Hello, and welcome to another episode of The Blueprint Podcast. In this episode, we're welcoming KC Hawrylyshen into the Property Entrepreneur Hall of Fame as one of our most inspiring Advanced Members. Originally from Canada and now living in the UK, KC's journey is a remarkable story of going from chaos to clarity—professionally, financially, and personally. Three years ago, KC was managing a chaotic property portfolio, navigating a complex refurbishment gone sideways, and homeschooling her two children. She was balancing motherhood, business pressures, and cross-continental property challenges—all while feeling stuck and overwhelmed. After joining Property Entrepreneur, KC found the support, clarity, and strategic insight she needed. She sold her Canadian portfolio, resolved tax complications, and simplified her business. This opened the door to a new income stream of nearly £50,000 per year through catering, private mortgages, and renting out space in her home. With a clear financial plan and renewed confidence, KC made the bold decision to take a year off to travel across the Canadian Rockies with her husband and children. Through detailed due diligence and a shift in mindset, she realised she had already achieved her financial goals—and didn't need to chase arbitrary figures. KC is a shining example of what it means to live a Life By Design—on her own terms, with purpose and passion. I hope you enjoy this episode and are inspired by KC's journey of courage, clarity, and creating a life that truly works. Success and failure are both very predictable.

This month we welcome Gareth Morgan. Gareth is based in South Wales with his wife and 2 children. Gareth has been a mortgage broker for 15 years and property investor for 10 years . He runs his mortgage brokerage Prime Property Finance with his business partner and a team of 11. Gareth joined Property Entrepreneur in 2023 after being recommended by a friend and is now on the Advanced Programme. He shares his key takeaways from Property Entrepreneur and his progression to working on the business rather than in it. Gareth is focused on investing for retirement and after trying a range of strategies, now focuses on providing property for supported living providers. Property investing is not without its challenges and whilst it's great to hear success stories, we also think it's important to cover projects which don't go to plan as that is where the biggest learnings are. That said, we thank Gareth for being open and sharing the details on a project with its fair share of challenges. Gareth and a business partner agreed to buy a detached property in South Wales and got Pre Application (known as Pre App) approval to convert it into 6 self contained flats with a care provider in place and 2 new builds in the rear garden. He then bought the property and submitted the full planning application only for it to be refused. We then cover how they overcame this and the challenges with the care provider and his top tips. The headline numbers are : £180,000 purchase price £200k refurb + holding costs + £45,000 from sale of rear plot £350,000 mortgage valuation Cash flow £1200 pm 8.5% gross yield 17% return on cash employed Want to contact Mark or his guests? www.thepropertybrokerage.co.uk mark@thepropertybrokerage.co.uk Gareth Morgan www.primeproperty.finance Instagram: @garethmorganproperty 01639 500841
One of the biggest traps I see entrepreneurs fall into is focusing on the day to day urgent of running a business, rather than the high value importance of actually building and owning one. In this podcast, I'm going to take you through how you can move away from the day to day noise of your business, work on it, rather than in it, without neglecting your team or the daily tasks that otherwise eat you alive. This is the Sunday Sanity Blueprint. I've been using this for over 20 years and teaching it for over a decade, and it's the one thing that's required to better manage your time management, increase your ultimate productivity, and ensure that both you and your business achieve maximum output, significant value add, but with minimal stress. This is a Sunday Sanity Blueprint, it's a blueprint you'll use every single week and I guarantee it'll increase your levels of output and performance to achieve ultimate productivity in the year ahead. Success and failure are both very predictable. I hope you enjoy.
I'm not a hugely ranty person and there are very few things in this life that bother or frustrate me, but having spent the last decade plus trying to help other people achieve their targets, there's one thing that consistently frustrates me when I see people doing it. In this podcast, I'm going to take you through a bit of a rant, and I've called it ‘Snooze You Lose'. The biggest thing you can do to improve your execution, elevate your results and make more lucrative decisions, deals and investments in the year ahead, is speed up the process at which you act on your targets. The biggest problem I see is people are too slow on the uptake, they miss opportunities, and they wonder why they're not getting where they want to. In this episode, I'm going to take you through how you can overcome that, how you can speed up your implementation, and how you can actually get the results you want in life, business and everything to do with wealth creation and property. This is the first time I've done a rant, hopefully it's going to be one of the highest value and I would encourage you to listen to it, take it on board and then actually execute it in practice. Success and failure are both very predictable. I hope you enjoy.
Hello, and welcome to another episode of The Blueprint Podcast. In this episode, we're welcoming Property Entrepreneur Chris McDermott into the Property Entrepreneur Hall of Fame. Chris took the leap and left his corporate job to complete his Financial Fortress and launched a new training business which now gives him the freedom to spend more time with his family. Chris has achieved something that very few people in their lives will achieve, which is the ability to have a Financial Fortress that creates passive income that exceeds your living costs and for the rest of his life, he'll be able to live off the steam. One of the biggest challenges for Chris was a lack of financial clarity and the lack of proper systems but thanks to the Property Entrepreneur Blueprints along with the opportunity to connect with like-minded people who are on a similar journey, Chris is now "living off the steam"! Success and failure are both very predictable. I hope you enjoy.

Tanner Chidester went from struggling entrepreneur to scaling multiple seven and eight-figure businesses—but after hitting $1M/month, he realized something was missing. In this episode, we dive deep into his journey, from early hustle to high-ticket coaching success, and the hard lessons about money, fulfillment, and business scalability. Tanner reveals why most entrepreneurs stall at six figures, how to pivot when strategies stop working, and what separates business owners who plateau from those who scale past $1M/month. What You'll Learn in This Episode: ✔️ The mindset shift Tanner made after hitting $1M/month✔️ Why coaching & consulting businesses have an income ceiling✔️ The biggest hiring mistakes that prevent business growth✔️ How to scale past $100K/month (most entrepreneurs get this wrong)✔️ The future of AI in business, content, and marketing✔️ Why high-ticket is actually easier to sell than low-ticket If you're scaling your business, struggling with sales, or looking for your next big pivot, this episode is packed with insights from someone who's done it at the highest level. DM @tanner.chidester on Instagram with "Blueprint Podcast" to connect. Listen on Apple, Spotify, and YouTubeSubscribe, leave a review, and share this episode! Key Takeaways & Lessons from the Episode 1. The “Million a Month” Realization: Money Won't Fix Everything Tanner hit $1M/month, threw a huge party, and quickly realized… no one cared. After sacrificing friendships, relationships, and free time, he started questioning what actually mattered. His new goal: Building businesses that don't just make money, but also fuel personal growth and freedom. 2. Why Coaching & Consulting Won't Make You a Billionaire High-ticket coaching is great for cash flow, but bad for scale because it requires manual fulfillment. After interviewing ultra-high-net-worth individuals, Tanner found that billion-dollar businesses have: Private Equity: Buying & scaling businesses. Hedge Funds: Managing investor capital at scale. Tech & SaaS: Low-overhead, high-leverage products. If freedom & scalability matter, you need a business that delivers consistent value without constant effort. 3. The 80/20 Rule for Pivoting When Business Strategies Stop Working Many entrepreneurs panic and completely overhaul their strategies too quickly. Instead, test new strategies gradually → Keep 80% of your budget/resources in what's still working and 20% in testing new approaches. Example: If spending $10K/month on ads, keep $8K in proven methods, $2K for testing. 4. Scaling from $100K to $1M: Why Most Entrepreneurs Stall 0-100K/month: Can be brute-forced with hard work and personal effort. 100K-1M/month: Requires hiring, delegation, and team leadership. Biggest mistake: Entrepreneurs think “working harder” will grow their business. Instead, success depends on acquiring & keeping high-level talent. If your team can't execute at a high level, your business will hit a ceiling. 5. Organic vs. Paid Traffic: What's Actually Working in 2025? If you don't have money for ads: Create engaging content that starts inbound conversations. Cold outreach – Manually message potential leads. Content Strategy Tanner Recommends: Case Studies → Show testimonials & proof. Value Posts → Teach something people can use immediately. Lifestyle (optional) → Build relatability & trust. Why high-ticket is easier to sell: Fewer sales needed to hit revenue goals. Perceived value increases when pricing is positioned correctly. 6. The Truth About Instagram Shoutouts & Boosted Posts Do shoutouts still work? → Not as well as before. Best for B2C (fitness, lifestyle brands), not B2B (coaching, consulting). Better alternative? → Boosted posts with DM automations (ex: “Comment ‘Blueprint' for a free training”). Rule of thumb: If it doesn't bring a direct return, it's not worth it. 7. AI in Business & Content Creation: What's Useful Right Now? AI is great for copywriting, DM automation, and content ideation. Not replacing human storytelling anytime soon. Best use case: Automating repetitive tasks to free up time. Final Thoughts & What to Do Next Tanner Chidester has built, scaled, and pivoted multiple businesses to seven and eight figures. His biggest lesson? Money alone won't fix your problems—but the right strategy will give you both freedom and financial success. Want to grow your business? In this episode of The Blueprint Podcast, Jason welcomes Ciara Devereux, a licensed psychotherapist, trauma, grief, and loss specialist, and public speaker based in San Francisco. With a background spanning addiction recovery, post-incarceration rehabilitation, and relationship counseling, Ciara brings a wealth of experience to the conversation. She shares how her own personal journey led her into the mental health space, emphasizing the importance of radical self-ownership and the power of rewriting the stories we tell ourselves. Together, Jason and Ciara dive deep into why people-pleasing keeps so many stuck in cycles of external validation and self-sacrifice. They explore the hidden cost of avoiding conflict, the role of shame in shaping identity, and how unprocessed emotions often manifest as anger, anxiety, and avoidance. Ciara introduces the concept of “if you spot it, you got it,” explaining how our triggers reveal deep-seated wounds and offer opportunities for growth. The discussion shifts to relationships and attachment, breaking down the anxious-avoidant cycle and why so many people mistake familiarity for love. Ciara challenges the narrative of waiting for external validation and explains why true transformation begins with internal work. She also provides insight into why boundary-setting is difficult and how men, in particular, struggle to advocate for their own needs due to societal conditioning. As the conversation unfolds, Jason and Ciara examine grief, trauma, and the misconceptions surrounding healing. They discuss why grief is often misunderstood, how to recognize its presence in everyday life, and why people unknowingly carry unresolved loss into relationships and decision-making. Ciara shares strategies for self-regulation, including how shifting internal narratives can create a foundation for lasting change. The episode concludes with an exploration of the future of mental health and the shift toward self-healing. Ciara emphasizes the need for emotional literacy, particularly for men, and highlights the importance of building real-life community and mentorship. She challenges the traditional approach to therapy, advocating for a more holistic and empowering model that places individuals in control of their own healing. For those looking to connect with Ciara, she can be found on TikTok and Instagram under RealTalkTherapy. She also offers coaching for individuals navigating relational distress and personal transformation. One of the biggest mistakes I see people make in business and property is they think bigger is better, and when the market is with them, they turn up the pace and grow way too aggressively. In this podcast, I'm going to share with you how people with far more experience and wisdom than you, have gone bust through no fault of their own, and how I would want you to avoid doing the same. Ultimately, the secret to success, if you want to be in this for decades rather than days, is that slow and steady will win the race, however, I appreciate as high performers on your triple A game shooting for the stars, that's easier said than done. Just like a light bulb's wattage, you're only able to hold as much energy (wealth, love, joy) as your internal circuitry allows. The Power of Flow State: When you're aligned and in flow, everything you desire is drawn to you naturally. Flow state can be achieved by rewiring old mental programs and stepping into a mindset of limitless possibility. Triggers Are Teachers: If someone's success triggers you, it's an opportunity to notice what's unresolved within yourself. Use that moment to reflect, realign, and grow. Energy Dictates Results: Your energy sets the frequency you're tuned into, and life's blessings (people, opportunities, and success) are drawn to that frequency. Raise your energy and watch your life shift. You Are the Wizard: Like in The Wizard of Oz, you are the one with the power to shift your reality. No one is coming to "save" you — you have everything you need to create the life you want. Quotes to Highlight: “Every tree, every eagle, every living being is designed to thrive. So are you.” - Cathy Heller “If you're feeling unworthy, it's not because something's wrong with you — it's because something's right with you. You're meant for more.” - Cathy Heller “The more you receive, the more you give. That's how abundance works.” - Cathy Heller “There's no wizard of Oz — you're the wizard.” - Cathy Heller “Every single time you're in overflow, your joy spills over to the people around you. The world needs more people walking around with full cups.” - Cathy Heller Where to Find Cathy Heller: Podcast: Abundant Ever After (Available on all podcast platforms) Website: cathyheller.com Instagram: @cathy.heller Book: Abundant Ever After — Available wherever books are sold Join Cathy's 21-Day Challenge: Start your most abundant year on January 1st with Cathy's 21-day manifestation challenge.
