Did you know your short-term rental could be a powerful tax-saving machine? In this episode, We sit down with Sean Graham—CPA, real estate investor, and cost segregation expert—to uncover how vacation rental owners can legally slash their tax bills using smart depreciation strategies. From bonus depreciation and the short-term rental loophole to material participation rules, Sean breaks down complex tax concepts in a way that actually makes sense (yes, really!). You'll learn how the IRS actually encourages real estate investors to succeed—and how a simple cost segregation study could save you thousands. Whether you're a high-income earner or just getting started in the rental game, this episode is packed with actionable insights to help you keep more money in your pocket and reinvest with confidence. Grab a pen. Take notes. This could change the way you invest. Things we discussed in this episode: Cost Segregation: Accelerates depreciation by breaking property into components with 5-, 7-, or 15-year lifespans instead of the standard 27.5 or 39 years. Bonus Depreciation: Allows large first-year write-offs for property improvements; phasing down to 40% in 2025. Short-Term Rental Loophole: Treats short-term rentals as active businesses, enabling high earners to offset W-2 income with depreciation. Material Participation: To claim active status, owners must spend 100+ hours and more time than anyone else on the property. Real Estate Professional Status (REPS): Requires 750+ hours annually in real estate to treat rental losses as active and offset other income. Tax Deferral: Investors can defer taxes by reinvesting gains and passing properties through inheritance with a step-up in basis. IRS Incentives: The IRS offers generous depreciation and tax breaks to encourage real estate investment. Cost Segregation Process: Engineering studies allocate costs to shorter-life components for faster depreciation. Co-Hosting Impacts: Using third-party managers can affect an owner's ability to meet material participation rules. Eligible Properties: Cost segregation works best for high-value short-term and long-term rentals with substantial improvements. Compared to StorageCafe's 2023 annual report, there have been slight shifts in generational differences among renter demographics. The percentage of Millennial self-storage renters rose from 21% to 25%, marking the most significant year-over-year increase among the generations. Gen Z and Boomer renters saw an increase of one percentage point, now at 12% and 22%, respectively. In contrast, the Silent Generation decreased by three points to 13%, while Gen X remained stable at 23%. According to the Bureau of Labor Statistics, the average American employee changes jobs every 4.2 years. However, individuals may change jobs 10 to 15 times throughout their careers. Sean Graham is the founder of Maven Cost Seg. As a real estate investor and a registered CPA, he understands the tax benefits of cost segregation studies. Sean initiated his real estate journey by investing in small multi-family properties before launching a commercial real estate syndication company called Maven Equities. He did so because he started his career as a CPA in public accounting. He soon realized a traditional corporate path wasn't for him, so he began exploring real estate. His first property was an FHA-financed house hack. After experiencing the challenges of residential rentals, he moved into self-storage facilities drawn by less tenant turnover and streamlined management. He continues managing his portfolio of residential rental properties while investing in and developing self-storage facilities. With a background in public accounting, tax, and private equity, Sean leverages his expertise in scaling teams and maximizing tax benefits through cost segregation studies. As Maven Equities expanded, he began hiring virtual assistants to help with scaling. After learning the best practices for finding quality overseas talent, he founded Maven Success to assist other entrepreneurs in doing the same. Most recently, Sean launched Maven Cost Seg to help real estate investors access cost segregation benefits at an affordable price. He remains involved in managing his residential rental portfolio while also focusing on self-storage facility development. In this episode Sean Graham shares his thoughts on finding trusted partners who excel in areas when he admits he falls a bit short. In a world where tennis courts are king, one man struggles against the odds. He trudges forward daily doing his best to build a pickleball empire and overcome the obstacles of a competitive market and multiple naysayers. (Admit it. . .you just read that in the "in a world" voice, right?) ;) Our job is done here! Moving on . . . In this episode, you will learn: 1. The potential for pickleball to generate significant revenue streams from multiple sources, including membership dues, tournaments, and food and beverage sales. 2. The importance of relationships in the fitness industry, and how Sean used them to grow his businesses over the years. 3. The importance of feasibility studies when considering a new business venture, and how he used them to validate his pickleball idea. "There is a gross imbalance in the court supply & demand model right now," Graham states. "The number of people coming into the game and making a lateral move from tennis and racquetball and squash . . . putting it anywhere in the country, about anywhere from 300 to 1000 people per court, depending on where you're at. Down in Florida, you go to the villages, or you come up to where I'm going to play tonight, it's going to be 65, 75 people for six courts. So I see the big picture in providing the courts." Graham is a veteran health club operator who learned the business working at his Dad's club. His new venture is Backspin Pickleball. He has a wealth of experience in the industry, and is passionate about helping others and mentoring new entrepreneurs. His Dad was an entrepreneur who owned a chain of clothing stores and then opened up the a racquetball club in Fairfield, Connecticut. He followed in his father's footsteps, working in the family business and eventually started his own consulting company. Sean was introduced to pickleball by a friend and was immediately hooked. He saw the potential for pickleball to become a big business, so he opened his own club and things took off! He's been quite successful so far, but sees a lot of room for growth and encourages others in the HALO sector to look at this very seriously.
