Gold Coast buyers are making costly mistakes right now, and most do not realise it until after they have signed. In this episode of Buying Gold Coast, I sit down with Srama Buyers Agents Morgan D'Souza, Amelia Nankervis and Ian Perkins to talk about the biggest mistakes buyers are making in the Gold Coast property market in 2026.We talk about why the market is still competitive, why buyers feel pressure to act quickly, and what can go wrong when you rush into a property without fully understanding what you are buying. This episode covers things buyers need to know, like body corporate fees, strata checks, hidden costs, negotiation mistakes and the risk of overpaying. It is not just about buying a property. It is about buying the right property, at the right price, with a clear understanding of what it could really cost you.Sponsored by yourtown
Vish is the CoFounder & CEO of Frontera Labs, the developer behind Strata.DeFi has an abundance of exotic yields. What's been missing is a way to transfer risk between users who want different things. So while risk tranching has existed in TradFi for decades, Strata just made it permissionless. In this episode, Vish explains how Strata brings risk tranching fully onchain: senior tranches for conservative capital that wants protected yield, junior tranches for risk-tolerant capital earning ~2x the base rate. All enforced by smart contracts. He demos a live Strata market, walks through how the yield split mechanism works under the hood, and explains why mispriced lending yields are DeFi's biggest unsolved problem, and how tranching fixes it.------

Valuer Darren Keen joins me to explain what really happens when an owner wants to buy or secure rights over strata common property. We get into: when a common property valuation is needed how valuers price rooftops, courtyards and car spaces why the “it's not worth anything” argument usually doesn't fly whether a by-law arrangement should cost less than a subdivision An essential listen for any owner thinking creatively about unused space in their building.
Scotty Hargrave didn't invent extra-pale ale—he reinvented it, giving the style the definition it had lacked before. Tinkering away on his homebrew kit in New South Wales, he developed the recipe for what would become Balter XPA—a beer that took off and popularized what has arguably become Australia's signature beer style. It's also a beer that also has inspired certain American brewers, including Craft Coast cofounder Blake Masoner. Craft Coast XPA medaled at the 2024 and 2025 World Beer Cups and is now a core beer at their two brewpubs/taco stands in San Diego's North County. In this episode, Craft Beer & Brewing executive editor Joe Stange—interviewing them for a feature article in our upcoming issue—gathers Hargrave and Masoner for a trans-oceanic dive into the details of what makes a great XPA. With its lean malt base, full-spectrum hop character, soft mouthfeel, and addictively dry finish, it's a simple beer that may not be so simple to execute. Among the topics they discuss: why they believe in Australian base malt for XPA the importance of hot-side hop additions—from first wort to whirlpool—and “spreading out” those IBUs water chemistry and the trick of achieving both soft mouthfeel and a crisp, dry finish how brewing XPA has improved the West Coast IPAs at a medal-winning West Coast brewery the wider value and benefits of learning how to nail a challenging style And more. Ellis Osborn and Kevin Li are CoFounders of Saturn. This is the first episode in a new series by The Edge Podcast covering emerging DeFi builders. Ellis and Kevin break down how Saturn tokenizes STRC via two onchain assets, USDat and sUSDat. Michael Saylor and his team at Strategy built STRC to pay an 11.5% yield backed by Bitcoin. Saturn is building the DeFi layer on top of this STRC yield. We learn how Saturn's tokenized yield unlocks global access to STRC, higher leverage through the likes of Morpho, yield trading on Pendle, and risk tranching soon through Strata. They share more on why Saylor himself is so excited for what Saturn is working on to distribute STRC yield on Ethereum. We cover why digital credit might be superior to private credit, and how STRC could become "the risk-free rate of onchain finance."------
Ryan Allen of Soul & Spirits in Memphis loves brewing traditional lager—but when it comes to turning heads at big events like the Great American Beer Festival, he's not afraid of putting that methodical approach to work on projects that other brewers might view as crazy. Barbecue sauce–flavored beer? Yes. Beer with the taste and consistency of Southern gravy? Check. Barrel-aged stout that tastes like cola (with a spike of something harder)? Of course. In this episode, Allen discusses these outliers in the beer-flavor pantheon—but also shares his approach to brewing with locally grown rice, which he cereal-mashes for everything from IPA to “Southern pilsner.” He also discusses: their Sauce line of barbecue sauce–flavored gluten-free ales using astringent and tannic spices in beer preventing oat milk from curdling in an acidic beer environment building cola flavor through a variety of ingredients malt blends in stout for depth and flavor brewing with locally grown rice making “Southern pilsner” with New Zealand–grown Riwaka hops And more. Mantic Games is currently taking pre-orders for two new 10mm armies for the Epic Warpath sci-fi wargame: the Veer-Myn and the Marauders. The Marauder Core Army, provided in high-detailed plastic, brings infantry and armored vehicles like Hammer Assault Tanks, while resin Marauder Reinforcements add heavy firepower, air support, and the massive Wolfcrawler Mech. Veer-Myn Reinforcements add monstrous units such as Brood Guard and Night Terrors, along with the large, weapon-bristling Technonest miniature. Financially-troubled publisher CMON plans to resume crowdfunding activities in the second half of 2026, following annual losses that soared to $19.9 million in 2025. This recent loss contributed to $23 million in losses across 2024 and 2025, prompting an independent auditor to question the company’s ability to continue as a “going concern”. CMON's directors maintain that the company is sustainable, citing financial support from directors and proceeds from the sale of its Singapore office and a recent share sale. The company’s liabilities are largely due to eight undelivered crowdfunding campaigns—including DC Super Heroes United and DCeased, now slated for Q4 2026—and five undelivered pre-order campaigns. CMON's new strategy focuses on reducing large-scale crowdfunding exposure, pivoting toward growth in the Asian market, and maintaining a streamlined operation with a reduced headcount. Free League announced an expansion of its Free Tabletop License (FTL) to cover five of its core role-playing games: Dragonbane, Forbidden Lands, Symbaroum, Coriolis: the Great Dark, and Coriolis: The Third Horizon. This royalty-free, irrevocable open game license permits third-party creators to publish their own adventures and supplements for these titles. Free League stated that this move will benefit the longevity and popularity of the games and the broader community. Furthermore, the expanded license supports third-party publication not just in English, but also in several other languages, including French, German, Italian, Spanish, Polish, and Portuguese. Free League Workshop also announced Fomoria RPG, an upcoming folk horror game created in partnership with award-winning designers Tania Herrero and Johan Nohr, the co-creator of MORK BORG. Described as a game of “epic horror,” Fomoria is set in a dark, subterranean world where the sun is a myth and players navigate the “living, breathing labyrinth of shifting tunnels” known as the Strata. The game uses a modified MORK BORG engine and offers options for players to take on the role of subterranean creatures in a world “built of monsters and bones”. Chris O'Connor, VP of brewing operations at Prost in Northglenn, Colorado, has built a career on being a process nerd. He spent a decade in engineering for the pharmaceutical industry before switching gears and following his passion for brewing. His analytical approach to colllecting data, testing, and questioning conventional logic is a big part of what drives quality at Prost's award-winning lager program. The success spans three Great American Beer Festival medals in the past three years, including silver for Prost Pilsner in 2023 and two golds in 2025, for Schwarzbier and Viennal Lager. Despite that success, the production team recently made a leap, moving to a new house lager yeast—the Augustiner strain, instead of 34/70. In this episode, O'Connor discusses that careful process, plus: huskless endosperm mashing for a refined lager profile taking advantage of Prost's fully customized, five-vessel Kaspar Schulz brewhouse an intentional, eight-step decoction process—and completely changing it to accomodate a new yeast strain why they use “marine-blade” custom rakes to agitate the mash and decoctions using a vacuum-evaporation process after the kettle to drive off DMS precursors and other volatiles open fermentation and the impact of tank geometry using blind tasting, polls, and sales data to evaluate lagers made with the new yeast the palpable difference in sulfur impact from the 34/70 and Augustiner strains Ultimately, despite brewing traditional styles using traditional methods, O'Connor's view is that no process is sacred—challenge everything, test, observe, and always be ready to change. And with nationwide free shipping, there's never been a better time to try Dry Tropics. Order now at berkeleyyeast.com and experience the ease and impact of Dry Tropics London Yeast.
Living Waters in Nashville, Tennessee, is a full-service coffee house as well as brewery, and its affinity for strong, well-articulated flavor runs through all the beverages they produce and serve. Recently, the brewery's Barrel-Aged Dyson Sphere (Construct IV) scored a 97 in Craft Beer & Brewing Magazine®—garnering the highest score in the category—so, naturally, we wanted to know more. That success stems in part from cofounder Ryan McCay's deep passion for barrel-aged stouts and barleywines, and he uses the brewery's proximity to major bourbon and whiskey producers to his advantage. While Living Waters may be small, and the releases are somewhat limited, they've nonetheless built a deep stock of casks with aging stock now averaging around three years old, and they take a brand-agnostic, flavor-first approach to building blends from these various components. At the same time, their counterintuitive approach to adding coffee to stout may surprise you. In this episode, McCay discusses: building different base recipes to fit specific whiskey casks blind blending for a brand-agnostic, flavor-first approach barrel selection to maximize desirable flavors off-gassing coffee to avoid green-pepper notes in beer cinnamon addition methods that vary by variety And more. "Why chase the best deal for the building that employs you when you can earn a bigger kickback from the one that doesn't?" NSW Productivity Commissioner Peter Achterstraat joins the show to expose a "fundamentally flawed" strata system that is quietly draining the bank accounts of over a million apartment owners. A new report reveals that strata managers, the people hired to protect your interests, are supplementing their incomes with legal but "hidden" commissions on everything from massive building insurance policies to energy contracts and repair works.See omnystudio.com/listener for privacy information.
Firmy v snahe o bleskovú efektivitu nasadzujú umelú inteligenciu závratným tempom, no často pritom úplne ignorujú bezpečnosť. What if every interaction you have as a leader is silently answering one question for your team: Are you safe to follow? In this episode, I sit down with Alan McLaren, co-founder of Strata Originals, to explore the invisible signals leaders send in every conversation, meeting, and interaction. Alan shares the powerful concept of “leadership signal,” explaining how trust is built or lost in real time based on how leaders show up emotionally, communicate under pressure, and respond to challenges. We discuss the neuroscience behind leadership presence, the hidden questions every team member is asking, and how leaders can become more intentional in building trust both inside the organization and in the digital world. Here are the highlights: • Leadership Signal: Every action, reaction, and tone a leader brings into a room sends signals that either build trust or quietly erode it. • The Four Questions Followers Ask: Team members subconsciously evaluate leaders by asking, “Are you safe to follow? Do you mean what you say? Will your actions match your words? Should I align, resist, wait, or leave?” • Your Nervous System Runs the Room: Leaders often believe communication is about words, but emotional reactions and nervous system responses can shape trust and credibility more than the message itself. • The Hidden Cost of “Meetings After the Meeting”: When leaders unintentionally shut down ideas or create psychological tension, conversations move underground and teams lose alignment. • Leadership Visibility in the Digital Age: Building trust today also requires showing up authentically online, where visibility and genuine communication help leaders connect with future partners, investors, and collaborators. About the guest: Alan McLaren is a leadership thinker and co-founder of STRATA Originals, a Leadership Signal Architecture firm working with CEOs in high-stakes environments. His work centers on leadership signal, the way a leader's voice, presence, values, perspective, and style are experienced when pressure is real. Alan often says every room is quietly answering four questions about a leader: Are they safe to follow? Do they mean what they say? Will reality match their words? And should I align, resist, wait, or leave? Drawing on patterns seen across hundreds of senior leaders, Alan helps audiences understand why capable leaders can still misfire in critical moments, and what changes when leadership holds steady and trust forms. Podľa neho chce Robert Fico občiansku spoločnosť rozložiť a umŕtviť. Toto sa nepodarilo ani komunistom, ale bude to na nás - občanoch, aby sme si zvolili, v akej spoločnosti chceme ďalej žiť, dodáva Vagač.Ráno Nahlas, dnes so zástupcami Tretieho sektora Luciou Szabovou a Filipom Vagačom. Most leaders don't lose the room because of what they say—they lose it before they ever speak. In this episode of I Am Refocused Radio, returning guest Jake Stahl, creator of Neural Strategy and author of Own the Room, breaks down the hidden psychology behind presence, influence, and first impressions—and why decisions about you are often made in the first 2–10 seconds. We explore how body language, energy, and emotional signals shape outcomes in leadership, sales, pitching, and everyday conversations. Jake shares his STRATA framework (Signal, Trigger, Reframe, Anchor, Transfer, Action), real-world studies on thin slicing, and practical ways to recover the room when you feel momentum slipping. This conversation also goes deeper—covering addiction, recovery, rebuilding credibility, and why listening is the most underrated leadership skill in a world full of noise.TheJakeStahl.comhttp://www.linkedin.com/in/jakestahlBecome a supporter of this podcast: https://www.spreaker.com/podcast/i-am-refocused-radio--2671113/support.Subscribe now at YouTube.com/@RefocusedNetworkThank you for your time.

De Dochter van de Korenaar (https://www.dedochtervandekorenaar.be) is unusual even for Belgium—a country full of brewers who don't particularly enjoy being hemmed in by style definitions. Founder Ronald Mengerink has a passion for aging beer in barrels, but the expressions take a more vinous, wine-like approach than those more commonly found in North America. And his riff on port-like beer, Tout va Bien, is one that can't be made commercially in many places due to the process—inspired by fortified wine, arresting fermentation with an addition of grain spirits. English-style barleywine, Portugese process, French name, Dutch brewer, Belgian beer—it's an idiosyncratic but fascinating approach to beer making. In this episode, Mengerink discusses: barrel-aging everything from 3 percent ABV pale beer to port-like fortified barleywine building a brewhouse with an intentionally wide and shallow lauter tun and kettle drawing inspiration from American beers such as Bell's Two Hearted finding balance despite big malt bills, high ABVs, and bold flavors achieving proper viscosity through extended aging conscious cellar design for intentional barrel-aging sourcing barrels from winemakers, and the differences between American and French oak how tannins reduce dissolved oxygen in barrel-aged beers And more. Gert Christiaens loved the beers of Oud Beersel so much that he couldn't abide the brewery closing in 2003. So, he bought the brewery, learned to brew, and for the past 20 years has focused on preserving the legacy of traditional oude gueuze and kriek. But that mission to preserve doesn't mean sealing beers in a time capsule. Instead, it involves finding new ways to make these classic styles relevant to drinkers wherever they may be—from the Senne Valley to South America. In this episode, Christiaens discusses: learning how to produce beer in order to continue the lambic and gueuze tradition the challeges of producing oude kriek with Schaerbeekse cherries the four main phases of lambic fermentation micro-oxygenation through wood-aging the impact of wood and barrel types on culture centering blends with refined components incorporating interesting and localized ingredients such as Chilean peppers and Japanese bamboo leaf as bridges between cultures protecting the definition of oude gueuze and oude kriek And more. Dimitri Staelens spent 15 years directing quality across a range of breweries owned by Duvel Moortgat in Europe and North America. Along the way, he built a deep understanding of ingredients and process across a diverse range of styles and recipes. In 2020, however, he chose to scale down, launching Adept (https://desmederijwinksele.be/nl/brouwen-proeven)—a small brewery in Winksele, Belgium, attached to a restaurant and meeting space not far from where he lives. Now, he brews with the locals in mind, exploring unorthodox ingredients in his Belgian blond ale—wuch as Simcoe hops and flaked rice—while pushing the envelope of malt flavor with imperial raw ales that often spend time in spirits barrels. In this episode, Staelens discusses: designing Belgian ales for diverse occasions whirlpool-hopping with Simcoe and blending with Noble hops building expansive grist bills with wheat, flaked rice, Munich malt, pils malt, and sugar sourcing Belgian-grown and -malted barley challenges in 2023 with changing gelatinization temperatures brewing no-boil raw ales, both dark and light avoiding DMS in raw ales the importance of carbon dioxide in Belgian beers And more. When President Trump signed the bill to reopen the government on November 12, he also enacted a law that will—unless changed within a year—effectively ban hemp-derived THC beverages and other products nationwide. Virtually overnight, the government had moved to close the book on a broadly popular industry worth an estimated $30 billion—even as adults in many states can, for now, still legally shop for their hemp beverages alongside beer and wine. As President and Founder of the Hemp Beverage Alliance, Christopher Lackner represents brewers, distributors, retailers, can manufacturers, and others who have a stake in these drinks that have become increasingly mainstream. His focus now is on lobbying for any outcome that can keep this new industry on its feet, grounded in sensible regulations and responsible business practices. In this episode, Lackner and host Jamie Bogner discuss: how the 2018 Farm Bill loophole led to a lucrative, popular industry that became “no big deal” why sensible limits on THC in beverages—perhaps 10 milligrams per 12 ounces—may be a way forward why hemp beverages don't belong in marijuana dispensaries the need for rules that keep out bad actors why skeptics of hemp-derived THC products should pay a visit to Minnesota how an all-you-can-drink hemp-beverage fest became the chillest affair ever what brewers and consumers who support hemp beverages should be doing now And more.
