The commercial real estate market is crashing... and we don't care. Right now, if you look at any headline in real estate news, all you see is talk about the commercial real estate market crash. Whether it's impending, or we're in the midst... either way it's all a bit sensationalized. Commercial Real Estate is such a broad term. It's an umbrella that covers A LOT of asset classes, multifamily included. But not many people think about apartment buildings when you hear "commercial". In fact, some people are very confused when we say commercial real estate and they later find out our niche is multifamily. This is part of the problem with these sensational headlines. There is some turbulence within in the market right now, but it's mostly contained to office-space, and there's very little chance that it will have a ripple effect on to other asset classes. We're hopeful that a lot of people are starting new businesses. We're hopeful that people are going to fill up those empty retail spaces. When somebody starts a business, they get a lease. Sometimes it's 10 pages and it's handwritten or it's from 1986 because you have an old-timer that's used the same lease forever and hasn't changed. That's okay. We liked that too, I guess. Sometimes we get a lease that's 90 pages long. The bigger the landlord, the bigger the lease. As many buildings as they have, they add a page for every time they acquire a new property.
