Allegations of arbitrary rules and deadlines were leveled at the Manitoba Progressive Conservatives this weekend by Susan Auch, who wanted to run for the provincial nomination in Transcona. In Episode 9, Auch tells her version of how she was treated, and why she thinks party insiders manipulated the process to keep her out and smooth the way for former City councilor Shawn Nason.Raised in Transcona, Susan Auch became a 3-time Olympic skating medalist inducted into numerous athletic halls of fame. A realtor, she had an unsuccessful run for the Tories in 2011 in Assiniboia, so she's not a newcomer to party politics.3.30- When she heard a byelection was called for March 18th to replace the late MLA Nello Altomare, Auch felt "Transcona's my neighborhood and I wanted to run... I called headquarters and initially the CEO was very excited... she called me back and she was quite cool."Auch explains the odd restrictions placed on her, ranging from a 30 hour time limit, to being denied a membership list while told the nomination paper signatures had to be from current members only. She raises a good point- why would she be told not to sign up new members, when the party is in the midst of a leadership race? Auch says she spoke to one of those hopefuls, Obby Khan. 7.00- Marty Gold explains the court precedent set in the 1980's when Tory stalwarts Tom Denton and Olga Fuga tried to withhold member lists to control a non-profit board and Justice Scollin scolded them.10.10- Auch's statement was "certain insiders saw me as a threat." She answers questions about her comment.Also discussed- Nason certainly isn't afraid to compete for the nomination; former PC leader Hugh McFadyen and her run in 2011; skewed rumours about Auch's civil court cases; "in Manitoba courts, people can lie".18.15 - "The question we should ask is why would we not want the constituency to decide on who should be their representative?"Hear Auch's remarks about her disappointment in how the 2011 PC campaign treated her and the need to shore up current leadership. A long time listener was elected to Parliament last week, and you'll hear from the new MP for Elmwood-Transcona, Leila Dance, in Episode 23! Part 1- Fifteen years ago, Leila Dance appeared in the Kick-FM studio in her role with a social services agency, and "politics was not even being considered." But coming from a family with generational union and NDP links and deep roots in Transcona, she was an ideal candidate for the NDP to retain the seat. After being a fundraiser for major charities and then Executive Director of the Transcona Biz, she saw opportunity to further the causes of social services and small business on a larger stage. Dance decided to make the leap from running the Biz and put her name on the ballot, beating the Conservative candidate in a close race- the first woman ever elected as a Member of Parliament from the east Winnipeg riding. As she describes, working on NDP campaigns was a part of her upbringing and during her run for office, "a lot of the key players have very much been people who knew my dad (Bill) and remember him from different campaigns in the early days and such." WFP Sept. 3: "Chambers said Smyth fulfilled his mandate to reduce police overtime."  WFP Sept. 9: Chambers said “At a police level, you have to look adding more officers to the complement to reduce the amount of overtime,” after "the Winnipeg Police Service expects to exceed its overtime budget by $2.3 million by the end of this year..." Which was it? Was Coun. Chambers misled before Smyth took his pension and left? While social justice warriors proclaim policing doesn't reduce crime, the fact is taking criminals out of circulation does do exactly that. As to the reasons for increased OT being required, Smyth's mishandling of protest marches by inflammatory radical activists is never mentioned by MSM. 28.45- A rally decrying repeated violent incidents shattering the lives of newcomers is planned for Sept. 18th. Ukrainian refugees have had enough and we have the details. 30.30 - Sometimes threats to public safety are rooted in poor City practices. - Transcona homeowners still don't have answers about why a house blew up in June taking out the neighbouring home. They also don't understand why the City tolerates scavengers scaling the fences and picking through the rubble. We first covered that issue in City Keeps 911 Audio From Suicide Victim's Family, after a burned-out home in November 2022 was allowed to be pillaged. - Excuses galore are being made as the boondoggle of Centre Village on Balmoral Street is finally being demolished. Neither U of Winnipeg professor Jino Distasio or Coun. Sherri Rollins wanted to admit to the media what the problem was- the project was a vanity project for the architects. The final meeting of City Council before summer vacation had some important items on the agenda, and some gems from four councilors we've interviewed on the podcast previously. This week we do a listen-along of remarks from Mayor Scott Gillingham and from those council members last Thursday. What they say about proposals for garbage pick-up and fixing an old bridge will open your eyes to how fiscally confused our civic government has become. Part 1- An update of the $5600 Season 5 funding drive- and why donors love the gift of a copy of Retropeg for their support. 8.30 Part 2 - Mayor Gillingham hopped on Zoom to get his say in the July council debates. Hear how he seemed to be for adding more City-run garbage collection, before he was against it. 14.55 - St. Vital councilor Brian Mayes hearkens back to the lessons learned from the Golf course controversy a decade ago, as he challenges Gillingham's math about what the extra costs would be for a mixed service. "Wow you're going to increase that by maybe 8 million over over 7 years on this $280 Million base contract." You'll hear the comparisons to Ottawa and Calgary, and why their approach would make sense for Winnipeg, especially since "the arson thing is really a red herring." Has your city councilor told you how expensive household garbage fees are going to become under Gillingham's current plan? 24.20 Part 3 - For years we wondered why replacing the ancient Louise Bridge disappeared from the City priority list. Last week's decision to squeeze another 25 or 30 years out of it exposes why- it's because the north and east side of the City don't count. Russ Wyatt of Transcona, is that not replacing the bridge but merely refurbishing it for $40M means the taxpayers essentially saw millions wasted on the eastern corridor study. Wyatt notes the plan is to close the bridge for 2 years. The effect on traffic, especially after Gillingham forces Portage and Main open to pedestrians and extra transit buses, will be catastrophic. "This could have been avoided... where is the leadership from our senior management? This is something any public works director worth his salt wouldn't have signed off on." Wyatt asks a good question- why isn't the City adding a new span to get buses over the river and remove them from traffic lanes? 38.20- Hear why Mynarski Councilor Ross Eadie, whose ward borders the bridge, reluctantly agrees with the stop-gap solution. 41.00 Jason Schreyer's ward is the most affected by the decision. He provides a history lesson about the Louise Bridge. and how council for 20 years refused to save the money needed to replace and modernize it. Instead, councilors doled out the dough to infrastructure projects in other, more politically important neighborhoods than Elmwood. 45.00 - Marty explains the downside of Gillingham's plans: Adding buses and bike lanes downtown while opening P & M at the same time as closing the Louise Bridge- what can go wrong? Plenty. Meanwhile, as his Winnipeg Sun column this week describes, the City is rushing through a 30 year transportation plan while making sure the public has no chance to study the implications and tell their councilor what they think. No one at City Hall dares admit it will massively extend commute times for people on Winnipeg's east side, including St. Boniface, East Kildonan and Transcona- and the North End. The wholesale destruction of the Archwood and Dufresne neighborhoods in St Boniface - the small residential communities north and south of Happyland Park - by a proposed Marion Freeway was averted in 2015/16. So instead, city bureaucrats have resorted to a new tactic - incremental erosion of the area through budget cuts, even while the City trumpets the massive infill development at the Canada Packers site across Archibald. In Episode 29 you'll hear about the devastating and cruel decision to demolish the outdoor pool at Happyland Park, despite support for the neighborhood from the Manitoba Metis Federation and the infill project leader. Marty Gold tells about the pleas of residents, who even offered to raise the $82,000 cost to keep the pool open. The concept of a new aquatic centre near Provencher Blvd. far from Happyland Park means one thing - no relief in the summer for the poor and working class losing their pool, because it will require paying to get in. In more of "What's old is new again", the dream of the urban visionary crowd to open Portage and Main to pedestrians is back on the civic agenda. In Episode 22 you'll hear a breakdown of the economics that Mayor Scott Gillingham says has led him to be for it- after he was against it. In contrast to 4 council members standing with the Mayor at the announcement, Coun. Brian Mayes of St. Vital argued that Gillingham is ignoring not only the 2018 plebiscite result, but possible alternatives, and is being divisive. 12.15 - Coun. Russ Wyatt took to the podium on Friday after the Mayor was done- and you'll hear a brief comment the Transcona representative made before staff shut down the microphone. Wyatt also flagged that the report was written by a city planner, not an engineer. You'll hear questions a listener with professional experience raised, about the waterproofing membrane that's failing and about validity of the study. The numbers seem to prove there's little to no difference in the costs to repair the corner - $73M - compared to opening it up, which would entail a big price tag to mothball the Circus concourse underground. Former deputy police chief Menno Zaharias wrote: "Then there was Portage and Main. The intersection from hell in terms of traffic and traffic duty... but then add pedestrians to the mix and it was a nightmare."  Listen to the column Zacharias posted that described the mayhem in winter as drivers and walkers struggled for traction, and the resulting gridlock. Ask your own councilor if they can refute the conclusion of Menno Zacharias: "The re-opening of Portage and Main to pedestrian traffic would be a great plan if your end objective was to bog down the center of Winnipeg into a total rush hour gridlock and at the same time endanger the lives of pedestrians." In Episode 32: Exclusive details of how a third BIZ group in Winnipeg was in the dark about bike lane plans - but mounted a successful campaign to force City Hall to scrap the Regent and Day intersection re-do in downtown Transcona. Only the TGCTS podcast exposes the unfair and slanted tricks used by the City to screw over residents, small businesses and employees in character business districts coveted by the 'active transportation' experts. One of those procedural tricks is 'divide and conquer' - let as few people/businesses/property owners as possible know in advance of plans to cram bike lanes into commercial districts. The system doesn't give a critical mass of potential critics a chance to develop, compare notes and evaluate common concerns. By the time the area enterprises and general public realize what's being built and how it will affect their quality of life or income, it's too late. Members of both the Provencher and Marion business groups claim they were never given key details or opportunities for input by the consulting companies. Just like the Exchange District before them. But in downtown Transcona, those deceptive "public consultation" tactics backfired. With "only 12" parking spots at risk, only a select few operators nearby were notified. But the people who got the exclusive invite talked to their neighbours who also rely on those spaces for vehicles bringing customers, supplies, patients, clients and guests to the area. On March 1, the Transcona BIZ- representing over 180 businesses- showed up at the Open House to have a frank discussion with City planners and high-paid consultants. Listen as Marty Gold reads the post-session memo sent around by the Transcona BIZ to members, describing what went down - even the number of parking spots in question was wrong, you won't believe why. Will the approach the Transcona organization took to defend their community be the model for the Provencher BIZ? Or, for Norwood Grove BIZ members losing 99 spots for the Moving on Marion plan? The Transcona Biz proved that bike lanes are not always "done deals." You can, indeed fight City Hall- which now has to explain why 3 different BIZ organizations were somehow skipped over in bike lane planning. Then, our series airing concerns about St. Boniface bike lanes were circulating online - and it drew a former City Hall insider onto the record. An online St. Boniface community group discussion was startled by claims from Ryan Palmquist, now a school trustee: "Marion/Goulet bike lanes will be one of the most positive and transformative addtitions to the community in decades." The former assistant to St. B. Councilor Matt Allard - who insists he isn't "anti-car" - insisted that seniors could cycle to circumvent constricting the St. Boniface Hospital district. You'll hear what Palmquist posted, the pushback he got, and the direct questions we asked that he still hasn't answered. A cascade of evidence challenging him followed, most often from working class women in families with seniors to care for. Marty does the math on how many patients can be affected. A Provencher business chimed in describing how the proposed bike lane set-up can put them out of business. Other characters tried to smear critics from the Provencher BIZ, to no avail. November 2022 Market Update We're into the last couple of months of 2022, so let's see if the buyers market continues into the winter, shall we? Hello, I'm Bo Kauffmann a residential real estate agent with REMAX Performance realty, and your host of Winnipeg's Real estate podcast. A few days ago, Winnipeg REALTORS reported that sales in October were off (down) by 30% compared to last year.  This is certainly true. Whats different about their report and this one is that I focus on Winnipeg only….while Winnipeg REALTORS cover the entire south east quadrant of the province. It's important to remember that when I say “the market”, it covers many different segments.  Not all segments react or act the same way.  For example, 400K condos are very different from 400k houses.  Transcona's housing market will be different than the River Heights market. A side by side in St James will enjoy a different response than a detached home in Garden City, and so on. My monthly market report attempts to separate some of these markets along different price points, 4 for houses and 2 for condos. But NO real estate market report would ever be able to replace individual analysis and advice a real estate agent can give you in a one-to-one setting. With the availability of zoom, we could even hold this consultation online, from the comfort of your own home. If there is one thing you should take away from this month's report, its this:  As you will see by the following numbers, availability of homes is UP, and sales are DOWN, making this a perfect time to buy. Don't wait til spring when prices traditionally jump, as a result of increased competition among buyers. On Nov. 1st, there were 1228 houses of all types available in Winnipeg.  Compare that to 1336 on Oct. 1st, and only 802 on November 1st ,  last year. As for sales, in October we sold 555 houses with another 22 ‘pending', meaning that potentially a total of 575 house were sold.  That's nearly identical to the 577 sold the month before, but down significantly from the 756 last year same time period.  In fact, that's down 24% year over year. As I said earlier, we will find that available homes are UP, and sales are DOWN. Ok. Let's take a look at the first segment of the housing market, which is entry level homes priced under 250,000.   Houses under $250,000 Currently we have 335 houses available, which is nearly the same as 339 on Oct 1st.  And on the other side of the equation, we sold 117 homes in October, with another 7 pending, for a potential total of 124.  That's about the same as the 121 sold during September, but down significantly from the 155 we sold during October of last year. I find that comparing year over year has more significance than going month to month.  So a drop from 155 sales to 124 is noteworthy. Lets look at Winnipeg's most active price range, homes between 250 and 500K Homes 250-500K On November 1st, we had 495 houses available in this price range, which is down from the 591 on October 1st. We see a similar, perhaps more drastic difference in the sales.  During Oct., we sold 326 houses plus 12 pending, for a potential sale of 338 houses.  In September, that was pretty much the same, 339, but a year ago in October we sold 445.  So about a 25% reduction in sales, year of year, for the month of October. This makes for a great time to buy.   Ok, next, we look at some of the higher end homes and how they are faring in this market Homes 500-1 Mill In homes priced between 500K and 1 million, we don't find a huge change in availability month over month.  The 344 homes available right now are nearly the same number as was available on Oct 1st.  On the sales side, we sold 110 plus 4 pending, making for potentially 114 sales.  That'snearly identical to the 115 sold in September, but down significantly from October last year, when we sold 156 homes in this price range.  (about 27% fewer). The picture repeats itself.  Availability up, while sales down 27%....  more choices, less competition make this a great time to buy. 1 Million Plus In the luxury home market, we currently have 54 homes priced at 1 Million dollars plus.  This is up from the previous month, when we had 48 available.  In this price range we sold 11 last month, more than the 7 we sold in September, and more than double the number we sold in October of last year, which was 5.. In most price ranges, outside of the Million dollar plus range, availability is UP and sales are down.  Don't wait til spring.  Call me right now to help you secure a great deal on your first, or next home   When we come back, we'll check out the condo market.   Ok, lets look at the condo market in Winnipeg. On Nov 1st, we had 377 condos available in all price ranges, which is down from the previous month of 408.  During the month of October we sold 121 condos, with another 10 showing pending, for a total of 131 potential sales.  That's down from the 146 we sold in Sept., and way down from the 191 we sold in October of last year. Lets see how that breaks down along the price ranges. Condos under 250 For entry level condos, under 250,000 dollars, we have 216 available, which is about the same as the previous month, when we had 220 available . On the sales side, we have sold 69 units with another 9 showing as pending, so a total of 78 units.  While same as the 77 units we sold last month, it is significantly lower than the 105 last year, we can see that sales have dropped off quite a bit in this range.   Condos over 250K In the more luxurious condo price range of above 250K, we have 161 units for sale on Nov 1st, down from the 188 on October 1st.  Sales have dropped off here as well, with 53 potential sales,  that is 52 sold and 1 pending.  Those 53 sales are down from the 71 of the previous month, and also down from 86 sales the previous year, same time period. So we see that overall, the condo market is reacting similarly to the housing market:  Sales are slower, but availability is plentiful. Then he offers some personal comments about his experience in Los Angeles on Sept. 11, 2001 and how the aftermath led him back to Winnipeg, noting it eventually led to meeting Spirited Kenny. After discussing some changes to our planned coverage of the civic election, we get into the latest entrants onto the ballot - such as Sargent Ave. icon Sal Infante taking a run at Coun. Cindy Gilroy in Daniel McIntyre, turning that into a serious race. In particular we talk about one of our favorite guests on Kick-FM and Shaw TV, former Councilor Russ Wyatt! He is once again looking to represent Transcona at City Hall and was always a big supporter of our work. Marty tosses in a few quotes from and about Russ, from the past. Part 2 31.40 - Mayoral candidates have ideas: - Did Shaun Loney calculate 2000 trust fund housing units at $50,000 a door? He also has the idea of the city hiring people who face 'employment barriers' and what it means; - Scott Gillingham promises to invest in roads and blasted Glen Murray for his infrastructure record, but his proposal to hire "Chief Construction Officer' generated some banter; - Coun. Jeff Browaty had some sobering news.Whoever becomes Mayor will be facing a $50M shortfall in the rainy day fund, (not to mention transit shortfalls) meaning scope creep and wants vs needs will factor in to opcoming council budgets. - Rick Shone, one way or the other, was first out of the gate to echo our call months, nay years, ago - Police Chief Danny Smyth gotta go. Meanwhile police board chair Coun. Markus Chambers says the have confidence in Smyth. - In light of that, we discuss an open letter organizing North End businesses to fight crime before it becomes a 'rough neighborhood' and they lose even MORE customers, employees, windows, and insurance coverage. "We're back to boarding up our windows" and they don't want "to go downhill." Perhaps Chambers can square that circle, since unlike the Police Board the taxpaying North End businesses DO NOT have confidence in the Chief, or they wouldn't be in this position - the meeting doesn't even invite the cops. We discuss how the policing system under Smyth has failed businesses in Winnipeg. - Lastly we try to figure out what really happened befoe the first lawsuit was filed in relation to the election, and try to provide some context to what went sideways at Bronx Park. When a well-intentioned community group hosts a Meet the Candidates event, a moderator can find the meeting is commandeered by candidates eyeing publicity before they know what hit them. We wrap up by discussing the media coverage of the election this summer - shame on radio, but bigger shame on the CRTC - and how we are going to persevere to add to the analysis and coverage that's out there.
