POPULARITY
Love makes people do weird things and we're getting into all of it. Biting, tickling, farting, and whatever else happens when you're truly comfortable with someone. Plus, Kat is feeling grateful for the overwhelming sunscreen recommendations that came flooding in, and Amy is in a full good mood thanks to a new 10-minute self tanner that changed everything. Then... dumpster diving. A mom and daughter hit the jackpot behind Home Goods and walked away with a car full of brand new items, tags still on, completely free. Area rugs, ceramic vases, fleece blankets, baking dishes. They go over a list and the pro tips you need if you want to try it yourself. Sunday is apparently the day to go! And listener Susan from Austin writes in with a beautiful note, a baby name idea for Kat, a Canyon Ranch recommendation, and the kind of encouragement that reminds you why we do this. From their home kitchen to a multi-million dollar empire
Off-price and value retail is often misunderstood. A lot of founders think of it as a last resort for excess inventory, but it can actually be a strategic channel for discovery, customer acquisition, and incremental revenue. In this episode, I talk with Matt Goldbloom, Founder and CEO of Common Shelf, about how brands can approach retailers like TJ Maxx, Marshalls, Ross, Burlington, and HomeGoods with the right strategy. We break down what buyers are looking for, how the treasure hunt model works, and how founders can think about pricing, packaging, and protecting brand equity. We also get into how Matt is building a lean team using global talent and AI-supported workflows to move faster and reduce founder bottlenecks. This episode is sponsored by Plus Forty, which helps CPG brands and service providers build lean, reliable teams with vetted global talent.Exclusive Foodbevy Offer: Plus Forty is giving 2 brands 5 free VA hours with no upfront costs. Key Takeaways: Why Retail Looks Attractive for 2026Retail is poised to outperform, especially vs. flex/industrial, due to:Very low new development (only ~30M sq ft projected in 2026, ~70% single-tenant).Steady demand and low vacancies (around 5% vacancy, which aligns with typical underwriting assumptions). The U.S. is overbuilt on retail overall, but the type of new retail has shifted:Less big-box expansion.More mixed-use and smaller retail footprints.Investor sentiment is bullish:Cap rates have stabilized.Transaction volume is above pre-pandemic levels.Example: A Blackstone affiliate bought a $432M grocery-anchored portfolio, signaling strong conviction in retail.Retail's Fundamentals & EvolutionE-commerce and Amazon did not kill physical retail, but forced:Some brands to adapt (e.g., Best Buy).Others to disappear (e.g., Circuit City).Successful retail is becoming more experiential:People still want to touch/try/see products in person.In-person shopping often beats the friction of returns from online purchases.Neighborhood Strip Centers: The Sweet SpotUnanchored / neighborhood strip centers (10k–50k sq ft) are increasingly attractive:High occupancy, steady rent growth, strong investor interest.Adaptive tenant mix and easier to manage turnover.Tyler's own portfolio of neighborhood retail:Collected ~92–93% of rents during the pandemic by working flexibly with tenants.Demonstrates resilience of well-located neighborhood retail.Market Data & Tenants to WatchStore openings (ex‑restaurants) projected to grow 1.4% in 2026.Restaurant openings projected to grow 1.8%.Tenants/brands to watch:H‑E‑B, Michaels, Walmart, Dillard's, Pop Mart, 7 Brew, Dave's Hot Chicken, HomeGoods, EOS Fitness, Chuck E. Cheese.Markets to watch (for retail strength and rent growth):Salt Lake City, Reno (NV), Indianapolis, Raleigh–Durham, Tampa–St. Pete.Forecast average rent growth ~1.5%, but value‑add deals can outperform this via:Under-market rents.Older centers with room for modernization and repositioning. How Tyler Analyzes a Retail Deal (Key Lessons)Using a Walmart shadow‑anchored strip center near Hopkinsville (~32.6k sq ft, asking $5.613M, ~7–9% cap depending on inputs):Quick back-of-the-napkin test:Purchase price per sq ft × 10% ≈ rent per sq ft needed for a 10% cap.At $171/sq ft, that's ~$17/sq ft NNN.Financials from the OM:Gross income ≈ $19.41/sq ft.NOI ≈ $15.47/sq ft → roughly $4/sq ft in expenses.Mix of NNN and gross/modified gross leases → value‑add by converting more to NNN.Modeling assumptions & challenges:Various scenarios on LTV (70–75%), interest rate (~6–6.5%), and rent bumps (1–5%/yr).With current pricing and debt costs, IRR initially comes out too low vs. a 15% target. To hit target returns, you either need:Lower purchase price, orStronger rent growth / re‑leasing at higher rates, orSome combination of both. But:Even at today's terms, the deal can cash flow reasonably:Around 6–7% cash‑on‑cash in year one at higher equity (e.g., 50% down).Debt service coverage can be acceptable (~1.2x+) at some leverage levels. With modest rent increases (e.g., ~$1/sq ft more), the value jump can be large when capitalized at market cap rates.Practical Investing TakeawaysRetail vs. Flex:Flex is “easy” and forgiving for beginners.Retail is more nuanced (demographics, visibility, traffic counts, parking). But if you buy existing, stabilized centers, much of that risk has already been “tested by the market.”Follow the big players:Watch where Chick‑fil‑A, Starbucks, major grocers, and big PE firms (e.g., Blackstone) are putting money. They've already paid for the best data and analysis—you can ride their coattails.Value-add retail playbook:Target existing strip centers, especially near strong anchors (or shadow‑anchored).Look for:Under‑market rents.Non‑NNN leases you can convert.Short‑term leases you can roll to higher rates.Small rent bumps across multiple tenants can dramatically increase property value.Tyler's Projects & Next StepsSalt Ranch boutique hotel in Nashville:Opening planned for April 1, 2026.He's currently working through fire inspections and final permits. He's written a six‑part blog series documenting the entire Salt Ranch journey (finding the deal, vendors, mistakes, etc.).Office Hours:He'll be live again next Tuesday, 8:30am Central, for Q&A on deals, breaking into CRE, and strategy.

Podcast Summary:In this unedited, raw-style episode of The Second Act Executive, host TAWNIE WOLF, also known as Antoinette Wolf, delivers an honest, real-time conversation about parenting, awareness, financial literacy, and the responsibilities adults carry in today's rapidly changing world.Normally airing Wednesdays at 9 PM Pacific Standard Time, this episode arrives on Thursday after a busy week balancing business, parenting, and community responsibilities. Instead of a polished production, this conversation is intentionally raw and conversational, allowing listeners to hear authentic reflections and real-life observations as they unfold.TAWNIE shares a lighter moment about scoring a large Stanley cup for $16 at HomeGoods, reminding listeners that even small wins matter in a high-cost economy. The discussion then shifts into a surprising situation involving a counterfeit $10 bill at Panda Express, raising questions about whether fake currency may be circulating more frequently and encouraging listeners to stay observant in everyday transactions.A major portion of the episode focuses on a school conference with her child's teacher, which sparked a deeper conversation about how overworked educators are today and why parents must play a larger role in supporting education at home. TAWNIE discusses the importance of prioritizing reading, math, science, and critical thinking while reducing excessive television, gaming, and passive screen time.Drawing from her own experience working in the entertainment industry in California, she also talks about the growing concern surrounding sexualized media and digital grooming influences targeting children, and why parents must be more intentional about what content enters their homes. The episode also includes a discussion about today's evolving economy and several companies shaping the future of technology and markets, including NVIDIA, Microsoft, AMD, and Palantir, and why staying informed about business and innovation is important for anyone entering the next phase of life. This episode is a candid conversation about awareness, parenting, education, media literacy, and staying mentally sharp in your Second Act.Hosted by TAWNIE WOLFFormer Corporate Executive | Entrepreneur | Philanthropist | Licensed Real Estate Agent | Writer | MotherNew episodes of The Second Act Executive normally air Wednesdays at 9 PM Pacific Standard Time.

The current dynamics within the furniture industry reveal a landscape characterized by significant shifts in retail traffic, consumer behavior, and material innovation. A salient point of today's discussion is the pronounced consumer inclination towards value-driven purchasing, particularly in the context of home goods, where retailers such as HomeGoods and HomeSense have exhibited remarkable traffic growth. Concurrently, the evolving landscape of materials utilized in case goods underscores a departure from traditional solid wood, as manufacturers increasingly embrace engineered and hybrid materials to enhance design while safeguarding profit margins. Furthermore, we delve into the implications of tariffs on global sourcing patterns, which continue to reconfigure supply chains in complex and nuanced manners. As we navigate these multifaceted developments, it becomes evident that industry leaders, including La Z Boy and Wayfair, are not merely adapting but are actively pursuing strategic expansions and innovations that position them favorably amidst a challenging consumer environment. The intricate tapestry of the furniture industry is woven with threads of evolving consumer preferences, retail performance fluctuations, and the ever-present challenges of sourcing and tariffs. The current retail landscape, as evidenced by the remarkable growth figures from HomeGoods and HomeSense, indicates an industry in transition, where consumers, constrained by economic realities, prefer to engage in smaller-scale home improvements rather than extensive renovations. Placer AI's data highlights HomeSense's impressive 25.4% traffic growth in the first quarter, which speaks volumes about the shifting consumer mindset and the necessity for retailers to recalibrate their strategies in response to these developments. The emphasis on value-driven purchases and the rise of off-price retailers point to a transformative phase in the market, one that is reflective of broader economic trends.Takeaways:The furniture industry is experiencing notable shifts in consumer behavior, emphasizing a trend towards value-driven and refresh-oriented shopping as opposed to significant remodels.Retail traffic data indicates that HomeGoods and its sister chain HomeSense have exhibited impressive year-over-year growth, showcasing the resilience of brick-and-mortar stores in the current market.La-Z-Boy's strategic initiatives have yielded positive financial results, including substantial increases in both retail written sales and operating cash flow, reflecting a robust performance amidst industry challenges.Innovations in engineered materials are fundamentally altering the landscape of case goods, allowing manufacturers to deliver superior design and durability while enhancing operational efficiencies. The trade environment remains complex, with high tariffs and shifting sourcing strategies reshaping the dynamics of U.S. imports and exports, leading to a record trade deficit in physical goods.Wayfair's aggressive expansion plans for 2026 highlight their commitment to leveraging technology and enhancing customer engagement, positioning them for continued growth in a competitive market.

Today on the podcast, I'm talking with Isabella Montano Ghazarians, the founder of Isabella MG. Isabella MG is a Latina-owned stationery brand known for its cheerful, light-hearted cards and cositas, that's Spanish for little things. One of the things I really enjoy about Isabella's work is how naturally she weaves her culture into her products, creating designs that are both in English and Spanish. These products feel thoughtful, inclusive, and genuinely joyful. In this episode, Isabella shares what it's been like growing her business since she launched in 2020 while also navigating some really big personal shifts. We're talking about becoming a mom recently, moving from San Diego to Los Angeles, and continuing to lead a growing team remotely. We also talk about building products that resonate across cultures, managing that remote team we mentioned, and the opportunities that have helped bring Isabella's work into big box retailers like Target and HomeGoods. Today's episode is brought to you by our Paper Camp program. Paper Camp is our wholesale coaching program where we teach you everything you need to know to build strong wholesale foundations. Over the course of 4 weeks, we tackle your product line, sales tools, and marketing plan, and we even talk about how to exhibit at trade shows if that's what you want to do. We start with your product line and go into everything from how often you should be releasing new products to ensuring that your numbers are sustainable for the wholesale market and their price for profit. Then we move into sales tools you must have for selling wholesale so you make a strong first impression with buyers like catalogs and your terms and conditions. Then, we cover marketing strategies and ways to reach various store owners. Everybody's a Podcaster Feat. "Terry Gross" It's the end of the year, the end of the podcast, and the end of whatever was left in the fridge. Join us as the BIT Comedy Network wraps up 2025 with one final, chaotic, heartfelt, and slightly undercooked episode of Dinner Party. What's on the menu?
It's our 52nd episode (WHAT?!?)—and our last one of 2025.In this episode, we check in from two very different places: Jill is finally seeing the light at the end of her solo-parenting tunnel, while Holly is just stepping into hers (again). They recap Thanksgiving, debate holiday cards (to send or not to send… also, who cares?), unpack Christmas villages, and revisit family trauma from the HomeGoods parking lot. Most importantly, they talk about what it's like to do the holidays differently since losing their brother Adam. They get into Shakoor guilt™️, being away from family during the holidays, and how traditions shift when life doesn't look the way it used to.And with that… wheels up, 2025. The prosecution is using known DNA samples collected from Brian and Ana Walshe by the FBI back in 2018 for comparison with crime scene evidence. Most of the DNA from the tested items came back as a single source matching Ana Walshe. Some samples were identified as mixed sources containing DNA from both Ana and Brian Walshe. Details of Brian Walshe's rapid purchases of rugs, candles, towels, and bath mats at HomeGoods on January 2nd and 4th, and the revelation that he paid with gift cards from Ana's no-receipt returns. It is important to prove premeditation and the possible lesser-included charges the jury may consider. Day 7 of the Brian Walshe murder trial delivered the most damning forensic testimony yet. A Massachusetts State Police DNA analyst confirmed that Ana Walshe's genetic material was recovered from a piece of human tissue found in a dumpster near Brian's mother's apartment — the closest investigators have come to finding her remains nearly three years after her disappearance. But that wasn't all. Ana's DNA was also identified on a blood-stained hacksaw blade, a hatchet head, the handles of both tools, bloody towels, carpet fragments, and a clump of hair pulled from the same trash bags prosecutors say Brian Walshe used to dispose of his wife's body. The statistical probability? At least 30 nonillion times more likely to be Ana's DNA than an unknown person's. Several items also contained DNA from both Ana and Brian Walshe, including bloodstained slippers and a Tyvek suit. One item — gauze with a red-brown stain — matched Brian alone. Prosecutors had previously shown the jury a photo of a cut on his thumb. New surveillance footage showed Brian Walshe shopping at HomeGoods on January 2nd and 4th, 2023, buying rugs, towels, and bath mats — using store credit from his dead wife's previous returns. Prosecutors suggest he replaced the living room rug after Ana's death, pointing to photos showing a different carpet in the home when police searched it days later. The defense pushed back on cross-examination, arguing DNA testing can't determine when or how biological material was deposited and suggesting items may have cross-contaminated in the trash compactor. But prosecutors countered that cleaning products — including the hydrogen peroxide and ammonia Brian purchased on January 1st — can destroy blood evidence. Wednesday brings testimony from Gem Mutlu, Ana's former boss and the last person besides Brian known to have seen her alive. The prosecution may rest its case as early as tomorrow. #BrianWalshe #BrianWalsheTrial #AnaWalshe #TrueCrime #MurderTrial #CohassetMurder #DNAEvidence #TrueCrimeNews #MassachusettsCrime #JusticeForAna Want to comment and watch this podcast as a video? Jeff Rosenberg brings a multi-generation perspective to open-air, retail shopping centers, a sector most investors once wrote off. His family built and operated supermarkets and the centers around them starting in the 1940s. Big V Property Group grew out of that platform and today controls a $2.5 billion, 9 million square foot national portfolio of open-air shopping centers anchored by the likes of Target, TJX brands, Ross, HomeGoods, Sierra Trading, and others. That background matters: Big V understands how retailers actually make money, how store-level performance drives traffic, and why certain locations survive every cycle. A few insights stood out in our conversation: • Physical retail never died (online shopping, Covid etc) it evolved. Retailers now use stores as omnichannel infrastructure: showroom, warehouse, and last-mile all at once. • Power-center retail is effectively an ecosystem. A Target anchor drives demographic analysis, infrastructure improvements, credit co-tenancy, and consistent foot traffic for the rest of the center. • Supply discipline is doing the heavy lifting. Two decades of minimal development plus 96–97% occupancy make today's retail fundamentally different from overbuilt asset classes. • Lenders are leaning back in. Big V recently rolled eight core assets, about $1.1 billion, into a single fund and closed a $765 million on-balance-sheet bank loan, the largest retail financing in the country in 2025. • Underwriting today requires humility. Big V assumes no cap-rate compression. All value has to come from NOI growth and execution, not financial engineering. Here are five questions we covered: Why did retail survive when everyone predicted structural decline? How does a Target anchor change a center's economics? What does today's capital stack look like for high-quality retail? How do you underwrite exits when cap-rate compression is off the table? Where are the real risks in a sector that looks "safe" on the surface? If you want a grounded view of where the next leg of the retail cycle is heading and how an operator with a decades-long track record has never lost investor capital, this conversation is worth your time. *** In this series, I cut through the noise to examine how shifting macroeconomic forces and rising geopolitical risk are reshaping real estate investing. You walk into Home Goods and the candle aisle knocks you out. Your coworker lights a pumpkin spice candle. Someone cooks ground beef. Instant migraine. Or maybe you're the one smelling everything, and no one else does. This is odor sensitivity, and it's one of the most disruptive migraine symptoms. Here's what's happening: When you breathe in an odor, you're breathing in molecules that your liver has to detoxify and eliminate. Why does this happen? Think of your body like a toxin bucket. Your liver drains it by processing metabolic waste and environmental toxins. But if your liver doesn't have the nutrients it needs or the cellular voltage to run optimally, it slows down. The bucket fills up. When your bucket is full to the brim, even small exposures like laundry detergent, perfume, a candle, for example, tip you over into a migraine. You're hypersensitive because your toxin bucket is overflowing. When we drain that bucket by addressing blockers in the first and third principles, your liver runs faster. The bucket level drops. And suddenly, you can tolerate your friend's fabric softener, your husband's legendary cooking, and browsing Home Goods without fleeing. I've seen clients go from fleeing candle aisles to browsing for 30 minutes without noticing any smell. This isn't genetic as many migrainers think it is. It's an overflowing toxin bucket, and it can be turned around. Watch the full coverage of the live stream on The Emily D. Baker YouTube channel: https://youtu.be/EJzkF3oa7ao Day 4 of the Brian Walshe Trial happened on December 4, 2025. Ana Walshe's paramour, William Fastow, takes the stand, confirming their intimate relationship and future plans. He reveals they planned to celebrate New Year's together on January 4th—the same day Brian Walshe reported Ana missing. Surveillance video is shown of a tall, dark-clothed figure driving Brian's Volvo SUV to an apartment complex dumpster, disposing of a bag, and immediately leaving. Cell phone data from Brian Walshe's iPhone SE is presented, which lines up with the location of the dumpster seen in the video, as well as multiple other key locations (Lowe's, HomeGoods, and his mother's apartment complex where other evidence was seized). Evidence is shown of Brian's alarming Google searches from December 25th, including searches for William Fastow and the phrase "Anna Walshe found dead." William Fasto confirms that their mutual friend, Gem Mutlu (Ana's former boss, who was with the Walshes on New Year's Eve), introduced him to Ana. Between in-laws, wild animals, and a mall Santa, they try to make the holidays perfect.AIR DATE & NETWORK FOR THREE WISEST MEN November 15, 2025 | Hallmark ChannelCAST & CREW OF THREE WISEST MENTyler Hynes as TaylorAndrew Walker as LukePaul Campbell as StephenBRAN'S THREE WISEST MEN SYNOPSISLuke kicks the movie off by looking in the mirror… this time with a shirt on. BOOOOOO. He and his wife are expecting twins, and that's making Thomas feel a little forgotten.Stephen and Susie are wedding planning, and it's a lot.Taylor is touring a video game company where the owner wants him to come run the place—which includes the biggest office I've ever seen. But Taylor doesn't want to move, and since he hasn't talked to his girlfriend about possibly moving out of state… this gig is probably a no-go. Also, he's in love.Luke goes to a Lamaze class and it's an absolute disaster.Apparently Stephen isn't a pet psychologist anymore—he has authored three books and has a massive leak in his living room. Everything is freaking him out. He and Susie end up moving in with his mom while they get the house repaired. Before Taylor can leave the office, he bumps into his ex, Fiona, who gives him the hard sell about taking the job—and even grabs his hand. When he gets home, he does not tell his girlfriend about that part. The brothers all meet up at Mom's house and are shocked to learn she's selling it. They all handle the news very maturely (lol). So it's time for the last family Christmas. But it's going to be an even fuller house when Susie's dad (and his pet bird) unexpectedly show up.They all eat some King's Hawaiian rolls and agree to make this last Christmas in the house the best Christmas ever. The next day, Stephen gets the holiday off to a rocky start when he accidentally lets Bob's bird escape.Taylor is stunned when he finds out his girlfriend is actually excited about the idea of moving to San Francisco for the job. He gets weird about it, and she gets upset.Thomas starts acting out because he feels forgotten, and Luke can't figure out what's going on. That night, Thomas finally opens up, and Luke has a really sweet moment with him.The next morning, all the brothers commit to making Thomas feel special again. They build a giant Christmas fort, celebrate medieval Christmas, and go pick out a Christmas tree. It's a great day. When they get back with the tree, Jared the bird shows up and rats Stephen out for letting him escape. Then they try to catch a rodent that's living in the tree. Then the tree falls over. And just as Thomas declares it the worst Christmas ever… Taylor's ex-girlfriend Fiona shows up. Taylor promptly faints.Taylor opens up to his family about the San Francisco job offer, and they emotionally unpack it—while literally unpacking a HomeGoods bag.Taylor grabs coffee with Fiona to talk things through. He tells her that if he takes the job, she has to be okay with the fact that he's moved on. She's like, “Okie dokie.”Bad news, everyone—Luke forgot his anniversary. He goes to talk to his brothers, which leads to a heart-to-heart-to-heart.They go to get Thomas the one gift he wants for Christmas: a Turbo Man doll. This adventure leads to them getting arrested. Don't ask.At dinner that night, Mom gives Bob a speech about how amazing Stephen is and all that. And then Sophie goes into labor. She gives birth to the twins, and Stephen immediately steals the spotlight by proposing to Susie right there in the hospital chapel. Then Luke steals the spotlight back by giving Sophie a late anniversary gift. And then Taylor steals the spotlight from all of them by asking his girlfriend to move to San Francisco with him. She says yes. Everyone is happy.Wedding time. Big kisses. And Santa Mark LaClark rolls in to drop off a Turbo Man for Thomas. In this episode, I'm sharing my heart on something that so many moms feel this time of year: the holidays are magical… until the pressure, expectations, and “shoulds” start stacking up. With over half of parents reporting higher stress during the holiday season, and one in five saying their stress even dampens their kids' joy, I invite you to slow down, breathe, and shift into a gentler, more intentional way of moving through the season. Instead of striving for a perfect Christmas, I'll share my favorite tiny tweaks to create real peace, joy, and presence this Christmas season. Through personal stories (including a memorable HomeGoods meltdown, a bumpy Aspen landing, and rethinking those “sucky-innie” Christmas pajamas), I'm here to remind you that small changes, like asking “What do I need?”, giving yourself a longer runway, checking your expectations, and communicating clearly make a huge difference in your holiday mindset. This episode is filled with encouragement and practical wisdom to help you ditch overwhelm, release perfection, and craft a Christmas that aligns with your family, your values, and your capacity. Tune in to learn the 10 tiny tweaks that will lighten your load, bring back the magic, and give you permission to savor a season you love, not just for your kids, but for yourself too. Hey, friend. I'm pulling an amazing episode from the archives with over 400 episodes here on the Proof to Product podcast. There is a gold mine of information for you to help you grow your business, and, frankly, it can be hard to take it all in. Today's episode is a look back at an interview I did with Paper Camp alum Ashley Sutton of Hustle and Hope on the topic of grants. A lot of grants for small businesses are due during the fall season so we thought this was a perfect time to reair this episode. Ashley is a corporate gal turned entrepreneur. Her career began with marketing and developing the perfect shade of lipstick for Avon to creating buzzworthy toys at Mattel and crafting unforgettable marketing campaigns for leading TV shows for children such as Peppa Pig and PJ Masks. She's also creating the number one best-selling marketing campaigns for authors at Penguin Random House. As a stationery lover and a consumer products professional, her goal was to channel her career experience into a product with purpose, and that is how she founded Hustle and Hope. The first 2 in one motivational greeting card company that includes free digital guides with every single card. A certified minority and certified woman-owned business, Hustle and Hope has retail placement at Buy Buy Baby, World Market, HomeGoods, Amazon, and over 45 other shops across the US. Today, Ashley shares Hustle and Hope's origin story. She talks about her experience participating in the Target Accelerator program, and we talk about how she's been utilizing grants for her business, including how she got started applying for grants, what she looks for, and how these grants have benefited her business. She also shares resources in case you want to get started applying for grants for your business. Today's episode is sponsored by our Unlock Buyer Secrets Interview series.
