Ep 580 - Unmanageable Permitting Processes Guest: Todd Yuen By Stuart McNish A robust industrial property sector is vital to the economy. According to a Metro Vancouver study, “Industrial lands serve various purposes, such as warehousing, manufacturing, and supporting emerging technology businesses. They provide essential employment opportunities and contribute to supply chains.” In other words, they are vital to economic growth. Here's the challenge, says Todd Yuen of Beddie Industrial. “There's a critical shortage of industrial lands in Metro Vancouver and we're losing businesses and their employees to Alberta and other jurisdictions.” The reasons for the shortages are complex, according to the InterVISTAS report, which include “constrained land supply, complex jurisdictional overlaps, and a need to review the development process.” Yuen says, “To give you an example of the unmanageable permitting process, we just put a new site on the market after seven years of approvals. The wheels within the permitting process turn so slow they create an air of anti-progress." Debt is a tool, and it can be very useful when used properly. Borrowing money can help us buy our first car, get into our first home, or even pursue that degree for our dream job. But like any tool, it's possible to get into trouble if we don't understand how to use it. Taking action when debt becomes burdensome is essential. Recognizing the various signs can detect unmanaged debt, and this awareness can bring a sense of reassurance. Unmanageable debt can reveal itself in some or all of the following ways: There's no ability to save money because it's all going to payments, you have a heightened sense of worry, stress, or anxiety over financials, and your debts aren't being paid on time and are heading towards or currently in collections. Based on these factors, reducing debt to a manageable level is a net positive for your life. It's not just about the numbers; it's about the hope and freedom it can bring. Reducing debt not only improves financial health but may also improve mental health. Pursuing and achieving financial freedom usually starts with some form of reducing debt and proper management is essential to get there. Once managed, you can push that throttle forward and speed rapidly toward finally getting it under control. Here are three top strategies to reduce and manage debt effectively: Simplify your payments by organizing and consolidating. Budgeting is a key part of this process. We often stress the importance of budgeting because it's the foundation of successful debt management. It's hard to plan without a budget, and your debt payoff effort won't be as effective. Educate yourself on successful budgeting tactics and find the one that works best. Whether it's pen and paper or a digital app, it is essential to keep your budget organized. You can also explore some of the top budgeting apps. For example, Nerdwallet published a list of the top budgeting apps for 2025, so check out the link in the show notes. Explore consolidation loans or other debt assistance programs. If debts are tough for you to manage, a debt consolidation might take that pressure off and give you the necessary breathing room. It enables you to group some or all your various debt bills into one consolidated payment that's easier to manage. For help, contact staff at your local bank or credit union. They could help illuminate the right options for your situation and cover the various details involving a debt consolidation. Find a way to lower your bills. Cut back on spending if possible. Avoid unnecessary purchases and cancel unused subscriptions. You can also explore ways to refinance your debts, whether auto, personal, credit cards or student loans to a lower interest rate. By shopping around for lower rates, you may be able to decrease your monthly payment, freeing up more cash to put towards your existing debt. This can also be a significant saving over the life of the loan, making it a worthwhile strategy to consider. And you can lower bills by negotiating with providers and businesses for better rates or payments. Cell phone providers, car insurance companies, cable and internet providers, and even gym memberships will likely try to work with you on a better deal. If not, shop around and see if you can find that better deal elsewhere. The third way to start managing debt better is to find ways to increase income. If you're currently working, consider asking for a raise, or even working overtime to bring in a little more each paycheck. Explore a new job for opportunities that might land you a better salary or consider picking a second job to work a few extra hours each week. Even working an extra 10 hours per week could provide the right amount of buffer in your budget to chip away at that big debt pile. If you need something more flexible to bring in more money consider gig work or freelance work on the side to bring in extra cash. You could try delivery or Uber driving, pet sitting, or dog walking, which are all popular ways to easily try out gig work. Also, don't forget about other opportunities like tutoring, graphic design, photography, or babysitting. If you decide to try this, remember to set aside a portion of your earnings for taxes. Vanson Bourne study commissioned by Tangoe, Offers Trends for Cloud Communications Community, MSP opportunity driven by AI AI and GenAI are the top two reasons cloud spending is rising. Another giant driver is automation. As Generative AI and other AI technologies continue to reshape the tech landscape, we are witnessing a dramatic surge in cloud expenditures. A recent study by Vanson Bourne, commissioned by Tangoe, reveals that cloud spending has risen by 30% YoY on average due to GenAI, with a staggering 72% of IT and financial leaders finding these costs unmanageable. In this podcast, Chris Ortbals, Tangoe's Chief Product Officer walks us through the report's key findings. With the GenAI-cloud boom, unchecked cloud spending could make innovation financially unsustainable. A Shannon shopkeeper has hit out over litter levels in the area, describing the situation as "unmanageable". Fresh calls are being made for additional bins to be provided in the town, amid complaints of consistent and widespread littering. Shannon is the latest community in Clare where littering, illegal dumping and fly tipping are being reported. The Drumgeely area, which consists of houses, apartments, as well as a number of businesses, is currently benefitting from improvement works as part of the Town and Village Renewal Scheme. The works have resulted, however, in the temporary removal of a number of bins, which locals say has led to a spike in littering in the vicinity. Sean Moran is the owner of the Daybreak shop in Drumgeely and he claims it's impossible to keep a handle on rubbish outside his business. The frequent sight of rubbish on the ground in Drumgeely has partially been attributed to crows swooping down and tearing bins apart. Cathaoirleach of Shannon Municipal District, Sinn Féin Councillor Donna McGettigan, who's previously described the council's 'Leave No Trace' litter policy as 'not fit for purpose', believes the type of bins being installed in the area should be revised. Five complaints of littering were made to Clare County Council last month alone, bringing the total number for this year to date to 41. In a statement to Clare FM, the local authority says "as part of the public realm construction works, it was a necessary requirement to remove some of the bins" at Drumgeely, but "all permanent bins have now been installed". It goes on to say it's important the message of personal responsibility "continues to be consistently promoted in Shannon and indeed throughout Co. Clare". Shannon Independent local election candidate, Keith McNamara insists the council must "pull up its socks" and provide more bins as a means of addressing the scourge of litter in the town.

Listen and start to find out HOW! 3 Quotes Related to THINKING from Eckhart Tolle that relates to "Unmanageable" thoughts and addiction: I would say about 80-90% of most people's thinking is not only repetitive and useless, but beacuase of its dysfunctional and negative nature, much of it is harmful. Observe your mind and you will find this to be true. This kind of cumpulsive thinking as actually an addiction. What characterizes an addiction? Quite simply this: you no longer feel nyou have the ability to stop. Every addiction arises from an unconscious refusal to face and move through your own pain. Every addiction atarts with pain and ends with pain. Whatever you're addicted to (includes all involuntary compulsive mental-emotional habits and reactive patterns) you are using to cover up your pain. The greatest obstacle to experiencing peace and the radiant joy of being is identification with your mind, which causes thought to become compulsive. Not to be able to stop thinking is a dreadful affliction... this incessant mental noise prevents you from finding the realm of inner stillness, peace, and joy.
