I learned a lot about wardrobe management in this conversation with Julia Dietmar! I had a totally different idea of what Open Wardrobe was going into this convo, but she set me straight. There are so many ways to use Open Wardrobe, developed by Julia. Her goal is to cut down on overconsumption of clothes by digitizing, which is very cool! you have your entire wardrobe handy, so when you go shopping, you already know you have 4 white tops and 3 pair of black pants, etc. OR you can pull up your wardrobe if you're shopping to see how a new red top would fit in - how many combos you can make, to make it feel worthwhile... There's also an option to get your fave clothing items REPAIRED!The last company Julia worked with is called ThredUp; it's an online consignment and thrift store where you can buy and sell high-quality secondhand clothes. But she started in software programming, and just always loved fashion, so she's combined the two, which is brilliant! Julia's aim with Open Wardrobe is to empower fashion consumers with mindful dressing, and I'm here for that!Julia is offering a 30% discount for my listeners when you set up an account with Open Wardrobe - just enter code GroundedYou can find Julia and Open Wardrobe here: https://www.openwardrobe.co/Julia's also on Instagram: https://www.instagram.com/openwardrobeofficial/And on Facebook here: https://www.facebook.com/openwardrobeofficial/Send me a message!Support the showPlease follow Grounded In Maine podcast on Instagram here YouTube channel link is here You can DM me there or email me at amysgardenjam@gmail.com Website for Amy's Garden Jam is https://amysgardenjam.com/ (podcast has its own tab on this site!) As is true of so many things, the sovereign citizens movement was a well intentioned disaster that ran afoul of the very thing it was supposed to mitigate. The sovereign citizens movement made a fundamental technical error; in attempting to prove the law did not have jurisdiction over a free citizen, it attempted to use the law. Time and time again what the sovereign citizen movement discovered was that their arguments lacked evidentiary weight and they, by denying the validity of the law, lacked standing. In short, sovereign citizens, during their strongest attacks on the system, epitomized their strategic failure. We cannot argue the state out of existence. No matter how logical or well rehearsed our arguments, it makes no sense to bring our best debate to a gun fight. So long as the state has the guns it has an enforceable law. The sovereign citizens movement attacked the state at its strongest point, the law. We need to attack it where it is at its weakest. The weak point of the state is that it is parasitic. Parasites need the host; the host does not need the parasite.

Peter Kim is a business professor at the University of Southern California where he studies the dynamics of social misperception. His research has been published in numerous scholarly journals, received ten national/international awards, and been featured by the New York Times, Washington Post, and National Public Radio. And while not the focus of this interview, Peter is the author of the book, How Trust Works: The Science of How Relationships Are Built, Broken, and Repaired. In this episode we discuss the following: Rather than follow the traditional path in academia and focus on one specific, well-established research area, Peter pursued topics that were interesting to him. And then over time, Peter was able to see that there was a broad theme that connected his research, even if it wasn't an off-the-shelf research program. Peter realized that he had an inner voice that was guiding him. It wasn't always clear where he was headed. Listening to his inner voice created challenges for him. But the importance of listening to his inner voice is something that has stuck with him ever since. And it's something he still revisits to this day, because his inner voice keeps guiding him. We can pursue any combination of the things we want that fit with what our inner voice is telling us.

Hosts Mitsuaki Sawano, MD, and Nobuhiro Ikemura, MD, welcome Yoshitaka Kimura, MD, PhD, of Leiden University Medical Center, to discuss proactive ablation strategies in patients with repaired Tetralogy of Fallot (rTOF). Dr. Kimura presents data from a long-term, single-center study evaluating electroanatomical mapping and preventive ablation of slow-conducting anatomical isthmuses (SCAI) in rTOF patients without prior ventricular tachycardia (VT). The findings show that identifying and successfully ablating SCAI significantly reduced VT incidence, with all VT events occurring in patients where ablation failed. Moreover, this approach reduced the proportion of patients qualifying for ICD implantation from 25–51% under current guidelines to just 11%. Dr. Kimura underscores a paradigm shift in congenital heart disease management—from treating VT reactively to preventing it proactively—highlighting the value of data-driven, tailored care strategies that avoid unnecessary device implantation and better target high-risk individuals.

Target Market Insights: Multifamily Real Estate Marketing Tips
Christian Osgood is a real estate investor, educator, and host of the Multifamily Strategy podcast and YouTube channel. After starting his career in sales and acquiring a few rentals using the Dave Ramsey method, he made a strategic leap into multifamily through creative financing. Today, Christian owns over 300 units, operates a property management company, and helps others achieve financial independence through value-driven, relationship-based investing. Make sure to download our free guide, 7 Questions Every Apartment Investor Should Ask, here. Key Takeaways: Christian scaled from owning duplexes to 300+ units in under five years by mastering creative finance. He focuses on building authentic relationships with property owners rather than cold prospecting or marketing. His strategy centers on two questions: “How do I buy it?” and “How do I never lose it?” Raising capital becomes simple when you bring a strong deal, a smart structure, and clear alignment with investor interests. JV deals and seller financing often offer more flexibility and alignment than traditional syndications. Topics: From Dave Ramsey to Real Estate Freedom Started with a goal to retire his wife, transitioned from two duplexes to over 300 units. Emphasized holding properties long-term by ensuring they cash flow from day one. Avoids dependence on future sales for profitability. How a 38-Unit Seller-Financed Deal Changed Everything Acquired a distressed property listed for 12 years by offering a six-month no-payment period. Secured seller financing at 4% with a $300K down payment, raised from new connections. Repaired collections and operations, appraised at $4.1M within 11 months. Used refinance to cash out investors and retain full ownership. Deal, Debt, Equity: A Simple Capital-Raising Framework Christian emphasizes a “deal-first” approach: find the opportunity, secure the financing, then raise the remaining equity. Capital is easier to raise when you're solving problems for both the seller and investor. Transparent communication and downside protection build trust and drive investment. Joint Ventures vs. Syndication Joint ventures allow for more creative structures, faster execution, and clear alignment of roles. Syndication is not wrong—just often unnecessary for small to midsize deals with fewer partners. The Power of Relationships in Real Estate Christian meets with owners weekly for coffee instead of cold calling. His best deals and investor connections come from these low-pressure conversations. Many owners eventually offer to finance their entire portfolios after seeing his track record and integrity. Lessons from a $4.5M “Shiny Object” Mistake Bought a resort early in his journey that didn't align with his strengths or goals. Learned the importance of sticking to your lane and clarifying your business identity.

Ben's relentless quest for a diagnosis unfolds as he talks about the cognitive challenges that demanded self-education and advocacy. When organizations break employee trust, Peter H. Kim argues those employees are less willing to go above and beyond to contribute to the organization. Peter, author of “How Trust Works,” goes on to detail why trust in institutions has been declining significantly, despite its importance to our work and lives. Peter explains why we mismanage and misunderstand trust and dives into counterintuitive findings from his research, such as why most people believe they are more effective assessors of trust than they actually are. He also shares why efforts to mitigate risk can have a negative impact on trust between employers and employees. Dr. Peter H. Kim is a professor of management and organization at the Marshall School of Business at the University of Southern California. His research on trust has been published in numerous scholarly journals, has received 10 national/international awards and has been featured by The New York Times, The Washington Post and National Public Radio. This week we review a novel multivariable model used to predict mortality in the repaired tetralogy of Fallot patient. Can this model identify who amongst the repaired TOF patients is at risk for death in the coming years? What are the most important inputs to this model? Why does the use of a validation cohort provide greater strength to this model and is there still room for improvement in the model? Can the data in this work help inform decisions regarding pulmonary valve replacement timing? These are amongst the questions posed to the senior author of this work, Cardiologist-in-Chief at Boston Children's Hospital and Professor of Pediatrics at Harvard University, Dr. Tal Geva.
