There are still real estate deals even in 2025. To prove it, we're taking three real (on-market!) deals and analyzing them three ways: as a long, medium, and short-term rental to see which will have the highest cash flow. All of these properties are around or under the median home price in the US and have at least one strategy that makes them profitable, even in 2025 with today's high interest rates. To help run the deal analysis, Ashley Kehr from the Real Estate Rookie podcast and Garrett Brown from BiggerStays join us to crunch the numbers. “Glamping” investments have slowly become massive money-makers in the real estate industry. What used to be someone setting up a tent and potentially a portable toilet for guests looking to get into nature has now become a full-blown luxury business that travelers will pay good money to get a taste of. One large glamping property allowed today's investor, Garrett Brown, to replace his music producer job and reach levels of success most short-term rental investors can only dream of. Garrett owns a ten-acre piece of land in a lake town outside Houston, Texas. Even though many non-Texans won't be familiar with the area, local travelers flock to it to escape the big city. Since buying the property, Garrett has made some serious expansions, such as building cabins (and even geo-domes) with WiFi, running water, and the creature comforts many of us don't want to live without. Plus, Garrett is doing it all while getting most of his bookings directly from social media. On this special episode of the Team Deakins Podcast, we speak with the inventor of the Steadicam: Garrett Brown (YENTL, THE SHINING, BOUND FOR GLORY). He not only invented the tool but also frequently operated it, breaking the new system in on MARATHON MAN, ROCKY, and BOUND FOR GLORY in a single summer in the mid-1970s. With just a high-school level of understanding of physics, Garrett was able (after a long, isolated week in a remote hotel) to think through the fundamental design of the Steadicam which is still used today—50 years after its invention. We learn about the biomechanics of the human body that informed the design of the Steadicam and of the four key aspects of the device that isolate the camera from its operator. Garrett later recounts the day he first used the prototype on BOUND FOR GLORY (its first ever use in a feature film no less!) and how the late cinematographer Haskell Wexler fought for its inclusion. Garrett also shares how Stanley Kubrick utilized the unique properties of the Steadicam while filming THE SHINING to move the camera “like a ghost” through the empty halls of the Overlook Hotel and chase the indefatigable child actor Daniel Lloyd across miles of carpet. “Global health governance is not fit for purpose, and it doesn't represent a vast majority of global needs and wants and desires, and people on the ground and what's going to affect them. It gets captured.”Today I sit down with Garrett Brown, professor of global health policy at the University of Leeds. Brown has been working on strengthening health systems in the African context for decades.“You can talk about rights and freedoms, but none of those matter if you don't have good health. You can't exercise any of those things,” he says. “It's a fundamental part of what it means to be human and have any minimally decent life.”Brown and his research team were recently hired by the World Health Organization to determine whether its $31.1 billion plan for pandemic preparedness and response was justifiable, or even feasible.“The worry is that if you're asking nations to pony up roughly $26 billion, where are they going to find that money? They're going to find it from existing programs,” says Brown. “Indonesia has just basically suspended their polio program and moved those human resources into vaccines.”Brown is troubled by the high cost of the WHO's pandemic plan, which would require resources for basic health to decrease by 34 percent, and basic nutrition by 10 percent.“We saw this with malaria, tuberculosis, HIV, AIDS, reproductive health—that resources were being shifted from certain national budget lines into pandemic preparedness,” says Brown.

This odd couple first connected over their shared obsession with the importance of selling, and have made it their mission to uncover the unexpected and inspiring mindset of the highest-achieving sellers on the planet. The most impactful sales professionals are learners. They consume information and ask lots of questions that they are deeply curious to know the answers to. They don't go down the list of sales discovery questions. It's from a place of curiosity. "Noone has ever changed the world without moving people." That's sales. An abundance mindset — Collin was meeting with a new sales rep named Matt that worked for you at Bitium. Matt sat down on the couch and loved it. He asked who made it and Collin didn't know. So he flipped over the cushion, saw who made it, realized they were a potential customer and made a note in his phone to connect with them on LinkedIn and call them. Matt has an abundance mindset. "Great sellers see opportunity where others don't." World-Class sales professionals love the process. When making promotional hires/decisions, "create a culture that's not pulled up. It's pushed up." When promoting someone to be a manager, look at those who are known to help others. They are pushed to management by the members of the team because they are so helpful. Being a “pathological optimist” — Colin told a story about taking the first flight with his whole family (wife Margot and two young boys) and despite the chaos of crying and trying to take care of young children, Colin loved it and told Margot "it would be a great story one day." She called him a pathological optimist (not meant as a compliment, but he took it as one). Act like a teammate, not a coach: Will Smith's manager, JL, told him to turn down a $10m offer for a movie called 8 Heads in a Duffel Bag because it didn't help them pursue Will's goal of being a big movie star. (Even though both of them didn't have any money at the time) The Partnership: “Colin, thank you for seeing something in a slightly insecure, overly analytical introvert and deciding to throw in with me.” The class they teach is called “Sales Mindset for Entrepreneurs” Colin & Garrett don't teach a typical sales class focused how to “build rapport,” “handle objections,” or “ask for the close.” Instead, they help students understand why the most successful people on the planet aren't successful because of what they do, they're successful because of what they think. We all sell, every day. Sometimes it's ourselves, sometimes it's ideas, and sometimes it's products. We truly believe that the world would benefit if EVERYONE learned how to sell authentically, whether you're a "salesperson" or not. Great salespeople are not remembered for the statements they make, they're remembered for the questions they ask. Ask better questions, get better results. As mindset guys, we get a little bit obsessed with one-on-ones when we lead teams, so we geek out when experts like Jeanne shed light on new questions to ask that can help bring out the best in other people. At some point a long time ago, someone studying great salespeople noticed they were mirroring the people they were talking to. So they started training salespeople to mirror the body language of their customers. One MAJOR problem... These great sellers weren't connecting with people because they were mirroring, they were UNCONSCIOUSLY mirroring people
