ome sales in Vancouver just hit their lowest point in six years, marking yet another painful milestone in what's quickly becoming one of the most uncertain and volatile real estate markets in decades. And if you're wondering why this is happening, just look at the bigger picture—consumer confidence in Canada just hit an all-time low. That's right—lower than the depths of the Great Financial Crisis, and worse than the early pandemic panic. Business confidence is in the same horrific state, and these weren't even recorded after Trump's tariffs took effect. With those now in place, pressure is mounting on the Bank of Canada as it faces a nightmarish economic puzzle: GDP is rising, inflation is expected to heat back up, the housing market is crumbling, and record levels of debt are coming due for renewal. Meanwhile, the March real estate data for Vancouver has just dropped, and we're breaking down all the key metrics—from collapsing sales volumes to rising inventory to surprisingly resilient home prices—and analyzing what all this means for home values for the spring 2025 market.Let's talk inflation. March came in hot at 2.6%, a big jump from the previous month's 1.9%, and far above expectations. Mortgage interest costs have fallen again for the 18th straight month, but inflation is now at a seven-month high, forcing the Bank of Canada into a tightening corner. And behind the scenes, 45% of businesses expect to raise prices more than 5% this year—double what it was just six months ago. While tariffs may warrant easing, inflation is pushing back hard, and markets no longer expect a rate cut in April. Meanwhile, GDP rose again—up 0.4% in January after a 0.3% climb in December—led by energy and mining. While the headline looks positive, remember: per capita GDP has been in decline for over two years. The BOC may take these numbers at face value, but it's a fragile recovery at best.South of the border, the U.S. Fed held its rate at 4.5% last month, with possible cuts later this year. But Powell made it clear: if inflation stays sticky, high rates could persist. Their GDP forecast was revised down and inflation up. The takeaway? If the Fed cuts, Canada could follow—especially as our economic risks grow and global trade uncertainty lingers. In the mortgage world, renewals are surging—up 110% year-over-year—and projections vary widely. BMO sees rates at 2% by end of 2026, while Scotia sees no cuts until 2027. The big banks don't agree, but they're all aligned on one thing: no hikes are coming. That's welcome news for those riding variable rates or planning their next move.New housing supply is in freefall. National housing starts dropped 4% month-over-month and 12% year-over-year, but BC is the epicenter of the downturn: starts plunged 22% just last month and are down 32% from last year. In Vancouver alone, they're off by 18%. This comes at a time when building permits are at rock bottom—meaning even fewer homes will be built in the years to come. While inventory is high now, the longer-term risk is a devastating shortage. Just look at the national data going back to 1972: while population growth has doubled, housing completions have actually declined. CMHC now estimates we'll be short 3.5 million homes by 2030. Elliott Van Dusen has been fascinated with both the supernatural and law enforcement since childhood. Elliott graduated from Saint Mary's University with a Bachelor of Arts degree in criminology. He completed 15 years of service with the Royal Canadian Mounted Police before retiring at the rank of Corporal. He is currently completing his Master of Arts in counselling psychology degree from Yorkville University. Pantoro Ltd (ASX:PNR, OTC:PNTOF) managing director Paul Cmrlec talked with Proactive's Tylah Tully about updates from the Norseman Gold Project in Western Australia, particularly its Scotia Mine. Cmrlec highlighted that recent grade control drilling results had returned high-grade intersections, extending beyond the existing reserve position. "The big news is that there's quite a bit of development at high grades well outside of the old reserve position," he said, emphasising the project's growth potential. As the company continues its development efforts, Cmrlec noted that recent results had identified a 70-metre mine extension and more than 100 metres of new development outside the current plan. He stated that Pantoro remained on track to reach full steady-state production at Scotia by the end of the March quarter, with production expected to surpass 100,000 ounces annually when combined with other Norseman operations. Additionally, open-pit mining at Princess Royal is set to begin in early March, with significant ore production anticipated in the second half of the year. Pantoro Ltd (ASX:PNR, OTC:PNTOF) managing director Paul Cmrlec talked with Proactive's Tylah Tully about the company's ongoing resource growth program at the Norseman Gold Project in Western Australia and the latest high-grade drilling results. Cmrlec noted that Pantoro's growth drilling campaign, which began last year with a 38,000-metre program, was progressing well. Cmrlec outlined that 2024 was pivotal for Pantoro, as the Norseman Project moved into a cash-flow positive position. “The last three quarters have generated cash,” Cmrlec said. Key milestones included the completion of open-pit mining at Scotia and the commencement of underground development and stoping, which is expected to fully ramp up next quarter. Discussing drilling results released earlier this week, Cmrlec emphasised the success of step-out extensional drilling at Scotia South. He noted wide mineralisation 70 metres below current reserves, which could increase the project's production and mine life. Additionally, ground control drilling revealed wider and higher-grade mineralisation than expected, enhancing the project's growth potential. A significant milestone this year was the signing of a Native Title agreement, described by Cmrlec as the culmination of years of negotiation. The agreement allows for sustainable mine growth while ensuring benefits for the local indigenous community. Looking to 2025, Cmrlec said Pantoro was focused on maintaining positive cash flow and advancing growth initiatives. Goals include restarting open-pit mining, ramping up underground operations and further drilling programs. Full Text of ReadingsFriday of the Thirty-first Week in Ordinary Time Lectionary: 489The Saint of the day is Blessed John Duns ScotusBlessed John Duns Scotus' Story A humble man, John Duns Scotus has been one of the most influential Franciscans through the centuries. Born at Duns in the county of Berwick, Scotland, John was descended from a wealthy farming family. In later years, he was identified as John Duns Scotus to indicate the land of his birth; Scotia is the Latin name for Scotland. John received the habit of the Friars Minor at Dumfries, where his uncle Elias Duns was superior. After novitiate, John studied at Oxford and Paris and was ordained in 1291. More studies in Paris followed until 1297, when he returned to lecture at Oxford and Cambridge. Four years later, he returned to Paris to teach and complete the requirements for the doctorate. In an age when many people adopted whole systems of thought without qualification, John pointed out the richness of the Augustinian-Franciscan tradition, appreciated the wisdom of Aquinas, Aristotle, and the Muslim philosophers—and still managed to be an independent thinker. That quality was proven in 1303, when King Philip the Fair tried to enlist the University of Paris on his side in a dispute with Pope Boniface VIII. Free will is an illusion, they argued. An ever-practical man, Scotus said that if he started beating someone who denied free will, the person would immediately tell him to stop. But if Scotus didn't really have a free will, how could he stop? John had a knack for finding illustrations his students could remember! After a short stay in Oxford, Scotus returned to Paris, where he received the doctorate in 1305. He continued teaching there and in 1307 so ably defended the Immaculate Conception of Mary that the university officially adopted his position. That same year the minister general assigned him to the Franciscan school in Cologne where John died in 1308. He is buried in the Franciscan church near the famous Cologne cathedral. Drawing on the work of John Duns Scotus, Pope Pius IX solemnly defined the Immaculate Conception of Mary in 1854. John Duns Scotus, the “Subtle Doctor,” was beatified in 1993. Reflection Father Charles Balic, O.F.M., the foremost 20th-century authority on Scotus, has written: “The whole of Scotus's theology is dominated by the notion of love. The characteristic note of this love is its absolute freedom. As love becomes more perfect and intense, freedom becomes more noble and integral both in God and in man” (New Catholic Encyclopedia, Vol. 4, p. 1105). Learn more about John Duns Scotus! Patrick Rieger emailed photos right before St Patrick's Day: “Hello Marc, Celtic Pittsburgh was part of the Saint Patrick's Day parade for the first time this year, and it was also my first parade on such a scale. I was part of two tiny parades for other occasions, but nothing like this. Pittsburgh Public Safety estimated 200,000 spectators would be lining the 1.4 miles route, and it certainly looked it. Emerging from under a railroad bridge to reach the start of the parade route and seeing the sides of the streets of downtown Pittsburgh packed with so many people cheering and whooping was a thrill. Some people were even watching from a parking garage. We had seven people marching. Three members marched, as well as some people who volunteered to march with us. Two people were from the Lady MacGregor Lodge #73 of the Daughters of Scotia based in Youngwood, PA. Besides groups honoring Irish and Celtic culture, there were other groups in the parade, including a Ghostbusters fan group. The radio program who interviewed Susan Borowski and I, The Saturday Light Brigade, asked people downtown for the parade to call in and let them know how the parade was going, so I called while we were waiting in the staging area. I have attached some photos, most to show the size of the crowd, and one of the reviewing stand.”

Most riders buy their new bike and just ride and don't truly break it in. I recommend breaking your clutch in correctly to widen your clutch friction zone and ensure durability. For those unfamiliar with the term, the friction zone is the critical area where the clutch plates are neither fully engaged nor disengaged. Some riders might call it “dragging the clutch.” Mastering control within this zone is crucial for maneuvering your motorcycle, particularly at lower speeds. Experienced riders, like police officers, frequently operate within this zone to navigate challenging courses, which directly translates to safer street riding. Episode 12 is a return to our roots in talk radio, with a long-form interview of Mynarski ward Councilor Ross Eadie of Winnipeg's North End. 4:57- In Part 1, we asked Coun. Eadie about the city budget and Mayor Gillingham's repeated practice of issuing high interest debentures: "We have to fund by debt the North End sewage plant," he explained, as an example of long-term assets being financed. 10.00- "We have no more cash" because of property tax freezes in the past, and Eadie tells that the upcoming budget is going to see a change in the debt policy. "There's lots of people making lots of money in this City, believe me," Eadie said, in justifying potential tax and fee hikes. With Wab Kinew allowing school boards to hike taxes, we discuss if inner-city councilors are concerned that long-time homeowners are being squeezed. 12.50- Coun. Eadie comments on Prime Minister Justin Trudeau's housing incentive "deal". What will the effect beof federally-influenced zoning changes in Mynarski? "It's going to change everything", by allowing a 4 plex anywhere from the Red River to about Sinclair, and all the way north to Leila. "It's going to change the whole look and feel of the neighborhoods", although Eadie assures this is a long, gradual process. 16.15- Next, Eadie responds to Coun. Brian Mayes' discovery about Parker Lands. Built as a transit oriented development, it somehow didn't qualify to be on the revised civic housing map. 18.00- Trudeau's Housing Accelerator Fund has "nothing to redevelop an area like Dufferin" - hear which areas in the north end are going to be targeted by developers. 19.36- Eadie describes how the HAF hearing process is supposed to roll out: hear how he ensured ALL council members, including Mayor Gillingham, will listen to the public's concerns. The ship was en route from Liverpool, England, to New York City but faced severe weather conditions and navigational errors that led to its tragic demise. The impact caused the vessel to quickly sink, resulting in the loss of around 550 lives, making it one of the deadliest maritime disasters of its time. Full Text of ReadingsWednesday of the Thirty-first Week in Ordinary Time Lectionary: 487The Saint of the day is Blessed John Duns ScotusBlessed John Duns Scotus' Story A humble man, John Duns Scotus has been one of the most influential Franciscans through the centuries. Born at Duns in the county of Berwick, Scotland, John was descended from a wealthy farming family. In later years, he was identified as John Duns Scotus to indicate the land of his birth; Scotia is the Latin name for Scotland. John received the habit of the Friars Minor at Dumfries, where his uncle Elias Duns was superior. After novitiate, John studied at Oxford and Paris and was ordained in 1291. More studies in Paris followed until 1297, when he returned to lecture at Oxford and Cambridge. Four years later, he returned to Paris to teach and complete the requirements for the doctorate. In an age when many people adopted whole systems of thought without qualification, John pointed out the richness of the Augustinian-Franciscan tradition, appreciated the wisdom of Aquinas, Aristotle, and the Muslim philosophers—and still managed to be an independent thinker. That quality was proven in 1303, when King Philip the Fair tried to enlist the University of Paris on his side in a dispute with Pope Boniface VIII. John Duns Scotus dissented, and was given three days to leave France. In Scotus's time, some philosophers held that people are basically determined by forces outside themselves. Free will is an illusion, they argued. An ever-practical man, Scotus said that if he started beating someone who denied free will, the person would immediately tell him to stop. But if Scotus didn't really have a free will, how could he stop? John had a knack for finding illustrations his students could remember! After a short stay in Oxford, Scotus returned to Paris, where he received the doctorate in 1305. He continued teaching there and in 1307 so ably defended the Immaculate Conception of Mary that the university officially adopted his position. That same year the minister general assigned him to the Franciscan school in Cologne where John died in 1308. He is buried in the Franciscan church near the famous Cologne cathedral. Drawing on the work of John Duns Scotus, Pope Pius IX solemnly defined the Immaculate Conception of Mary in 1854. John Duns Scotus, the “Subtle Doctor,” was beatified in 1993. Reflection Father Charles Balic, O.F.M., the foremost 20th-century authority on Scotus, has written: “The whole of Scotus's theology is dominated by the notion of love. The characteristic note of this love is its absolute freedom. As love becomes more perfect and intense, freedom becomes more noble and integral both in God and in man” (New Catholic Encyclopedia, Vol. 4, p. 1105). Learn more about John Duns Scotus! Why is it hard for some people to tell left from right? And what about animals? Can they be left-flippered, or finned, or southpawed? That's what a few CrowdScience listeners want to know, and we've got an expert panel on left, right and everything in between to help answer your questions. From genetics to culture, host Caroline Steel works to unpack what's known and what's still unknown about handedness. David Carey from Bangor University helps Caroline better understand her own mixed-handedness through a series of simple tests and shares some insights into what role handedness (and footedness) plays in the world of sports. Neuropsychologist Marietta Papadatou-Pastou from National and Kapodistrian University of Athens helps break down the numbers on left v. right-handedness and its cultural influences. To better understand the genetics and evolution of handedness, we hear from Sebastian Ocklenburg from Medical School Hamburg, who has investigated the phenomenon in other species. Throughout the show, Caroline tries to understand why handedness exists in the first place and why our species is so biased to the right. She tries to answer listener Barb's question as to why ambidexterity isn't more ubiquitous, and it leads to some brainy tangents.
