In this value-packed episode, we pull back the curtain on how to legally raise money for your real estate ventures and avoid common pitfalls that can get you into serious trouble.
When planning for retirement, many Canadians rely on a government pension like OMERS (Ontario Municipal Employees Retirement System) as their foundation. Do you need savings in addition to your government pension to maintain the lifestyle you want? A buddy called me from his car and said, “I'm driving. Will I get to my destination on time?” I asked, “Where are you going and where are you now?” It's the same with the question of whether retiring with just your pension is enough. Well it depends on your lifestyle, your goals, and whether you want the freedom to enjoy big-ticket items, like vacations or regular nice dinners. The answer depends on your vision of retirement. If your goal is to replace 70-80% of your working income, you'll need to fill the gap between your pension and that target with personal investments like RRSPs, TFSAs, or non-registered savings. In my latest podcast episode, you'll see examples of people with different investment setups to help you discover what's right for you. You'll learn: What is the formula to know how much your government pension will be? What is the rule of thumb for your pension with 30 years service? How much do you need to retire with the lifestyle you want? 10 examples of a retirement plan with a full pension. Do you need to invest more conservatively after you retire? How does a Financial Plan become the GPS for your life?
Welcome to the Santam Insure Your Future Money Bootcamp with Maya Fisher-French and Mapalo Makhu. This series is designed to guide you through essential financial topics, helping you make informed decisions for a secure future. Last episode we focused on saving for shorter-term goals, but what about those medium to longer-term goals like your child's tertiary education in ten years or time, or leaving your child a legacy? Maybe you want to start your own business one day? How do you start? The episode begins with the importance of setting clear and achievable financial goals, providing a practical example of calculating future education costs, illustrating how inflation can significantly impact the amount you need to save. One of the key takeaways is the distinction between interest and growth. While interest is a guaranteed return from a bank, growth involves investing in assets that increase in value over time. They highlight the benefits of investing in unit trusts and exchange-traded funds (ETFs) as effective ways to achieve capital growth. A significant portion of the episode is dedicated to the advantages of tax-free savings accounts (TFSAs). Introduced in 2015, TFSAs offer a tax-efficient way to save and invest. Maya and Mapalo explain how TFSAs can be used for various financial goals, including saving for your child's education and supplementing your retirement fund. They stress the importance of viewing TFSAs as long-term investment vehicles rather than regular savings accounts. The hosts also explore the opportunities and benefits of investing offshore. They discuss how local funds can invest on your behalf overseas, providing exposure to global markets. For those looking to build assets outside South Africa, they recommend starting with local companies that offer offshore investment products. Maya and Mapalo caution against the use of endowment products for education savings. They argue that these products often come with high fees and tax implications that may not be beneficial for most investors. Instead, they advocate for simple, low-cost investment options like TFSAs and unit trusts. Join Maya and Mapalo for an enlightening discussion that will help you secure your financial future.

Which account should you choose, a registered retirement savings plan (RRSP) or a Tax-free savings account (TFSA)? This is one of the most common decisions that Canadians must make when it comes to investing, but it will also elicit some of the most passionate responses. RRSPs especially get a lot of undue skepticism, with some even labelling it as a scam. Today we take a deep dive into both of these savings accounts, exploring the downsides and benefits of each, and how to decide which account is right for you based on your savings goals. With the help of Conquest Planning, a specialized, in-depth modelling tool, we look at a range of scenarios incorporating different variables, like income and family size, and break down our analysis regarding the RRSP vs. TFSA decision for each scenario. We discuss key factors to consider, including the basic personal amount tax credit, which allows RRSPs to act as a tax flow-through, and the guaranteed income supplement (GIS), which can impact retirement planning. Our conversation also examines how to approach family size and longevity, as RRSPs become more advantageous with longer lifespans. In today's episode Warren Ingram answers your questions about retirement annuities (RA) or a tax-free savings accounts (TFSA). Warren discusses the benefits of a TFSA including tax-free growth, RA offers a tax deduction on contributions, how Regulation 28 governs the maximums in retirement funds, and that decisions should consider both time horizon and psychological tolerance for risk and offshore allocations.TakeawaysConsider both time horizon and psychological tolerance for risk when deciding between a retirement annuity and a tax-free savings account.Regulation 28 governs the maximums in retirement funds, but a balanced portfolio with a high allocation to shares is generally recommended.Retirement funds now offer more flexibility and offshore allocation, making them attractive investments.Tax-free savings accounts offer tax-free growth, but contributions are not tax-deductible.For more valuable insights from the 10x team, click here.Have a question for Warren? In this insightful episode of "Think Smart with TMFG", Rob McClelland and Mike Connon, veteran financial advisors, meticulously explore the benefits, functions, and strategies associated with the Tax-Free Savings Account (TFSA). Initially introduced in 2009, TFSA is presented as an excellent investment tool especially beneficial for retirement savings for Canadians. The seasoned hosts delve into core features of Tax-Free Savings Accounts — outlining their distinct aspects compared to conventional savings accounts, explaining the tax-free growth feature, and showing the multitude of investment opportunities it provides. They also shed light on its comprehensive advantages such as yearly fund additions based on new limits, option to replace withdrawn funds, and potential to amass substantial savings. The discussion goes on to examine the key differences between TFSA and other savings accounts like RRSP and the newly introduced first home savings account. They caution listeners about excess contributions and highlight the convenience of having multiple TFSAs but with meticulous contribution tracking. The topic of posthumous handling of a TFSA is also broached, stressing the benefits of nominating a spouse or child as a successor annuitant or beneficiary. Additionally, the episode delves into unique strategies to boost tax-free growth, making it an essential listen for anyone seeking to leverage a Tax-Free Savings Account in Canada fully. Detailed case studies illustrate the use of TFSA for managing cash flows, avoiding OAS clawbacks, and facilitating non-taxable gifts. Unique advantages of TFSA are discussed, such as designating beneficiaries, including charities, without rewriting your will, functioning as an income source during high-tax years, and its usefulness in buying non-primary real estate property. The hosts round off by touching upon other practical uses of TFSA like short-term goal planning, creating passive income, and saving for educational expenses. Gain an in-depth understanding of TFSAs and how to tailor it for your specific financial needs in this comprehensive episode.
Today, we're going to cover what you need to know from a tax, investing, and financial planning perspective as we head into this new year. As you know, the government makes changes every year in these areas and the implications of these changes can have a pretty substantial impact on how much you pay in taxes, your net worth, what government benefits you are eligible to get, and how much you get. These can easily affect your net worth in the thousands of dollars every single year, so it's definitely in your and my best interest to know about these changes and get a bit of a refresher, so that we can all better prepare, and also take advantage of any opportunities that arise. About our guests: To help me with this, I have Certified Financial Planners Jason Heath, and Hannah McVean on the show. Jason is a popular returning guest on the show, definitely one of the more well known and respected financial planners, here in Canada. Hannah and Jason are both fee-only financial planners, which means they don't sell any investments so there isn't that potential conflict-of-interest that you see a lot of here in Canada where someone calls themselves a financial planner or a financial advisor, you think you're getting a good financial plan and that they have your best interests at heart, but really they are just trying to get you to buy the investments that their firm sells so that they can earn a hefty commission. None of that here, we're going for purely unbiased financial education with Hannah and Jason. A quick little bio on these experts: Jason has been providing fee-only, advice-only financial planning since 2002 (for well over a decade). He is also a personal finance columnist for the Financial Post, MoneySense, and Canadian MoneySaver. He has a Bachelor of Economics degree from York University and holds the Certified Financial Planner designation. Hannah is also a Certified Financial Planner and a Chartered Investment Manager. She has experience working in the wealth management industry managing investments and filing taxes. She is now on the fee-only, advice-only financial planning side of things, and if you want to speak Jason, Hannah or someone from their team, you can reach them at BuildWealthCanada.ca/jason. Resources Mentioned: You can book a free introductory meeting with Jason and his team at buildwealthcanada.ca/jason. As a Build Wealth Canada listener, you'll get 10% off if you end up working with them. You'll also be entered into the giveaway to win a free financial plan. The discount and giveaway are for a limited time, and you can sign up for free here. Questions Covered: To kick things off, can you take us through what we need to know for 2024, when it comes to our TFSA? and can you give us a quick refresher on how the TFSA works when it comes to taxes, and getting our contribution room back every year. Follow up question: Do you often suggest that clients keep their equities in their TFSAs due to their higher expected return compared to bonds and TFSA savings accounts? What have you found to be the most efficient way for Canadians to determine how much TFSA contribution room they currently have? Can you speak to how you can actually increase or decrease your available TFSA contribution room, depending on how your investments perform? Follow up question: How do you factor this in when you are doing financial planning for your clients? Follow up question 2: What kind of analysis do you do on TFSAs when you are working with clients and are there any optimizations or mistakes that people sometimes do that you are on the lookout for? Let's change gears and talk about RRSPs next. Are there any changes to RRSPs that we should be aware of for 2024, and for anybody new to all this, can you give us a refresher on how RRSPs work for us Canadians, when it comes to minimizing our taxes? Can you speak about the RRSP loan strategy? This is something that we often hear mentioned in different blogs and books on finance for Canadians, but do they still make sense in this higher interest rate environment that we are now in? (please explain the strategy first for anybody not familiar) When it comes to RRSPs, are there any common and/or critical mistakes that you see Canadians make, when you are doing financial plans for your clients? The FHSA is a relatively new tool for Canadians. Can you speak to what it is, who is it for, and how do you like to analyze and factor it in, when working on financial plans for your clients? Are there any new tax credits, deductions, or government benefits in 2024 that you think we should especially be aware of? and are there any that you find Canadians sometimes tend to miss? What have you found to be the best way to ensure that we don't miss any tax credits, deductions or government benefits that we are eligible for? (it's a bit of an overwhelming list if we just google it) Can take us through the updates for 2024, when it comes to the basic personal amount. And can you explain what it is and the financial planning implications of it, for anybody not familiar? As we enter 2024, can you take us through a checklist of what you advise your clients to do as the year progresses? What should they be doing annually now, and as the year moves forward? Is there anything else that you think Canadians should know about, from the taxation and government benefits side as we head into the new year? I set up a page for you where show listeners can get a free consultation with your team, and that's over at buildwealthcanada.ca/jason. Can you tell us a bit more about what problems and challenges you and your team specialize in solving for Canadians?

#200: Isaiah Henry - How To Be A Long Distance Landlord On this episode, Gary chats with young entrepreneur Isaiah Henry. Isaiah started out like a lot of investors, working and finding real estate investing. He wanted to be a cop, and was for awhile, but saw the toll it took on his coworkers, and Isaiah REALLY wanted time freedom. He's has only been involved in real estate for 5 years, yet he's managed to acquire many single family homes, start a property management company to support himself and other investors, a learning company, a social media company, and he's NOT done! And where has he had this amazing success? TIMMINS! His plan is to move into small multi-family homes, and complete multiple JV's. If YOU are curious about owning properties outside of your geographic area, but are worried about not being able to keep an eye on your properties or even manage them successfully, or wonder why Isaiah is sticking with single family homes over duplexes and triplexes for now, THIS is a must LISTEN! Gary also shares his tip on goal setting with a whiteboard... Gary and Darlene have a waitlist open for their one-on-one mentorship program to supercharge your investment game! Receive scheduled calls and classes to help define your passion, goal setting, whiteboarding and of course scaling your investment portfolio! Bio My name is Isaiah Henry and I am 28 years old. Born and raised in Pickering ON. Fell in love with athletics at a young age and was able to take my talents to Wilfrid Laurier University where I received an athletic scholarship and was fortunate to become a dual athlete while playing Rugby and Football. Upon graduating I pursued a career in long enforcement where I gained positions at Metrolinx as Special Constable and then the Toronto Police Service as a Police Officer. In terms of my investing career I started in 2017 after seeing an ad in the local paper about a new pre con project in Toronto. After the condo I was pretty uninvolved in real estate until 2019 where I picked up a condo townhouse in oshawa ON. I began learning more about REinvesting and started taking on long distance projects in Windsor, Sudbury and Timmins. Currently I am focusing on Timmins ON where the majority of my portfolio is located. I manage all my areas remotely and have created a property management company to help serve other investors in the area. Some may even call me the Mayor of T-Town . Going forward I would like to keep working with more JV partners and continue to scale into small multi family properties in Timmins ON. I would also like to continue to grow my property management company as well as some of the other active businesses I have on the go.
