Eliza Street condominiums incomplete A lender filed a lawsuit in Dutchess County court this month demanding repayment of nearly $4.63 million from the developer of an incomplete Beacon housing project. The suit, filed Feb. 4 by Insula Capital Group, alleges that Qele "Charlie" Qelaj, who is listed in a state database as the registered agent of Eliza Street LLC, failed to repay loans of $747,000 and $3,881,950 to construct The Mews at Beacon, a nine-unit condominium development at 53 Eliza St. The project, which was approved by the Beacon Planning Board in 2019, would have loft-like condos in three buildings around a landscaped courtyard. A representative for the developer said in 2023 that construction was 70 percent complete and Qelaj was getting new financing. Last year the representative said Qelaj had approached a new lender. Insula said in its complaint that Qelaj requested three extensions on the $747,000 loan, which was taken out in 2021. According to the legal filing, in 2022 Qelaj consolidated two other loans totaling $3.9 million. In January 2023, the Zoning Board of Appeals granted the project a one-year extension of a variance to construct multi-family units in an area zoned for single-family homes. It also provided an extension on a variance to construct nine units on a parcel that was allowed only six. At that time, the project's attorney wrote in materials submitted to the ZBA that the three buildings had been constructed and would be "completely finished" within 10 months, notwithstanding complications presented by the pandemic. Insula asked the court to force the sale of the development to pay the debts, plus interest and fees. 416-420 Main St. The City Council on Tuesday (Feb. 18) approved a second six-month extension of the special-use permit approved in 2021 for the four-story building at 416-420 Main St. The project merged two lots and will include retail on the ground floor, office space on the second and third and a single apartment on a recessed fourth floor, as well as an outdoor plaza open to the public. Construction had been delayed by "long lead times required to finish interior spaces," according to a memo from the city attorney, but is expected to be complete within six months.

A couple of months ago the motherboard died. I wanted to record TV directly to one of my UNRAID servers up in the attic. Unfortunately, there are no TV aerial coax connections in the attic. I decided to buy this box. You can plug the HDHomeRun into your aerial in the lounge and use the other aerial connector to plug directly into the TV. The HD Homerun has an ethernet port so I can connect to another box somewhere on the network. Using Emby I can connect directly to the box to watch live TV. Emby on my UNRAID server supports HDHomeRun, so I can record TV programs using the schedule from the HDHomerun. I can watch Emby recordings from anywhere else on the planet that has WiFi and decent Internet access. HDHomeRun app on both Android and iOS that allows you to record programs and watch the recordings. Steve Litchfield on Why you (probably) don't need a VPN You're absolutely safe without a VPN. Every Internet-facing application accesses data over an already-secure connection. There's nothing bad guys could do even if they were to somehow intercept random batches of your over-the-air 1s and 0s. VPNs are OTT security. It will make activity significantly slower, because of extra encryption - pages will take longer to load, videos will buffer more. You just don't need a VPN. You really don't. Even in a dodgy cybercafe in Turkey. Your own encryption, built into your OS and applications, is quite enough. One caveat to all this - VPN's ability to fake where you are in the world to a service that you're accessing. Which is borderline illegal, or at least against terms of service of whichever service you're accessing. But so what? Save your money! Episode Notes Google recently announced it won't get rid of the third-party cookies in its Chrome browser that enable companies to track consumers across other websites. Executive Editor Dennis Schaal examines what Google's decision means for travel marketers. Skift Head of Research Seth Borko said Google's move will help smaller travel advertisers. Borko noted larger companies were already devising ways to better use their own first-party data to track consumers if cookie capabilities disappeared. Meanwhile, Brian Harniman — an executive at digital agency From — blasted Google's explanation for the decision, arguing it acknowledged the tech giant is beholden to its large advertisers. But Amber Carpenter, an executive at vacation rental property manager Vtrips, said Google's move wouldn't have much of an impact on travel brands. Next, travel brands are increasingly showcasing the ways they use AI. But three hotel tech executives argue that AI isn't living up to the hype, writes Travel Technology Reporter Justin Dawes. Cloudbeds CEO Adam Harris said hotel tech companies are heavily marketing AI tools that aren't as impressive as they claim. Meanwhile, Mews founder Richard Valtr said he's seen very little innovation regarding AI. And Stayntouch CEO Jacob Messina said AI will help workers with repetitive tasks, and that will free them up to truly innovate. Finally, dozens of airlines offer premium economy seats. However, Turkish Airlines isn't one of them, writes Airlines Editor Gordon Smith. Turkish Airlines chairman Ahmet Bolat explained why the company doesn't have an interest for premium economy, which it scrapped in 2016. Bolat said Turkish Airlines doesn't need premium economy because he believes its prices for business travelers are already affordable. The carrier shared details of an all-new suite, branded as ‘Crystal Business Class,' offering direct aisle access for all passengers, a sliding door for improved privacy, and a 76-inch lie-flat bed. Sepsis remains an increasingly common emergency department condition that is tied to higher morbidity and mortality across the United States as well as the rest of the world. Sepsis as a disease process has been difficult to both clearly define and quickly recognize. Many metrics for recognition and management of sepsis are dependent upon various scoring systems, including SIRS, SOFA, qSOFA, and MEWS, none of which were designed for the acute detection of sepsis within the emergency department.
