a seven-figure annual income business in the next 2-4 years WITHOUT even running the business myself. If you want a business that is predictable, scalable and HIGHLY lucrative, this episode will show you how the Blueprint works. Success and Failure are both very predictable. We hope you enjoy....! Most people try to save tax at the wrong stage of wealth. The strategies that work at £500k net worth are completely different to what works at £20m. In this episode of The Blueprint Podcast, I break down The Tax Ladder into the five structural stages your tax strategy can evolve through as your net worth grows. This isn't about gimmicks or offshore fantasies. It's about understanding what level you're operating at and applying the right strategy for that level. Overcomplicate too early and you waste money. Stay unsophisticated too long and you lose millions. Wealth evolves, your tax strategy must evolve with it. Success and Failure are both very predictable. We hope you enjoy....! In this episode of The Blueprint Podcast, I break down how I've legally navigated six-figure high tax bills over recent years and the strategic shifts I've made after exploring and rejecting offshore routes. This year alone my return landed at multiple 6-figures so I went deep into options for restructuring, optimisation, and understanding tax as a cost of doing business in the UK rather than something to fear. I share several advanced strategies I've personally explored and used including chairman-level structuring concepts, group frameworks, share swaps, and the difference between relief mechanisms most people misunderstand or never reach the level to use. This is not advice, it's not instruction, and definitely not one-size-fits-all. It's simply my experience, what I've learned, and the frameworks high-earning individuals start thinking about once they move firmly into six and seven figure annual profit territory. If you're serious about scaling, structuring properly, and understanding more about higher levels of income and tax, this episode is for you. Success and Failure are both very predictable. Navigating Grief, Leadership, and Global Opportunity: Strategic Insights from Carl ManlanIn a recent episode of The Thoughtful Entrepreneur Podcast, host Josh Elledge sat down with Carl Manlan, a prolific Author and the Head of Partnerships and Business Development at AGRA. Their wide-ranging conversation delved into the profound intersection of personal loss, empathetic leadership, and the immense economic potential within African markets. Carl, who also co-hosts the Inside the Blueprint Podcast with his daughter, shares how his poetry collection, I Can Breathe, serves as a vessel for processing grief and transforming it into a leadership strength. This episode provides a masterclass for executives and founders on how to cultivate more humane, resilient workplaces while staying attuned to the intergenerational shifts shaping the future of global business. From Personal Reflection to Empathetic Organizational DesignThe modern executive often operates at a pace that leaves little room for the "inner work" required to lead with true empathy. Carl Manlan advocates for a radical return to self-reflection, citing his own practice of a 120-day writing course as the foundation for his professional clarity. By dedicating time to pause and reconnect with formative experiences, leaders can dismantle the stoic barriers that often hinder authentic connection with their teams. This process isn't merely therapeutic; it is a strategic alignment tool that allows a leader to recognize that their employees are whole people who carry invisible burdens—including grief—into the workspace every day.Creating an empathetic work environment requires moving beyond performative sympathy toward structural support. Carl emphasizes that grief is a manifestation of love and a universal human experience that doesn't simply vanish at the office door. Leaders must normalize conversations around mental well-being and loss, providing "space rather than just sympathy." This means building flexibility into operational workflows and fostering a culture where vulnerability is modeled from the top down. When a leader acknowledges their own humanity, it gives the entire organization permission to be resilient, ultimately reducing burnout and increasing long-term employee engagement.Furthermore, the conversation highlighted the necessity of intergenerational dialogue in future-proofing an organization's culture. Through his work with his daughter, Carl demonstrates that the next generation of innovators—particularly in emerging markets like Africa—view the world through a lens of digital fluency and social impact. For businesses looking to tap into the "Africa that exists"—a continent of 1.4 billion people driven by youth and entrepreneurship—the approach must be one of partnership rather than paternalism. By bridging the gap between established leadership wisdom and the fresh curiosity of the youth, organizations can unlock new narratives of hope, healing, and unprecedented economic opportunity.About Carl ManlanCarl Manlan is a celebrated Author, poet, and international development professional. As the Head of Partnerships at AGRA, he works at the nexus of agriculture, finance, and economic transformation in Africa. In this month's Deals Deals Deals episode of The Blueprint Podcast, we're joined by Chris Dornan, a Property Entrepreneur Board Member, family man, and experienced property entrepreneur based near Edinburgh. Chris works closely with his business partner Tsen Wharton across several ventures, including their Emergency Accommodation business, their coaching brand Devenir Plus, and as a Property Entrepreneur Host assisting with the monthly events. Chris joined Property Entrepreneur with Tsen in 2022, and after 2 years on Adam Goff's Mastermind group, has just joined the Property Entrepreneur Board and Chris shares how this has helped their business. In this episode, Chris breaks down a mixed commercial deal with a restaurant on the ground floor and 5 flats with 11 bedrooms. The property was initially leased for 5 years for their Serviced Accommodation business providing accommodation for contractors before transitioning to working with the council for emergency housing. With an initial investment of just £21,000, Chris controlled the property before later agreeing to buy it off market, using the rental profits for their deposit. This is a powerful example of how commercial principles applied to residential assets can dramatically change the outcome of a deal — and how this approach fits into a wider Financial Fortress strategy. What you'll learn in this episode: How B2B council leases for emergency housing work in practice Why block-of-flats deals can outperform single-let and standard HMOs How rental income was used to fund the deposit How stamp duty strategy can save six figures Why this type of deal is ideal for long-term, low-friction wealth building The Deal Numbers Initial Investment: £21,000 Purchase & Valuation: Purchase price: £1.06m Valuation: £1.17m Income & Cashflow (Monthly) Rental Income Flats: £18,146 Restaurant: £1,916 Total Monthly Income: £20,062 Operating costs (including mortgage): £12,635 Net Monthly Income: £7,461 Structuring & Tax Strategy Used rental income to form the deposit Generated £5k+ immediate profit on the flats Claimed £200,000 in capital allowances Added 3 flats to the sale to qualify as a commercial transaction Residential stamp duty of £117k reduced to £18k commercial SDLT Success and failure are both very predictable. In this episode of The Blueprint Podcast, we break down one of the most important calibrations in high performance: your self-worth. Most people sit at one extreme or the other, and very few are genuinely balanced. I'll walk you through the spectrum, show you the clear traits of undervaluing and overvaluing yourself, and help you identify exactly where you sit today. We'll look at how low self-worth can make you overly selfless, how high self-worth can push you into entitlement, and why neither end is sustainable. I'll share examples from my own journey, the pros and cons on both sides, and the practical steps you can take to move toward a healthier, more powerful centre point. If you want to understand yourself better, get clearer on your behaviours, and build a stronger, more aligned version of yourself, this will give you the clarity and tools to do it. Success and failure are both very predictable. I hope you enjoy. Want to learn more?

In this episode of The Blueprint Podcast, I break down one of the simplest deals I've ever done. A pre-auction purchase that created nearly £200,000 in equity and £3,000 a month in cashflow, all with no money left in. I walk through why the numbers made it obvious, how buying at £47,500 per room in a prime area was a no-brainer, how securing the operator during conveyancing locked in the deal, and how the entire process, purchase, refurb, lease, and refinance, was completed inside 90 days. This isn't hype. It's maths, speed, and decision-making. A real example of how easy money looks when you know exactly what you're doing. Success and Failure are both very Predictable We hope you enjoy....! Want to learn more?

In this episode of The Blueprint Podcast, we break down the SWOT Blueprint and explore how to hold up the mirror for yourself and the people around you. Most people never get access to honest, constructive feedback, and as a result they stay stuck with the same blind spots for years. This Blueprint gives you a clean, simple structure for asking for a SWOT, giving one, and handling the sensitivities that come with it. We cover how to invite someone to give you feedback without making it reciprocal, how to receive that feedback without slipping into defence mode, and how to deliver a SWOT to someone else without letting ego get in the way. Most importantly, we look at how to capture the insights, turn them into action, and actually develop from them rather than letting them sit in a notebook. If you want to see your blind spots, grow faster, and help others do the same, this episode will give you the framework to do just that. Success and failure are both very predictable. I hope you enjoy. If you want to know more about Akash's exclusive offer for 2026 go to https://www.rntfitness.co.uk/property-entrepeneur Want to learn more?

Hello, and welcome to another episode of The Blueprint Podcast. In this episode, we welcome Deborah Reece, Director and Owner of Price Reece Property Services, into the Property Entrepreneur Hall of Fame. Deborah's Year of "Who Dares Wins" was truly transformational. Just a year ago, she was working long corporate hours, managing a team in a law firm, and craving change. After joining Property Entrepreneur, she took the leap - quitting her job and going all in on her property journey. Since then, she's completely redesigned her life. Deborah hit her health goals for 2025, losing 9kg and moving from the diabetic range to consistently below pre-diabetic levels. In business, Deborah embraced The Long Game, building solid foundations with an Operations Manual, systems, policies, and financial clarity. She scaled her business with the help of her VA, achieving far more together than she ever could alone. A defining moment came at a Property Entrepreneur Supper Club, when a mentor encouraged her to stop outsourcing her dream and back herself fully. On the 22nd October, Deborah officially left her corporate job, and hasn't looked back since. Her journey is proof that when you follow The Blueprint, trust the process, and dare to back yourself, life can change in extraordinary ways. Success and failure are both very predictable. I hope you enjoy. Want to learn more?
In this short, sharp follow-up to Part I of the Breakthrough Blueprint EP206, we go deep into one of the most powerful transformations you can make in business and life — changing who you identify as. Most people stay stuck at the same level not because they lack skills or knowledge, but because they're trapped in an old identity: the overworker, the always-available, the busy burnt out beast moder. In this episode of The Blueprint Podcast, I walk you through a simple but confronting exercise to realign your current identity with the version of you that already operates at the next level. The breakthrough starts when you do! Success and failure are both very predictable. I hope you enjoy. Want to learn more?

I'll walk you through my Full Focus Blueprint — 10 rules that keep me on point when distraction, dopamine, and deadlines collide. If you're an entrepreneur who gets a hundred ideas a minute but struggles to finish one, this episode will be a game changer for you! Success and failure are both very predictable. I hope you enjoy. Hello, and welcome to another episode of The Blueprint Podcast. In this episode, Shiv Haria sits down with Garrett Peers, founder of Building Futures and a property entrepreneur with a portfolio worth over £100 million across the UK and Ireland. We're excited to welcome Garrett back to the podcast as he celebrates completing his Financial Fortress. Garrett shares the story of how his company helps cash-rich investors transform underperforming properties into thriving communities and reflects on the growth of his portfolio over the past five years. He explains the early challenges he faced in property entrepreneurship, from buying well and managing refurbishments, to securing funding and navigating the chaos of running a business without systems, processes, or professionalism. Garrett describes how joining Property Entrepreneur transformed his approach, introducing systems such as dashboards, scorecards, and SLPs, and helping him put “the right people in the right seats.” He highlights the lessons learned from hiring the wrong people, and how using predictive indexing and culture fit tools now ensures stronger recruitment and team management. With proper systems and processes in place, Garrett has been able to increase profitability, reduce workload, handle larger deals, and set his sights on building a billion-dollar company. The conversation also explores Garrett's personal journey, moving from burnout and poor health to running marathons, losing weight, and achieving a greater sense of balance and self-worth. He credits Property Entrepreneur and its community with helping him focus on health, wealth, and life by design, and speaks about the value of surrounding himself with the right peer group. Garrett leaves listeners with three key nuggets of advice: build systems and processes early so you don't have to unravel things later, choose partners whose values and purpose align with yours, and play the long game by focusing on compounding growth and long-term relationships. His story is a powerful example of how property entrepreneurship is not just about building wealth, but about creating freedom, clarity, and a sustainable life. Guest: Garrett Peers – Property Entrepreneur member for 5 years, £100m+ portfolio builder, and proof that when you hire right, systemise early, and play the long game, both your business and your life will grow beyond measure. Success and failure are both very predictable. I hope you enjoy. Ready to stop working in your portfolio and start working on your business? The Property Entrepreneur Programme is your blueprint to transform from stressed landlord to high-net-worth entrepreneur.

Hello, and welcome to another episode of The Blueprint Podcast. In this Hall of Fame episode, we sit down with one of our Property Entrepreneur Masterminders, Steve Hammond, Director of New Home Company, to explore his transformative journey over the past three years within the Property Entrepreneur community. From a business owner caught in the weeds to a strategic leader with a high-performing team, Steve shares how PE gave him the blueprint to “get out of the way” and let his business thrive. Thanks to Property Entrepreneur, Steve gained clarity around building a world-class team, implementing national-level systems and processes, and learning to measure what truly matters. With the support of the community and framework, he has appointed a new Project Manager and Finance Manager, developed a full operations manual and SOPs, and introduced a Director's Dashboard that drives better planning and accountability through clear targets and KPIs. Steve's mindset has shifted dramatically. He no longer sees himself as the hero who must do it all. Instead, he has embraced being a leader - one who delegates effectively, empowers the right people in the right seats, and communicates with confidence. These internal shifts have helped him overcome perfectionism, restructure his operations, and create a business that is designed for growth, sustainability, and freedom. Throughout his journey, Steve and his company have been recognised both within PE and beyond. New Home Company was nominated for Networking Event of the Year, won Development of the Year, and Steve himself was voted Whitebox Mentee of the Year by fellow mentees—reflecting the high regard in which he's held by peers and partners alike. Beyond business, Steve has made a significant impact in the charity space. As a top fundraiser for Get Up and Give Back, he personally raised over £20,000, while inspiring his network to raise tens of thousands more. His approach to fundraising mirrored his approach to business: focus on team spirit, gamify the process, and raise the standard. These efforts not only supported meaningful causes but also showcased the power of leadership, culture, and purpose. Steve's advice to entrepreneurs is simple: if you're still stuck in the day-to-day, it's time to build a world-class team, implement scalable systems, and measure what matters. And most importantly—get out of your own way. Success and failure are both very predictable. I hope you enjoy. This isn't a theory. It's a proven Blueprint.
Hello, and welcome to another episode of The Blueprint Podcast. In this episode, we sit down with Property Entrepreneur Board member Tom Apppleton, as we welcome him into the Property Entrepreneur Hall of Fame. In this inspiring episode, Tom, a seasoned property entrepreneur with over 13 years in the game, shares the real, raw behind-the-scenes of what it was like growing a multi-million-pound property portfolio — and how, despite the success, it was chaotic and overwhelming behind the scenes. Everything changed when he joined the Property Entrepreneur Programme in 2019. With the right structures, Blueprints, and support, Tom turned chaos into clarity — building systems, hiring effectively, and scaling with intention. Tom shares how he initially built a £5–6 million property portfolio with impressive speed — but without the right systems in place, that success became increasingly unsustainable. He opens up about the chaos behind the scenes and how joining Property Entrepreneur gave him the structure and clarity he desperately needed. Through implementing systems and learning how to hire the right people, Tom transformed the way he operated his business. He also reflects on the major challenges he's faced along the way — from the disruption of COVID-19 to navigating a tough recruitment landscape and ongoing economic pressures. One of the most powerful parts of his story is the role that community and coaching played in helping him move forward with confidence. A standout moment in the episode is Tom's Life by Design achievement — after years of dreaming, he finally moved into his dream home, a personal milestone that reflects the mindset and planning principles he now lives by. Success and failure are both very predictable. I hope you enjoy. This isn't a theory. It's a proven Blueprint.
