Santa Clarita Real Estate Market Update – September 3, 2025Welcome back! I'm Connor MacIvor, your Realtor with Honor (CALDRE 01238257) at SantaClaritaOpenHouses.com, bringing you today's deep dive into what's really happening across the Santa Clarita Valley housing market. Whether you're eyeing Valencia's Paseos, Canyon Country's rolling hills, Saugus's family neighborhoods, or anywhere in greater Los Angeles, this video is your go-to source for smart, actionable insight.Market SnapshotOver the last seven days, Santa Clarita recorded 55 closed sales, averaging ~7 per day. Closings ranged from a $314,000 condo in Valencia to a $1.69M Westridge SFR. The median closed price is ~$760,000, with the average at ~$818,000—slightly below August's $930,000 median due to contract lag.By area:Valencia: 22 closings (40%), ~$950,000 avg.Canyon Country: 14 closings (25%), ~$650,000 avg.Saugus: 9 closings, ~$800,000 avg.Others: Newhall, Castaic, Acton, Agua Dulce steady with 1–3 closings each.Inventory is rising: 87 new listings this week, pushing active homes to ~760, a multi-year high. That's up 10% YoY, tilting the market toward buyers with more leverage and more choice.Days on Market (DOM)Homes are now sitting 73–77 days on average, nearly double last year. Family buyers slow activity during the school year, especially in districts like William S. Hart. For sellers, this means pricing right and staging matter more than ever. For buyers, longer DOM creates 5–10% negotiation opportunities.Seasonal ShiftWe're entering the fall-winter season, historically 20–30% quieter than summer. Holidays pull focus, but serious sellers and buyers win: faster escrows, better concessions, and less competition.Mortgage RatesRelief is here. The 30-year fixed sits near 6.46%, the lowest in 10 months, down from 7% earlier in 2025. On an $800,000 loan, dropping from 7% to 6.5% saves ~$300/month. Another Fed cut could push rates toward 6.1–6.5% by year-end, freeing move-up buyers from “golden handcuffs.”Insurance Crisis – Don't Skip ThisAs I stressed in my recent blog and YouTube Short, California's insurance crisis is Youtube Channels:Conner with Honor - real estateHome Muscle - fat torchingFrom first responder to real estate expert, Connor with Honor brings honesty and integrity to your Santa Clarita home buying or selling journey. "The Second Biggest Mistake Santa Clarita Home Buyers Make: Ignoring the Neighbors"TL;DR: Buying a home in Santa Clarita? Don't make the second biggest mistake—ignoring your potential neighbors! As a former LAPD motor cop turned Realtor (CALDRE 01238257), I've seen buyers fall in love with a house only to be miserable because of noisy, nosy, or downright sketchy neighbors. In this video, I break down why checking out the neighbors is critical, how to do it like a pro, and what red flags to watch for in Santa Clarita's hot 2025 market. From late-night parties in Saugus to HOA drama in Valencia, I'll show you how to avoid buying into a nightmare. Ready to find your dream home with great neighbors? Book a free consultation at https://zoomescv.com or call 661-888-4983.Hey, Santa Clarita home buyers! It's Connor with Honor, your first-responder-turned-Realtor, here to drop some hard-earned wisdom from the streets to the suburbs. Yesterday, we talked about the biggest mistake buyers make—botching the inspection process (check it out at https://www.santaclaritaopenhouses.com/huge-buyer-mistake-2-handing-your-inspections-and-requests-for-repairs-bad). Today, we're diving into the second biggest mistake: ignoring the neighbors. Trust me, you can have the perfect house in Valencia or Canyon Country, but if the folks next door are throwing ragers or running a chop shop, your dream home becomes a daily headache. In this video, I'm spilling the tea on why neighbors matter, how to scope them out without looking like a stalker, and what to watch for in Santa Clarita's buzzing 2025 real estate market. With 961 active listings and 69 price changes in a single week, you've got options—but you need to be smart about who you're living next to. I'll share real stories from my years as a Realtor, like the Saugus buyer who didn't realize their neighbor was a wannabe rockstar until it was too late. Plus, I'll give you my cop-honed playbook for investigating neighborhoods, from knocking on doors to checking crime stats. Here's what you'll learn:Why bad neighbors can tank your quality of life and property value. How to spot red flags like junk-filled yards or shady vibes. The best times to visit neighborhoods (hint: Friday nights tell all). How to talk to neighbors without raising eyebrows. Why Santa Clarita's hot market makes neighbor checks more critical than ever.Youtube Channels:Conner with Honor - real estateHome Muscle - fat torchingFrom first responder to real estate expert, Connor with Honor brings honesty and integrity to your Santa Clarita home buying or selling journey. TL;DR: Santa Clarita's real estate market saw a drop of 30 listings overnight as homes move into escrow, leaving us at 780 actives. Inventory is building steadily, interest rates are easing due to bond trends, and sellers at the 30-day mark might benefit from thoughtful price adjustments. As your experienced Realtor (CALDRE 01238257) and former LAPD officer, I'm here to share straightforward insights to help you navigate buying or selling in areas like Valencia or Canyon Country. Let's connect for a free Zoom consult at ZoomMeSCV.com or call 661-888-4983 – no pressure, just helpful guidance.Hi everyone, Connor MacIvor here – Connor with Honor. With a background in law enforcement as an LAPD motor cop, firearms and radar instructor, and drug recognition expert (IACP certified), I've transitioned to real estate to support folks in the Santa Clarita Valley. I've also explored personal transformations, like losing 135 pounds at 52 through fasting and muscle building (YouTube.com/@homemuscle), and AI's role in business (YouTube.com/@aiwithhonor). Today, I'm focused on Santa Clarita real estate updates to help you make informed decisions. From August 6, 2025 data: 10 coming-soon listings in the last week, 74 new ones added, 102 price changes (mostly reductions), 30 back on market, 34 active under contract, 50 pending, and 50 closed. No expirations, with 13 cancellations and 48 holds/withdrawns. At 780 actives, the market is active and balanced – still favoring sellers, but with inventory rising toward 800+, buyers have more options than in 2023's low-supply days.Sellers: If your listing's at 30 days without strong interest, let's discuss market shifts and simple tweaks, like pricing at $489,999 to stand out in searches. Focus on quality photos and VR tours for honest appeal – I'm here to guide without overpromising. Free market analysis available.Buyers: Check in with your lender on dipping rates (tied to the 10-year Treasury). Verify Mello-Roos in spots like Stevenson Ranch, get pre-approved, and inspect thoroughly. Tools like https://www.santaclaritaopenhouses.com/mortgage-rates can help. This market is steady – neighborhoods like Valencia offer family-friendly spots, Canyon Country more affordable ones. Yo, Santa Clarita Valley, it's August 1st, 2025, and the housing market's popping off like a 90s mixtape! I'm Connor MacIvor, your First Responder Realtor who traded LAPD sirens for sold signs. Inventory's up 20% with 807 homes—Valencia, Saugus, Canyon Country, you name it. But hold up: sellers are stuck in golden handcuffs (2-3% rates—ouch!), and mortgage rates are chilling at 6-7%. Buyers, snag deals on older listings. Sellers, pre-inspect to shine. Those “cash for homes” sharks? They're lowballing $50K-$60K under market. Don't fall for it! New builds? Watch for Mello-Roos taxes—$10K extra on a million-dollar pad? No thanks. As a former cop, I smell BS a mile away and bring honor to every deal. Ready to jump in? TL;DR: Falling out with your real estate agent? Don't get stuck in escrow drama! In this video, Connor MacIvor (CALDRE 01238257), ex-LAPD motor cop turned Santa Clarita realtor, breaks down the no-BS steps to handle a breakup with your agent – from documenting issues to escalating to the broker or board. With Santa Clarita's inventory at 807 listings (July 31, 2025), now's the time to switch to an agent who gets it, like me. Check the full blog for insider tips:https://www.santaclaritaopenhouses.com/if-you-want-to-fire-your-real-estate-agent-check-their-heart-is-it-blackHey, Santa Clarita home buyers and sellers! It's Connor MacIvor, your first-responder-turned-realtor, here with a tell-it-like-it-is guide on what to do when your real estate agent's letting you down. As of July 31, 2025, our market's buzzing with 807 active listings – up nine from yesterday – and 108 price changes last week alone (check the data at https://www.santaclaritaopenhouses.com/santa-clarita-market-report). That means opportunity, but only if you've got the right agent in your corner.Ever feel like your agent's heart is blacker than a moonless night in Canyon Country? Maybe they promised quick sales or dream homes but delivered nothing but excuses. I've been there – not as a shady realtor, but as an LAPD officer dealing with high-stakes accountability. In this video, I'm spilling the tea on how to fire your agent without losing your cool (or your deposit). From documenting issues via email to escalating to the Southland Regional Association of Realtors (SRAR), I've got your back. Plus, I'll show you how to spot “mistakes of the heart” (intentional BS) versus “mistakes of the mind” (fixable errors). Why care? Santa Clarita's market is balanced – new listings match escrows, but stale listings (60+ days) are ripe for deals (hunt them at https://www.santaclaritaopenhouses.com/advanced-search). Don't let a bad agent tank your shot at a Valencia pool home or a Saugus 55+ gem. I'll share pro tips from my cop days: always have a paper trail, know the pecking order (agent, brokerYoutube Channels:Conner with Honor - real estateHome Muscle - fat torchingFrom first responder to real estate expert, Connor with Honor brings honesty and integrity to your Santa Clarita home buying or selling journey. Investigating Attached vs. Detached: Don't Get BurnedPicture this: You're eyeing an attached single-family home in Canyon Country because it's under your budget. Great, right? Wrong if you don't dig deep. These setups can share walls, which means investigating insurance is non-negotiable. Why? Because if your neighbor's unit floods or catches fire, it could jack up your premiums via shared claims history.Head over to https://www.santaclaritaopenhouses.com/homes-for-sale-in-canyon-country-ca to see current listings, but before you fall in love, pull a CLUE report. That's Comprehensive Loss Underwriting Exchange—fancy talk for a five-year claims history on the property. I've had clients skip this and regret it when their insurance quote doubled because the attached neighbor had a leaky roof saga. As your first-responder Realtor, I always push for this early—better to know upfront than bail mid-escrow.And speaking of insurance, in 2025, it's the elephant in the room. California's wildfire risks and rising costs have carriers pulling back faster than a bad date. If you're buying in fire-prone spots like Acton or Agua Dulce (check listings at https://www.santaclaritaopenhouses.com/homes-for-sale-in-acton-ca), shop quotes before offering. Some buyers waive inspection contingencies in hot markets, but that's like playing Russian roulette with your wallet. I've seen properties that looked perfect online turn into money pits—termite damage hidden behind fresh paint, or outdated wiring begging for a fire.Youtube Channels:Conner with Honor - real estateHome Muscle - fat torchingFrom first responder to real estate expert, Connor with Honor brings honesty and integrity to your Santa Clarita home buying or selling journey. Clay's conversation with Harvey Leake, the great-grandson of the pioneering southwestern archaeologists John and Louisa Wetherill. Harvey tells the story of former President Theodore Roosevelt's 1913 visit to the Four Corners region. First, TR and his sons Archie, age 19, Quentin, age 15, and their cousin Nicholas Roosevelt, age 20, rode through the Grand Canyon and up to the North Rim, where they hunted mountain lions. Then, they made an arduous horseback journey to Rainbow Bridge, the sacred site in the heart of Navajo country. Finally, they visited the Hopi world, where TR and his young companions observed the sacred snake dance and got into the underground kiva, where scores of rattlesnakes slithered around. Harvey Leake has dozens of family photographs of this 1913 Roosevelt adventure. It's a strenuous life story that could not possibly be connected to any other president of the United States. Recorded May 25, 2025.

Clay's conversation with writer Craig Childs of western Colorado. Childs is the author of more than a dozen books about America's backcountry. He's spent months, even years, exploring the Grand Canyon and a hundred lesser but magnificent canyons in desert country. Childs has been a river runner, a guide, and a consultant, but mostly, he is a writer of beautiful, spare, sometimes mystical prose about the Colorado Plateau. Clay and Craig talked about how he became a writer, about taking risks in the backcountry, being lost, and getting oneself lost. They also discuss the great 19th-century explorer John Wesley Powell, Henry David Thoreau, and Edward Abbey — the author of the enormously influential book Desert Solitaire. Childs is currently wandering through mountain lion country in western Colorado, trying to understand the ways of these magnificent creatures. You'll love this quiet discussion of things unrelated to America's current politics. This interview was recorded March 20, 2025.
Santa Clarita's housing market is heating up — and I've got 17 “Coming Soon” listings that are flying under the radar. These homes aren't on Zillow, Redfin, or Realtor.com yet, but I'm bringing you the details before they go public. In today's episode, I break down the neighborhoods, features, and pricing trends for these upcoming properties. https://youtube.com/shorts/KSlBpWCFbcc?si=ldWbPI1H5yNG_IBgThe price drop wave continues across Santa Clarita — and it's no coincidence. In today's March 31, 2025 podcast, I, Connor with Honor, your First Responder Realtor, break down the 100+ price changes we've tracked across the SCV this past week. Sellers are adjusting expectations, and buyers are stepping back with a watchful eye — waiting for the right moment to strike. Are we seeing an early shift in overall pricing trends? Is this the beginning of more broad-based price softening, or just seasonal correction behavior? In this episode, I cover:
Hey everybody, welcome to the latest edition of our Santa Clarita Real Estate Update for April 2025! I'm Connor with Honor, your First Responder Realtor at SantaClaritaOpenHouses.com, here to give you the inside scoop on what's happening in our local market. Whether you're buying, selling, or simply keeping an eye on trends, this update's got you covered.First off, let's talk inventory. We're seeing over 620 active residential listings across the Santa Clarita Valley right now—spanning Valencia, Canyon Country, Saugus, Newhall, Stevenson Ranch, and Castaic. This upward trend started gaining momentum right at the start of spring. More homeowners are realizing this is a prime moment to sell, especially with stable interest rates hovering around five or six percent. That's opening up fantastic opportunities for buyers, too, who now have a wider selection to choose from.A key topic that keeps popping up is commissions—specifically, how much you should expect to pay your agent. The short answer: get it in writing. Make sure your agent sends you a clear breakdown of what they'll charge and exactly what they'll do for that fee, from professional staging and video tours to digital advertising and open houses. Cutting corners on commission might seem like a cost-saver, but remember: a well-marketed property can attract multiple offers and land you a significantly higher final price. On the buyer side, many folks are surprised to learn that some sellers are no longer paying the buyer's agent commission. Instead, buyers may need to handle it themselves. While this might feel like an extra expense, having an agent on your side is crucial—especially in negotiations. Think of it like going car shopping with a friend who knows the dealership inside out. It's worth every penny if they can steer you away from costly pitfalls or win you a better deal. Finally, if you're on the fence about selling, this might be the time. Even though buyers have more options now, our local economy remains strong, and demand is still outpacing supply in many price brackets. Don't get stuck waiting on the sidelines; do your due diligence, run a free market analysis, and explore your financing options if you're also looking to move up or downsize. And that's it for this month's real estate update! If you have any questions about buying, selling, or how commissions work here in Santa Clarita, reach out via SantaClaritaOpenHouses.com or call 661-400-1720. The real estate industry is shifting, and commissions are at the center of the conversation. A major lawsuit against the National Association of Realtors and large real estate companies has changed the way commissions are discussed. The key takeaway? Commissions are negotiable, and buyers and sellers are now more critical of agent value before committing. This means agents need to prove their expertise, market knowledge, and negotiation skills more than ever.In today's episode, we dive deep into what this lawsuit means for buyers, sellers, and real estate professionals. If you're in the market to buy or sell, knowing how agent commissions work and what to expect in negotiations can give you a serious advantage. We break down why transparency is now more important than ever and how you can use this shift to make smarter real estate decisions. We also cover the latest trends in the Santa Clarita real estate market. We analyze the data and give you actionable insights to navigate this evolving market. For homebuyers, we explore how to evaluate an agent's value, understand the shifting market, and make offers that stand out. For sellers, we discuss pricing strategies in a market where buyers are becoming more cautious and selective.Check out the latest market updates, home search tools, and expert insights at SantaClaritaOpenHouses.com, where you can find home listings by city, open house schedules, and in-depth market reports on Acton, Agua Dulce, Canyon Country, Valencia, and more. We already have one national monument nearby...what if we had another? Bella Harris of the Colorado Wildlands Project explains why her organization is advocating for the creation of a National Monument for the Dolores River Canyon Country, not only to protect the natural environment, but also to preserve and honor the layers of human history of the area. Bella explains why land protections for the Dolores have bipartisan support when so little does today. We chat about the most effective ways to change bad outdoors behavior, why no one with water allotments needs to be worried about losing water, and why she's not concerned about a monument designation “ruining” the area. Also – listen closely to find out which local winery is extra invested in the effort to protect the Dolores, how you can help, and lots more! 5 Leadership Questions Podcast on Church Leadership with Todd Adkins
In this episode of the 5 Leadership Questions podcast, Todd Adkins and Dan Iten are joined by Rusty George who serves as the Lead Pastor at Real Life Church in Southern California, a multi-site church with campuses in Canyon Country, Lancaster, Simi Valley, Valencia, and a large online community. In this episode, they discuss who Rusty is learning from currently, where his leadership emphasis is focused, how Rusty deals with crisis within his church community, and how to stick with a long-term strategy for church leadership. BEST QUOTES “It's mind blowing the value of putting constraints on your brainstorming because we've all been taught to think of hypotheticals like, ‘what could you do if you had no budget?' But that doesn't help you.” – Rusty George “There's always a new strategy out there and there's always a new idea out there. So just stick with one for at least maybe six weeks to three months, 90 days or so. And if it's not working for you, then try something else. But you got to give it a go in order to see if it's if it's going to work. Strategies only work if you if you put the effort in.” – Rusty George “I spent so many years reading books, going to conferences, interviewing pastors, looking for the one thing that makes churches grow. And it really is about context. It's about gifting. It's about right person, right place, right time, and it's different for everybody. So, I would spend years in Kentucky trying to adopt models from Seattle and that didn't work. Or I would spend years in California trying to adopt models from Kentucky and that didn't work. The notion that there's a silver bullet that works for everybody is just ridiculous.” – Rusty George “Have a clear finish line to the day. When am I done? When's my finish line? Then what I'll do is drive to a gym, exercise and listen to a sports podcast that has nothing to do with church, or my soul or anything like that. But it feeds my soul because it's disconnecting. And then when I get home, I feel like I'm relaxed, ready for my family and for whatever my wife has planned for me.” – Rusty George “As my kids have gotten older, parenting has become more like coaching. It's a lot more question asking like, ‘what do you think about that? Is that a wise thing to do? Where's that going to take you?' I think a lot of it is just helping them process stuff rather than giving them a hard yes or no.” – Rusty George RECOMMENDED RESOURCES The Beautiful Restraint by Adam Morgan and Mark Barden Leading Through Crisis (Digital Course) by Rusty George

As a high school student and recruited athlete at Stanford, Fleshman won races, set records, and her talent allowed her to go pro. But throughout her career, Fleshman saw many teammates leave the sport or develop physical or mental health problems. So little was known then, and even now, about how young female athletes develop physically and often training regimens were made for men with women being afterthoughts. Today, as a coach, she's bringing a new eye to how to build a successful career as a woman runner. We'll talk about her new book, 'Good for a Girl: A Woman Running in a Man's World,' which challenges the way the sports world treats its female athletes.
