Our guest today is Veena Jetti, a general partner in huge multifamily deals. She had her fingers on over a billion dollars worth of assets throughout her career and has control over millions of dollars of assets currently. In this episode, we talk about what it's like to be a general partner on big multifamily deals and what should you look for in a GP if you are a limited partner. Learn more about Veena and her journey at reiclarity.com! “Single-family is not a very scalable space, so eventually there comes a point where you have to make the leap to whatever the next level is, and that's inevitably multifamily.” 03:12 Veena is coming from a real estate investor family. Her parents were into single-family investing when she was young, so Veena started in the single-family space as well. However, she soon realized how much more scalable multifamily was. She says that it was easier for her to take bigger risks as she had her family as a safety net. “My motto is that the ball is never in my court ever. If you asked me for a request, I turn it back to you, and then I'm waiting on you. I never want anybody to be waiting on me in the deal.” 9:22 Veena's first multifamily deal was in Dallas. Since then, she's had control of over a billion dollars worth of assets. Her newest deal is a 494-unit A- property called Element 41 in Marietta, Georgia. Veena has a good reputation among brokers because she is very professional and reliable, so she can find good deals easier than others. Veena's advice on what questions to ask when deciding if something is a profitable buy or not: Are there a lot of value-add options to the property? What other income possibilities can you bring in? Can you decrease expenses in an efficient way? 31:19 According to Veena, there are 3 main categories of roles a general partner plays in a deal. Acquisition: Everything that happens before you have the deal under contract. This means broker relationships, negotiating, and meeting all the terms of the PSA. Everything under contract until close: your due diligence, underwriting, and understanding your financials. Capital: Your debt, equity, and financially structuring the deal. Operational: Starts on the day of the take-over. This covers weekly asset management calls, checking the proforma conditions, tracking the strategy, and managing investor relations. According to Veena, the biggest challenge for a limited partner in working with a GP is that sometimes there is not a lot of transparency. To make the relationship more transparent, she recommends: Always talking to the general partner and asking a lot of questions. Asking the GP if they personally invest money in the deal, and if so, how much. Understanding what happens to the limited partners if the deal misses the goals for you. Understanding the business plan and the preferred rate. Understanding the numbers in the underwriting. If you want to retire early, which specialty would be best to go into? Let's get one thing straight from the beginning, medicine is not a great option for FIRE in the first place. With the long years in training, you won't even start making significant money until your mid thirties with $300-400K in student loan debt. Traditional FIRE at 30 or 35 like all these FIRE blogs talk about is not possible in that situation. So if your goal is to retire early, medicine is probably not the right place for you. Not to mention if you are a medical student with this question, there is probably an issue with the career you chose. Maybe you should be thinking about getting out of medicine into a career you’ll be happier in long term. But I do answer this question in this episode even so. Shorter residencies do get you to attending income sooner but those also tend to be on the lower end of salaries for physicians. It may not make sense to choose a specialty with a shorter residency if you will be paid significantly less each year afterwards. In this show I share which specialty I think is best for retiring early and why. I also answer listener questions about buying a home while in the military, timing the market, being over leveraged in your real estate investments, disability insurance for military doctors, tax loss harvesting, and more. He attained financial independence at age 39, meaning that he could afford to retire comfortably after a 9-year career. Are you financially prepared to quit your job to start something new? There are so many aspects you need to consider, and financial expert, Ryan Inman, is proof that sometimes taking that leap with only your savings account is enough to land on your feet. Ryan started his business, Physician Wealth Services, after leaving a hostile work environment. He got to the point where he just couldn’t take it anymore, so left his job without any notice. Interview with Ryan Inman, President and Financial Planner at Physician Wealth Services [Show Summary] How are you going to pay for medical school? How are you going to pay off your med school debt after you start practicing? How will you be able to afford a home and some of the comforts you’ve worked so hard for? Those are the questions we’re going to discuss today with an expert in financial planning who focuses strictly on residents and physicians. Financial Planning for Doctors [Show Notes] Ryan Inman is the President and Financial Planner at Physician Wealth Services, which he runs from Las Vegas, NV. He is also the host of the Financial Residency Podcast. Both are aimed at medical students, residents, and physicians in their first 10 years of practice. In addition to a Bachelors in Accounting, Ryan has an MBA and a Masters in Accounting and Financial Management, Personal Finance, all from the University of San Diego. Ryan, can you tell us a little about your background and how you began your career in financial planning and advising? [2:00] I got my first glimpse at investment advising from my neighbor. I was the nerdy kid who saved all his money and asked his mom to open up a TD Ameritrade account so I could trade stocks. My neighbor was a certified financial planner, working with high net worth individuals of $1M+, and “working” with him I knew what I wanted to do. When I got out of college in 2008 the entire financial industry was decimated so I ended up starting with KPMG in public accounting. Ultimately I went to work with my neighbor doing financial planning. I started dating my wife as a freshman in college. We got married 10 years later, and we’ve been married for five, which is how I got into advising physicians, as she is one. I saw all the stuff my wife and her colleagues were pitched – terrible investment products, using fear and scare tactics to sell them - so I helped them out. As my wife and I started talking about our future – whether we wanted kids, our career paths – I realized I really wanted to work with physicians. All of our friends are doctors or financial planners and it’s what I really love doing so I’m very happy to be talking on the show to premeds to arm them with knowledge before they get to med school to avoid mistakes on the back end. Why have you focused on guiding medical students and doctors early in their careers? Why do they need different advice than a young lawyer or young engineer, for example? [5:21] One is I’ve been there. I have intimate knowledge of the pain, struggles, and yes, of course joys of a career in medicine. I know what it’s like to be buried in student debt, with your spouse making next to nothing, sleeping every fourth night in the hospital. This is a main driver of why I only work with physicians. In terms of how they are different, a few things stand out. One, they have delayed gratification. They put so much aside to become a doctor – not just financially, but free time, social time - and are earning pennies per hour in their residency, essentially. They take their work home and chart and that time is not reimbursed, for example. I have clients who have put off starting a family due to student debt. My average client has $283K of debt, and there is a reason why they are overwhelmed with what to do. They are never trained in finance but are then expected to run their own practices. The biggest thing after all of this delayed gratification is they experience this insane lifestyle inflation. An attending salary may be $340K after making about $55K as a resident. That is an insane amount of money coming at them. They had put off buying a car, buying a house, saving in a 529 if they have kids, and suddenly the lifestyle creep goes through the roof. Then they find themselves stuck after 2-3 years – “I overcommitted, my debts are crazy, student loan repayments are starting to come due.” All this newly found money is a giant carrot and it’s understandable ...
