Community Beer Works Exits Elmwood-Bidwell Project Nearly two years after announcing plans for a taproom at 976 Elmwood Avenue, Community Beer Works has officially pulled out. Director of Operations Chris Groves says CBW hasn't been involved in the project for over a year and will instead focus on optimizing their Chandler Street location and other existing sites. No plans have been announced for their former 7th Street taproom.CollaBEERation V Tickets Still Available Limited general admission tickets remain for CollaBEERation V on April 5 (2-6pm) at The Powerhouse. Here's a quick roundup of the latest news in Buffalo and Western New York beer:**Buffalo Brewing to Release New Batch of Simon Pure Beer** Buffalo Brewing Company will release the third batch of its revived *Simon Pure Beer* on Oct. 19 at the historic William Simon Brewery (Clinton & Emslie). This light, easy-drinking beer with notes of sweet malt and toasted bread will be available in 12oz 6-pack cans, cases, and on draft. The original William Simon Brewery produced Simon Pure until its closure in 1972.**Clarksburg Cider Closes Lancaster Taproom** After three years of operation, Clarksburg Cider has closed its Lancaster taproom at 4493 Walden Ave. The decision was influenced by economic challenges and workforce instability. Despite this, Clarksburg cider will still be available in stores and, with the newly passed Direct-to-Consumer Shipment Bill, for online orders and shipping.**Windy Brew's Batavia Taproom to Close** Windy Brew's Batavia location, which opened in August 2023, will close on Oct. 13. While the feedback was positive, they struggled to draw enough patrons. Until the closure, they will offer $5 pints and special crowler fills. Windy Brew's Strykersville taproom will remain open.**Local Breweries Support Hurricane Helene Relief** Big Ditch Brewing, New York Beer Project, and Southern Tier Brewing are helping raise funds for Hurricane Helene victims. Throughout October, Big Ditch will donate $2 from every pint of *Squeezer Dry-Hopped Kettle Sour*, and all three NYBP locations will donate $1 from each pint of *Destination IPA*. Southern Tier has already donated over $44,000 to several relief organizations.**Bourbon Dinner at Rationales with Ellicottville Brewing** On Oct. 24, Rationales in Williamsville is hosting a special bourbon pairing dinner with Ellicottville Brewing and Hartman's Distilling. The event will feature a new collaborative Barrel Select Bourbon, aged in *EBC Chocolate Cherry Bomb* barrels. Limited tickets are available online.**Niagara Association of Homebrewers Parking Lot Brew at BriarBrothers** On Oct. 12, starting at 9am, BriarBrothers Brewing will host the Niagara Association of Homebrewers for an outdoor brewing demonstration. The Real History Behind Reversing the Chicago River with Mr. Dick Lanyan, who spent 48 years with the Metropolitan Water Reclamation District of Greater Chicago, where he became the executive director and ran the day-to-day operations - which addresses the industrial waste load equivalent for 9 million people. Very early in our American history, the potential for Chicago to be the center of an expansive water system, connecting the East and the West with its location on Lake Michigan and along the Chicago River, prompted the federal government to establish Fort Dearborn in 1803 where Chicago now sits. There is no shortage of written and digital stories about the Chicago River and how it was reversed almost 124 years ago on January 1, 1900. It is referred to as an engineering marvel – and certainly – it took engineering know-how and back breaking work to create this “Big Ditch.”  But, the story of Chicago's challenges as a booming metropolis started way before the re-direction of the Chicago River and has everything to do with its location on the southwestern shore of Lake Michigan and the great Chicago population boom.  Further, Chicago's days of flooding are far from over related to climate change and its continued large population.

The Mortgage Cash Back Ladder: (for a $500,000 mortgage)1.0% cash back ($5,000) = 2.89% 5 year Fixed Rate, or 1.45% Variable Rate 1.5% cash back ($7,500) = 3.04% 5 year Fixed Rate, or 1.50% Variable Rate2.0% cash back ($10,000) = 3.19% 5 year Fixed Rate, or 1.60% Variable Rate3.0% cash back ($15,000) = 3.49% 5 year Fixed Rate, or 1.85% Variable Rate5.0% cash back ($25,000) = 3.94% 5 year Fixed Rate, or 2.35% Variable RateHere are some smart and useful ways to get the most bang from your Mortgage Cash Back proceeds:pay all or a portion of your closing costs (property transfer tax, legal fees, home inspection, movers, etc)use the proceeds to suit up your new place (furniture, new appliances, etc.)begin work on any renovation or home improvement projects (new paint, kitchen, bathroom, etc.)pay off high interest debt (credit cards, lines of credit, etc)invest the cash back proceeds in investments (rrsp, tfsa, stocks, etc)...basically, you can do whatever you desire with the proceedsBut what's the catch?Here are the key fine print conditions to be aware of when signing up for a cash back mortgage:be aware that you are getting an interest rate that is higher than what you would have received on a mortgage without a cash back component. The difference in rate depends on how much cash back proceeds you are opting for (see "The Cash Back Ladder" above)be aware that all (or a scaled portion) of the cash back proceeds will be owed back to the lender if you discharge your mortgage ahead of its maturity. Not only would you be subject to the standard payout penalty of breaking a mortgage ahead of its maturity, but also the balance of the cash back proceeds, as well (heads up!). But if you ride out the term to its maturity, you are safe - no penalties! For example, let's say you secured a cash back mortgage for a 5 year fixed term of $500,000 with a 3% cash back of $15,000. If you broke the mortgage ahead of its maturity (let's say 2 years in to a 5 year term), you would be charged the standard penalty of ~$4,000 (this is just an estimate and best case break penalty scenario) and as much as the full $15,000 may need to be returned to the lender (this is the absolute worst case scenario as some lenders will rebate the portion you have maintained during your current term, and fewer will outright forgive the entire cash back proceeds all together!). So, you could potentially have a total penalty of ~$19,000. Since I had some extra time I decided to get into a story that illustrates my current political feelings regarding independent breweries. I may delve into this deeper if I can ever find a mutual moment with the planned guest.The @BuffaloEats Buffalo Brewery Bracket ContestAbout a month back I ran a contest to coincide with @BuffaloEats Buffalo Brewery Battle on Twitter. After all was said and done, Big Ditch came out victorious, but what I asked for were predictions.I received a handful of filled-in brackets and scored them using a 1-2-3-4 system (4 points for predicting the final, 3 for the final two, 2 for the final four, and 1 for the elite eight).We had two winners tie with 17 points so each will be receiving a consumers gift card so I may "buy them a growler fill".PatreonI started a Patreon page a while back. Patreon is a way for listeners to pledge money for content in a style similar to NPR. It's a monthly pledge and this month, we got our first Patron in Andy Dvornski of The Clean Beer Initiative.
