This is my 3am insomnia driven stab at #1 problem I see in the real estate business. Every business model has its strengths and its weaknesses. The biggest problem in the real estate business is the wrong idea of allocation of resources. A lot of real estate investors I see are sold the dream of making great deals without putting in resources. But the resources I'm thinking about are not some insane amounts of cash. In this episode I want to talk about trusts and the due-on-sale clause. In my private coaching group, a lot of people ask if they should put property into a trust to mitigate the risk of due-on-sale provision. So here’s my take on it. Post-Interview Analysis Key Lessons Learned: It’s possible to create equity using terms, just like there is using rehab to force equity in a BRRRR. Example: Acquire a property “subject to” the existing $175,000 mortgage. Selling that property using owner finance for $220,000. He’s just created $45,000 in equity using the terms. How did they acquire their knowledge or what knowledge did they need to acquire? The mindset is key. You are going to hear a lot of “No’s” in this business. Developing a mindset that this is largely a numbers game and that eventually, you will hear a “Yes” is key. How much money did it take to get started? Zero! With a caveat. The most effective way to find these deals is with direct mail marketing, and that takes money. His first big marketing spend was $15,000. How much time does it take now? It’s very difficult to put a number on the amount of time this strategy takes, but I would say to do it effectively you would need at least 20 hours per week to devote to it. Less if you were able to build a team, but that is true for nearly every strategy. Could they do this strategy from anywhere in the world? Yes, IF you had a team on the ground in the market you were targeting. You are going to almost certainly have to have someone meet face-to-face with these sellers. A Little Advice from Brad: Don't deal with bank financing, use private money. Equity first, cash flow second. Brad's Owner Financing World: I am not interested in your credit score. We look at what your cash situation is. You have to have a strong down payment. We also look if people have a strong cash reserve- are able to keep up with payments. Lastly we make sure they can afford the payment, does the payment makes sense based off income. Interest Rate Arbitrage is the practice of using favorable interest rate differentials to invest in a higher-yielding currency, and hedging the exchange risk through a forward currency contract A lien is a notice attached to your property telling the world that a creditor claims you owe it some money. A lien is typically a public record. Liens in real estate are a common way for creditors to collect what they are owed.
