As most in the industry know, a QSA must get certified by the PCI Security Standards Security Council to audit merchants for Payment Card Industry Data Security Standard (PCI DSS) compliance. Created in 2004 by major credit card brands, such as Visa and American Express, the council acts as a form of self-regulation. So, how did Weaver become an expert on PCI, and what types of solutions does it offer its clients? On this episode of Weaver: Beyond The Numbers, host Tyler Kern talked with Trip Hillman, Director of Cyber Security Services at Weaver, and Kyle Morris, Manager of IT at Advisory Services at Weaver. The trio dug into insights from Weaver's Quality Security Assessor and explored how Weaver dove headfirst into PCI. The PCI DSS applies to organizations that store, process, transmit or could affect the security of cardholder data. Companies that fall under this standard could do a variety of things, such as an annual self-assessment questionnaire, or bring in a third-party, independent QSA to do a full-blown report on compliance audit. Morris is a QSA and started at Weaver about eight years ago. A few years into his career, they had a client, a service provider, start getting asked by their customers if they knew anything about PCI and the report on compliance. At the time, they hadn't done anything with it, but decided to figure it out. That morphed into Weaver diving headfirst into PCI. “We help people with self-assessment questionnaires or SAQs and everything from full-on ROCs for Fortune 50 Cloud Providers to small merchants to SaaS solutions,” Morris said.

The housing market's significance to the nation's economy cannot be overstated, a fact evident in the events of the past year. In 2022, the market took unexpected twists and turns, leaving both experts and analysts surprised. As we venture further into the new year, the housing market continues to defy predictions and expectations. This is attributed to a combination of factors, including elevated mortgage rates, inflation, persistently high home prices, and a scarcity of inventory in most local markets—factors that are deviating from the norm. Furthermore, the recent banking crisis has compounded the already unusual pressure on the housing market. Mortgage rates have been on a rollercoaster ride since the beginning of 2023.Following five consecutive weeks of declines between March and April, mortgage rates rose for two consecutive weeks only to dip again. In May, mortgage rates have held steady, with the 30-year, fixed-rate mortgage averaging 6.39% for the week ending May 18, up from 6.35% the week prior, according to Freddie Mac. Though rates are approaching the levels where they started in 2023—and threatening to surpass them—housing market watchers continue to hold out hope that mortgage rates peaked last year and will soon resume their steady decline, assuming the Federal Reserve backs off on rate hikes. Started with Navy-Tactical STRIKE at Little Creek-Virginia Beach, VA in September 2020. Prior to STRIKE, Morris worked with the Miami Marlins Organization from March 2019-September 2020. He additionally was a volunteer asst/consultant with the organization during the 2018 season.  Prior to joining the Marlins, Kyle was with the Florida Panthers during the 2017-18 and 2018-19 seasons as the assistant strength & conditioning coach. With the Panthers, he headed up all sports performance testing.  Before the Panthers, Morris was at IMG Academy from May 2015-September 2017. He worked primarily with both professional/academy track & field, football, and baseball. Additionally he worked with the NFL Combine prep.  Prior to IMG, Morris was an intern at LSU working with football and baseball. He has had additional internship or assistant roles at Wofford College, St. Louis Cardinals, Florida Panthers (2013-14), Florida International Univ, IMG Academy (2012), Salisbury University, Norfolk Admirals (AHL), Hampton University, and Old Dominion University.  Kyle received his master's in Sports Medicine from Nova Southeastern University in 2014 where he was a GA. He received his bachelor's in psychology from Palm Beach Atlantic University in 2011.

Think about this as a realtor for your buyers and, of course, your sellers. It's not always about the price, it's about how creative you are as a real estate agent. Some realtors just don't know how to do it and how to sell the great mortgage 2-1 buy down mortgage rate option that helps both sides of the transaction. Understand that right now the biggest fear is higher mortgage rates. So be creative in listing the house with an option to a 2-1 mortgage rate buy-down. Most mortgage originators have never done an application on a buy-down and don't understand the financial option the buyers can receive along with the seller offering the buy-down. This helps the seller to sell the real estate and engage in the 2-1 buy-down rather than give a huge discount on the listing price. The buyers purchase the property and receive the mortgage rate incentive for two years from the seller which aggressively helps buyers with the monthly mortgage payments for (2 Years and or 24 months). This is what you call a win for the buyer and a win for the seller. The home buyer refinances the property when interest rates are adjusted down with the US. Markets "the economy". Understand banks sell high mortgage rates compared to mortgage lenders. Who has the best priced-mortgage fixed rates adjustable rates is normally it's going to be a mortgage lender or a mortgage broker. You can get a discount if you push the lenders. Banks normally do-not and will-not give discounts like mortgage lenders or brokers. Banks think they are royalty in the lending world and they are not. They are higher and normally have higher fees also in residential mortgages. Do-not pay origination fees to mortgage lenders, bankers, or mortgage brokers do not get overcharged. Today you must deal with a good fair lender and not all are. In this current high-rate mortgage housing market, as the Wall Street Journal talks about, you better have an aggressive lender in the market. Realtors, Buyers, Sellers - Do not let a mortgage company cost you a deal and a buyer a home of a lifetime. In March of 2022, the Security Standard's Council released version 4.0 of its Payment Card Industry Data Security Standard (PCI DSS.) Weaver's IT Advisory Services' Kyle Morris, Senior Manager, and Brittany George, Partner, spoke to Tyler Kern about the new standard and what people need to know.PCI DSS 4.0 applies to entities storing, processing, and transmitting cardholder data or could affect the security of cardholder data. Kyle said this includes merchants who sell goods and services and get paid with a credit or debit card, like a Visa or Mastercard as well as service providers and other entities that support these merchants. “So, that can affect many different types of organizations.”Version 4.0 came out this past March, but the new standards do not take effect until March 31, 2024. This will give merchants and service providers time to prepare for the latest compliance standard. There is also a transitional period, said Kyle. “Entities will have another year on top of 2024, to March 31, 2025, to implement some of the new requirements going into place.”“You can opt-in early for version 4.0,” Brittany said. “It is fine for organizations that are ready to do that. It is actually considered a best practice.”What are some of the changes in the latest version? “One key difference is the approach to implementing PCI,” Brittany said. “We currently have the defined approach, the traditional method of implementing the requirements as stated. Version 4.0 will introduce the customized approach, which is an alternative way of implementing the requirements.”This customized approach offers the ability to implement the controls in an advanced way, for example through machine learning. “Organizations, including many or our clients, have been asking for this for years, especially those who have been on the leading edge of technology,” Kyle said.

For many, these debts will carry with them until they hit retirement age. This is a debt that cannot be discharged via bankruptcy and the high interest rates make it extremely difficult for those in low paying public service jobs to ever pay off the principle. Our guest is Kyle Morris, a serial entrepreneur, and owner of The Golf Room and The Golf Room Everywhere. He played professional golf for what would have been about 8 to 9 years and then played 40 weeks a year and 20 countries, traveling with his kids and wife. But things had to change. We were traveling the first six months of my first born Adler's life. He was sleeping in hotel rooms. He was born on June 9th. We left on June 23rd, and he didn't sleep in his own bed until the middle of November. And then that next year she goes, "That's not happening anymore." So then we moved home back to Ohio from Scottsdale, where I'm originally from, still playing, and then started teaching and kind of felt God moving me into a different direction.How did The Golf Room come about? One of my good buddies had, like, a man cave in his basement. So I said, Hey, I need to build a man cave like you. He says, Hey, I've got this little place like this little room that you could practice out of. I started hitting balls and he says if you want, we should get people in here. You could teach some lessons on the side. We could also get people to rent this bay hit balls and practice. And then it continued to grow into more ideas.As Glenn puts it... When you see an entrepreneur and, you know, they get the bug and obviously the commitment to be an athlete of playing golf and what it takes the mental grind to do that probably gave you, I guess, the confidence in your own abilities to go out and be an entrepreneur because you're like, Well, I'm not going to fail at this. I'm going to just do something different. I'm going to nail it.And Kyle continues on with his perspective of his entrepreneur journey... I think that the world, which is why the entrepreneurs are listening to this podcast, why they are entrepreneurs, is there are people who talk about doing things and then there are people who actually do things. The world is filled with people who talk, but very few people actually do. When did you realize you have to convert this to building a business. When did that lightbulb go off for you? When did you realize that? So there gets to a point where you just go, okay, I've got to do more. That's why I keep doing these expansions and buying businesses because I have to as an entrepreneur, which I think most of us all are, I have to see what the ceiling is. And if I don't see what the ceiling is, I don't even know if I can live with myself. So it's like I'd rather fail and see what the ceiling is than not try and just be like I could very well just chill out and say, hey, like life is good. And Kyle's thoughts on how entrepreneurs and professional athletes are very similar. I think that all great entrepreneurs and all great athletes are circled and encompassed with a body of basically a halo of optimism. If Tom Brady is down by three points, right, and he's got 15 seconds left, everybody in the stadium knows that Tom's winning. He knows it too. And if he doesn't, fans look at each other and think that's weird. There's always something that the entrepreneur can hold on to and say, hey, like, it'll be fine. How important is delegating? I think that's a really hard thing for like entrepreneurs to wrap their brain around saying, hey, like, I know if I did this, maybe I could do it better, but like my hours are actually better spent doing something else, and then let them do this. They'll get it to 80% to completion. I'll put the all tie the bow on it, you know, cross the t's, dot the I's, alter something, and then away we go. And how about the work-life balance as an entrepreneur? I think that's the hardest part of an entrepreneur, is just trying to make sure that when you're there, you're there and you're being very mindful and present. I think that's probably something that I'm always working on in my character to just say, hey, like I'm with my kids, be with your kids. And like when you're with your wife, like be with your wife....
