Jonathan Miller is the Director of Markets for StreetMatrix, a real-time home price index series used by the financial services sector to track local, regional, and national housing markets in the United States. I'm also the President and CEO of Miller Samuel Inc., a real estate appraisal and consulting firm I co-founded in 1986. For 32 years, I authored a series of market reports for Douglas Elliman Real Estate, considered the "report of record," which accounted for 50% of their media coverage. My market reports analyzed the New York City metropolitan area, Boston, parts of Florida, California, Texas, Connecticut, and Colorado that were relied on by the media, financial institutions, and government agencies, including the Federal Reserve, Internal Revenue Service, U.S. Department of Housing and Urban Development, the NYC Office of Management and Budget, and others. I am an Adjunct Associate Professor of Architecture, Planning, and Preservation in the Master of Science in Real Estate Development (MSRED) Program at Columbia University, where I teach market analysis. I've guest lectured at institutions including New York University, Harvard University, The Wharton School of the University of Pennsylvania, Columbia University, and Drexel University, and am also a New York State Real Estate Instructor for qualifying and continuing education courses and a New York State Real Estate Appraiser Instructor for qualifying certified general and continuing education courses. I've also participated in valuation studies with academic institutions, including New York University, Princeton University, Columbia University, and Baruch College. I participated in and co-authored an epic research paper as part of the Urban Land Institute Advisory Services for the city of Norfolk, VA (its flooding problems are getting worse). I also authored a white paper for One Fine Stay, a hospitality brand owned by AccorHotels, titled "The Future of Luxury New Development in New York: Leaving $1 Billion on the Table." In the valuation world, I am a state-certified real estate appraiser in New York and Connecticut, and I provide expert witness testimony in various local, state, and federal courts. I hold the Counselors of Real Estate (CRE) designation. I am also an Appraiser "A" Member of the Real Estate Board of New York and a former two-term President of RAC, a premier appraisal organization whose members focus on complex residential properties for relocation, litigation support, testimony, and reviews. As a result of my extensive writing and investigative research on this Housing Notes platform, I brought public attention to the misconduct of two key institutions in the appraisal profession: The Appraisal Foundation and The Appraisal Institute. As a result, I became an expert witness for the Appraisal Subcommittee at FHFA in Washington, DC, which aired for three hours on C-SPAN in 2023. One memorable thing that came out of my appearance was the birth of my fourth grandchild during the session. On the personal side, I'm clearly a homebody and love hanging out with my wife, whom I met in college in 1980, greasing donut trays at 5:30 am at the student bakery, a part of the second-largest non-military cafeteria in the world, located at Michigan State University. There is nothing better than when any of our four sons and their significant others, including the grandchildren, are in town. For our fortieth wedding anniversary, my wife and I went to Antarctica (perhaps I'm not a homebody?) While I'm at it, a couple of formative childhood adventures: At 12 years old, I climbed to the snow line of Mt. Kilimanjaro (leadership said I was too young to summit - boo!) In middle school, I traveled to the Soviet Union on a study abroad program before the wall fell. When I was a teenager and before I got my driver's license, I rode my bicycle from Oregon to Virginia in the summer of 1976, carrying all my gear (my parents claim they gave me a one-way airplane ticket to fly across the US, and I came back!) At age 25, I co-founded Miller Samuel because I didn't know any better. In my offline hours, I love to read, explore new music, try to make snow, attempt to catch lobsters, and endeavor to connect to my backyard birdhouse camera from whatever airplane I happen to be flying on. She is an advocate, author, and lawyer with two decades of experience globally and within the US on issues of corruption, authoritarianism, organized crime, and human rights. Maria has held multiple senior positions at Human Rights Watch and served as executive director of the Drug Policy Alliance, at the helm of a team running groundbreaking state and national campaigns. A Peruvian-American, Maria came of age in Peru at a time of internal armed conflict, economic crisis, and then corrupt autocracy. Even when it wasn't part of my job, I've always broken news, breaking stories about the powerful and how the system is rigged against the powerless. Without trafficking in speculation or outrage-bait. Far too much of our journalism — from fringe to mainstream — is focused on feeding us info-bits that feel like they mean something (about what's going to happen, or who someone really is) but don't actually have any bearing on the material lives of everyday people. Until I was laid off in January 2024, I oversaw the original reporting of The Young Turks. Since then, I've been counting on reader support to continue breaking news here on Substack. (I also do an NSFW weekday-morning newsletter full of the kind of unabashed opinion-having that I make sure not to indulge in the reporting here on this Substack, because impartial journalism doesn't mean not having opinions it means being professional enough to ensure my reporting is intellectual honest.) That applies to everyone from muggers and presidents. I tend to reject simple and simplistic explanations for…why things are happening. People aren't perfectly logical, but anyone telling you that people are doing bad things because they're crazy or evil is selling you something you shouldn't be buying. A lot of big accounts out there rile everyone up and rack up likes by calling out people for being evil. My moral high ground isn't enough for me to make that my calling. So I focus on revealing destructive forces at work and crappy systems. And, yes, exposing the people responsible. It's my belief that elevation and illumination are how we get to a better place. Hey Friends Just thought I'd post my conversation from Friday night on SIRIUSXM. Dean will be my guest on Tuesday's show Born in the Great State of New Jersey, Dean Obeidallah's comedy comes in large part from his unique background of being the son of a Palestinian father and a Sicilian mother. For years, we've watched Marjorie Taylor Greene on TV, prioritizing national drama over the people of Northwest Georgia. The conversation has changed since Marjorie has quit, giving us a once-in-a-generation opportunity to finally bring real leadership back to this district. This is a different race than the one we fought in 2024. I still see how hungry our neighbors are for a representative who actually works for them. Emanuel, MD, PhD, is the Vice Provost for Global Initiatives, the Co-Director of the Healthcare Transformation Institute, and the Diane v.S. Levy and Robert M. Levy University Professor at the University of Pennsylvania Perelman School of Medicine. Emanuel is an oncologist and world leader in health policy and bioethics. He is a Special Advisor to the Director General of the World Health Organization, Senior Fellow at the Center for American Progress, and member of the Council on Foreign Relations.  He was the founding chair of the Department of Bioethics at the National Institutes of Health and held that position until August of 2011. From 2009 to 2011, he served as a Special Advisor on Health Policy to the Director of the Office of Management and Budget and National Economic Council. In this role, he was instrumental in drafting the Affordable Care Act (ACA). Emanuel also served on the Biden-Harris Transition Covid Advisory Board. Dr. Emanuel is the most widely cited bioethicist in history.  He has over 350 publications and has authored or edited 15 books. His recent publications include the books Which Country Has the World's Best Health Care (2020), Prescription for the Future (2017), Reinventing American Health Care: How the Affordable Care Act Will Improve our Terribly Complex, Blatantly Unjust, Outrageously Expensive, Grossly Inefficient, Error Prone System (2014) and Brothers Emanuel: A Memoir of an American Family (2013). In 2008, he published Healthcare, Guaranteed: A Simple, Secure Solution for America, which included his own recommendations for health care reform. Dr. Emanuel regularly contributes to the New York Times, the Washington Post, the Wall Street Journal, The Atlantic, and often appears on BBC, NPR, CNN, MSNBC and other media outlets. He has received numerous awards including election to the National Academy of Medicine, the American Academy of Arts and Sciences, the Association of American Physicians, and the Royal College of Medicine (UK). He has been named a Dan David Prize Laureate in Bioethics, and is a recipient of the AMA-Burroughs Wellcome Leadership Award, the Public Service Award from the American Society of Clinical Oncology, Lifetime Achievement Award from the American Society of Bioethics and Humanities, the Robert Wood Johnson Foundation David E. Rogers Award, President's Medal for Social Justice Roosevelt University, and the John Mendelsohn Award from the MD Anderson Cancer Center. He earned a B.A. in chemistry from Amherst College, an MD from the University of Pennsylvania School of Medicine, and an M.S. in health services from the University of Washington School of Public Health, where he was also a Robert Wood Johnson Clinical Scholar. Dr. Carroll's research focused on the study of information technology to improve pediatric care, decision analysis, and areas of health policy including cost-effectiveness of care and health care financing reform. He is the author of The Bad Food Bible and the co-author of three additional books on medical myths. In addition to having been a regular contributor to The New York Times and The Atlantic, he has written for many other major media outlets and is co-Editor-in-Chief at The Incidental Economist, an evidence-based health policy blog. He also has a popular YouTube channel and podcast called Healthcare Triage, where he talks about health research and health policy. He is also a former Assistant Attorney General, White House Fellow and Florida Senator. In 2016, Aronberg created a Sober Homes Task Force that made more than 120 arrests for patient brokering and insurance fraud in the rehab industry, and has led to several new Florida laws and regulations that have become the model for other states. Aronberg's efforts also convinced Google to restrict advertisements and improve screening for addiction treatment. The crackdown in rogue sober homes and corrupted drug treatment centers contributed to a dramatic decrease in opioid-caused deaths in Palm Beach County. Dave Aronberg was born in Miami. He attended public schools before going on to graduate with honors from Harvard College and Harvard Law School. After graduation, he worked in the litigation department of a large South Florida law firm while also working closely with Insurance Commissioner Bill Nelson to investigate European insurance companies that refused to honor World War II-era policies sold to victims of the Holocaust. In 2000, Aronberg was selected to be one of 15 White House Fellows from across the country. In this nonpartisan position, he served in two presidential administrations as a Special Assistant to the Secretary of the Treasury Department for international money laundering, including the laundering of terrorist assets. Dave Aronberg was elected to the State Senate in 2002 as its youngest member and served until 2010. In 2010, Aronberg returned to the Florida Attorney General's Office as a Special Prosecutor for Prescription Drug Trafficking. In his role as the Attorney General's "Drug Czar," Aronberg led an anti-pill mill initiative that helped clean up the pain clinic industry and reduced the record number of people dying each day from oxycodone abuse. Aronberg is a trial skills instructor at Harvard Law School, and frequently appears on cable television as a legal commentator. He is the managing partner of Dave Aronberg Law, P.A., and a strategic partner with Capital City Consulting in West Palm Beach. Clarke, Ph.D., is the Executive Director of The Soufan Center. His research focuses on domestic and transnational terrorism, international security, and geopolitics. Dr. Clarke previously served as the Director of Research at The Soufan Group and as a Senior Research Fellow with The Soufan Center. Prior to those roles, Clarke was a professor at Carnegie Mellon University, and a senior political scientist at the RAND Corporation, where he spent a decade researching terrorism, insurgency, and criminal networks. At RAND, Clarke led studies on ISIS financing, the future of terrorism and transnational crime, and lessons learned from all insurgencies since the end of World War II. Clarke is also an Associate Fellow at the International Centre for Counter-Terrorism (ICCT) – The Hague, a non-resident Senior Fellow in the Program on National Security at the Foreign Policy Research Institute (FPRI), an Associate Fellow at the Global Network on Extremism and Technology (GNET), and a member of the "Network of Experts" at the Global Initiative Against Transnational Organized Crime. He serves on the editorial board of three of the leading scholarly journals in the field of terrorism studies, Studies in Conflict and Terrorism, Terrorism and Political Violence, and Perspectives on Terrorism. Clarke has testified before Congress on numerous occasions as an expert witness on a range of terrorism-related issues, appears frequently in the media to discuss national security-related matters, and has published several books on terrorism and armed conflict, including his forthcoming Moscow's Mercenaries: The Rise and Fall of the Wagner Group (Columbia University Press, 2026). Clarke has briefed his research at a range of national and international security forums, including the U.S. Army War College, U.S. Air Force Special Operations School, Society for Terrorism Research International Conference, the Global Counterterrorism Forum (GCTF), and the Counter ISIS Financing Group (CIFG), which is part of the Global Coalition to Defeat ISIS. In 2011, he spent several months as an analyst with Combined Joint Interagency Task Force-Shafafiyat at ISAF headquarters in Kabul, Afghanistan, working for General H.R. McMaster, the former U.S. National Security Advisor, where he was responsible for analyzing criminal patronage networks in Afghanistan and how these networks fueled the insurgency. Clarke has a Ph.D. in international security policy from the University of Pittsburgh's Graduate School of Public and International Affairs (GSPIA). Madoff A revelatory book that lifts the curtain on America's most consequential public deception: how the rich get richer using tools the government gave them. Amid conflicting narratives about the drivers of wealth and inequality in the United States, one constant hovers in the background: the US tax code. No political force has been more consequential—or more utterly opaque—than the 7,000-page document that details who pays what in American society and government. Most of us have a sense that it's an unfair system. But does anyone know exactly how it's unfair? Legal scholar Ray D. Madoff knows. In The Second Estate, she offers an unprecedented look behind the scenes of America's byzantine system of taxation, laying bare not only its capacity to consolidate wealth but also the mechanisms by which it has created two fundamentally separate American societies: the working Americans who pay and the ultra-rich who benefit. This is not a story of offshore accounts or secret tax havens. In The Second Estate, Madoff shows that the US system itself has, over time, been stripped and reconstituted such that it now offers a series of secret paths, hidden in plain sight, for wealthy people in the know to avoid taxation altogether. Through the strategic avoidance of traditional income, leveraging of investments and debt, and exploitation of rules designed to promote charitable giving, America's wealthy do more than just pay less than their share; they remove themselves from the tax system entirely. Wealth becomes its own sovereign state, and the living is surprisingly—and maddeningly—cheap. Ray Madoff is a professor at Boston College Law School, where she teaches and writes in philanthropy policy, taxes, property, and estate planning. She is Co-founder and Director of the Boston College Law School Forum on Philanthropy and the Public Good, a non-partisan think tank that convenes scholars and practitioners to explore questions regarding whether the rules governing the charitable sector best serve the public good. Madoff is the author of Immortality and the Law: The Rising Power of the American Dead (Yale University Press), which looks at how American law treats the interests of the dead and what this tells us about our values for the living. The Financial Times called it "a sparkling polemic." She is also the lead author on one of the top treatises on estate planning entitled Practical Guide to Estate Planning (CCH). Madoff's expertise includes philanthropy policy, the rights of the dead (including the ability of the dead to control their bodies, reputation, and property), estate taxes, comparative inheritance law, and wealth inequality and taxes. A regular commentator on a number of these topics, Madoff has appeared on dozens of national radio shows including On Point, Talk of the Nation, All Things Considered, Here and Now, and Marketplace, among others. Madoff is a frequent contributor to the opinion pages of the New York Times and has published op-eds in the Washington Post, Wall Street Journal, LA Times, Boston Globe and Chronicle of Philanthropy. Among her professional activities, Madoff is a member of the American Law Institute, an academic fellow of the American College of Trusts and Estate Counsel, and past president of the American Association of Law Schools' Trusts and Estates Section. She was named a 2014 Top Women of the Law by Mass Lawyer's Weekly and Critic of the Year by Inside Philanthropy. She was also named to the NonProfit Times Power & Influence Top 50 in 2017 and 2018 for her work promoting reform of the tax rules governing philanthropy.  An experienced mediator, Madoff is a leading authority on the use of mediation to resolve will and trust disputes. Prior to teaching, she was a practicing attorney for nine years in New York and Boston.
