Good morning and welcome to another episode of the PT on ICE Daily Show. Today I'm going to be your host. I'm Dr. Matthew Koester. I'm one of the lead faculty in the endurance athlete division with a specialty in bike fitting. I am super stoked to hop on here today and talk about probably the most popular question that we get in every live course and one of the most important things when you're getting into fitting for the first time as far as equipment goes. But before we dive into those topics, I want to talk about the opportunities that y'all are going to have to come and find us on the road. with number one being in Denver next weekend. We've only got four seats available for that course, so if you're interested in popping in, it's gonna be in South Denver in the Denver Tech Center area. We are really, really stoked to be heading out there soon, but if that's not gonna work out for you, we have another option, which is gonna be in Bellingham, Washington again, because the last time we were out there, it was completely sold out, the wait list was filling up, and we decided we'd run it back and set up a second course in Bellingham, Washington later this fall. There's gonna be another opportunity as well to see Jason London, who's the original content creator for this course, which is an absolute opportunity in Park City. That's a really cool location. We're gonna be out there in October as well for that course. So if you're looking to get a jump on some of this education and use this stuff in the clinic, the live course is the best way to get through it. So by all means, come find us on the road and check out one of those course options. Now, I said I was gonna talk about probably the biggest question in the course. The biggest one is really the thing that gets you into this. And it's what type of trainer do I need? We have two options in most cases. So to my left and behind me here, we have a front mount trainer, which offers a whole lot of options as far as what bikes can go on. And then we have the tried and true rear mount trainer. And what I want to do today is talk about probably like the biggest pros and cons of each. I want to talk about which one is probably the most appropriate for you and your clinic, depending on what type of bikes you're typically seeing. And then the ones that kind of have, I'd say, more budgetary constraints and or are just limited in availability sometimes. So, to start off first, I want to talk about the rear mount trainer because that is the one that is tried and true. That is going to be, in most cases for us, this green guy here. This is the Curt Kinetic trainer. Now, if I slide that thing forward, You'll see we've got the rear roller, which is basically what compresses the tire and allows you to kind of go through resistance while you're pedaling. You've got this rear cup that basically compresses the back axle of the bike and allows you to keep the bike nice and steady. And then we typically put something underneath the front wheel. Sometimes it's a custom wheel block. Sometimes it's an adjustable wheel block that allows you to lift that thing up and down and change the positions. But with this trainer, one of the things that people really, really love about it is that it's been around forever. They're used to it. When somebody comes into your clinic for a bike fit and they see something like this, they're like, ah, I know what this is. This makes perfect sense to me. I even brought my training skewer, which is typically the axle that they have to replace in the back of the bike if they're going to get on this bike. Because these metal cups here that compress the rear axle when they're tightened up are gonna basically act to lock the bike in place only on the contact points they get to touch. So if those contact points are plastic, which is pretty common as a way to save weight, save money on a bike, you have to replace that either with a training skewer, which just has metal cups on the sides, or in many cases nowadays with how bikes have gotten, these new through axle skewers. So the through axle skewer is typically a lot thicker, it's a lot more robust. It's common on bikes that allows them to put disc brakes on the bikes, which is really more and more ubiquitous these days. So having these options for different through axle skewers allows you to put metal on metal and compress it in the rear end of the trainer. Now depending on what types of bikes or what brands of bikes you're seeing more in the clinic, the skewers that you're going to need are going to change. So they all have various thread types that go on them. Some are very fine, some are medium, some are coarse. Now the Other kicker to this is that even though you might have the thread type dialed in, the distance, so the width of the actual screw itself might change. Last time I checked on the Kirk Kinetic website, which is the name brand for these guys, they had somewhere between, I think, five different options. I think it was like five different ones, three that were the different thread types, and then two more that were XLs for different distances. And each one was running about 50 bucks. So there's a bit of a financial investment to have all the options so that folks can come to see you and have all the options available to them. If you don't have one of these available to you and their bike doesn't have that, you're going to be kind of stuck in a place where you don't have an option with this style of rear mount trainer to throw them on and do the fit appropriately. That could be a bummer. got to have all the pieces. I'll say there's one other option out there, or not one, but two other like styles of these that are completely adjustable. CycleOps makes one, and I'm forgetting the other brand right now, but they basically have plugs and things that you can change in and out to put on. In my experience, they can be a little challenging to work with. They don't always match up exactly the way that I want them to distance wise. I like the tried and true nature of these ones from Kure Kinetic, but if you're in a bind, and you can only afford to grab like one adjustable through axle, I think you can figure it out. You just have to spend more time with it and go through the trials and tribulations of working through it. So, to recap real quick. This guy, tried and true, everybody knows it, everybody's used to it. It's a trainer they spend their entire winter on. The adjustability in terms of having different through axles is definitely a key. You gotta have them, especially nowadays as bikes have gotten more and more modern, going to disc brakes. These through axles are just like almost a non-negotiable So you gotta have all the different types so you can match the different brands and the different bikes that they come in. So, tried and true. Now, we step into one thing that Jason and I have been seeing over probably the last few years that's really become more popular is this front mount trainer. It really started to make its way in probably like a couple years ago in staging areas or like warm up areas for cross country cycling and downhill cycling. Specifically in downhill cycling, you'll see these guys everywhere when it comes to just getting through warmups. What this guy has to offer is two pieces that basically slide together. These two pieces include the front end triangle here, which allows me to remove and add the front fork of the bike. So we take the front wheel off, slide the forks over top of this guy, and snug it up nice and tight. The next piece from there is the rear rollers, where we have to get the tires centered in the rollers so they can smoothly pass back and forth as it's rolling. Cool part about this, they only have one adjustable piece as far as the actual front axle goes. So, and they send it with them. So when you buy this piece, you have everything that you need in order to do the fit. You can put any bike on here, because the front mount options will work for a standard fork, so they'll work for through axles. You can often put their own through axle back into the same bike. When you're talking about the distances here, there's a little track here that allows you to work with different size bikes so that when you overcome that issue, you can even separate them or buy the extenders. It just has to get, you have to make sure they're nice and perfectly aligned. Otherwise the back wheel might want to roll off one side or the other as you get started. So the rear trainer here offers a whole lot of options for being able to just throw a bike on quick. Now, the challenge that comes with that, as you start to get into like, oh, this thing works for everything, is that it kind of has that jack of all trades where it's not quite really any good at one thing. The challenge behind this thing is that it's not near as stable. It kind of sacrifices the stability and the tried and true nature of the rear mount for something that can be a little bit tippy if your patient or client gets on it and you're not paying attention. If they just throw a leg over it, it can kind of pull the weight with it, I'll say I've never had anybody fall off one. I've never had an actual incident, but I can definitely tell you that when I am with a client in the clinic and we're setting up to do a bike fit, I talk to them about getting on and off the bike carefully. I talk to them about how, like, when they're going to transition on, I'm going to grab ahold of the bars just to create that element of stability. But then even once they're up and on, an experienced rider, so I would say a good example of this would be a triathlon athlete. So somebody who's in the Madison area for me, who's doing Ironman Wisconsin and is coming in for a fit, If I throw them on this guy, it will work, and it will be fast to throw it on, but it lacks some of the stability and control that they're used to having when they're on the rear mount trainer that they spend all their time on. So they might hop on this, and they might notice that they just don't feel as confident. They don't feel as great. So they're more thinking about the experience of being on the trainer than they actually are thinking about the fit as they're going through it, which can be a negative. Okay. So there's the negatives to it, and there's the positives to it. From a financial standpoint here, if you were in a clinic where you were going to have to buy things new, and I'm going to kind of make that a subject for a moment, you can't just go on Facebook Marketplace and buy new stuff and throw it in at your organization. This guy's going to run you somewhere between $400 to $500, but it's kind of that jack of all trades. You can put anything on it. There's no bike you need. There's no custom pieces that you have to go through. You can just get any bike on here. The rear mount trainer, gonna be a similar ballpark. In many cases, it'd be like 250 to 450, depending on how nice you go, you can certainly spend more. It's gonna be limited in some ways because you're gonna have to have all of the different through axles to accommodate any different bike that walks in the clinic, but you're gonna have that stability and just steadiness that people really rely on and like when they're riding a trainer at home. So it's familiar, so that's kind of a nice option. If we take a step away from the idea of having to buy new, and you're like, okay, I'm going to budget my way through this in my clinic. And I know that if I buy something used, I can just make sure that it's good quality and it's broken. We started to get changed the tone here a little bit. These are harder to find use, but they are definitely. Hmm. They're harder to find used, you can get a hold of them, but they definitely have deals all the time on new ones. So you can find the ballpark, if you go on Amazon or various websites, you can get anywhere between that $400 to $500 mark. And this is where I would spend the bulk of the money, because you're going to have almost no scenarios in which you can't get the person's bike on the trainer. That is going to get you through more fits, even if it's a little bit less ideal of a setup. On the flip side, if I've invested in this one right here and I've got the money spent, I'm probably going to start looking at Facebook Marketplace because these guys are a dime a dozen. There were so many folks during COVID that were buying up bike trainers and they were going to spend more time on them at home. We saw the same thing with Pelotons and indoor bikes. These things are on Facebook Marketplace, Craigslist if you still go down that rabbit hole. They're everywhere for sometimes like under 100 bucks, maybe 50 bucks sometimes. And then from there, most of your investment on this guy goes towards the actual, through actual skewers that allow you to get all the bikes on. So your investments kind of change a little bit as you go through this. This guy's going to be the most money up front. This guy's definitely going to be cheaper as you go through it. But you got to get more components, more pieces. If I only had one in the clinic, which is kind of the question that people boil it down to, if I only had one, it would be the front mount trainer. and that comes with one more layer to it. I love the ability for a private practice or a clinic to be able to get out in the community and showcase the things that we do on a high level. If I want to go out to our local high schools here and go talk with them about mountain bike fits and making sure they get the best performance, injury rate reduction, all of those things, I can pop out to the local high school on one of their opening practices, which is actually coming up in a few weeks. I can throw up the front mount trainer, and in a very short time, take out their front wheel, put that thing right over top of this guy, pull the back up, and go right through things like seat height, have a quick look at their reach. I can make adjustments to small things on the bike very fast and make quick transitions to the next bike and not have to fiddle around with various components and other changes. So the, not only in the clinic does this kind of become the absolute jack of all trades, getting it on, It also makes some of those like community events that much more approachable and that much easier to go through. So I am always going to lean on this guy, but I will tell you it's nice having both for that occasion when somebody comes in and I'm like, Ooh, I really want the stability of the rear mount trainer for this person to throw it on. But I would say nowadays as I've gotten more and more comfortable with this, those things are few and far between. There are a few more nuances that would definitely go into this. There's more questions that surround them about the live courses. but deciding between which one is right for you. She works as an accountant and as a server at a restaurant. She has one son and a dog. Stephanie enjoys reading both for fun and for a podcast she has: So, What Are You Reading?, and she has recently picked up paddleboarding.   Stephanie had her first drink when she was 16 and had a bad experience and said she wasn't going to do it again. She drank very sporadically until she moved to Washington with her son's father. After they broke up, she moved into an apartment on her own and felt like alcohol was her only friend. She progressed from wine to harder alcohol over time and began to try and put parameters on her drinking. After a while, Stephanie realized that drinking wasn't what she was supposed to be doing. She started recognizing that she wasn't present for her son. Her anxiety was terrible, and she had issues with remembering things from the night before which made it worse. But Stephanie says she enjoyed the chaos that came with the drinking escapades, even though it was making her life harder than it needed to be. She got to the point that she didn't want to do anything.   When Stephanie's current boyfriend did a Dry January in 2021, Stephanie joined him but says she white knuckled through it and drank as soon as February 1st came. That was when she started questioning what the point of drinking was. She had some very negative events in her last year of drinking to the point that on January 1st, 2023, she decided enough was enough.   During the first 30 days she binged on podcasts and YouTube videos. She started journalling, doing puzzles and playing board games with her son. Stephanie has been able to get into grad school, is able to plan vacations and try a lot of new things. Reading, exercise, and time outdoors have become very important to Stephanie.   Stephanie's favorite resources: The Sober Café (Facebook group), Recovery Elevator and other recovery podcasts,   Stephanie's parting piece of guidance: if alcohol is impacting you in a negative way just take it out for 100 days.   [49:27] Closing thoughts:   If you're not ready to quit drinking, none of the information we covered today is going to land, if you are ready, it doesn't matter what we cover. It’s snowing a lot in South Denver today. Traffic on Colorado Boulevard, a six-lane thoroughfare, is just a trickle this afternoon. And many of the vehicles you do hear or see are snowplows. Here’s the sound of standing in a foot of snow on the side of the street. There’s a lot of wind noise in this episode, and you can hear the icy snowflakes pelting the microphone at times. What we are back after a much needed summer break from school! And today we’re going to touch on the pros and cons of building a new home! Coming up of Episode 18 of South Metro Denver Real Estate Report**Music** Recording from South Denver where the real estate market fluctuates as much as our weather this is South Metro Denver Real Estate Report and I am your host Joy Fraser licensed broker and owner of Colorado Luxury Houses powered by Keller Williams. This is Episode 18- Should I Build?Real Estate Report for South Metro Denver- The last time we recorded was the end of May so we are going to do a quick summer recap! In the attached arena there are 335 properties for sale, 242 properties went under contract, and 498 sold. The average price was $339,975. The detached market there are 1599 properties active on the market. There are 1030 properties went under contract. And 2197 properties closed and the average price was $530,000. We will use these numbers as our baseline for the fall. What’s Hot!New construction! Come on down to the South Denver Metro area and you will see a plethora of new construction neighborhoods being built. Some builders have multiple neighborhoods and some just have one. The most wrestling question is...should I build or do upgrades to my house? We want new construction so we can get what we want. There are three words I have to say… Location Location Location. When you are looking for a house you should always remember you can change everything except the location. If there is a great location in an existing home, or if you have a great location but don’t like the style anymore. Think about the cost to upgrade, especially on your existing home and the costs associated with selling. You don’t get that money back and it could go into updates. Builders also charge a premium for their design center upgrades. You will get a lot more home from an existing buyer than you will from a builder because of their upgrade costs. So if you don’t want to do anything, except landscaping, then new construction is the way to go. If you want a bit more bang for your dollars then existing and doing some sweet equity is the thing for you! Either way I can help you with your home purchase! Tip of the Day-When you go into a new builder office to look at the models, if you have a real estate agent, like me, then tell them the agents names and contact info so that you can get registered in their system properly. This is Episode 17- Lots of Updates!Real Estate Report for South Metro Denver- As I am recording this podcast it is May 21st and it is snowing outside. Yes snowing! We can always expect to expect the unexpected with Denver weather and that is true again with the market. I last reported that attached properties were at one of the lowest weeks since starting this podcast, 217 active properties on the market, would you believe that this week we are at one of the highest weeks with the most attached properties on the market, 261 active properties. I am seeing price reductions, higher days on market, and more choices for buyers in the attached market.And holy snow blizzard for detached properties. We have the most properties on the market right now for detached properties than we have for months. There are so many reasons that can attribute to the rise in properties but the bottom line is if you are thinking about buying it’s a great time to have lots of choices and not a lot of competition. What’s Hot!Episode 16- Am I Famous by Association. Not really, although I have seen my LinkedIn searches increase. Episode 15- Quartz Countertops. Yes I still love quartz countertops but I recently took a visit to a stone yard and if you are willing to spend A LOT of money on granite there are some really beautiful options! So I think I am realizing I don’t like cheap granite. Episode 12- Custom Dog Crates. We did it. Kinda. I found some dog crates that got the job done on Overstock. So I picked them up and I do have to say they look great in our family room and our two dogs seem pretty happy in there. Dogs after all are den dwelling animals. Episode 8. Fiddle Fig Leaf. I had two, now I have one. One died. The other is doing surprisingly well. I still say go for it!Episode 7. Black Metals. After that episode, I switched out our current faucet for a black one and I love it. Go for it. It’s little cost for big impact.Episode 6. Sparking Joy. Well my son is not happy with me. But his room has been Marie Kondoed. Our family room has. And the mudroom. That’s as far as I have gotten. It feels good. I’ll keep going, you should too. Episode 5. Mickey Mouse Ice Cream Bars. This is the most exciting update! There are in the grocery stores in South Metro and they are delicious! Run to the grocery store grab a box and enjoy! They taste just as good and take you back to your time at the parks! Tip of the Day-There are still 30something days left in spring. It’s not too late to get after your spring cleaning. This is Episode 16- Am I Famous by Association?Real Estate Report for South Metro Denver- Attached properties are at one of the lowest weeks since starting this podcast, 217 active properties on the market, but in neighborhoods or condo complexes there are quite a few properties on the market. So if you can identify a few communities you would like to live you could have a lot of choices when hunting for your next home! The same is true for detached properties. The market is at an all time low but if you want to live in Castle Rock or Parker you have the most options of homes, price points, and styles for your purchase! What’s Hot!I’m not generally a bragger but this week what’s hot is my real estate signs that go in front yards! They are called yard signs. It was brought to my attention yesterday that someone saw one of my signs featured in an online article, “These funny real estate signs might not sell houses but they sure make us laugh” Now I do think at times I am pretty funny but when I first read the title of the article I didn’t love it because my signs while whitty I thought would help sell my listings, or get showings and I took a ton of time choosing the right quotes for each sign. Let me paint the picture for you. I have 6 signs and each have a different quote, They are: This is your happily ever after. You can stop looking… I’m the one. Whoever said you couldn’t buy happiness never owned this home. Home is not a place… it’s a feeling. I’m so happy we ended up here. And the star of the article The only problem with your current home is… it’s not this one. When I searched for the article I new it was that quote b/c I saw a picture but I didn’t know what it would make someone laugh it would end up in an article, not to mention, being in this article was a complete surprise. So I found the article and started reading and some of these signs I have read before, Free pizza with home purchase. A lady who’s name is Dortia and she is holding a bag of Doritos. I was getting really worried what they were going to stay about my sign. I finally found it…. They called it “Convincing. Here is a strategy that might actually convince people to take a look inside this house! There are some folks out there who enjoy looking through the real estate ads and checking out houses for sale even if they already have a house. Maybe they’re not 100% satisfied with their current abode and are always half looking for something better. For those people, this sign could be all the temptation they need to throw caution to the wind and start packing.” Relief. I will take those accolades for the sign! All hail the new queen Quartz Countertops! Granite is out and Quartz is in! Coming up of Episode 15 of South Metro Denver Real Estate Report**Music** Recording from South Denver where the real estate market fluctuates as much as our weather this is South Metro Denver Real Estate Report and I am your host Joy Fraser licensed broker and owner of Colorado Luxury Houses powered by Keller Williams. This is Episode 15- Quartz CountertopsReal Estate Report for South Metro Denver- Options is the word for week. There are 3 attached properties priced under $200k! And 41 properties priced under $300k! In total there are 239 active attached properties on the market. The story is not quite the same for the detached properties there at only 33 properties price from 300-400k, which still tends to be the most popular buying bracket. And a total 1155 active properties on the market. But I do have some good news. Generally, Easter weekend is a very slow weekend because buyers take the weekend off so there is less competition for getting offers accepted. What’s Hot!For years and years Granite was king as the update homeowners and buyers alike wanted to see in their kitchens. Everyone oowed and ahhed. And over the last few years I yawned. I am so tired of granite and seeing it in homes and marketed as a high end feature. Fabricators have figured out a way to make granite thinner and keep the cost down so lots of people can afford it. Which don’t get me wrong, it’s better than travertine. But I’m a little tired of it. Enter in the new queen… quartz. Whenever people ask me what to put in I always will say anything but granite and quartz is just a little bit more than granite and has such a unique look, I swoon. Last year it was named most popular countertop…. You know that means, I’m going to get sick of it soon too!Tip of the Day-Don’t put in granite.Truth or Fail-What’s the worst excuse you have ever heard for a buyer backing out of a contract?One More Thing- When buying a house first a buyer does an inspection, then once that’s resolved the buyer pays for an appraisal, at this point you are 2 ½-3 weeks into a transaction. LIke my buyer who went under contract on Monday had an inspection on Thursday and the appraiser came to the property on Saturday. This is Episode 14- Two Toned CabientsReal Estate Report for South Metro Denver- It’s the end of the 1st quarter of 2019 and I am going to do a quick recap of total sales for the entire Denver Metro area. From Jan to March there were 6,198 active properties on the market, 7,819 properties under contract, and 13,125 properties closed. The average closed price was $458,500 and the average days on market was 52. We are still in a seller’s market and properties that are priced right are going under contract!What’s Hot!Two toned kitchen cabinets! I was showing a house yesterday and my clients commented on the kitchen and that it had two colors on the upper and lower cabinets. It’s totally popular right now to have a dark cabinet on the bottom and then a light color on the top. If you have an island it is commonly the color of the lower cabinets. The house that we were looking at, and that they are buying congrats guys! Had a really really pretty dark blue lower cabinet that had a bit of black in it and white upper cabinets. The only thing I would add, which I am sure these clients could and quite possibly would add are some floating shelves! Tip of the Day-If your cabinets are olders and maybe the builder oak cabinets go ahead and give them a coat of paint or two different colors of paint. The trick is to sand the heck out of the cabinets first and use a really good primer and paint. We painted our cabinets when we purchased our current house in 2014 and they still look great thanks to Benjamin Moore Advance Paint. What’s Hot!I was in New Orleans last week for a conference and while I was there we did some sightseeing and a walking tour or two. My mouth drooled over the gas lanterns on what felted like almost every home. The flame burning 24 hours a day, I am in love! I should also disclose that in general I love southern architecture probably from my time I spend in Hilton Head on a summer internship and also visiting my sister when she was at college at the University of Alabama with Big Al. There are just so many elements to the homes that I love. But by far my favorite is the gas light! One morning we were walking around waiting for a table for breakfast and across the street I saw the Holy Grail. Gas Lanterns all lined up. Could it be? It was… A shop called Bevolo and they sold Gas Lanterns and guess what they ship! And guess what else, the lanterns start at $600… they go up to $3000 but they start at $600! I talked to the salesperson for a minute and all I have to do is get a plumber to run a gas line to my lantern location… Oh is it that easy… and I bet really cheap too? Find them @bevolo on InstagramTip of the Day-If you also decide that you want to add a gas lantern to your home do it the right way and get a professional to do the work. Gas and electric are both categories in homes sales we don’t like to mess with, you know because of death and fire. It is also a really great idea to get HOA approval if you live in a covenant community. It would really stick if you went to all the trouble to put in a drool worthy lamp and then the HOA came and said take it down you didn’t ask first. And yes they can do that, even if it looks amazing! That’s our tip of the day. The secret to success is different for every artist. By creating with the philosophy that one learns something new every day and allowing her endless passion for working with clients to inspire and inform her art, Kathy Barnard has achieved an enviable level of personal and professional accomplishment. The artist’s work, which includes carved and etched glass, stained glass, and carved granite and tile murals, can be found in public spaces, churches, private homes, and galleries in the US, Hawaii, Alaska, Apia Samoa, England, Scotland, Germany, and Japan.    Barnard’s career is marked with groundbreaking commissions. One of her first stained glass projects, the Tree of Life, was designed in 1988 for the Jewish Community Center Campus and Offices of the National Jewish Federation in Overland Park, Kansas. This circular stained glass window measures 15’ in diameter and features a tree in medium hues and shades of blue.  Her largest carved and etched glass commission was completed in 2000 and took Barnard two and a half years to complete. Measuring 40 feet tall by 35 feet wide, this signature wall for the SNB Bank building in Tulsa features Oklahoma wildlife and landscape. In 2007-2008 Barnard combined both etching and stained glass in a tour de force titled Ode to Joy, Flight of  Dovesfor Porter Adventist Hospital in South Denver, Colorado. The artist designed and fabricated a 25-foot-by-25-foot entryway, a 16-foot carved donor wall, two carved glass entry doors, and a 12-foot-by 9-foot stained glass chapel headwall.   President of the Stained Glass Association of America (SGAA) from 2015-16, Barnard remains on the SGAA Board of Directors as well as being a regular attendee of the American Glass Guild (AGG) conferences. Cooperating on an inaugural joint conference, SGAA and AGG members will meet in San Antonio, Texas, June 3 through 5, 2019, with pre-conference classes held on June 1 and 2. “This historic conference will be a great opportunity for members of both organizations to network alongside their shared interest in stained glass.”     It is difficult to say if Barnard works primarily as a glass carver or a stained glass artist. It varies from year to year and according to which clients and commissions she works with in a given time period. Most recently the artist has completed seven stained glass panels for Presence Resurrection Hospital, Chicago, Illinois. Installed in custom steel frames, these etched and painted Lamberts glass windows represent Healing Stories of the Bible.    A master at juggling large public commissions and smaller autonomous panels, Barnard has simultaneously been working on Fables & Other Muses, a series of exhibition pieces that includes her Raven collection and additional panels inspired by images from the natural world.  “I love to tell stories with my works in glass by layering content. At first you see one aspect of the story or image but with more time viewing the piece, you may see something more.”   To commemorate a client’s induction into the National Academy of Sciences, Barnard is currently producing a private commission that combines etching, carving, painting and firing, silver staining, fusing and slump casting, double glazing and lamination. The design, which represents the unique discoveries of Barnard’s client in the field of genetics, contains laboratory animals, scientific symbols and notations in the borders, and various species in a fantasy wildlife scene. Amidst healing flowers of echineacia and floating atop a field of water lily leaves are playful mice with fruit fly wings.   Not knowing the full story, Barnard’s mice with wings could be viewed as a delightful design of playful images and color. But look again to discover deeper meaning. The more scientists discover about genetics, the more we understand why mice with wings can only exist in a fantasy world created by an artist.

Attached Properties has stayed just about the same this week with 218 active properties on the market. The least expensive the same one in Parker! It’s priced at $194,900 (2/1 770 sq ft and built in 1973). The most expensive is a new home in Englewood priced just over 1 million (3/5 4424 sqft.). The median price of homes on the market is $386,033. 48 went UC in last 7 days, which is about the same as last week. 16 closed in last 7 days which is down 11 more than last week. And the average sold price in the last 6 months was $324,500.-893 Detached Properties on the market which is 38 less properties from last weeks report. 166 went UC in last 7 days, which is holding steady to last week. 82 properties sold in last 7 days. And the average sold price in the last 6 months was $495,000. If the same amount of properties went under contract but we are lower by about 40 properties, which was true for last week too, that means there are less properties for sale and the same amount of buyers out there bidding. Sellers-- buyers want your houses!The least expensive home is a new one in Parker (3/2 1,666 sqft) and it’s in a neighborhood with no HOA and has some updating but is ready for your touch! The median price of all the homes on the market is $629,970 which is almost $10k more than last week! For $630 you can get a great home in the Southlands area that boasts 5000 sqft with 5/6 and built in 2006. What’s Hot!Well if you’re ready for a change then it’s time to take out those upper cabinets and replace them with open shelving in your kitchen. Earlier this year we talked about how a trend in 2019 was going to be full wall backsplash. I am going to go a step further and say a full wall backsplash and then open shelving! Pick a wall in your kitchen, take out the upper cabinets, add a full backsplash then choose some nice wood and stain and brackets. Next layer two or three shelves on each other. What do you put on these shelves? Well I would put my plates, bowls, maybe a plant, a few cookbooks. Open shelving is what’s hot this week.Tip of the Day-If you don’t want to take your cabinet box down how about you take the doors off, paint the inside and use that as open shelving? Or take the doors off and replace them with glass doors? Attached Properties are down by 17 homes on the market to 220 active listings. The least expensive is a new one in Parker! It’s priced under $200k at $194,900 (2/1 770 sq ft and built in 1973). The most expensive is the same new construction home in Castle Pines priced at $890k (4/3 2835 sqft.). 51 went UC in last 7 days, which is 14 more than last week. 27 closed in last 7 days which is 17 more than last week. And of all of the sold properties in the last 6 months the list price to sold price 99.77% and the days of market was 19. -931Detached Properties on the market which is down by more than 41 properties from last weeks report.The least expensive home is in Elizabeth (3/3 1,940 sqft) and it has the best red door! And you know what they say about houses with red doors? Well hire me to be your real estate agent and I will tell you! And the most expensive home still hasn’t changed, including price improvements. The median price of all the homes on the market is $620k. For $620 you can get a great home in Lone Tree which is a centrally located neighborhood that might need some updating but it’s (4/3 3871 sqft with a 10,000 sqft lot). 160 went UC in last 7 days, which has an uptick of 39 additional homes going under contract. 115 sold in last 7 days so there is an increase of 62 properties that sold this week. And of all of the sold properties in the last 6 months the list price to sold price 99.17% and the days of market was 26. What’s Hot!Fiddle Leaf Fig plants are what’s hot right now. If you are on any photo sharing website and looking at home decor then I bet you have seen a Fiddle Leaf Fig in the background you just might not have known it. They have giant leafs that can instantly give a room color, life, and complete it all together. I should warn you, they are a little tricky to keep. So if real plants aren’t your thing then you can get a large faux Fiddle Leaf Fig plant for your home. If you want an easier real plant for you home to welcome spring I really recommend the snake plant also known as the mother-in-laws tongue. It needs water every few weeks not that much sunlight which makes them so tolerante for many owners. Tip of the Day-When you are selling your home get greenery and put it in your home. Get house plants that you like and can move with you to your next home, on your kitchen table or island a big bowl of green apples and at the front door nothing beats the curb appeal and welcoming someone to your home like two giant boston ferns! Buyers, if you are in a rental get a house plant and enjoy it in your rental and then bring it with you to your new home. It will instantly give warmth to your new space! This is Episode 7- Black Metals!7 Day Real Estate Report for South Metro Denver- The boundaries for these stats are Arapahoe Rd. Santa Fe at an angle to include Roxbourgh. The south is to include Castle Rock, Franktown, and Elizabeth. Then on the east we go up through the country to include Parker and South Aurora. -237 Attached Properties on the market which is up from the last report. The least expensive is back to the condo in Parker at $207,900 (1/1 773 sq ft which is $36k more than the least expensive from last week. The most expensive is the same new construction home in Castle Pines priced at $890k (4/3 2835 sqft.). The HOA is $419/mo. The median price for homes on the market has made a significant jump from $369,900 to $384,608 and that is because a builder recently listed quite a few new construction townhouses in Castle Pines for sale. 37 went UC in last 7 days, which a few less than what is was last week and typical b/c of the MLK Jr Holiday. 10 closed in last 7 days. And of all of the sold properties in the last 6 months the median sales price was $320,800. -972 Detached Properties on the market which is up 4 more properties from last weeks report. And for the detached properties there is no change for anything! I will do a quick recap though. The least expensive is the same one it’s been for a few weeks in Parker. Priced at $310,000 it’s 2/1 841 sqft. And the most expensive home and 2nd most expensive home are still the same. Priced at $12,900,000 and $4.9 million both in Parker. The 3rd most expensive home takes us out of Parker and into Castle Pines Village. It’s 5/9 12,054 sqft built in 2008. The median price of all the homes on the market also made an almost $20k jump to $619,950 from $599,993. And again, just like in the attached properties, builders have started to list more new construction homes in the MLS. 121 went UC in last 7 days, which is consistent from last week. 53 sold in last 7 days and the holiday would account for that being down by 48 properties from last week. And of all of the sold properties in the last 6 months the median sale price was $495,000.What’s Hot!Recently I was charged with the task of picking out a new faucet for our house and I really wanted to go gold… I love every gold faucet I see but my kitchen just isn’t in a place to handle that style. Enter the black faucet. I like to think of a black as golds less flashy cousin that still turns heads, makes a statement, and is more than chrome, nickel, and oil rubbed bronze. My kitchen can totally handle the statement that the black faucet brings to the rooms and I bet that yours can too. That’s what’s hot! Tip of the Day-So the tip of the day becomes a question… Can I mix metals? Yep. All of the resources I found said, go ahead and mix those metals. If you wanted to do a gold or black something like a light, faucet, anything really and have a different metal it’s a-okay and go ahead and mix them up. So go out and pick that statement metal. The median price is $369,900 and that could buy you a townhouse in Englewood 3/2 1400 sqft and a 2 car garage.41 went UC in last 7 days, which is 12 more than last week. 12 closed in last 7 days. -968 Detached Properties on the market which is up 19 properties from last weeks report. The least expensive is the same one from last week $310,000 in Parker (2/1 841 sqft). And the most expensive home and 2nd most expensive home are still the same. Priced at $12,900,000 and $4.9 million both in Parker. The 3rd most expensive home takes us out of Parker and into Castle Pines Village. It’s 5/9 12,054 sqft built in 2008. It has mixture of mountain and french style tons of space for entertaining and an indoor lap pool. If you have a cool $34,124 a year for taxes… this house could be yours! We are adding in the median price of homes on the market and currently is it $599,993 and the house that is priced just $2 above the median is in Centennial in The Knolls built in 1974 4/3 and 2370 sqft. The list price is $599,995 and it has been completely updated.119 went UC in last 7 days, so we are picking up momentum. 101 sold in last 7 days. The market is picking up and I am getting more confident in saying that now that the holidays are over our spring market is starting. Sellers need to get ready to list their home and buyers should be out there now before everyone else!What’s Hot!Neflix and Chill. One of my favorite past times. Recently a new show came out called Tidying Up. The host is Marie Kondo and goes into homes and tells people that if something doesn’t Spark Joy they should get rid of it… after thanking it. There is a specific order to tidying up clothes, books, papers, misc, and then sentimental. Touch the item, if it sparks joy you get to keep it. I get the idea of Sparking Joy and why you would do it. But answer me this… The dishes don’t spark joy for me... so I’m out. Tip of the Day-If you are moving and have to be out of your current home or rental by a certain day. Don’t wait until a week before your move out date to start Tidying up with Marie Kondo. Start a lot early, seller’s start the second you think you might want to move even before your home is on the market. Buyers start as soon as you think you might be want to move. If you wait until the last minute there will be no joy for anyone. The least expensive is $310,000 in Parker (2/1 841 sqft) This is $62,100 more than last weeks report. So if you are waiting to buy low you need to do it soon! And the most expensive home is still the $12,900,000 in Parker (11b/24b almost 40,000 fin sqft). Followed by the same 2nd most expensive home in $4.9 million in Parker. (6/7 16k sqft 2.25 acres. It’s a modern and minimalistic style. The kitchen has 3 ovens, 2 oversized refrigerators, and 2 sinks. There is a glass wall wine cellar, 5 car garage, 7 fireplaces. There is truly a full regulation hockey rink at the property. 103 went UC in last 7 days, so we are picking up momentum. 54 sold in last 7 days. The report is showing that there is less all around, houses on the market, going under contract, and closing. However, potential sellers should consider this… Serious buyers have fewer houses to choose from during the Holidays and less competition means more money for you!What’s Hot!So I was all set for this week’s hot to be home organizing. It’s the beginning of 2019, holiday decorations are coming down, it a fresh start. Lada lada lada. Then just as I was about to record Disney Company announced that in Feb they will start selling Mickey Mouse Ice Cream Bars in local grocery stores. If you have been to Disney and have had one you know. There is something about them that is different, it’s special. I have looked them up and they are made by Nestle but just buying a Nestle ice cream bar isn’t the same as a Mickey Mouse Ice Cream Bar. The chocolate is richer the ice cream smoother. It’s delicious. So when news broke this morning that we could be getting Mickey Mouse Ice Cream Bars at home I have a feeling it will be something HOT for a while! And I know it’s not house decor related but it does in your house and in your freeze, so throw me a bone, I know you are happy to know this news! And that’s what’s hot! Tip of the Day-If you are going to WDW or Disneyland don’t try to bring home Mickey Mouse Ice Cream Bars. The least expensive is $193,500 in Centennial (1/1 732 sq ft there is a $220 HOA which includes pool, fitness facility, hot tub, heat, water, and snow removal) which is $28,500k more than the least expensive from last week. And most expensive is a $925k townhouse in Littleton (¾ 4319 sqft.). This is $35k more expensive than last week’s most expensive attached property. 25 went UC in last 7 days. 21 closed in last 7 days. -1101 Detached Properties on the market which is down 97 properties from last weeks report. The least expensive is $279,950 in Elizabeth (3/2 1582 sqft ½ acre.) This is $5k more than last weeks least expensive home. And the most expensive home is still the $12,900,000 in Parker (11b/24b almost 40,000 fin sqft). To keep things interesting I am going to add the 2nd most expensive home…. It is $4.9million in Parker. (6/7 16k sqft 2.25 acres. It’s a modern and minimalistic style. The kitchen has 3 ovens, 2 oversized refrigerators, and 2 sinks. There is a glass wall wine cellar, 5 car garage, 7 fireplaces. What makes this property so unique? The second building that has a bedroom, bathroom, fireplace, and changing room. Why a changing room? To change into your hockey gear so you can jump on the ice quickly on the indoor hockey rink of course. This is not a joke. There is truly a full regulation hockey rink at the property. Someone call Gordon Bombay and the Mighty Ducks, this property is for them! 129 went UC in last 7 days. 100 sold in last 7 days. The report is showing that there is less all around, houses on the market, going under contract, and closing. However, potential sellers should consider this… Serious buyers have fewer houses to choose from during the Holidays and less competition means more money for you!What’s Hot!For the last few years white cabinets were all the rage. And I love it. It’s so much better than the late 80s/early 90s oak cabinets. Blah! I heard that stain wood is coming back to the kitchen and I was panicked. Then I saw what everyone was talking about and it’s not an entire kitchen of wood stained cabinets. Keep your white kitchen but change the hood over the stove to be wood stained. Or add some wood stained open shelving. Or keep the cabinets and add a wood stained butcher block. The possibilities are endless when adding a stained wood accent piece to your kitchen. Tip of the Day-The tip of the day is the same for buyers and sellers. All it is to paint the cabinets. If you are buying a house or own a house and have those 80s oak cabinets go ahead and give them a paint job. Go on trend and paint them white or be bold and do a deep rich color. Then add a stained wood accent to make a statement piece and you will have an updated kitchen for 2019! Last week the most expensive was $959k which is $69k less than last weeks report. 28 went UC in last 7 days. 40 closed in last 7 days. -1198 Detached Properties on the market. The least expensive is $274,900 in Castle Rock (2/1 778 sqft) this is $25k more than last weeks least expensive home. And the most expensive home is still the $12,900,000 in Parker (11b/24b almost 40,000 fin sqft). 143 went UC in last 7 days. 149 sold in last 7 days. For both attached and detached there were 59 properties that failed to sell and 43 that were taken off the market. What’s Hot!FLOCKED Christmas Trees. F-L-O-C-K. They are a white dust sprayed on the tree to make them look snow covered. They are the all over Instagram right now and they look pretty awesome. I have to admit in the stores they look a bit lack luster but when you search online there are tons of options and they have lots of different choices. Pre-lit. Light flock. Heavy flock. Tree height. Tree type. Check them out.Tip of the Day-If you are listing your home during the holiday season and want to decorate for the holidays, go ahead. But keep it minimal and neutral. On this episode of House Flip Masters Holly is joined by guest Mark Walker. Mark is founder of Luxmana Investments, which focuses on residential and multifamily investments. Mark was able to go from being a part-time investor with a full-time job in high tech, to someone who quit the corporate rat race in pursuit of his passion and now thrives as a multifamily investor. Mark’s real estate journey started in 2004 when he bought his first property in South Denver where he earned 36.5% cash on cash return. After the sell of his first property Mark sat the business out for some time because he was having a hard time getting deals. Mark admits that had he known what he knows now he would have not sat out the 5 years that he did, because he says that there are always ways to find deals if you keep looking for them. In 2010, Mark partnered with a general contractor and they scrapped a couple single family homes in a trendy part of Denver, they bought in an area that was getting a lot of investment and built a three story duplex in place of the original house. Before this first project was even done Mark and his partner started another project. In 2011, Mark started to reinvest the gains from his partnership projects into buying single-family homes. Mark reminds us that as long as you have a formula for success you need to stick to it. Holly agrees that you need to create rules for yourself and live by them otherwise you will be all over the place. Mark discusses how his journey has been much like the game that many entrepreneurs are inspired by, CASHFLOW. In the game you start off doing small deals and you graduate to doing larger deals. Mark says that is how he has structured his journey; in 2013 he purchased a small deal which was bought from him shortly after. He moved from his first property in Colorado to a complex in Texas. In 2015, Mark had enough passive income built up that he was able to start focusing on his investments. During this transition Mark had a family member who allowed him the opportunity to job shadow in the market that he wanted to be in. He job shadowed for around 9 months until he started to venture out on his own. Mark enjoys working with multifamily properties and shares with listeners how you can increase the value of your multifamily property. When you acquire multifamily property you want to increase the revenue and decrease the expenses, if you can do those two things the net operating income goes up and so does the value of the property. You can increase your income by utilizing the utility bill back. You can also reduce your expense by implementing a water conservation plan; in states like California where water conservation is crucial you can hire someone to come in to help you figure out how to reduce the amount of water being used – toilets can be changed out, faucets can be adjusted to reduce the flow of water coming out. Mark shares advice for those who are interested in getting involved with multifamily investing; he advises that you get a sponsor or a mentor to help you get the education and knowledge to get into the business.
