Dan Wagner's story is a testament to how the right mix of innovation, community involvement, and personal values can drive extraordinary success in the real estate world. As the Senior Vice President of Government Relations for the Inland Real Estate Group, Dan has witnessed the company's evolution from humble beginnings to becoming one of the largest commercial real estate firms in the country. The company's success, however, isn't just a result of shrewd business acumen—it's deeply rooted in a commitment to integrity, service, and long-term relationships. The Inland Real Estate Group's story started with four Chicago public school teachers who wanted a better financial future. Dan fondly shares how they pooled resources with fellow teachers, venturing into real estate. Their first step was modest: small property investments. Yet, this small collective effort led to the creation of a real estate powerhouse that would revolutionize the industry. From those humble beginnings, Inland grew to become a key player in commercial real estate, even pioneering the use of 1031 exchanges and Delaware statutory trusts.Dan describes the transformative power of the 1031 exchange, a tax-deferral mechanism that has played a pivotal role in Inland's strategy. He uses a simple analogy: “It's like breathing—you don't realize how important it is until you can't do it anymore.” He elaborates on how the 1031 exchange allows investors to defer taxes by reinvesting in similar properties, thereby stimulating economic activity across the nation. This strategy enabled Inland to tackle challenges like underwater investments and turn them into opportunities that benefit communities and investors alike. One memorable example Dan shares is about a dilapidated Kmart building in Naperville, Illinois. The property's owner couldn't sell it due to high capital gains taxes, leaving it as an eyesore in the community. Instead of condemning the property, Inland proposed a 1031 exchange solution that allowed the owner to sell without an immediate tax burden. As a result, the property was redeveloped into a thriving retail space, bringing jobs and revenue to the area. It's stories like these that highlight why Dan is so passionate about advocating for the preservation of the 1031 exchange. For Dan, it's not just about business; it's about doing the right thing for the people and communities Inland serves. This philosophy has guided Inland through both triumphs and tragedies, including the recent passing of their longtime Chairman and CEO, Mr. Dan Goodwin. Goodwin, who rose from poverty to create a billion-dollar enterprise, left a lasting legacy of resilience, generosity, and leadership. His personal story, growing up in a home with only a washtub and a toilet, only makes Inland's success more remarkable. Today, his vision lives on through leaders like Dan and the team at Inland, who continue to prioritize ethics and community impact.Innovation, as Dan puts it, has always been part of Inland's DNA. From pioneering fractional share investments in Walmarts to expanding into various segments like property tax management and insurance, Inland has continually adapted to meet market needs. But as advanced as Inland's strategies are, Dan insists that success in real estate still comes down to relationships. “Everyone can talk about AI and technology, but it's all about building trust and maintaining integrity.”He further emphasizes that being involved in professional associations has been key to his own career development. “Iron sharpens iron,” Dan notes, encouraging emerging professionals to network and collaborate with their peers, even if they are competitors. It's through these dynamic interactions, he believes, that the most growth happens. “Get out there, learn, and meet your colleagues,” Dan advises, stressing the value of shared knowledge and mutual...

Originally due to run for six weeks, the trial of Philip Polkinghorne is now in its seventh week. The former Auckland eye surgeon is accused of murdering his wife, Pauline Hanna, who was found dead on 5 April, 2021. He maintains she took her own life. More witnesses from the defence took the stand to discuss their thoughts on how Hanna died, and the risk factors that could have pushed her to take her own life. New emails from Hanna were read to the court, and the question on if she used her phone the night before she died saw one Crown witness returned to the stand. He maintains she took her own life. Witnesses for the defence revealed a different side of Polkinghorne then what we've previously heard, with former colleagues and neighbours describing him as funny, generous and caring. While the case took another dive into the couple's accounts, electricity usage the morning Hanna died, and the reappearance of a red mark on the stairs – and the defence pathologist weighed in as well. So what tactics create rapport when conducting an investigation conversation? You can tell them, "I'm here to help you tell your side of the story." Let the power of silence raise the internal stress. Ask probing questions. Observe if they are overly helpful. Baseline questions determine truthful response behavior, so that when you increase the stress of internal cognitive dissonance, when you point out incongruencies, that's when you get the real story, the real facts. On Memorial Day, May 25th, 1981, a 25-year-old year old sport climber dressed as comic book hero Spider-Man used a system of suction cups and other climbing gear to scale the outside of the 110-story Sears Tower, which at that time was the tallest building in the world. He came back later that year to climb the John Hancock Center. This is the story of Spider-Dan Goodwin, who was kind enough to let us interview him for this episode.Dan Goodwin:www.dangoodwin.cowww.tripleblack.com"Chemo Crazy" the podcast: https://podcasts.apple.com/us/podcast/chemo-crazy-lessons-from-a-stage-four-cancer-survivor/id1481134448"Chemo Crazy" the book: https://smile.amazon.com/Chemo-Crazy-Lessons-Cancer-Survivor-ebook/dp/B085BZ1XLN/ref=sr_1_1?dchild=1&keywords=chemo+crazy&qid=1607661796&sr=8-1Love the podcast? According to Murphy’s law, anything that can go wrong will go wrong. But imagine the possibilities if you adopted Goodwin’s Law, that anything that can go right, will go right. I know it may sound like a play on words, but trust me, the words you speak and the thoughts you keep will have a profound impact on every aspect of your life. For those that don’t know me, my name is Dan Goodwin. Many of you probably know me best as Spiderman, or SpiderDan, the man who climbed many of the world’s tallest buildings, such as the World Trade Center, the Sears Tower, the John Hancock Center, and the CN Tower in Toronto, Canada, which I free climbed without a rope, both sides with my hands and feet, just to name a few. But what most people don’t know is, I am a Stage Four cancer survivor. If you or anyone you know is battling cancer, please share this podcast with them and have them sign up. I know there’re a lot of support groups out there, and I highly recommend that you continue going to these groups, but it is nice to add another voice, especially a voice that is feeding you positive mental healing thoughts that can help you become a cancer survivor. TO SECEDE OR NOT TO SECEDE? That is the question. Shortly after the controversial election, Dan Goodwin, the president and CEO of Triple Black TV, connected wth Marcus Ruiz Evans, the author of California’s Next Century 2.0: Economic Renaissance, and leader of the YesCalifornia campaign for independence, to ask some hard questions: 1) What do you say to all the states that feel the same? Like Washington, Oregon, Colorado, and New York, just to name a few. Are we abandoning them during their hour of need and leaving them at the mercy of Donald Trump? 2) Will California have its own military force? What's to prevent Donald Trump from declaring martial law and taking action to stop us? These are just the few of the questions posed. We hope you enjoy and feel impowered. Please FOLLOW us and SHARE! We appreciate it more than you. Together we can make this world a better place.
