Today we’re going to take you to a sleepy pocket of Japan’s countryside called Myoko. Located about a three-hour train ride from Tokyo, Myoko was said to be one of the oldest ski areas in Japan, where it once saw young skiers streaming along its neon-lit streets. That was, of course, during the economic boom back in the 1980s and 1990s, before ski-lovers swapped Myoko for other popular destinations like Niseko in Hokkaido and Hakuba in Nagano. But one Singaporean company is hoping to inject life back into the area by buying up ski resorts in Myoko and the nearby Madarao, and building an integrated township out of them. And that company is called Patience Capital Group. Founded in 2019 by the former head of Japan at Singapore’s sovereign wealth fund GIC Ken Chan, Patience Capital Group manages assets on behalf of institutional and private investors worldwide. The firm says it currently manages two close-ended funds. The first is a hospitality fund focused on unlocking value in the Japanese tourism sector, and that’s where the ski resorts come in. The fund, in particular, was said to have raised 39 billion yen from institutional investors ranging from sovereign wealth funds to a university endowment fund. The other close-ended fund, meanwhile, is a residential fund investing in mid-market residential assets located in the Greater Tokyo Area. Beyond that, the firm also has a lifestyle vertical that aims to create a suite of consumer experiences and businesses to complement its portfolio and encourage placemaking in its destinations. But how will the various business operations under Patience Capital Group come together to create viable recreational townships in Japan? Meanwhile, the firm says it is tapping into the Japanese tourism and residential markets given a rise in investors’ interest in the country amid relatively low cost of capital. But how much money is in the Myoko and Madarao areas exactly and what are the risks of pulling off a transformation project of this size? How sustainable is the tourism boom in Japan for long-term infrastructure projects in both the recreational and residential space? Amadeo Navarro Medina, Cofundador de Homely Capital Group, analiza una noticia que sacudió el mercado inmobiliario la semana pasada: El Tribunal Supremo ha declarado nulo el procedimiento de registro único de los arrendamientos turísticos y de temporada. “La decisión del Tribunal Supremo es un paso atrás en forma pero no en cuanto a regulación”, afirma el invitado. Para él, esto es así, “ya que hay que tener en cuenta que esto viene de una ley europea, Bruselas establece un mecanismo para controlar la diferenciación entre las zonas de huéspedes y propietarios de toda la vida”. Esto, según el invitado, significa que “la competencia no la tiene el estado central, sino las autonomías”. ¿Qué significa que la competencia la tengan las autonomías? “Podría ser que estas autonomías lo apliquen bien y que sea un refuerzo y otras pueden ser más duras o más laxas en cuanto a la aplicación de la ley”, nos explica el Cofundador de Homely Capital Group. Amadeo Navarro Medina os explica cómo va a afectar la decisión del Tribunal Supremo a la compañía. “Todo lo que sea regulación nos impulsa”, nos explica el entrevistado. Esto es así, según él, porque “no compran edificios residenciales, solo compramos edificios terciarios turísticos”. Lo que hacen es “ir a favor de lo que el regulador tendría que querer: fomentar la profesionalización de ese negocio”. ¿Cómo afrontan desde Homely Capital Group toda esta nueva situación? “Estamos muy tranquilos porque esto no es una idea maravillosa que se le ocurra al estado español, es una normativa estricta que viene de Bruselas”, nos afirma el invitado. Añade que, tras la decisión del Tribunal Supremo, “ahora va a recaer sobre la comunidad autónoma la obligación de perseguir y ser estricto con muchas viviendas”. Desde la empresa, Amadeo Navarro deja claro que “se han unido a la parte correcta de la regulación”.

Álvaro Fernández: co-responsable del negocio España y Portugal de Capital Group, viene a nuestro programa para hablarnos de la inversión en mercados emergentes. ¿En qué situación se encuentran ahora mismo estos mercados? “Los mercados emergentes incluyen ya a 24 países, que supone el 60% de PIB”, afirma el invitado. Recalca también que ahora hay muchas más oportunidades en este tipo de inversiones. Sobre el crecimiento de los países que conforman estos mercados emergentes, el entrevistado explica que se espera que “crezcan un 4%”. Aunque la cifra parezca menor si se echa un vistazo al crecimiento de años anteriores, el experto matiza que hay que compararlo con otro tipo de inversiones, “como el mercado americano, que se espera que crezca un 2% o un 1% para Europa”. ¿Cúal es la correlación entre el riesgo geopolítico y los mercados emergentes? ¿Cómo afecta esto a este tipo de inversiones? “El riesgo geopolítico afecta a los mercados emergentes pero no les afecta tanto como si hubiera pasado hace 10 o 15 años”, nos comenta el co-responsable del negocio España y Portugal de Capital Group. ¿Por qué han sufrido cada vez menos este tipo de países? El invitado señala que “la mayoría de estas economías emergentes han hecho sus deberes, son economías más saneadas con inflaciones controladas y domésticamente han hecho su labor”. Eso sí, puntualiza que no afecta a todos los países de la misma manera. ¿Donde ve la empresa las mayores oportunidades en los mercados emergentes? “Hay oportunidades en las dos patas de la inversión, tanto en la parte de la renta fija como en la parte de la renta variable”, asegura el invitado. Dentro de todo esto, señala que “la parte más de un cupón alto y con duraciones medias y ahí está Latinoamerica, con Brasil y Colombia, que cumplen con estos requisitos”.

Dazu zählen vor allem: Künstliche Intelligenz als Produktivitäts- und Investitionszyklus Verteidigung und Sicherheit durch die hierfür steigenden staatlichen Ausgaben Die Energie- und Netzinfrastruktur, die weltweit kräftig ausgebaut werden. Die Digitalisierung, Automatisierung und der Ausbau der kritischen Infrastruktur robuste Geschäftsmodelle in den Bereichen Gesundheit, Industrie und bei ausgewählten Finanzwerten.Tölsner betont, dass KI nicht nur ein Thema für klassische Technologieunternehmen ist. Entscheidend sei vielmehr, welche Unternehmen KI tatsächlich nutzen können, um Produktivität, Margen und Ertragskraft zu verbessern. Profiteure könnten daher entlang der gesamten Wertschöpfungskette liegen: Halbleiter, Rechenzentren, Stromnetze, Industrieausrüstung, Software, Gesundheitswesen und Finanzdienstleistungen. Ob andererseits Aktien aktuell schon zu teuer sind müsse man differenzierter betrachten: Die Bewertungen seien teilweise anspruchsvoll, aber die Kurse können aufgrund steigender Gewinnerwartungen durchaus gerechtfertigt sein. Man müsse noch mehr als bisher auf die Qualität, Bilanzstärke, Preissetzungsmacht und ein tragfähiges Geschäftsmodell des Unternehmens achten. Für Anlegerinnen und Anleger lautet die zentrale Botschaft: Nicht versuchen, den Markt perfekt zu timen. Wer zu lange an der Seitenlinie steht, verpasst oft genau jene starken Börsentage, die nach Korrekturen besonders wichtig sind. Deshalb empfiehlt Tölsner eine langfristige, global diversifizierte Strategie mit Aktien und Anleihen, abhängig vom persönlichen Anlageziel und Risikoprofil. After leaving active duty, he carried the mindset of service into the private sector—first as an equity trader at Goldman Sachs in New York City, and later at Capital Group.In 2012, Jonathan co-founded and led the SEAL Future Foundation (SFF), a 501(c)(3) dedicated to supporting Navy SEALs in their transition beyond service.
