About Rachel:Everybody is currently investing in HMOs (Houses in Multiple Occupation), as this increases your rental yield versus some single let properties. This is a great strategy, but what happens when the market becomes saturated? How do you mitigate against regulation? How do you mitigate against saturation and competition in your market? How do you FUTURE PROOF YOUR PORTFOLIO? Ask the landlords who invested in areas, which became article 4 HMO wastelands…they are now trying to sell over leveraged properties. We decided at the beginning this would NOT happen to us. Did you? We have spent the last few years creating massive growth by Title splitting and we help other property investors do the same.About your host, Tej:Tej graduated from King's' College London with a BSc Biochemistry in 2014, he then pursued a career in Medical Education and Marketing. Soon after his second job… he was fired! A moment of relief and freedom was what he felt, not sure what his mother felt when he told her he was jobless at 23…He then went in search of a more ethical path, a business he could set up where the reward was equal to the work put in. “If they are making pounds, why am I making pennies?” - was his thought process, not happy with slow progression and bureaucracy (& having to wear smart shoes everyday). This lead him to opening a Recruitment business (not sure where the ethics went) which doubled in profit every year, for 4 years. He hated it. Golden handcuffs they call it.Fortunately, he used the cash he'd built up from that business, to educate himself in Property Investing. Soon, he'd stopped the business and transitioned into Property Investment full time. He then had a slow start -Purchasing 15 properties in his first 9 months, using over £650,000 of Investor Finance, he built a £1,200,000 property portfolio and created £30,000 of profit from flips. This gave him ‘financial freedom', but it was the most stressful period of his life. We hope you enjoy this episode's conversation with Rachel, beaming to you straight from the New Zealand.   Bio   Rachel moved to New Zealand from Chester, England in 1996 while working in the electricity industry. She left the corporate world nine years later to start her own business helping people grow their own food. She was diagnosed with MS in March 2017 but was fortunate to go to an OMS retreat in Australia six weeks later. She is the OMS Ambassador for the Hawke's Bay OMS Circle and develops and tests recipes for the OMS website.   Rachel enjoys getting out and about with her two Labradors, she makes many of her own clothes and has recently upgraded to an e-bike for more comfortable local commuting.   Questions:   Rachel, our audience wants to know a little bit about you and your life. Can you share some background on where you're from, what you do, any snippets of your family or personal life or anything about you that would give our listeners a sense of who Rachel Knight is? Bio:   Hana is an event project manager, traveler, health freak, and most importantly, an OMS volunteer coordinator. She started following the OMS program after being told she might have MS. After reading everything about the brain, neurons, nutrition and the health benefits of a plant-based diet and finding the OMS website, she decided to give it a try. Her efforts slowed down the progression of her condition and now, after five years, many OMS-friendly recipes, countless liters of flaxseed oil and hours of yoga and journaling, her neurologist informed her that whatever she's been doing she should keep it up, and her file was placed in the ‘let's observe' folder indefinitely. Hana believes following the OMS protocols was one of the best decisions she has ever made.   Questions:   Welcome to Living Well with MS, Hana! Can you tell us a little bit about yourself, your background and anything our audience should know to get a sense of who you are? How did you discover the OMS program… describe the path that led you there? What's your experience been like on the OMS program… tell us about the ups and the downs? You won't want to miss this story. Rachel Knight was hours from closing her three-year-old business. She set up a meeting with her biggest client to break the bad news – she was going to have to close Destination Occupation. But the client had news for her – that wasn't going to happen. Three years later, not only is Destination Occupation, which helps employers grow their workforce by introducing them to potential employees they'd never meet otherwise, still in business – the company is growing and thriving. Founder & CEO Rachel Knight is a Maine native. She graduated from Bangor High School in 1982, and has an undergraduate degree from UMaine Orono in International Studies. In her late 20s she started horseback riding and volunteering with a therapeutic horseback riding program for people with disabilities. From that experience, she set a career course on special education and got a master's degree in Exceptionality (Special Education). In 1996, Rachel received her master's from the University of Southern Maine and taught content area subjects (History and English) to students with disabilities and logged many hours helping students explore options for post­-secondary opportunities, a.k.a Transition Planning. It is from this experience that the idea of Destination Occupation was born. There are so many more opportunities and options for students than could ever be covered from high school field trips. So the idea of creating a library of videos for students “visit” a variety of businesses and educational programs from their high school felt like a deal changer, a “no brainer,” especially in a state as geographically challenged as Maine. But the pivot, to find the pain point and figure out who the customer really was (hint: it's not the school or the students) took years to determine. A study found that using time-outs does not have any detrimental effects on children. A time-out is a form of discipline wherein a child who misbehaves is isolated at a certain place for a period of time. Evidence shows that having a time-out is an effective way to correct behavioral problems in children. However, the media and several organizations perceive time-outs as ineffective and harmful to children. According to a study by University of Michigan researchers, time-outs do not make children anxious or violent. The study's results further showed that there are no significant emotional and behavioral differences between children who experienced time-outs while growing up and those who did not. Both groups displayed the same levels of anxiety, depression, and self-discipline. To obtain the study's results, the researchers followed about 1,400 families and observed their parenting styles for eight years. The participating children were observed at three stages: at three, five, and 10 years old. The researchers assessed the participants' social skills, psychological well-being, and behavior toward parents using interviews, observations, and video recordings. Because the study relied mostly on observation, the researchers believe that their findings are not conclusive, and the subject matter needs further investigation. According to the study's lead author, Rachel Knight, time-outs are often misunderstood or used incorrectly. She asserts that the method can be very helpful if used properly. Time-outs should be executed with calmness, consistency, and careful planning. Parents should also explain to their children beforehand the purpose of time-outs and never use the strategy in the heat of the moment. In addition, Knight reminded parents that praising children who behave well is just as important as correcting misbehaving ones.
