This is a narration of our weekly Rent and Operating Trends Report.Mortgage Rates DeclineAccording to last week's data from Freddie Mac, the average rate for a 30-year mortgage hit its lowest level in more than a year. It dipped to 6.47% as of August 8, down from a peak of 7.79% in October 2023. Even with the decline, affordability remains a major challenge in the single-family home industry. It has been almost two years since the average 30-year mortgage rate was below 6.0%. Key Economic Data This WeekThis will be a busy week for economics readings, and the following reports are highly anticipated after the unimpressive jobs report from a couple weeks ago. The producer and consumer price indexes for July will be released by the Bureau of Labor Statistics. They are key indicators related to inflation and most economists are hopeful they will trend in a direction that gives the Fed confidence to lower the benchmark interest rate at some point soon. The Commerce Department will report on the latest trends for retail sales which will shed light on consumer spending. Also, the University of Michigan's preliminary report on August's Consumer Sentiment Index will give us a view on how people feel about all the recent headlines in the economic and political worlds.Unemployment insurance claims, metro-level job growth, and the number of buildings permitted for construction are among other metrics being released this week. EQR Purchases 11 Assets from BlackstoneAnother large apartment acquisition was announced last week. Equity Residential (EQR) stated that it has agreed to purchase 11 assets from Blackstone for close to $1 billion. The assets are in the markets of Atlanta, Dallas-Fort Worth, and Denver. On average, the properties are eight years old. Multifamily Performance Apartment performance remained steady through mid-August. Rents are still below last year's level in many MSAs, but the most turbulent times are likely behind a lot of markets at this point. The national occupancy rate has held close to 93.9% the entire year, and the U.S. is on track to absorb more than half a million units in 2024. Isaiah Frazier relates the story of his conversion to Christ. Isaiah's family were first impacted by the gospel in Blue River, Wisconsin, USA, in his great-grandfather's time. His own parents influenced him in two different directions. He says he could easily have ended up an alcoholic, but by the grace of God he was spared that tragedy and came to know the Lord Jesus through the preaching of the gospel, but only after discovering he was “helpless but not helpless”. Food price inflation may have hit its lowest point since May 2021, but that doesn't mean eating out will get any cheaper. Stats NZ data for February shows the price of restaurant and ready-to-eat-meals has increased by 6.7% year-on-year. Overall food price inflations is at 2.1%, driven by fruit and vege prices falling 9.3%. Restaurant Association CEO Marisa Bidois told Mike Hosking that the industry has experienced increased costs across the board, with a major one being the 38% increase in labour costs. The labour costs were the main thing driving up prices, she said, as many restaurants have been reluctant to increase the prices too high and haven't necessarily kept up with the increase in cost of goods. Welcome to Rock Your Shine: After you've been cracked wide open. On this show, I sit down with people from all over the world to hear their transformational stories on their deep grief and loss journeys. Depression does not discriminate, as seen in the life of Bill Daly; growing up with a supportive family, sailing through high school academically, and having aspirations to play college soccer. Despite this seemingly perfect life, Bill spiraled into a deep depression at 18, marking a dark phase of his life. It gave him a newfound passion to help others suffering from mental health issues and spurred him on his path to finding peace within himself. This blog post explores Bill's journey, shedding light on how he transformed his suffering into strength, offering inspiration to individuals navigating their way through similar struggles. After high school, deep-seated feelings of being unprepared for college and adulthood led Bill to take a year off to travel with a friend. That's when everything began to fall apart. Despite visiting stunning, awe-inspiring places like the Grand Canyon, he couldn't appreciate or connect with their magnificence or the people around him. It seemed like a dark veil had descended, making him feel exceedingly anxious, fearful, and detached from his environment. With persistent sadness consuming him, Bill found himself losing weight, experiencing drastic mood swings, and being withdrawn. To cope, he sought help from psychiatry, which sparked a series of trials with various antidepressants. Yearning for relief, he even acquiesced to electric shock therapy but to no avail. His search for relief led him on various spiritual quests, inclusive of yoga, meditation, and vision quests. Nevertheless, the underlying problem persisted. After 25 long, grueling years of hardship and struggle, his father's passing marked a turning point. Upon losing his father, he reached the height of despair, contemplating ending his own life. However, this intense pain ultimately sparked the most profound transformation. He started to find signs of hope in the little things around him, such as the song of a bird he lovingly named Rose. From that point forward, Bill began redirecting his focus from the crippling pain of his depression to finding peace and radical acceptance. He sought solace in daily meditation and used flotation therapy to soothe his mind. More importantly, he worked on building a relationship with his heart and soul, which incredibly transformed his life. In a remarkable transition, he found love for himself and was able to love others deeply in return. He began to welcome his feelings of ‘good and bad' without resistance, judgment or avoidance, giving him the freedom to feel, understand, and accept them. His journey led him to the realization that mere acceptance could be liberating, and through his continued self-love practices, he discovered an inner peace he'd never believed possible. Today, Bill utilizes his learned wisdom from years of battling his condition to aid others in their mental health journey. Being a shining beacon of resilience, he strives to be a compassionate listener, creating a judgment-free space for individuals to share their struggles.
