Here's another episode on hoyas - and another episode on learning to look at specifics rather than making generalizations. The human urge to generalize is STRONG, but it only actually saves us time when it's relevant, and in this case it's far less helpful than we think!

In this special episode of Tangent Proptech, Edward Cohen is on the red carpet at one of the most exclusive commercial real estate events of the year: the Real Estate Gala in New York City. This episode features rapid-fire conversations with founders, investors, brokers, developers, and operators across the proptech and commercial real estate ecosystem. A big focus of the evening was on AI. Namely, this question: how is AI being used in real estate right now? And possibly more front-and-center: what's hype and what's here to stay? From leasing and marketing to underwriting and financial modeling, this episode explores where artificial intelligence is already driving value in real estate, where it's falling short, and how we can close the gap.(00:00) - Welcome to the Real Estate Gala Red Carpet Interviews (02:30) - Cyrus Claffey (ButterflyMX): AI Across Product, Marketing, & Operations (06:00) - Zach Molzer (Molzer Development) & Madi Bremer (CBRE): Networking & AI in Leasing (08:30) - Gabe Einhorn (VryfID): Content, Consistency, and AI Efficiency (10:00) - Kaylan Knitowski (Franklin Street): AI Workflows and Competing with Experience (13:30) - David Auerbach (Hoya Capital): Driving Tech Adoption in Real Estate (14:45) - Adam Steiner (Rick, Steiner, Fell, and Benowitz): Document Automation & Bridging Tech and Business (16:45) - Humberto Lopes (HL Dynasty, Gotham Housing Alliance): A Human-First Real Estate Perspective (19:15) - Jovian Lopes (Gotham Housing Alliance): AI for Research vs Human Relationships (21:00) - Lauren O'Breza (Foresite CRE): AI in Brokerage & Underwriting (24:30) - Pablo Barreiro (Fortec): Simplifying Tech Adoption & the Future of Financing (26:00) - Shanti Ryle (Crexi): AI Data Enrichment & Storytelling Advantage (30:30) - Rameen Inayat (Ryan): AI for Admin & Property Tax Insights (32:00) - Collaboration Superpower: Priya Parker
Here's part one on our full breakdown of variegation! This one gets into terminology and has a few related tangents - part 2 coming soon!

Has an internet jerk ever told you to give up on houseplants because you clearly suck at the hobby? Well, after 30 years with my own plants and 12+ years in the industry, apparently it's time for me to quit. Or it would be if I listened to advice from some rando. So here's me telling you not to quit - even after you killed the third philo brandi and swear you'll never try again. Even after your whole collection gets mites because of that impulse calathea. Even after you forget another plant on that high shelf. And yes, even if someone is mean to you.

Today's plant chat is about plant care variables, specifically how to determine if someone's prescriptive advice is actual fact or if it's based on insufficient information. Unless advice is based on repeat instances of a plant's behavior (like blooming, wilting, etc) with many plants of that particular species, all variables are accounted for, AND the result is repeatable (i.e. you can make any plant of that species do it again), informational is anecdotal and shouldn't be treated as fact. Even my results! If they're based on a sample size of 1 plant, EVEN IF I can show consistency in behavior, until I control variables and do this with many plants of the same species, this is not true science :) If you want to add to the (anecdotal!) results that V's Mix is getting with hundreds of other customers, try it this month for FREE! Recently(ish) someone brought a video to my attention from a soil scientist who was talking about the concern with perlite and fluoride toxicity. There were a few issues with the data and the points presented, and while the studies I found that line up with this video do show little cause for concern, they weren't designed with real-world applicability in mind. Listen to the episode for these points as well as what we can do to minimize risk. And, as always, Oh Happy Dirt remains perlite-free because it's my job to make it the absolute best available :) Also, right now (end of October/early November 2025) there's a sale on: spend $50, get a free quart of either V's Mix or our hoya soil. “I think it's really important to celebrate the intermediate steps along the way because if you're only thinking about the highest level of the NCAA…it gets overwhelming. You have to have those goals along the way.”We're back with more Office Hours episodes. My guest today is someone that's become synonymous with Hoya distance running — Brandon Bonsey, the head men's cross country coach and longtime leader of Georgetown's storied middle-distance program. He's more than a decade into his coaching career on the Hilltop — Bonsey has guided the Hoyas to dozens of All-America honors, multiple Big East titles, and a steady presence at the national level across cross country and track. A proud alum himself, Bonsey competed for Georgetown from 2004 to 2009, and since returning to his alma mater, he's played a pivotal role in both honoring the program's legacy and evolving it for today's generation. In this episode, we talk about what it's like to coach at the place that shaped you, what he learned from mentors like Pat Henner and Chris Fox, and how he's helping develop two of the most exciting young middle-distance talents in the country — Tinoda Matsatsa and Abel Teffra. We also get into recruiting at a high-academic institution, what sets the Georgetown culture apart, and how Bonsey blends emotional investment with long-view composure as a coach. This is a great one for anyone who loves hearing how tradition meets innovation in today's NCAA coaching landscape.Host: Chris Chavez | @chris_j_chavez on InstagramGuest: Brandon Bonsey | @thebonz21 on InstagramSUPPORT OUR SPONSORSOLIPOP: Olipop is a prebiotic soda that tastes like a throwback to your favorite childhood drinks, but it's loaded with benefits that your body will thank you for. Fresh off his thrilling victory in Virginia, brand-new NCAA Mile Champion Abel Teffra joins the show today to break down his epic performance.Abel, currently a graduate student at Georgetown, set an NCAA meet record with his 3:53.60 mile at the 2025 Indoor Championships, becoming the second Hoya to win the event in program history. Abel secured the win with a decisive and exciting move to overtake the stellar Nathan Green on the home straight of the final lap. Abel has been slowly and methodically moving his way up the rankings: in cross country alone he has improved from 250th to 65th on the National Championship scene.During the 2023-24 season Abel won the Big East Indoor mile and was a member of the winning 4x800m relay team during that season. He finished fifth in the mile at the NCAA Indoor Championships last March with a 4:02.57.His breakout came this year on February 8 when he ran 3:37.70 in the 1500m and 3:52.44 in the mile at BU. His big NCAA title should come as no surprise to those following the sport. Abel attended Central High (East Campus) in Fresno California, where he ran PRs of 4:14.80 in the 1600m and 9:32.25 in the 3200m. In today's conversation, Abel takes me through insights from his first-ever NCAA Championship win, what went into this win, his relationship with his coach and teammates, his ambitions for the future, and so much more. Time to prune the plants in your yard (or trim that crazy hoya that went nuts after repotting in Oh Happy Dirt)? Pot up the cuttings and share the love! Big box stores have shown us that they don't care about individuals, so it's time to move our spending to home nurseries (and give away cuttings for free, too)!
Buncey speaks to three of the big promoters involved in Saturday's fight. Eddie Hearn tells us about finding a new opponent for Shakur Stevenson after Floyd Schofield was pulled out of the fight. Frank Warren talks Daniel Dubois, building a heavyweight empire and why Hamzah Sheeraz will be a superstar. And Golden Boy's Oscar de la Hoya explains why the Madrimov-Ortiz fight is the one to look out for. And Joe Gallagher sits down with Buncey for a sombre and emotional chat after announcing last week he has cancer.
With Opening Day 10 days away, Dylan Campione is joined by Georgetown Baseball Head Coach Edwin Thompson for our 6th edition of Talkin' with T. Coming off of 3 straight 30 win seasons, the Hoyas look to build on their previous success in the 2025 season!!
Buncey is joined by Carl Frampton and Barry Jones to digest Tyson Fury's retirement. None of them are convinced that this is the end for the Gypsy King. They also hear from his manager and friend Spencer Brown, his promoter Frank Warren and his cousin and trainer Andy Lee. Oscar de la Hoya also makes an appearance on the pod, as does Eddie Hearn.
