Tom Rathbone joins Tye DeGrange to break down the real challenges of measuring CTV — from probabilistic Nielsen-era methods to where the industry stands today. Tom shares how TVScientific approaches measurement, why holdout testing is still underutilized by most brands, and how to build a test media plan that actually generates signal. Plus: why single-touch attribution fails in a multi-channel world and what it takes to move from vanity metrics to a long-term growth strategy.
Most DTC brands are making million-dollar channel decisions based on attribution data that's fundamentally wrong. Olivia Kory — CSO of Haus and the incrementality expert Brett references on stage more than almost anyone — breaks down what it actually takes to know if your ads are working. Spoiler: if you've been writing off YouTube based on MTA, you owe yourself a retest.Inside the episode:Why YouTube's true ROAS is 3.4X what the platform reports — and how Haus's 190-test study across 74 brands proved it (plus why your D2C numbers alone are only half the picture)The right time to start incrementality testing — it's not when you're huge, it's when your business gets complicated enough that turning off ads won't give you a clean answerHow StockX went from barely spending on YouTube to making it their #2 acquisition channel — by running geo holdout tests and acting on the resultsWhy Meta's optimization might be too good — and how brands like Jones Road are improving their iROAS by making changes that look worse in-platformThe surprise winner: AppLovin — Olivia came in skeptical of mobile game ad inventory and got data she didn't expectHaus's new DTC Basics tier — a lower-cost entry point so more brands can stop guessing which channels are actually driving growth Sponsored by OMG Commerce - go to (https://www.omgcommerce.com/contact) and request your FREE strategy session today! The success of a property development project is heavily influenced at the site selection stage. Before construction begins, developers assess land based on planning controls, feasibility, and long-term project viability. In this episode, Veronica and Chris speak with Ryan Bennetts, a site acquisition and origination specialist who works directly with developers to identify and secure development opportunities. Ryan explains how developers assess planning controls, evaluate zoning potential, and calculate residual land values before making offers that can run into the millions. The conversation also explores the complex negotiations involved in assembling development sites, particularly when multiple property owners or strata buildings are involved. With governments introducing new rezoning policies and transport-oriented development initiatives, the development landscape is rapidly changing. Suddenly, many suburban properties are being targeted by developers, and some homeowners are receiving offers far above traditional market value. But as Ryan explains, not every property benefits equally—and the process of turning land into a viable development site can take years. If you've ever wondered how developers identify development opportunities, how land values change after rezoning, or what happens when your property becomes part of a potential development site, this episode pulls back the curtain on the realities of site acquisition.Episode Highlights01:22 — Meet Site Acquisition Expert Ryan Bennetts03:04 — How Developers Hunt for Rezoning Opportunities07:27 — Why 75% Approval Still Isn't Enough09:19 — How Rezoning Reforms Changed the Game17:39 — Creative Deal Structures and Playing the Long Game20:51 — Where Development Deals Usually Fall Apart23:38 — Holdouts, Negotiations, and Owner Leverage24:52 — The Myth of Unlimited Developer Capacity25:44 — How Developers Diversify Their Projects26:45 — Why Sydney and Melbourne Feasibilities Differ27:29 — Builder Insolvencies and Development Risk29:09 — Why Some Developers Build In-House30:34 — The Migration Shift Helping Melbourne33:00 — Builder Shortages Meet Development Demand36:25 — Feasibility Sensitivities Developers Watch Closely38:41 — Conditional vs Unconditional Site Deals41:25 — Why Rezoning Doesn't Guarantee Approval47:09 — The Rise of Build-to-Rent in Australia48:49 — Final Thoughts and Listener QuestionsAbout the GuestRyan Bennetts is a site acquisition and origination specialist working with property developers to identify and secure development opportunities. His work focuses on sourcing development sites, analysing planning controls, negotiating with landowners, and structuring deals that allow developers to assemble and acquire land for future projects. This often involves complex negotiations with multiple property owners and navigating planning frameworks that determine what can ultimately be built on a site.Because Ryan operates at the very front end of the development process, he has unique insight into how developers determine land value, assess rezoning opportunities, and decide which sites are worth pursuing. His experience provides a rare behind-the-scenes look at how development projects begin long before construction ever starts.Connect with RyanRyan Bennetts - Head of Acquisitions at Central Element | LinkedIn ResourcesVisit our website: https://www.theelephantintheroom.com.auIf you have any questions or would like to be featured on our show, contact us at:The Elephant in the Room Property Podcast - questions@theelephantintheroom.com.auLooking for a Sydney Buyers Agent? https://www.gooddeeds.com.auWork with Veronica: https://www.veronicamorgan.com.auLooking for a Mortgage Broker? alcove.com.auWork with Chris: chrisbates@alcove.com.au Enjoyed the podcast? Spite Houses: The architectural equivalent of a middle finger. They're structures or dwellings designed specifically to piss someone off. This week, Norm does a deep dive into a truly ridiculous spite house, built and owned by an eccentric millionaire named Joseph Richardson. It all started when a man made an offer on Joseph's 5-foot wide, 102-foot deep tract of land in New York City. Joseph was so offended by the man's (completely reasonable) offer, that he built an odd, skinny structure right next to the man's beautiful apartment building. And the wildest part of it all? Joseph Richardson lived in his spite house for fifteen years. Remember, kids, history hoes always cite their sources! For this episode, Norm pulled from: Alpern, Andrew. July 14, 2025 - Season 15, Episode 160 of The Terrible Podcast is now in the can. In this Monday episode, Alex Kozora is back after a long weekend off and we get right to discussing the latest concerning Pittsburgh Steelers OLB T.J. Watt and his ongoing contract situation. Specifically, Alex and I look at the probability and possibility of Watt holding out completely at the start of training camp and thus not showing up at Saint Vincent College in Latrobe when the rest of the team does. San Francisco 49ers WR Jauan Jennings is back in the news on Monday morning as he reportedly wants a new contract or to be traded. We look at if Jennings could potentially land with the Steelers via a trade and what kind of new contract he's likely looking for this summer. As a Monday morning, most of the NFL's 2025 second round selections remain unsigned. We discuss why that's the case this year and who is most likely to blame for that. We discuss the Steelers not having to worry about that problem this year and we look back at the contract that C Zach Frazier signed last year as a second round selection. On the heels of Ross McCorkle doing a 2025 passing and receiving stats exercise during the Friday show, Alex and I go over the changes he submitted over the weekend. Alex and I discuss a few loose stat projections that he has right now for the Steelers tight ends, QB Aaron Rodgers, and WR DK Metcalf as well. With Alex back on Monday, we pick up where e left off on Wednesday when it comes to reviewing players in my annual 90 In 30 serries. Today, Alex and I discuss 12 more players from that ongoing series and they are; OLB Eku Leota, DT Isaiahh Loudermilk, DT Dean Lowry, C Ryan McCollum, G Mason McCormick, CB Cameron McCutcheon, WR Lance McCutcheon, CB Kyler McMichael, WR DK Metcalf, WR Scotty Miller, OLB Jeremiah Moon, and T Doug Nester. This 115-minute episode also discusses several other minor topics not noted in the recap. We also end this episode by answering a few outstanding email questions we have received this past week from listeners of the show. steelersdepot.com Learn more about your ad choices.
