Beyond the green tick: why responsible investment is the new commercial edge

Chair: Evelina Grecenko, senior reporter Speakers: Huw Davies, partner head of ESG, Jones Hargreaves Today, the most successful assets aren't just "green"; they are commercially resilient, high-performing spaces that occupiers actually want to inhabit. In this episode, recorded at UKREiiF, we sit down with Huw Davies, head of ESG at Jones Hargreaves, to challenge the traditional view of sustainability. Huw argues for a shift in language and mindset: moving away from the narrow lens of ESG toward the broader, more strategic framework of responsible investment. We'll explore why investors are no longer looking for minimal compliance, but for a clear return on their social and environmental capital. As occupiers demand more flexibility, better amenities and authentic placemaking, the buildings that thrive will be those that treat these demands as commercial opportunities rather than overhead costs. Reflecting on recent projects, from the heritage-sensitive retrofitting of York's historic assets to the delivery of high-spec ESG-led refurbishments in Central London, Huw shares how Jones Hargreaves is bridging the gap between "doing good" and "doing business”. This is a conversation about how the buildings of tomorrow are being built on the responsible investment decisions of today.

Good morning. 75 years ago this weekend saw the Festival of Britain open to much fanfare. In 1951, cities were being rebuilt from the rubble of war, there were food shortages and rationing, and there was uncertainty in everyday life. But instead of retreating into itself and just focusing on the practicalities of post-war life, Britain decided to do something remarkable and celebrate itself. The Festival saw the SouthBank of the Thames in Central London transformed into a cultural and entertainment hub, much as it had been centuries earlier, and it left a lasting imprint, shaping modern British design, architecture, and public art for decades to come. But perhaps its most powerful legacy was in creating a shared collective national experience, a moment in time where people felt like belonged to something far greater than themselves. We've had glimpses of that more recently, and the London 2012 Olympics carried a similar energy. I vividly remember how, for those few weeks, there was a real sense of shared joy and excitement across the country, no matter who we were. The opening ceremony showed a Britain that reflected its modern identity, whimsical, eccentric, confident and diverse, with a keen sense of our history and an eye for what the future may hold. Collective moments like this matter, because they bring the nation together and remind us of who we are and who we can be. Sadly, that sense of togetherness is perhaps more fragile today. Differences feel more pronounced, more obvious than ever. Some seem more inclined to destroy rather than build bridges, and we have seen the horrible consequences of that this week in Golders Green. In the Sikh scriptures, one of the revered saints of the faith, Bhagat Kabir, says “When the difference between myself and others is removed, then wherever I look, I see only You, the Divine”. At a time of polarised communities both here and abroad, some minorities feel under threat, particularly when it's easier to withdraw into our own perspectives than it is to convene with those who may see the world differently. But if we look beyond those differences, I believe we are far stronger as a country than some – both inside and outside the UK - might give us credit for. 75 years ago, the Festival of Britain was special because of its spirit of hope and togetherness. Likewise with London 2012. They weren't times of perfect agreement, in fact far from it, but they remained moments of shared experience nonetheless because they celebrated us – every single one of us – in our United Kingdom.

Selling In The Motor Trade

You'd back central London as prime EV territory. Josh Apps from V12 can't move them. He'll sell a red-on-red Range Rover faster than a well-specced Tesla every time. That counterintuitive reality is one of several sharp observations from a dealer who built a credible high-end business in one of the most expensive places in the UK to operate, with no forecourt, no showroom, appointment only, and overheads that would make your eyes water. On top of that, why the Auto Trader Deal Builder rollout felt like a bully move, what Google entering the market actually changes, and practical advice for any sales manager weighing up whether to leave the main dealer world behind. What's covered: • The Deal Builder rollout, why dealers felt steamrolled and what Auto Trader got wrong • Auto Trader's data play: why the transactional data is the real long-term asset  • Google entering car retail and why it could give dealers genuine leverage for the first time in years  • Why used EVs still do not move in central London, even at low price points  • Social media targeting as an emerging channel for specialist stock  • The honest advice Josh gives anyone thinking about going independent  • The V12 model, appointment-only, no showroom, high-end stock, central London overheads  • Why starting small with cheap, easy-selling stock is still the right move for new independents Josh is the founder of V12, a central London independent operation built from nothing in 2022. He runs it appointment-only with no glass box, high overheads, and a reputation built entirely on relationships and knowing what to buy. He came into the trade from outside the main dealer world and has grown the business into something talked about well beyond where it sits geographically. If you want an honest view of where independent retailing is heading, the platforms, the EVs, the overheads, and the margins, this is the episode to listen to. About Symco Training: Symco Training was founded in 2000 by Simon Bowkett and it was his belief that the business had to offer its clients something different. That difference was clear to Simon from his days in the dealership when he experienced many sales trainers who had all the answers, but were unable, unwilling or both to actually show the delegate how they could be implemented. It remains the ethos of the business today. You see, Symco only employ trainers that are committed to delivering not only in spiring and insightful training, but are equally as happy to demonstrate these skills and techniques with real customers in your own showroom. We believe in order for sales training to be effective and in Simon's words 'real world', it needs to be tried and tested in the only place it matters the showroom floor. There is no room for theory when your goals are for your team to sell more cars, hours or parts and retain more profit. In dealerships around the world the focus applied by many of the sales executives is to try and sell a deal. Symco specialise in getting your teams to focus on selling themselves, the product and then supporting this with the deal. To find out more visit: www.symcotraining.co.uk

What happens when a former professional footballer and football agent walks into the motor trade… and decides to build a dealership with "more care, more style, and a lot less ego"? In this episode, I'm joined by Josh Apps, founder of V12 Automobil in Central London. Josh didn't grow up in the trade. He's built V12 from scratch since 2022, and he's straight-talking about what actually works when you're buying and selling everything from a £20k GLC to a £1m+ hypercar.  We get into the real mechanics of his business, like underwriting stock, consignment done properly, why some dealers go bust with SOR, what he's seeing on Carwow and Motorway, and how he thinks about margin, risk, and stock turn in a market where plenty of people are trying to make £5k the easy way instead of £9k the stressful way.  Episode highlights: The mindset shift from football + agency life into running a dealership, and what skills actually transfer. Josh's take on consignment/SOR: why it can work, why it often blows up, and the process that stops you "playing with other people's money". How he sources stock day-to-day (dealers, auctions, Carwow/Motorway, LinkedIn, banks) and why access to stock is both easier and messier now. The uncomfortable truth about online buying platforms: inflated offers, knock-backs, cars reappearing, and how it creates friction for customers and dealers. A proper "car dealer war story": the Range Rover that turned into an engine rebuild, a transport job, and a stress test in customer service. The simple but rare philosophy that's kept his reviews and referrals strong: do the right thing even when it costs.   Finding this useful? Follow the show About Symco Training: Symco Training was founded in 2000 by Simon Bowkett and it was his belief that the business had to offer its clients something different. She recently published a book with City Lights Publishing called Unsung Heroines: 35 Women Who Changed the Bay Area. It's of course available at City Lights, but you can also find it at your local independent bookstore. I read the book and could not put it down. Only toward the end of the 35 essays did I start to recognize the women Rae features. I love history and I love learning and I have mixed feelings about the fact that there are so many rad women whose stories are untold. Thank you, Rae Alexandra, for shining on a light on these incredible women. These days, she's a staff writer at KQED. But Rae's story starts in Wales in the UK. She grew up in Cardiff, the capital of the country. (I learn in the conversation that Wales is a country. I also learn that "United Kingdom" and "Great Britain" are the same thing. Now, British vs. English we don't touch, for obvious reasons. But I digress …) Ed. note: I'll describe my conversation with Rae as two Gen Ex journalist types with ADHD (is that redundant?) doing their best to be linear. To me, the meanderings of our talk are totally normal. Rae says that Wales is delightful and has all the best castles, but that's because of the number times the country has been invaded and conquered. Close to where her mom lives today is a castle that boasts the world's largest crossbow. When I ask when Rae was born (1978), we discover that she's a horse as in Year of the Horse (aka 2026). Cool. Rae continued to call Cardiff home up through her college years. She didn't go to another school outside of Wales that had accepted her because she was attached to a group of skateboarders in her hometown. After she graduated, though, she moved to London. Music has been central for Rae as far back as she remembers (same). She shares stories of being maybe 5 and listening to the Top 40 with her cassette recorder ready to nab her favorite songs (same). According to Rae, the English look down on the Welsh, and have for some time, based on classist generalizations. Wales is where the UK mines most of its coal. London-types consider their neighbors to the southwest feral, and in some regards, the Welsh are, she says. In the Eighties, she remembers stories about IRA bombings appearing on the news nightly. Also, in Wales, miners went on strike and everyone knew about it. Rae says that Wales in the Eighties was essentially like listening to The Clash. We go on a sidebar about siblings, birth order, and what it means to be the youngest, which Rae and I both are. Growing up, she was close with both her older sisters. Today, one lives in Australia and the other lives in the London suburbs. Around age 10, Rae discovered metal. By 12, she decided that she would become a music journalist. In her teen years, she "snuck" her writing into local and college newspapers. The music journalism she consumed in those days included publications like Smash Hits, Kerrang!, NME, and Melody Maker. In fact, her first job out of college was at Kerrang! We go on a sidebar on the whole idea of living somewhere vs. visiting, and how they're so totally different on every level. I use Chicago, where I lived for a full six months in the Nineties, as my example. Rae offers up a stay in Brooklyn as hers. That job at Kerrang! is what brought Rae to London, another place she found impossible to live. I ask her to expound on what it was about the place, and she indulges me. She says that you have to be obscenely wealthy to live in Central London, so most folks are forced to the outskirts. But the jobs are in the middle of town, and so you end up spending around two or three hours a day commuting underground. It was/is also gray—the weather, the architecture—and the people in London were, as Rae describes it, hostile. When she goes into detail about the ways in which they were hostile, we agree that only you get to shit on your own hometown. People who aren't from there aren't allowed. It's a rule. Look it up. After a year working for the magazine in London, Rae met a guy from San Francisco. She'd been to The City and even spent significant time here working for Maximum Rock 'n' Roll. (At this point in the recording, I mistakenly call the BBQ place near Hayes and Divisadero until sometime in the early 2000s "Brothers." It was in fact called Brother in-law's. My apologies.) She moved in with that guy she met, lived with him for six months in London, and then it was time for him to come home to SF. He asked her if she wanted to join him and she accepted. She had already transitioned to freelance writing for the magazine, because office life didn't suit her, so work wasn't so much a problem. But upon arrival, she soon discovered how difficult it was to do anything without a Social Security number. That added an extra layer to moving here. But it wasn't the place itself or its people that made things hard. It was the system, so to speak. Also, while she was getting settled and learning how to survive in the US without an SSN, she started to see that the guy was, let's just say, not for her. She felt he'd been playing the long game when they lived together in London, but once back on his home turf, some of his sociopath tendencies emerged. It was 2002 and she lived in Bernal Heights on Cortland. She spent most of her time in the Mission, just down the hill. After a short time, the guy convinced her that they needed to get married, so they moved back to London. The marriage lasted three months, and Rae returned to her new home—San Francisco. When she came back, she experienced a stretch of housing instability. You could call it "couch surfing," but either way, it was dicey. Six months or so later, things settled. It was easier to live cheaply in the early 2000s, also. A $5 burrito could be a whole day's worth of food. And Rae had befriended enough bartenders that she rarely paid full-price for booze. She describes "The Blackout Triangle" of Killowatt, Delirium, and Dr. Bombay's. She also regularly visited Beauty Bar until that place went downhill. Check back this Thursday for Part 2 with Rae Alexandra. We recorded this episode at Vesuvio in North Beach in February 2026. Photography by Jeff Hunt

It's taken literally years! I have had so many versions that have had different hooks or vibes and they just didn't feel right, then finally writing my 1st album, I sat down at my piano and the song just fell into place. Although Silvers was in jail there may have been attempts to silence those who may have know of other crimes. Bent police were a complication in trying to understand what was going on. Different OCGs had different corrupt police helping them. It seemed that the killing of Biddy Gold was almost certainly ordered by an organised crime group.I will upload part 2 in two days time.

What would Christmas be without a tour of London's lights? For the first of our free xmas podcasts, Kasia and Dan go UP TOWN for an outside (!!) walking tour through Covent Garden, Leicester Square and Piccadilly Circus. Known as stressful hot-spots for holiday season breakdowns, these Central London capitalistic hell-holes must have some redeeming features, right?!  We find out what London's markets were like in 1870, and why Covent Garden has become London's epicentre of festive fun. And we ask: why have Germanic Christmas markets sprung up everywhere via American films that make Christmas seem more idyllic than it really is? Admiring the neat Bratwurst, surprisingly acceptable beer and very poor puns, we throw ourselves into the Leicester Square ‘experience economy'. Finally, given that they want us to look up and marvel at the Christmas lights (rather than be terrified of oncoming traffic), why has the City of London not just pedestrianised central London?    Christmas is a time of giving, so consider supporting our Patreon: To listen to this episode and all the rest too - including a back catalogue of over 30 exclusive bonus eps - it is STILL ONLY £4 a month to sign up, and support your favourite cultural historians: https://www.patreon.com/c/cursedobjects

We talk a lot about — and when I say 'we,' I mean the wider queer community — how upsetting it is that queer bars and clubs are closing at an accelerated rate. But I think the bigger tragedy is the disappearance of queer cafés.And maybe it's wrong to pit them against each other, but queer cafés offer that beautiful intermediate step. They're not as full-on or intimidating as a bar or a club, and they're places where you can just be. There's no pressure to perform, no need to match the thump of a bassline — just you, your overpriced oat flat white, and the comforting hum of conversations that sound a little more like home. One of the absolute best queer cafés that ever existed — and I won't hear any counterarguments — was First Out Café in Central London. Before it closed in 2011 to make way for yet another railway construction project, it was a sanctuary. A place where you could nervously nurse a tea while pretending to read the free gay magazines that used to exist, all the while sneaking glances at the other queers who had found refuge there too. It's also where today's guest, drag king extraordinaire Mr Wesley Dykes, took his first tentative steps into queerdom. Growing up between Lagos and South London, Wesley navigated the complexities of identity, family expectations, and self-acceptance. And when that weight felt a little too heavy, First Out Café was there — offering a cup of tea and the reassuring presence of a community.Other episodes about First Out Cafe'The First Gay Place That I Went Inside...' - with Alex Iantaffi from Gender Stories PodcastFirst Out Cafe, London (with Ali Brumfitt)Follow meInstagram: www.instagram.com/lostspacespodFacebook: www.facebook.com/lostspacespodTikTok: https://www.tiktok.com/@lostspacespodSign up to the Queer Word newsletter: https://queer-word.beehiiv.com/subscribeSupport meBuy Me A Coffee: https://www.buymeacoffee.com/lostspacespodFollow my guestInstagram: https://www.instagram.com/mrwesleydykes/
