Welcome to another episode of Action & Ambition with your host, Andrew Medal. Today’s guest is Jeff Radway. Jeff Radway is the CEO and co-founder of SKYMINT Brands. (Formerly Green Peak Innovations). Before launching Michigan’s largest vertically integrated cannabis company, Radway built and sold J. America, one of the largest privately-owned licensed apparel companies in the U.S. You’re going to love this episode. Let’s get to it! Were the exits that Jeff had previously change anything for him in his life? (1:37) Jeff considers his first exit to have been life-changing.  When Jeff was in high school, he started a landscaping and lawn keeping business, and he sold it to his partner to pay for college.  He says he was too young to realize back then how much work he had put into that business and didn’t translate the same work ethic in College.  He screwed around through most of college and blew all of the money he had earned on paying for it. His second exit taught him a valuable lesson as he had exited with shares. The company ended up filing for bankruptcy, so he barely received any of the earnout/payouts.  At the time, he thought his career was made, and his life was over.  Sometimes the things that hurt you the most end up teaching you the most. So by his third exit, which was the most recent in 2016, Jeff was relatively prepared for the best and the worst. The third turned out successful, which was also life-changing because Jeff and his wife were building a house in the Caribbean, and he was ready to retire.  He lasted about 24 hours in retirement before starting Green Peak Innovations; now, SKYMINT Brands.  What path got Jeff into the Cannabis Space? (3:32)  Jeff was in the apparel industry for almost 30 years, and so from 92 to 2016, Jeff got up every day and competed with Nike. It sounds a lot more glamorous than it was because Nike is terrific at everything, from distribution to branding to design and import.  The business Jeff was in had to figure out how to be different and meaningful to retailers and make more margin for the retailers because ultimately, Nike was Nike.   Despite their large competitor, Jeff’s business did well and a much-needed resource for retailers.  And so after almost 30 years, Jeff told his wife that he was ready to be bored for a couple of years.  However, Jeff went to a Trade Show in Las Vegas. And as he was standing in Las Vegas and waiting for his Uber driver who got lost, Jeff thought Ubers have to be better.  They have to deliver dry cleaning. They should provide food, and then Jeff thought, hey, they should provide Cannabis.  Jeff’s wife was in the health care industry, and she had been talking about CBD and Cannabis lately, although Jeff himself knew nothing about it.  Jeff messaged his much younger Nephew, a government affairs expert, and medical healthcare lobbyist, and said, why doesn’t an Uber deliver weed? Thinking he was making a joke.  Jeff’s nephew texted him back, saying it was becoming legal in Michigan and that he was helping put together the bill and legislation, we will be passing the bill. I could get you into contact with the technology companies if Jeff were serious about it.  Jeff quickly fired off questions at his Nephew to get all of the information. He was too excited as he realized the possibilities of what he had just thought of and discovered.  It was funny because Jeff was at the trade show in Las Vegas to ‘hand over the keys’ of the business he was currently in and retired with his wife to the Caribbean.  And so Jeff’s nephew got him into contact with everyone he needed to know and helped him get everything he needed to get started.  Does Jeff have any tips when it comes to building and scaling a company? (20:32) Jeff joked that the podcast name says it all, Action and Ambition.  You have to take action, and it’s not always going to be the right action.  Someone told Jeff once, you fire the gun, and then you steer the bullet, and he thought that was a very accurate analogy.  There isn’t time to be perfect, but you never lose sight of where you want to go, what the visions and goals are.  In Jeff’s case, they started hiring their executive team from the beginning, gathering an elite group of people with fantastic experience, and that helped SKYMINT grow so fast.  High growth requires high risk, and there is a certain amount of insanity, pain, and fun that goes along with it.  Jeff believes in systems over people, but in this case, they had to build out manufacturing and science, government affairs, legal, merchandising, product, marketing, and retail operations.  SKYMINT SKYMINT are purveyors of premium crafted cannabis. Shelly quit her day job in August of 2019. 3:30 Jeff enjoys doing Sub2 (subject to) deals. What is a Sub2 real estate deal? 5:25 What is a kitchen table closing when it comes to real estate? 6:24 Shelly was happy at her corporate job but saw how Jeff’s company was helping people in the community 7:10 Traditionally people think of squatters as homeless people sneaking in and living in squalor but these Jordan Harris and Barbarita Jimmerson were professional squatters that targeted high end homes and lived a life of luxury 8:30 How long did Jeff spend rehabbing this home in Hazelwood? 9:30 Two months before the home was finished, Jordan Harris saw the dumpster in the driveway, walked in the door, and told Jeff he was interested in buying the home. The house was not on the market yet. 10:30 Two days before the home was finished, Jordan Harris showed up to the house again and asked to put a contract on it. 11:47 Jeff is not a licensed real estate agent and uses his own contracts 12:07 Jordan gave Jeff a pre-approval letter and then spoke with Jordan’s lender 13:58 A few days later Jordan asked to take possession prior to closing. Jeff said no but wrote up a 30 day lease instead 14:50 Is buyer possession prior to closing on a property common? Why is the buyer possession prior to closing form considered to be forbidden?  16:23 Did Jeff do any background checks on Jordan Harris? Is it hard to do a background check on someone with a common name? 17:17 If criminals put their superpowers to good use they would become successful 17:56 Jordan Harris asked Jeff Coffman to help him hang pictures on the walls after he moved in 19:11 Jordan Harris moved into the Hazelwood property on July 2nd, 2019 with his mother Barbarita Jimmerson but didn’t want to put her on the lease. Jeff charges more rent for people not listed on the lease 20:12 When did Jeff Coffman meet Jordan Harris’ mother, Barbarita Jimmerson? Jeff showed Jordan and Barabrita another much smaller house 20:55 Jordan gave Jeff $500 up front but stopped paying after that 21:23 Jordan only communicated through texts and recorded all their phone calls. Jordan set up many meeting times to pay but then never showed. Jeff used the  MileIQ app to prove he went to the meet up locations. Jeff also gave Jordan the option to pay via apps like Venmo. 24:04 Jeff’s first red flag after Jordan moved in was Jeff never received the earnest money 25:13 Jordan’s lender went completely dark 25:39 At the 60 day mark Jeff posted a 10 day notice to quit on the door of the Hazelwood home which led to Jordan and Barabarita making angry phone calls to Jeff 26:29 Jeff started the eviction process by getting ahold of an attorney. The official hearing was on Halloween 2019. Jordan showed up to the court date, contested it, and a continuance was issued. 28:44 The second court date was on December 5th, 2019 where the two parties had the option to settle. 30:18 The day before the December 5th court date, Jordan Harris hired his attorney and they were setting up their case while they were sitting in trial. Jeff believes this was on purpose to get another continuance 31:40 Jeff posted about Jordan Harris and Barbarita Jimmerson in multiple investor Facebook groups. 32:35 The judge denied Jordan’s request for a continuance and made them go to trial that day. Jordan claimed the house was uninhabitable. 34:18 Jordan claimed the Hazelwood home was uninhabitable because of low water pressure but Jeff later found out the water company shut the water off but there was a leak so some water was still getting to the house. 35:50 During court, Jordan and Barbarita kept making a scene and begged Jeff to let them stay in the house. 36:30 Jeff won the judgement. What is the difference between a rent and possession eviction and unlawful detainer eviction? 38:02 How long does it take to get a sheriff to come and forcibly evict someone? Do sheriff’s avoid evicting people during Christmas? 39:04 The eviction was scheduled for December 30th, 2019. Jordan Harris and Barbarita Jimmerson started moving out of the Hazelwood property on December 29th, 2019. Chris Nagus of KMOV showed up on December 29th, 2019 to get Jordan and Barbarita’s side of the story after weeks of trying to contact them and trying to figure out where they worked. 39:42 Jeff and one other person found out where Barbarita worked and they spoke to her manager to let them know what kind of person she is.  40:55 On December 29th movers were hired by Jordan. After Chris Nagus and the police showed up, one of the movers started broadcasting the situation on Facebook Live. 42:40 Jordan Harris had Pillar to Post inspect the Hazelwood home but then never paid for the $600 inspection. The movers told Jordan and Barbarita they weren’t going to unload their stuff from their trucks until they got paid. 45:44 Why were there lawnmowers being pushed into the neighbor’s yard during the KMOV report on serial squatters? 47:00 Jordan Harris supposedly ran a lawn service 48:20 Jeff Coffman did in fact have Jordan Harris talk to two additional lenders 49:56 The December 30th eviction day was full of strange behavior. A man wearing a mask stalked Jeff and Shelly while video recording them. Jordan kept driving up and down the street while making gun gestures with his hand.  Jeff called the Hazelwood police who helped clear the house. 54:47 Jeff took control of the house, changed the locks, and installed a security system 55:09 Right before meeting Jordan Harris, Jeff successfully did a possession before closing deal which is why he was willing to do it again. 56:19 How did Jeff Coffman end up on KMOV talking about serial squatters? The bad things can be a catalyst, a nudge, a wake-up call. Latch on to your dreams. This stuff is hard - push through. Get uncomfortable - you will have to be uncomfortable to do your own impossible. It all happens with one step - the first step. One day at a time. This takes time though, it is hard work. Ask this question - How can I be the best (insert thing you want to do) that I can be? Know what your expertise is, know where your experience is. Take risks, test, iterate. "Teach is to learn twice" - Jeff Noel Know your blind spots. Do the work for you, and the people that you serve. It is a journey, if you look too far ahead, you may neglect the small victories you can achieve every day. Be the best "you" that you can be. Identify what feels like you get to do it, not have to do it. Ask this question - What do I get by not changing? Start small, stay at it. Launch, learn, revise. Naked Raygun is simply one of the greatest bands to emerge from Chicago. They helped define the Chicago punk sound in the 1980s with a handful of timeless albums and legendary live shows. Proving there is still justice to be found in the world, Raygun's legend is still being discovered and the band's catalog is finding its way into a new generation's streaming playlists. Of course, it doesn't hurt that one of the band's most high-profile evangelists is Dave Grohl, who frequently shares the story of seeing Naked Raygun back in the 1980s at the Cubby Bear in Chicago. In the present day, an against-the-odds, resilient Naked Raygun is ready to teach a punk rock master class. Along with Smoking Popes, Raygun will be opening for Jawbreaker on 11/4/18 at the Aragon in Chicago. Frontman Jeff Pezzati joined me at Hollywood Grill (1601 W. North) in Wicker Park. Over brunch, we chatted about: Dave Grohl's unabashed affection for Naked Raygun: "Dave Grohl can't set foot in Chicago without mentioning Naked Raygun." The Chicago scene of the 80s: "You knew everybody... it was a very close-knit community. You didn't like everybody, but it was close-knit." The Wrigleyville of today is waaay different from the Wrigleyville of the 1980s. Josh Caterer of Smoking Popes has "the voice of an angel." The draw of a rural, simpler life. On episode 60, former NWA, TNA, WCW, and WWA World Heavyweight Champion Jeff Jarrett comes on to talk about his baby, Global Force Wrestling and how the promotion is doing headed into the second half of 2016. We talk about GFW Amped, and how some of the WWE and NXT's recent talent acquisitions may or may not affect the presentation of some talents on the show. We cover GFW's working agreements with promotions all over the globe, up to and including England, where Global Force was recently, for a successful run of shows, behind their champion, Nick Aldis and Doug Williams. We talk about GFW's Grand Slam tour, and if there are more shows like that in the works. We go over January's GFW vs. PWS show, and the GFW vs. Wrestlepro show coming up on June 11th in Keyport, NJ. Jeff discusses what he looks for in a potential GFW talent in 2016, and how to reach either himself or GFW, so for the indy wrestlers in our audience, listen up! We also go over Jeff's return to TNA with Global Force, how he felt about that, and whether or not he believes that TNA's recent television struggles will negatively affect another promotion trying to get on national TV in the US.
