Condor Resources CEO Chris Buncic joined Steve Darling from Proactive to share a major development for the company's Cobreorco project in Peru. The Peruvian Ministry of Energy and Mines has officially approved the Declaración de Impacto Ambiental (DIA)—a crucial milestone that clears the way for upcoming exploration activities on the promising gold-copper project. The DIA approval represents a significant regulatory step forward and signals strong institutional support for responsible mineral development in the region. The permitting process for Cobreorco is being advanced by a subsidiary of Teck Resources Limited, one of the world's leading mining companies. Buncic emphasized that this collaboration is a key asset for Condor, positioning the company to benefit from any exploration success in a cost-effective, risk-mitigated manner. The Cobreorco project is targeting gold-copper skarn and porphyry-style mineralization, both of which are known for hosting large, economically viable deposits. Condor Resources entered into an option and joint venture agreement with Teck, under which Teck can earn a 75% interest in the project over three years. To do so, Teck must fulfill specific conditions, including US$10 million in exploration expenditures and US$1,000,000 in cash payments to Condor. Buncic noted that with the DIA approval now in hand, the project is well-positioned to advance toward active exploration, potentially unlocking significant value for both parties. He expressed optimism that the involvement of Teck, coupled with the geological potential of the project, creates a compelling opportunity for future discovery. #proactiveinvestors #condorresourcesinc #tsxv #cn #MiningUpdate #PucamayoProject #Cobreorco #TeckResources #PeruMining #CopperExploration #GoldExploration #MiningNews #JuniorMining #DrillingPermit #PorphyrySystem #ScarnDeposit #MiningInvestment #ProactiveInvestors

Sona Nanotech CEO David Regan joined Steve Darling from Proactive to share a major development in the company's preclinical research. Sona has reported positive results from a required safety study evaluating the potential toxicity and tissue distribution of its proprietary gold nanorods. The study, conducted by CBSET, Inc.—a leading FDA Good Laboratory Practice (GLP) compliant contract research organization—marks a significant step forward in Sona's pathway toward human clinical trials. The study involved three groups of 20 rats, each administered a different dosage of Sona's biocompatible gold nanorods through intravenous injection. Researchers assessed safety, tolerability, and organ distribution to determine any adverse effects or toxicity. The results demonstrated a favorable safety profile. Sona's nanorods showed no evidence of acute or systemic toxicity, and tissue distribution was consistent with established nanoparticle pharmacokinetics. This outcome validates the nanorods' biocompatibility and supports their use in further therapeutic development. As a GLP-compliant study, the findings meet regulatory standards and will be reported to the U.S. Food and Drug Administration. This data is a prerequisite for an Investigational Device Exemption (IDE), which is necessary to begin human clinical studies in the United States. Regan emphasized that these results are a critical milestone for the company, confirming the safety of its nanotechnology platform and paving the way for expanded preclinical testing. Sona plans to follow FDA guidance closely as it moves forward with its safety program to support a future IDE application and the launch of human trials. The company's gold nanorods are being developed for potential use in targeted cancer therapies and other advanced medical applications. With this safety data in hand, Sona is advancing toward broader clinical validation and long-term commercialization. #proactiveinvestors #sonananotechinc #cse #sona #otcqb #snanf #CancerTherapy #GoldNanorods #FDAApproval #BiotechNews #Immunotherapy #ClinicalTrials #Nanomedicine #DrugSafety

Hive Digital Technologies Executive Chairman Frank Holmes joined Steve Darling from Proactive to announce the company has reached a new all-time high of 9.5 Exahash per second (EH/s) in Bitcoin mining hashrate, surpassing 1% of the global Bitcoin network. This milestone highlights HIVE's strategic progress toward its ambitious goal of achieving 25 EH/s by the end of 2025. Holmes attributed the achievement to a series of strategic initiatives, including the energization of its first 100 MW hydro-powered data center in Yguazú, Paraguay. The current hashrate enables HIVE to mine over 4.5 Bitcoin per day, reinforcing its position as a leading player in the blockchain space. HIVE's roadmap is driven by a commitment to responsible growth, renewable energy use, and maximizing shareholder value. The company is rapidly scaling, adding approximately 1 EH/s per week and targeting 11.5 EH/s by June 2025 through ongoing expansions at the Yguazú facility. Looking ahead, HIVE plans to launch a second 100 MW facility in Yguazú by summer 2025, pushing the hashrate to 18 EH/s and capturing 2% of the global network. A third 100 MW campus in Valenzuela, Paraguay, is set to bring the company to its 25 EH/s target by Q4 2025. #proactiveinvestors #hivedigitaltechnologieslet #tsxv #hive #nasdaq #hive #CryptoMining #GreenEnergy #BitcoinMining #ParaguayMining #DataCenter #Exahash #S21Miners #DigitalAssets #ProactiveInvestors

Giyani Metals Corp CEO Charles FitzRoy talked with Proactive's Stephen Gunnion about the company's successful shipment of its first high purity manganese oxide samples from its demonstration plant in Johannesburg. These samples have been sent to multiple potential off-takers and represent a major milestone in Giyani's development pathway. FitzRoy noted that this is a foundational step for the company's strategy to serve various battery chemistries. “Manganese oxide is the first step in our process,” he said, explaining that the company is now progressing towards producing manganese sulphate for additional off-takers, with samples expected to be ready in early Q3 2025. He highlighted that Giyani is the only group outside of China to have reached this demonstration scale in battery-grade manganese, calling it “the biggest de-risking event for any flow sheet.” The plant has also helped the company reduce harmful reagents, improve waste streams, and generate a valuable byproduct, all of which feed into the design of its commercial plant planned for Botswana. The Definitive Feasibility Study (DFS) timeline has been adjusted to Q1 2026 to incorporate these learnings, with commercial construction expected in 2027. FitzRoy added that increasing demand for high-manganese battery chemistries is expected from 2027/2028 onwards. For more interviews and updates, visit Proactive's YouTube channel. Century Lithium CEO Bill Willoughby joined Steve Darling from Proactive to announce the successful completion of recent testing at the company's Demonstration Plant, conducted in collaboration with Amalgamated Research. The tests focused on advancements within the Direct Lithium Extraction (DLE) segment of Century Lithium's proprietary processing method—yielding impressive results that could significantly reduce capital and operating costs at the company's flagship Angel Island project. The testing produced a lithium feed concentration of 328 milligrams per liter, with an outstanding lithium recovery rate of 91.6% in the primary DLE step. These results, according to the company, could meaningfully enhance the efficiency and economic viability of lithium production at Angel Island. Further downstream, Century Lithium successfully concentrated lithium in the eluate to between 12 and 14 grams per liter using advanced specialty membranes—demonstrating significant gains in the concentration steps following DLE. This allowed for continuous operation of the lithium carbonate circuit, which ultimately produced lithium carbonate (Li₂CO₃) samples with a remarkable purity of 99.87%. The company's next step will be to submit these high-purity lithium carbonate samples to an independent third party for evaluation in lithium iron phosphate (LFP) battery production. These batteries are increasingly in demand for use in solar power systems, grid-scale energy storage, and long-range electric vehicles (EVs)—sectors poised for rapid growth amid the global energy transition. #proactiveinvestors #centurylithiumcorp #tsxv #lce #otcqx #cydvf #mining #oricaspecialtymining #LithiumExtraction #BatteryMaterials #DLETechnology #LithiumCarbonate #CleanEnergy #EVbatteries #MiningInnovation #ProactiveInvestors #BatteryGradeLithium

After a forty-year honeymoon of plummeting interest rates, it's going to require a lot more operational skill moving forward to generate positive returns in commercial real estate. Although we're going to see increased distress over the next several quarters, operational expertise will still be required to achieve desired returns. This is especially true in multifamily because of the daily demands of the asset class. Mark Hamilton, founder of Hamilton Zanze, manages over 25,000 residential units, making him one of the top fifty multifamily operators in the country. Mark has achieved both income and growth over the past several decades for his investors while utilizing fixed rate debt and conservate underwriting.
Welcome to Episode 101 of the Your Next Move Podcast! In today's episode, I dive into a mindset framework that will help you transform the way you approach your goals. Whether you're facing a career shift, trying to improve your personal life, or pursuing new business goals, this episode will show you how flipping your mindset can lead to faster success with less stress. I introduce the Be-Do-Have Model—a powerful tool for anyone looking to reach their goals. The key is understanding that to achieve anything, you must first BE the person who achieves it, then DO the necessary actions, and finally, you will HAVE the desired outcome. Too often, people approach it in reverse: waiting for the “have” before taking action. In this episode, you'll hear: Why most people get the Be-Do-Have model wrong, and how this keeps them stuck. How fear and hesitation can prevent you from stepping into the ideal version of yourself. The Courage Driven Mindset Framework—a new coaching method I use to help clients (and myself!) shift their mindset and take decisive action. The 3 actionable steps to shift your mindset: Recognize, Reframe, and Respond. Why consistency is key in applying the Be-Do-Have model to your life. You'll also get a behind-the-scenes peek into my personal growth journey and how I'm shifting my mindset in my own life. Listen in and learn how to: Move past the waiting game and start being the person who achieves their goals now. Tackle fear and self-doubt to start taking bold actions instead of staying stuck in thinking mode. Use the Courage Driven Mindset Framework to reframe challenges and respond with confidence. At the end of the episode, I challenge you to apply the Be-Do-Have model to your goals. Take action today and see what shifts.
