In this mid-year solo episode, I'm getting real with you—no guests, no fluff. Just a straight talk on why you might be the one holding yourself back in real estate right now. It's not the market. It's not the economy. It's not the tools. It's how you're thinking, what you're prioritizing, and whether or not you're actually committed to your escape plan. What separates those who just dabble in real estate from those who build real freedom? After a decade in the business, coaching thousands of students, and scaling my own portfolio—I can tell you this: success isn't about talent. It's about traits. In today's solo episode, I'm pulling back the curtain on the 9 traits that our most successful associates, apprentices, and real estate partners demonstrate every day. These traits aren't flashy. They're foundational. And they'll change the way you operate if you commit to them. Whether you're brand new or scaling your real estate business, this episode will help you self-audit your habits, refocus your energy, and get real about what it takes to win. We often say that the road to a successful opera career can be a winding one—and we've got the receipts to prove it! Join Key Change co-hosts Anna Garcia and Olga Perez Flora as they discuss career trajectories, academic journeys, and artistic life with two legendary performers and educators: Kristin Ditlow, Associate Professor of Vocal Coaching and Opera Conductor at the University Of New Mexico, and James Flora*, acclaimed American tenor and Lecturer in Voice and Opera, also at UNM. Our conversation sets the stage for an exciting collaboration between Santa Fe Opera and UNM. “The position that I have (at UNM) has evolved with me,” says Kristin, who has worked around the world as a conductor and a pianist. “That's a testament to a healthy place that's willing to grow along with its faculty and allow them to grow in a position.” It's also a verdant artistic environment where raw talent is refined, and practice leads to proficiency. Jamie hopes that the next generation of opera professionals will bring the art form's epic storytelling and staging to a broader audience. “I'd love for opera to step away a little bit from exclusivity,” he says, reflecting on how the perceived cliquishness couldn't be farther from the true experience of a live opera. “A lot of people who grew up in small towns like I did didn't understand the opera was for them,” he says, adding, “Opera's for everyone!” *That surname is no coincidence. Jamie also holds the title of spouse to our very own Olga. We love an encore! And this one's got it all: audition trends, futurecasting, and pragmatic advice for young opera talent. Key Change co-hosts Anna Garcia and Olga Perez Flora also serve up plenty of musical memories, behind-the-scenes intel, and a little love for the Santa Fe Opera as a venue as they continue their visit with Chandler Johnson. When we last met Chandler, he had introduced us to career paths less traveled. "There's more to this business than just singing,” he continues. Chandler knows this truth better than most. After discovering opera in his early teens, he pivoted from singing to arts administration. Chandler credits his years spent auditioning and performing for exposing him to career opportunities beyond the stage. “Singing was my path to get to this place,” he confides, before launching into an impressive list of creative, collaborative opportunities within the opera ecosystem. "You can go into development, marketing and PR, media and AV. You can go into costuming and set design," he says, adding, "Having the experience of being a singer informs where you pivot in your life and in this art form." As for the art form in question, Chandler is not one to tinker with what works. "I wouldn't change anything about opera. I truly love the glitz, the glamor, the opulence, the stories, the chaos. I love it all!" he muses before offering one final piece of advice. "We just have to keep doing good art––keep doing good opera!––and the people will come." Pop quiz: Name an opera training initiative that creates space for self-discovery, serious fun, and a bit of Broadway adoration. Spoiler alert: there's only one answer. On this episode of Key Change, co-hosts Anna Garcia and Olga Perez Flora get to know Chandler Johnson, Director of Santa Fe Opera's Apprentice Program for Singers, and uncover what early-career singers selected for this internationally acclaimed program can expect from their 13 weeks in the desert. “It's a pressure cooker!” exclaims Chandler of the four-month-long apprenticeship, initially developed by John Crosby, founder of the Santa Fe Opera. How prestigious is the program, you might ask? We did the math. Out of a thousand applicants, less than 5% have a chance of making it in. That's 36-46 participants annually. And once those folks are accepted? They're met with a 360º view of the industry including an intense rehearsal regime, mainstage experience, individual scene recitals, donor events, and off-campus performances. Chandler's circuitous route to Apprentice Program director includes five different administrative titles at Santa Fe Opera alone, proving that the stage isn't the only avenue to an illustrious career (although he's got some amazing performance credits to his name). “I still sing for fun,” he says. “My roots were church music, musical theater, R & B, that kind of stuff. And, I'm always singing along to my favorite pop girlies.” Now, he's happy to guide the next generation of talent, offering honest assessment and encouragement in equal measure. “I've had some singers come back and be, like, that one thing you said to me, that really changed the trajectory.” KEY CHANGE RECOMMENDED PLAYLIST Season 2, Episode 8: Gender is Not Genre: Women in Opera - featuring Susanne Sheston, Santa Fe Opera Chorus Master FEATURED IN THIS EPISODE Chandler Johnson, Director, Apprentice Program For Singers | Santa Fe Opera MENTIONED IN THIS EPISODE Apprentice Program For Singers | Santa Fe Opera Apprentice Program For Technicians | Santa Fe Opera Young Artists Program | Chautauqua Opera The Glimmerglass Festival Opera Santa Barbara Jessica Vosk Kathryn Henry Lina González-Granados | LA Opera Duke Kim *** Key Change is a production of The Santa Fe Opera, Department of Community Engagement & Education. Known as the Queen of Short Sales, Dwan returns to the show with a remarkable update that goes way beyond deals and numbers. She and her husband now own 28 buildings in Clinton, Iowa, where they're leading the charge on revitalizing an entire downtown. We talk about how they're creating generational wealth, the power of creative financing, and how she's turning vision into reality—one block at a time. This episode is a special one, Wicked Smart listeners—episode 500! And to mark the occasion, we're flipping the script. I step into the hot seat while three of our top Wicked Smart Coaches—Russell Ham, Mike Makredes, and Rick Abbiati—take over and put me on the spot with questions that dig deep into the journey, the lessons, and the long game of building a creative real estate business. We cover everything from how I'd start over today, to managing market shifts, scaling with the right hires, and why I believe so strongly in coaching. Whether you're brand new or you've been grinding for years, you'll hear hard-earned insight and practical tips that can help you go further, faster—with fewer bumps along the way. Timeline Summary [0:00] - Introduction [1:32] - How the creative real estate landscape has shifted—and why adaptability is key [3:02] - Why market changes don't mean pivoting entirely, but shifting your approach [7:03] - The two hires I'd make on day one if I were starting over [10:32] - What kept me moving forward when everything felt like it was falling apart [15:45] - Stacking consistent habits vs. chasing shiny objects in real estate [18:13] - How I decide whether to cash out or hold long-term on a deal [23:24] - Why owner financing is still my favorite strategy for building wealth [27:57] - How coaching has impacted the business—and the personal growth of our team [34:00] - Our coaches share their transformations and biggest breakthroughs [37:39] - Looking ahead to QLS Live 2025 and what we're bringing to Boston 5 Key Takeaways: 1. Adaptability is everything: Real estate markets shift, but success comes from knowing how to fish in new ponds—not switching your whole strategy. 2. Start with support: If I had to start over, I'd hire an executive assistant and a VA from day one to stay focused on high-value activities. 3. Stack before you pivot: Master one niche before jumping into another. Consistency always beats jumping from shiny object to shiny object. 4. Coaching isn't just about deals: Coaching accelerates your growth, sharpens your skills, and gives you the confidence to lead. 5. Owner financing is a wealth builder: It may be harder to understand at first, but when structured right, it delivers six-figure paydays and long-term wins. Wicked Smart listeners, get ready for an insightful conversation on scaling your business the smart way. In this episode, I sit down with Solomon Thimothy, an entrepreneur with nearly two decades of experience in growth marketing. As the founder of OneIMS and co-founder of ClickX, Solomon has helped businesses overcome growth plateaus and achieve measurable, sustainable success. We discuss the biggest challenges entrepreneurs face when trying to scale, the key mindset shifts needed to break through revenue ceilings, and why AI is becoming a game-changer for businesses looking to optimize operations. Solomon shares real-world strategies for accelerating growth, leveraging data-driven marketing, and making smarter business decisions. Whether you're a solopreneur or running a multi-million-dollar company, this episode is packed with insights you can apply immediately. Episode Highlights [0:00] – Introduction [2:20] – How Solomon went from self-taught web developer to helping businesses scale through data-driven marketing. [4:26] – The turning point that forced him to pivot from website development to full-scale lead generation. [7:38] – The biggest mistake small business owners make when trying to grow. [10:19] – The revenue thresholds where businesses typically hit roadblocks and how to break through. [12:31] – Why mindset is often the biggest bottleneck in scaling a business. [14:47] – How digital marketing and AI can accelerate business growth without increasing headcount. [19:06] – The evolving role of AI in sales and marketing, and why businesses need to adapt now. [24:58] – How AI is eliminating inefficiencies and making businesses more profitable. [26:42] – The future of scaling: why companies that embrace AI will have the biggest competitive advantage. Five Key Takeaways 1. Scaling requires more than just working harder. Many entrepreneurs believe they need to add more services or expand their offerings, but true growth comes from refining and doubling down on what works. 2. Lead generation is more important than aesthetics. Having a great-looking website or social media presence means nothing if it does not generate revenue. Businesses must focus on conversion-driven strategies. 3. AI is the next competitive advantage. Businesses that leverage AI for automation, marketing, and sales optimization will outperform those that rely on traditional methods. 4. Mindset is often the biggest obstacle. Entrepreneurs who struggle to scale usually have internal roadblocks rather than external ones. Identifying and addressing these limitations is key. 5. Cutting unnecessary expenses accelerates growth. Many businesses waste money on ineffective marketing strategies. Analyzing ROI and reallocating resources to high-impact activities is essential for sustainable success. I can't find reliable help. How do I write a job description to attract people? How are you all finding employees? Everyone keeps quitting on me. What kind of SOPs do you all have in place? These questions and statements are some that I consistently see week after week in online flooring groups. One of the biggest issues small companies face are exactly these. Attracting and retaining good team members is a constant struggle even for the largest businesses, but there are ways to make it easier.Sam Bruce is the current President of Visalia Ceramic tile and a 3rd generation partner. Started by his grandma and grandpa Martino in 1985, the company has grown to employee over 30 certified tile installers, be a 5 star contractor under the NTCA, and be locally and nationally recognized for their brand and projects. A key part to their success and being able to have so many CTI's is that there is not only a clear hiring process but also a consistent training program that all tile finisher employees must complete. It wasn't built overnight and it didn't come easy but Visalia Ceramic tile also knew they did not need to reinvent the wheel.Listen in to this week's episode of the Floor Academy podcast as Sam and I discuss how they recruit new team members, successfully train them for everyone's long term success, and then retain them through clear advancement goals.Check out our sponsorsJohns ManvilleThe International Surfaces EventKronus SoftCheck out our website and storeSupport the show

Jae Arias is an Underwriting Account Service Associate in construction for Zurich North America and a 2022 graduate of the Zurich Apprenticeship Program. She became a member of Zurich's first New York cohort of apprentices after Zurich expanded the program beyond its Illinois headquarters in 2020. Despite the challenges of working and studying remotely at the height of the COVID-19 pandemic, Arias thrived in the program, being inducted into the Honor Society at the Borough of Manhattan Community College and successfully completing her apprenticeship in September 2022. She was promoted into her current role in addition to earning a Department of Labor Registered Apprentice certification and an Associate Degree in Business Management with a concentration in insurance from BMCC. Before joining Zurich in 2020, Arias managed a dermatology office. She wanted to go to college, but the math didn't work: She would need to work less to attend classes, but she'd need to earn more to pay for them. A friend who worked at Zurich told her about the insurance provider's apprenticeship program. The math worked both financially and for Arias' family: The program pairs three days a week of on-the-job learning with two days focused on schoolwork. Zurich pays apprentices a full-time salary with benefits, and covers tuition and books. Arias pivoted out of a desire to better her life and be a role model to her children, the third of whom was born during her apprenticeship. Today she is pursuing her bachelor's degree through online studies at Loyola University Chicago, with help from Zurich's tuition benefits, while working full time and serving as an Apprentice Alumni Advisor to current apprentices. She is also part of Zurich's international Apprenticeship Buddy Program, with participants in countries such as Spain, Germany, Mexico and more. Her buddy, based in Switzerland, recently visited Arias at Zurich's Manhattan office. Arias enjoys sharing her experience and recently visited a Brooklyn charter high school to speak to seniors and alumni about apprenticeship. Highlights from the Show Jae was managing an office when pandemic lockdowns struck, putting her job in jeopardy A friend mentioned a program Zurich had started where you can go to school and work, and she decided to look into it Zurich North America's Apprentice program pays for students to finish their associate or technical degree while also employing them full time While they earn full-time pay, they are in school two days a week and at work three days a week Zurich provides an hour a day during work for studying An extensive support program is in place, including coaches, mentors, apprentice graduates and peers, recognizing that the issue isn't just a money problem, but a more holistic question of supporting people pursuing their education while also needing to support themselves and their families Upon graduating from the program in two years, apprentices have a full-time role at Zurich to move into This helped Jae break the cycle many people find themselves in where they want to finish their degree, but need to work and may have families to care for as well, so giving time to any one of those demands can make the whole chain break – less time to work means less money for school, but you need time for school or you won't graduate; etc Due to its success, the program has been expanding to more cities and school across the country, after its beginnings in the Chicago area, expansion to New York (where Jae joined the program), and now into Texas and Atlanta Zurich has found this to be a valuable way to work on the talent issue we all talk about in insurance while also bringing in new and different talent than they might ever have had access to with past approaches This episode is brought to you by The Future of Insurance Volume III. Production Apprentice Program for Auto Shops AutoLeap Link: https://bit.ly/3n5qW2M (https://bit.ly/3n5qW2M) Why a Production Apprentice…. 1. We have to start somewhere and change the stigma etc….of just a lube tech 2. We have to get these folks in a production mindset 3. We have to make sure that our current producers are producing and the best way to do that is to eliminate the stops and starts that make them unproductive. 4. One of the top two reasons why people leave when asked on exit interviews is because they didn't receive the training they thought they were going to get or they didn't understand what their future looked like. Production Apprentice Daily Tasks: Make sure that everyone is set up for success every day. Walk in with a positive Can-Do attitude! We have no place for Can't-Do's in our business. Check-in with the supervisor to see what is pressing and important and what direction you should move first. What is your daily schedule? Check with the supervisor for the To Do List for the day. To end the day make sure the shop is clean and ready for the following day.
