Investment Opportunities in Adelaide's Northern Suburbs Under $500K Every month, we ask our audience to send in a suburb that they'd like analysed. InvestorKit's Lead Research Analyst, Junge Ma, will be going through the data to let them know whether it's a NO or a GO! The conversation begins with an overview of South Australia's economic landscape, highlighting its strong economic growth and active job market, although population growth remains below the national average. They then dive into the Playford Local Government Area (LGA), noting a significant construction boom with a high building approval rate, balanced inventory levels, and a faster population growth compared to Adelaide. As they shift the focus to Elizabeth, Junge shares insights on the local property market, revealing a balanced inventory, low vacancy rates, and impressive growth in both sale prices and rental yields over the past year. Tom Trimmer, Jr. spent his growing up years in the Northern Suburbs of Detroit, Michigan, and was disappointed when his father got rid of the family powerboat (about the time he was old enough to start skiing…) and bought a sailboat instead. The sailboat sparked a love of sailing however, that carries through to today, and spurred Tom's first significant entrepreneurial venture - Bachelorette Party Boat Tours departing the Chicago Yacht Club. And - love of sailing led into his current business, Custom Marine Products - when he built a website to offer his father's solar panel on a pole invention to the market - allowing live-on boaters to maximize their solar collection by adjusting the angle of the panel to be always-perpendicular to the sun. Custom Marine Products has been growing at a 40%+ growth rate for most of its 10-year history, and is beginning to broaden their product offerings beyond highish-end marine solar systems, controllers, and lithium battery systems. They are increasingly developing their camper-van market offerings, and introducing refrigeration systems and more in the seasons to come. It's an interesting business, with 3 - 6 month lead times for most of their products, and slow inventory turns. In Tom's previous chapters, and still today to a lesser extent, Tom has been a finance entrepreneur - sourcing capital for day traders, identifying arbitrage opportunities in foreign exchange markets, and other brainy stuff - and he is also active as an angel investor. Tom's a brilliant guy, a world explorer, and a very entertaining guest - so please enjoy, as I did, my conversation with Tom Trimmer. Tim Bye is The Gay Farmer, and also the proud creator of The Gay Farmer Candles. In 2016, Tim was working in the Northern Suburbs of Melbourne, and was bullied, harassed and discriminated against in the workplace, simply for being gay. He was then terminated after complaining about the treatment he was receiving from the manager. Tim hoped WorkSafe Vic would help, but sadly they didn't. This led to Tim's mental health declining badly, and he now suffers with severe mental health issues. In 2022, Tim's niece visited and told Tim about how she made candles, and how it was relaxing and a great creative outlet. Recognising his own creative spark, Tim wanted to try this in the hope that his mental health would improve. He started making candles for his friend, Molly Irvine to raise money for her to compete in a World Championship Triathlon event.Falling in love with candle making, Tim now makes 100% Soy Candles in drink ware, so the candle jars have a second use and people get something other than a jar they would ordinarily throw out.Socials:Website: https://thegayfarmer.com.au/FB: The Gay Farmer Candles Insta: The Gay Farmer Candles @thegayfarmeraus Mentions:Macquarie Injury Lawyers Enjoy the visual here on Youtube

This week on the podcast we sit down with one of the godfathers of Australian Scrum coaching former Wallaby Mark Bell. In Bellys playing career he played his school rugby at St Joseph's College, Hunters Hill - Australia's leading rugby nursery. A consistent hooker, Bell played in the undefeated 1st XV premiership team of 1986. That was the springboard to higher honours as a record-equalling ten players from that side were picked in the GPS 1st XV and from there Bell was selected for the Australian Schools tour of New Zealand. He played his club football in Sydney with Northern Suburbs and his strong performances were rewarded in 1992 with a debut for New South Wales against New Zealand. The following year Bell was a member of the Australian squad for the short tour of North America and France but he did not play in any of the Tests. In 1996 both Marco Caputo and Michael Foley were injured in the second Test of the home series against Wales. As a consequence Bell was called into the squad and made his Test debut the following week against Canada in Brisbane. During his coaching career Belly has coached at the Queensland Reds, Japan Rugby National Team, Australian Rugby Union, Suntory, Canon, Easts Rugby Union, Sydney University, Merewether Carlton and the mighty Hunters Hill Under 14s.
