In this moment, world-renowned fertility expert Dr Natalie Crawford discusses how to improve your chances of conceiving. According to Dr Natalie, timing is a key factor in achieving pregnancy, and she explains that the optimal window for conceiving happens around the ovulation phase of a woman's menstrual cycle. Dr Natalie also addresses common misconceptions about fertility, including the idea that engaging in sex less frequently helps to preserve sperm. Instead, she explains that regular sex actually increases the likelihood of conception by ensuring access to healthy sperm. For those who are unable to rely on timing and frequency alone, Dr Natalie recommends alternatives such as intrauterine insemination. She also encourages women to gain a better understanding of their menstrual cycles, not only to support conception but also as an indicator of their overall health. In a recent real-life case study shared by Ruben Kanya on “The Real Estate Experiment,” he delves into a competitive scenario where two relocation specialists from the same company vied for a premium temporary housing opportunity. The property, a fully furnished 4-bed, 3-bath home with pet-friendly amenities and utilities included, became a sought-after solution for families facing water damage-related relocations. Ruben highlights three key elements that played a pivotal role in this scenario: 1. Branding: The power of a positive reputation in the industry became evident as one relocation specialist reached out based on the recommendation from a previously established rapport. Ruben emphasizes the importance of your brand being spoken of positively among professionals in the industry, underscoring the influence of word-of-mouth referrals. 2. Marketing: Ruben shares insightful gems from the relocation specialist's perspective, focusing on effective email communication. Including a Hot Sheet, mentioning the property's location in the subject line, and detailing property specifics in the body of the email were identified as strategies to increase visibility during relocation searches. 3. Pricing: The study underscores the critical role of pricing in securing deals. Ruben explores the delicate balance between offering competitive incentives and understanding the budget constraints of relocation specialists. He emphasizes that while a standard rule of thumb often applies, factors like low supply can alter pricing dynamics, prompting relocation companies to consider even unfurnished accommodations. This case study serves as a practical illustration of the intricate interplay between branding, marketing, and pricing in the competitive landscape of temporary housing. Ruben uses this scenario to underscore the nuanced strategies that can significantly impact success in the mid-term rental insurance niche, teasing the depth of insights participants can expect from his 2-Day Mid-Term Rental Insurance Marketing and Optimization Virtual workshops. Dr. Erkeda DeRouen talks to Dr. Jeffery SooHoo, the Assistant Dean of Admissions at the University of Colorado School of Medicine. They talk about how to put your best foot forward in applications and how to survive your first year in medical school. [00:47] Introducing Dr. Jeffery SooHoo [03:13] Adjusting to Medical School [09:56] Best Way to Impress Medical School Admissions [13:16] Reapplying to Med Schools [15:05] Advice for Pre-Meds and Medical Students [16:30] What Dr. SooHoo Would Change About Healthcare The First Year of Medical School Majority of students are taken aback by how challenging medical school can be. The first year of medical school is definitely an adjustment period where you may need to adopt new study habits or learning styles. A mistake that new students make is that they don't ask for help soon enough. Teachers and peers can provide helpful resources that students can utilize. It's a time to experiment and try new things, but do so one at a time. Increase Your Chances of Acceptance into Medical School It would be helpful to know what kinds of skills and competencies medical schools are looking for. Get to know your strengths as well so you can communicate how you best fit into the school. Remember that it's not enough to just speak about your passions. It's crucial to have experiences that showcase your interest and dedication to medicine. Impress your interviewer by talking about your experiences in a reflective and nuanced way. Should you be waitlisted or rejected, don't fret! Have someone else take a look at and evaluate your application. Typically, the issue may lie in your paper application, your interviewing skills or your selection of schools. If there are gaps in your resume, try to remedy them so you can increase your chances of acceptance on your reapplication. Reasons People Don't Change:Lack of motivation. People may not be motivated to change their financial behavior because they don't see the need for change. They may be comfortable with their current financial situation, or they may not believe that they can change their behavior.Fear of failure. People may be afraid to change their financial behavior because they are afraid of failing. They may have tried to change their behavior in the past and failed, or they may have heard stories of other people who have failed to change their financial behavior.Ambivalence. People may be ambivalent about changing their financial behavior. They may see the benefits of change, but they may also see the costs of change. For example, they may want to save more money, but they may also enjoy spending money on things that they don't need.Habits. People's financial behavior is often habitual. They may have been spending money in a certain way for years, and it can be difficult to break those habits.External factors. People's financial behavior can also be influenced by external factors, such as their income, their expenses, and their personal circumstances. These factors can make it difficult to change financial behavior, even if someone is motivated to do so.Increase Your Chances of Success:Set specific goals. People who want to change their financial behavior should set specific goals. For example, they might set a goal of saving a certain amount of money each month, or they might set a goal of paying off their debt within a certain period of time.Make a plan. Once people have set their goals, they need to make a plan to achieve them. This plan should include specific steps that people need to take, and it should also include a timeline for achieving their goals.Find support. People who are trying to change their financial behavior may find it helpful to find support from others. This could include talking to a financial advisor, joining a financial support group, or asking friends or family for help.Be patient. Changing financial behavior takes time and effort. People should not expect to see results overnight. They should be patient and persistent, and they should not give up if they have a setback.Changing financial behavior can be challenging, but it is possible. There are two simple ways to get what you want in life or business: 1. You can ask for it. 2. You can attract it. ASK: A piece of information or content with a specifically designed “ask” built in for the target market that will inspire them to take action. Ask people for help or ask people if they know somebody who can help. When you ask people if they know somebody that can help, you have exponentially more success, because everyone has hundreds of connections to other people on average. ATTRACT: A piece of information or content with no clear ask but that instead has the goal of drawing the target audience's attention to a brand or inspires them to take some action, whether defined or undefined. An attract's result comes when you are focused and put both your attention and intention on what you want in life, whether personally or professionally. Learn more about your ad choices. Having multiple state licenses can be useful when you're working clinically doing telemedicine and locums tenens. For certain nonclinical careers, having a specific state license or multiple licenses can be a critical factor in getting hired. For example, if you're looking to work in utilization management (UM), an ideal background may not be enough to land a job. The state you are licensed in may not be highly sought after by these companies. This is what was happening to today's guest, Dr. April Palmer, who was losing out on UM opportunities because she only had one state license and it was not in high demand. Dr. Palmer is here to discuss how the Interstate Medical Licensure Compact (IMLC) can be a solution.
