Brother Terry & Sister Carol's bio in their own words.Terry and his lovely wife Carol are members of Christ Fellowship Church in Palm Beach Gardens, Florida. There they serve in the Married Peoples Ministry. Terry & Carol also serve together as Leaders in the Prep for Marriage classes; are Leaders/Facilitators for ReEngage (a 16-week Marriage Enrichment Group); and are Leaders/Instructors for the Blended Families Ministry.  Before moving to Florida, Terry & Carol were members of Calvary Church in Naperville, Illinois. There they also served in the Couples Ministry. They served together as Marriage Mentors to pre-married couples; Married Couples Small Group Leaders; Developers and Instructors of course curriculum for Blended Families (Stepfamilies); and Executive Directors of the Blended Families Ministry which they birthed. Terry and Carol are Certified Marriage Mentors in association with the American Association of Christian Counselors, and Certified SYMBIS Facilitators through Drs. Les and Leslie Parrott Ministries. Terry & Carol also help build healthy marital relationships through One Flesh Ministries, a marriage relationship building ministry in which they are Founders and Executive Officers. One Flesh Ministries provides one-on-one marriage counseling, marriage coaching and mentoring, marriage intensives, as well as facilitation for marriage conferences, retreats, workshops and seminars. Terry and Carol are also Group Coordinators for FamilyLife, a CRU Ministry organization that has provided resources, help, and hope for marriages and families for over 40 years. In addition to 50+ years of Ministry service, Terry retired from Corporate America in May 2018, after 46 years. Thirty-six of those years were in commercial underwriting, including leading, managing, training, and developing Underwriting Professionals and Leaders. When he retired, Terry was the Second Vice President of Commercial Underwriting for a large widely recognized Insurance Company. Carol retired from the Federal Government in 2016. She retired as a Title 16 Technical Expert for the Social Security Administration after 31 years of service. Carol served as the Catering Manager for all events involving food at Calvary Church in Naperville, IL. She also has her own Catering Company lovingly called, “Carol's Kitchen” Terry and Carol enjoy traveling together and relaxing at home when given the opportunity. Terry also enjoys reading, watching sports, teaching, mentoring, and shepherding. Carol's gift of hospitality is expressed in her love for cooking, catering, event planning, and entertaining. Terry and Carol have been blessed with 5 children (one is deceased) and 2 grandchildren. Happy New Year! As we start 2019, I wanted to bring you an update on the latest lending news. I hope you all had a happy new year and a happy and safe holiday season. To kick off 2019, I'm here with Brandon Moss of Fairway Mortgage to discuss some things that are going on in the lending world of real estate. Right now, everyone is talking about the fact that interest rates have dropped. Last year, we saw rates go up a handful of times, most recently in December. However, at the start of the 4th quarter, we saw a heavy decline in the stock market, which has helped mortgage rates quite a bit.  We've actually seen rates drop from around 5% to the mid 4.5% range, some of the best levels we've seen in the past year. This is great news for anyone who is looking to buy a home or refinance their current mortgage. The other piece of big news is that the conforming loan limits have also increased nationwide. They have gone up from $454,000 to $484,00. In high-cost areas like Los Angeles, this amount has increased from $679,000 to $726,000. This means that more buyers are going to be able to qualify for a larger loan amount at more flexible conforming guidelines. Get a Full Home Search   Looking to sell your home?  Free Home Price EvaluationOne of the most common questions we’re getting right now is how interest rates are affecting buyers and sellers in our market, so I’ve once again brought in our preferred lender Brandon Moss to shed some light on this topic. Interest rates have gone up by roughly 0.5% since the start of 2018, and they’re still sitting in the mid-4% range for 30-year fixed mortgages. Stocks have also continued to hit all-time highs, and the 10-year yield nearly reached 3%, which is the highest point it’s been in four years. According to Brandon, this means it’s a great time for buyers and sellers to get off the fence while affordability is at an all-time high. If you’re a seller, you can get top dollar now while buyers can still qualify for higher-priced homes and afford low interest rate payments.  There have been some notable changes to conforming loans that are advantageous to buyers. Their guidelines have become more flexible, and their limit was raised from $634,000 to $679,000. This helps buyers qualify for higher loan amounts with less of a down payment and, due to rising prices in LA County, increases their purchasing power.  It’s a great time for buyers and sellers to get off the fence. According to Brandon Moss, our preferred lender, 2017 has been a great year for interest rates. We've seen them hover just above historic lows the entire year. 30-year fixed rates are still right around 4%, and fixed-rate adjustable-rate mortgages (or ARMs) are in the mid-to-lower 3% range. However, the Federal Reserve is scheduled to meet this December, and there is a very good chance they'll hike up interest rates. Because of this, Brandon suggests that all buyers and sellers get out there and take advantage of these rates while you still can. Right now is a great time to be a seller, because more and more buyers are jumping off the fence and entering the market. It's also a great time to be a buyer because you won't face as much competition due to the season. “YOU DON'T NEED A LARGE DOWN PAYMENT TO GET INTO A PROPERTY THESE DAYS.” Another question we often get from buyers is, “Do I really have to come in with 20% down?” No, you do not. There are a lot of great mortgage programs out there that don't require you to put 20% down. If you're a first-time homebuyer, you can put as little as 3% down. If you're a move-up buyer buying a jumbo property, you can put down just 5% or 10%. Even investors can get in with just 15%. You don't need a large down payment to get into a property these days. The other guests were all running their own independent RIAs and generally targeting other young professionals with non-traditional business and pricing models. But what about millennial advisors who are pursuing a traditional career within a well-established RIA? What’s their story? How are the established RIAs finding, managing, and retaining talented young advisors in their business? To find out, I dialed up my friends at United Capital, one of the country’s largest RIAs, and had a great conversation with Jarrod Upton and Brandon Moss. Jarrod and Brandon are two of the firm’s leaders and they work with their young, up and coming advisors.
