Strata managers 'not in disarray' says prez

Last week we said that Strata Community Association NSW  - the states' strata managers' professional body - was in disarray.  Objecting to that negative characterisation, NSW President Robert Anderson agreed to come on to the podcast and answer a few questions.We had no shortage of those. For instance, we asked what the changes at SCA-NSW are. Has SCA-NSW been getting it wrong? Is there a new philosophy or culture, following changes on the SCA-NSW board?Are the changes in the standard agency agreement a recognition that there was something wrong with the previous much maligned version or is it just to comply with changes in legislation?What does SCA-NSW have to do to regain owners' trust? What about training for committee members? Fast track flats and Airbnb tax

New laws put strata cops on the beat

The podcast this week is almost entirely taken up with the new laws that passed the other day in the NSW parliament. We won't see most of them kick in until later in the year, but the effects could be immediate.Dodgy contracts that could see off-the-plan sales rescinded might be being rewritten as we speak.Building managers and strata committee chairs might well be asking what they have to change to fulfil requirements to act in the best interests of strata schemes.Developers' low-ball estimates of levies for new blocks might be getting pumped up a little if a $55k fine could be imposed for deliberately underquoting.But the one unanswered question – in the podcast, at least – is what form the Strata Taskforce is going to take and how it will operate.Such are the vagaries of online publishing that we answered that question in this story, after we had switched off the mikes. Secretive strata managers face $110k fines

Strata pantomime villain takes centre stage

Fast-track for flats puts Nimbys on notice

We are back in the saddle for the new year with the news that the NSW government has come up with a new way of tackling the bureaucracy and red tape that's holding back housing construction – by adding what looks like another level of bureaucracy and red tape.To be fair, the intentions are good. Maybe more really is less, and the new Housing Delivery Authority will accelerate the construction of “State Significant Developments”, especially in areas ripe for development but where Nimbys rule the roost. From the scandals around Netstrata - and the harsh scrutiny all strata managers have faced as a consequence - to the departure of Building Commissioner David Chandler, 2024 was a huge year in strata.We look at those events as well as the roller-coaster rides for apartment owner clients of two now notorious strata managers who have found it just too easy to convince NCAT members to do exactly what they want, rather than what apartment owners need.In fact, we ask the question, is the NCAT tribunal so ill-equipped to deal with strata issues that it is actively undermining Fair Trading's efforts to improve public confidence in apartment living. Sins of commission - why Minns has quit

Talk about unaffordable - the $30k-a-night apartment

Can you imagine paying $30,000 a night for a pad in London? Pumping irony - Airbnb on defensive, pro gym offensive

There are so many issues it strata that are “he said, she said” - or “they said, they said”, to put it in a more contemporary context –  that the temptation to not take sides is sometimes overwhelming.But consider the plight of an owner on the first floor of a block who has a noisy commercial gym operating from 6am until after 7pm every weekday.Then add in the fact that most of her strata committee's members live several floors away from the noise are undisturbed and therefore unperturbed.And, for the cracked and uninviting icing on the strata cake, the role of chair and secretary has been taken by a strata management firm that's rapidly becoming synonymous with shady practises. Should commercial gyms ever be allowed in strata buildings? We start this week's podcast by looking back at the previous episode which has broken all our records for regular downloads.It's not surprising really, given that it was a chat with ABC TV Four Corners investigative reporter Linton Besser about how and why he pulled together the Strata Trap report.At more than 450 downloads after only a week, this one will run and run, as they say in showbiz.This week we look at another of strata's big problems – defects – through the eyes of Acting Building Commissioner Matt Press.  What's happening with defects now that Building Commissioner David Chandler has retired?One thing that hasn't changed is the Building Commission's tendency to use initials,  acronyms and fancy techie terminology. So, just in case you are wondering, the “LDI” referred to means Latent Defects Insurance or it could be DLI (Decennial Liability Insurance).Either way, it's a 10-year insurance against defects that the better developers are able to take out. Maybe they could call it Defects Insurance. Sue Williams is an award-winning journalist and columnist who's written for all of Australia's leading newspapers and magazines.  Born in England, she has worked in print and TV in the UK and New Zealand, too, before settling in Australia in 1989.Sue spoke at the Kiama Readers' Festival about her latest book ‘Run for your Life' about Nick Stride and his family who were forced to flee for their lives after leaking secrets from Vladimir Putin's one-time deputy.  Nick moved to Russia in 1998 to help build the British Embassy in Moscow, but ended up on the run, hiding off grid on remote beaches on the Dampier Peninsula on the far north Kimberley coast. This session was introduced by local historian, Tony Gilmour. Nick Stride said too much about his former boss, one of Putin's closest allies. Nick Stride, a builder from the UK, feared for his family's safety after discovering alleged financial corruption while building First Deputy Prime Minister Igor Shuvalov's 140-million-dollar mansion in Moscow. Worried that his every movement was being watched, he hatched a plan to get out and put as much distance as possible between his loved ones and his former boss. They chose Australia. Nick then passed the secret accounting documents he'd taken to an investigative reporter, but by the time it came to publish, Nick and his family's claim for political asylum in Australia was rejected. On this episode of the Lead With Purpose podcast host, Tze Ching Yeung talks to Dr Sue Williams about exactly what quantum counselling is. KEY TAKEAWAYS Quantum counselling is based on quantum physics & epigenetics. Epigenetics deals with how generational good & bad things from previous generations such as trauma, illness, disease, talents & abilities affects us by being imprinted into your DNA & passed down through the generations. I had no idea what I wanted to do when I grew up when I was a kid. I was suitable for a number of different careers but none of them really attracted me, so I did office administration & technology training, as computers were just coming in. It wasn't until my mid-50s that I did mindfulness training & a lightbulb went off. I was drawn more to it as I learned more about it, so I did NLP and hypnosis & my main job now is a clinical hypnotherapist which eventually led me to quantum counselling. There's been a lot of study about how emotions are stored in different organs of the body.  You can look back through your family history for this. If you have emotions trapped in your lungs, that's to do with sorrow and grief, if you don't somehow release that it can stay in the lungs & you have lung conditions for the rest of your life. The liver hods on to anger. When you go into trance in a hypnosis session your brain is slowed down from beta waves to alpha waves, which are the ones that occur just before you go to sleep. Kids below 7-years-old are permanently in the impressionable, alpha wave state, because they need to learn so much. Because they don't have life experience they don't know what's right & wrong, so if they live in an abusive household, this could appear normal and imprint onto their mind as normal. That's how things get passed down from generation to generation. Day One by Abigail Dean. Set in the Lake District of England, this is about a school shooting and its aftermath. A local school is putting on an annual performance by the older kids, designed to make the four year olds who will start school in the autumn feel comfortable and keen to begin their education – but it all goes horribly wrong, and the way it plays out afterwards is a real sign of the times. A young man with connections to the town becomes convinced that it never happened, while the daughter of one of the teachers killed in the tragedy has a version of events that seems at odds with some of the evidence. It's a sobering premise which I think is probably drawn from recent world events such as the Sandy Hook massacre in the States, after which a denier called Alex Jones claimed it was all made up and peddled gross misinformation.  Run for Your Life by Sue Williams. Nick Stride is an Englishman who moved to Russia in 1998 to work on the construction of a new British Embassy in Moscow, and then later on a palatial new home for one of Putin's sidekicks, a guy named Shuvalov. He fell afoul of them and he and his family (wife, two kids) increasingly feared for their lives and moved half way around the world to Australia where they went completely off the grid, staying on illegally after their visas expired and spending years in the remote Kimberley which must be one of the most inhospitable places on earth. They eventually decided to hand themselves in but the callous indifference of the Australian immigration authorities made reintegration to mainstream society extremely difficult. On this edition of Peace Talks Radio, we'll take a look at hostage negotiations. From criminal kidnappings to political pawns, hostage taking is a tragic business that captivates news readers and fills the plots of thrillers, and - as we've seen recently - it's often a core element between nations at war. But far from the dramatic scenes played out in movies and series, what is actually happening behind the scenes? How do hostage negotiators build rapport and trust and come to agreements with kidnappers? And how are these same tactics useful in lower stakes negotiations? Recent research supports the common sense hypothesis that some people have personality traits that make them better negotiators than others. Individual differences matter. But these traits are possible to change or develop through practice. We'll hear about this research and how we can use it to improve how we perform in and feel about negotiating. We'll also hear how a hostage negotiator and former hostage used these tactics in real life. Danielle Preiss talks with three guests who are deeply familiar with hostage situations and negotiations from three different perspectives. Dr. Hillary Anger Elfenbein, is a professor at the Olin School at Washington University and researches negotiation from the level of buying a car to negotiation for release of hostages. Sue Williams is a hostage negotiator who led the Kidnap and Hostage Negotiation Units for the Metropolitan Police in London. And Thomas Olsson was held hostage by Jabhat Al-Nusra, the Al-Qaeda affiliate in Syria, for one and a half years.

In this episode I had the honor to sit down with artist Jeffrey Gibson joined by curator and co-editor of An Indigenous Present, Jenelle Porter. We were given space at SITE Santa Fe in Director Louis Grachos office to have a long and generative conversation while we celebrated the book's launch over Indian Market weekend. We talk about Jeff's practice and his journey to this moment and the Artist shares the vulnerable, complicated, difficult and joyous path of choosing to be an Artist, offering reflection from what he has learned along the way, understanding how the practice and studio has evolved in the 20 some years of being a working Artist. We then dive in with both Jeff and Jenelle to speak on Jeff's thought process behind An Indigenous Present, learning about the years of care and intention behind the project, which is, as Jeff reflects, an “Artist book about Artists”. We round out our 2 plus hour chat with the excitement and work that has come with Jeffrey being named the artist to represent the U.S. at the 60th Venice Biennale. As we end our chat, both Jeff and Jenelle share important and practical insight on how to navigate the art worlds and art markets and Jeffrey reminds us all that “Artists do have the power to set precedence in institutions”. The artist's multi-faceted practice incorporates painting, performance, sculpture, textiles and video, characterised by vibrant colour and pattern. Gibson was born in 1972, Colorado, USA and he currently lives and works in Hudson Valley, New York. The artist combines intricate indigenous artisanal handcraft – such as beadwork, leatherwork and quilting – with narratives of contemporary resistance in protest slogans and song lyrics. This “blend of confrontation and pageantry” is reinforced by what Felicia Feaster describes as a “sense of movement and performance as if these objects ... are costumes waiting for a dancer to inhabit them.” The artist harnesses the power of such materials and techniques to activate overlooked narratives, while embracing the presence of historically marginalised identities. Gibson explains: “I am drawn to these materials because they acknowledge the global world. Historically, beads often came from Italy, the Czech Republic or Poland, and contemporary beads can also come from India, China and Japan. Jingles originated as the lids of tobacco and snuff tins, turned and used to adorn dresses, but now they are commercially made in places such as Taiwan. Metal studs also have trade references and originally may have come from the Spanish, but also have modern references to punk and DIY culture. It's a continual mash-up.” Acknowledging music as a key element in his experience of life as an artist, pop music became one of the primary points of reference in Gibson's practice: musicians became his elders and lyrics became his mantras. Recent paintings synthesise geometric patterns inspired by indigenous American artefacts with the lyrics and psychedelic palette of disco music.
