Meet Otis Odell, a principal at HED, an architecture design, engineering, and planning firm across eight offices in the USA. He oversees the National Business Leader role for housing and mixed-use projects. He leads a team within a company of approximately 450 people across nine offices, working in various sectors, including affordable housing, workforce housing, market-rate housing, luxury housing, student housing, senior housing, and hospitality. His experience in modular construction dates back to the late 1980s, when he worked as a young project architect on a modular project. He has closely followed the rise and fall of the modular industry and remains a strong advocate for its potential, particularly in light of current industry challenges. We start the conversation with Otis sharing his background and role in the industry. He then shared his thoughts on modular construction becoming more viable due to the increasing challenges faced by the construction industry, such as rising costs and labor shortages. According to him, the key to success lies in effective collaboration between the design team and the fabrication team. He also discusses how learning from past failures has helped the industry understand the importance of standardization, communication, and empathy for the different partners involved. We then move towards the housing projects and their significant impact on communities, where Otis explains the fundamental role houses play in people's lives, as they provide not only shelter but also security, community, and a sense of belonging. We also talk about how the relationship between individuals and their homes varies between cultures, with American culture frequently highlighting the transactional nature of housing, whilst other cultures place a greater emphasis on community and collaborative living. Further into the conversation, we dive into the power of storytelling. Storytelling is a crucial tool in moving projects forward, as it helps connect ideas, goals, and experiences in a meaningful way. Every project has a distinctive story that can be leveraged to foster trust, motivate action, and propel achievement. According to Otis, by understanding and listening to a client's needs, you can craft a narrative that aligns with their aspirations and demonstrates your capability to deliver the desired results. EPISODE HIGHLIGHTS [14:43] Otis's background and his role in the industry. [06:31] Insights on modular construction's viability. [11:40] Contractual structures and owner involvement. [13:44] Navigating regulatory complexities in California housing. [17:27] Housing projects and their significant impact on communities. [23:17] The importance of embracing diversity. [24:47] The power of storytelling. [29:11] The relationship between sustainability and cost in construction projects. [34:23] Developing trust and collaboration among all parties. [41:54] The future of modular construction. KEY TAKEAWAYS Professionals in architecture and fabrication should be willing to collaborate more openly and understand each other's perspectives. Regularly monitor and advocate for relevant legislation. When working on housing projects, it's important to understand the community's values and needs. Focus on creating spaces that promote community integration. Making a conscious effort to interact with individuals from different backgrounds can greatly expand one's perspective and enhance personal growth. Always start by listening carefully to the needs and goals of those you're working with. Create a foundation of trust by clearly defining the project's goals and the key drivers of success. Despite widespread adoption elsewhere in the world, modular construction has been slow to take hold in the U.S. Assembly OSM CEO Andrew Staniforth makes a compelling case for the construction technique's affordability, sustainability and speed—as well as reasons why the practice is still in its infancy domestically.Insights to Share: Modular construction is an option that provides a compelling combination of affordability, sustainability and speed.A tight labor market and strong real estate fundamentals make modular construction more viable.Affordable housing is a challenge that will require non-traditional thinking—like modular construction—to solve. “Naturally occurring affordable housing is just an Econ 101 problem like supply and demand. The more housing that you build, it will lower the price. And I think as we start getting to scale, we hope to be able to move the market.”Andrew StaniforthCEOAssembly OSM
Marshall Cox is a PhD in Electrical Engineering, and the Founder and CEO at Kelvin, winner of the MIT Clean energy prize, the Popular Science Innovation Award, and the Verizon Powerful Answers award. The Kelvin team has developed a system that eliminates overheating in pre-war buildings. The system, called the Cozy, is a wireless, low-cost, and easily installed retrofit that drops on top of radiators to control indoor temperatures in buildings with radiator heat. In individual installations the system can eliminate overheating and vastly improve comfort. By retrofitting whole buildings, the Cozy redistributes steam flow to heat up colder rooms faster, saving up to 40% in heating costs and yielding a potential cumulative annual savings of $7 billion over the 120 million residential and commercial radiators in the United States.(0:22) - Why should we decarbonize buildings (2:47) - Origin of heating tech(3:55) - Carrots & sticks for building decarbonization(7:17) - Kelvin origins(9:46) - Kelvin's smart radiator covers(11:37) - Improving operations' bottom line(12:55) - Financing decarbonization solutions(15:31) - Cozy's low maintenance (17:22) - Precision in estimating building savings(19:50) - Hybrid electrification adoption(25:30) - Elevating living experience for renters(26:38) - Collaboration Superpower: Jigar Shah (Director of Loan Programs in the US DoE)

In this episode, Steve Randall speaks to Sam Whitworth and Maddie Podstada of Stelling Properties Limited. Steve was also given a tour around the Stelling Properties factory and himself and Pete the Builder discuss modular construction. If you have an interest in modular construction or you want to hear how it is being used to aid civilians fleeing the conflict in Ukraine then this episode is for you!Sam Whitworth is the Engineering Director for Stelling Properties. Sam's portfolio consists of working in the Marina, Aerospace and Civil Sectors. Sam is committed to the development and delivery of new technology and products. He also enjoys being challenged and works well under pressure.“We exist to take on the challenge of bringing modular to the mainstream and giving people the choice that they deserve as a customer.”“Interface is key in the modular industry.”Stelling Properties are one of the UK's leading modular development and construction companies. They traditionally focus on student accommodation, residential developments, and hotels.Today however they are using their expertise to help civilians fleeing the conflict in Ukraine.Stelling Properties are now designing and building transportable accommodation inside shipping containers to aid in housing civilians living in dangerous and freezing conditions in refugee camps in Europe. The carefully designed and insulated units can provide shelter for up to two adults and two children or three adults at a time. They provide them with space to sleep and eat.Known as Project Re: Haus, this venture is staff-led and is a separate charitable initiative started by the team just days after the news of the war broke around the world.Maddie Podstada is the Project Coordinator for Project Re: Haus. A future charitable organisation that is designed to be a solution for those displaced by conflict, war, and natural emergencies.Maddie believes that the speed of modular is what makes it suitable for a crisis. A modular can be built, transported and then be ready for use within two hours.Visibly emotional when the first containers were transported, Maddie and her team are very proud of the hard work and long hours that they put in to help families fleeing from their countries. If you wish to help Maddie and her team with their admirable project you can make a donation at www.rehaus.org.“The modules are produced and then transported to Poland and can be ready to be used in about two hours, so they call it plug and play.”“Modular construction is a fantastic solution to be relocated from one location to another.”
