As the CEO of The Chicago TREND Corporation, Lyneir is pioneering a model for strengthening urban neighborhoods by enabling small investors to own a stake in commercial properties. In today's episode, he shared how his organization is transforming communities while offering everyday people the opportunity to invest alongside wealthy, institutional players.Lyneir explained, “Retail is the first impression of a neighborhood. If the retail corridor is blighted, it attracts crime, brings down property values, and becomes a liability.” Recognizing this, The Chicago TREND Corporation focuses on revitalizing retail spaces in underserved neighborhoods, blending community impact with financial returns.Since its founding in 2016, Chicago TREND has completed three crowdfunding campaigns, raising nearly $1 million from impact-oriented individuals. Lyneir described these investors as “small dollar, impact-oriented individuals who want to see progress in a neighborhood.” In one project, they partnered with a local nonprofit to redevelop a blighted industrial site. After acquiring the property for $3 million, they demolished a decaying building and planned a new 100,000-square-foot warehouse. Before construction began, another buyer offered $4.5 million. This exit not only provided a threefold return for investors but also strengthened their balance sheet for future projects.Lyneir emphasized that crowdfunding is more than a financial tool—it's also a way to foster community ownership. “We call it #WeOwnThis,” he said, describing how local investors are more likely to patronize and protect these properties. This inclusive approach to ownership creates a ripple effect, empowering communities to take pride in their neighborhoods while benefiting financially.Today, Chicago TREND is actively raising capital for additional projects. By combining crowdfunding with old-school community organizing—meeting in church basements, library common areas, and on Zoom—Lyneir and his team are proving that inclusive investment can transform neighborhoods.Lyneir's work demonstrates that commercial real estate can be a powerful tool for social change. By inviting ordinary people to invest in their own communities, he's creating opportunities for financial growth while building stronger, more vibrant neighborhoods.tl;dr:Lyneir Richardson democratizes commercial real estate by enabling small investors to revitalize underserved neighborhoods.Chicago TREND uses crowdfunding to finance retail projects that strengthen communities and boost property values.A recent project gave investors a threefold return while transforming a blighted industrial site.Lyneir's superpower is recognizing value in overlooked places and fostering community-driven redevelopment.By balancing profit and impact, Lyneir is creating opportunities for ordinary people to invest in change. How to Develop Seeing Value in Overlooked People and Places As a SuperpowerLyneir's superpower is his ability to recognize potential where others see obstacles. As he explained, “What I believe is my calling is to see value in people and places that other people overlook or undervalue.” This skill allows him to envision opportunities for revitalization in underserved neighborhoods, often dismissed by traditional investors as “too hard” or “too small.” By combining his expertise in commercial real estate with a deep passion for community, Lyneir transforms overlooked areas into thriving hubs of activity and investment.Illustrative Story:In one project, Lyneir's team purchased a shopping center hampered by outdated covenants, including a racial restriction dating back to the 1940s. Instead of bypassing the issue, they engaged with 119 local homeowners to amend the covenant, not only removing the offensive language but also garnering community support for the redevelopment. This effort exemplifies Lyneir's ability to see both the immediate and long-term value in addressing historical barriers while building trust within the community.Tips for Developing the Superpower:Learn to See Potential: Practice identifying value in places or people others dismiss.Engage with the Community: Build trust by listening to and involving local stakeholders in decision-making.Blend Passion with Expertise: Use your professional skills to address challenges in a meaningful way.Balance Profit and Impact: Focus on projects that deliver financial returns while improving lives.Address Historical Challenges: Don't shy away from difficult or sensitive issues; tackle them to build trust and create lasting change.By following Lyneir's example and advice, you can make seeing value in overlooked opportunities a skill. With practice and effort, you could make it a superpower that enables you to do more good in the world.Remember, however, that research into success suggests that building on your own superpowers is more important than creating new ones or overcoming weaknesses. You do you!Guest ProfileLyneir Richardson (he/him):CEO, The Chicago TREND CorporationAbout The Chicago TREND Corporation: Chicago TREND was established in 2016 to strengthen urban commercial corridors through strategic, community-driven commercial real estate investment and small business support. Support our mission to change a culture, one man at a time – https://menofiron.org/donate This week, we continue the Challenges Men Face Series with a crucial discussion on "The Lies Men Believe." From the very beginning, Adam and Eve's relationship with God was derailed by believing a lie from Satan: "Did God really say that? Is that really who God is?" The enemy continues to use deceit to steer us away from God's divine purpose in our lives. These lies hinder our journey with God and lead us astray, preventing us from fulfilling our calling as men. Here are some of the prominent lies that men often fall victim to: "I don't have what it takes." "I need to earn my value from God." "I'll never be as good as that guy." "I can do it by myself." To combat these lies effectively, consider practical steps: #1 - Confront the Lie: Recognize and confront the lie head-on. Don't allow it to take root in your mind unchallenged. #2 - Seek Accountability: Surround yourself with godly men who can identify these lies and help you stay on track with God's truth. #3 - Replace with God's Truth: Replace the lie with the truth of God's Word. #4 - Know Your Identity in Christ: Let this truth define you rather than the lies you hear or believe. #5 - Community: Build a community of godly men who will stand alongside you in life's battles. By actively confronting, correcting, and replacing these lies with God's truth, we can overcome the obstacles that hinder our walk with God and embrace the fullness of our calling as men of God. Can't wait to leave your W-2 job to start your journey to entrepreneurship? The sad thing though is you don't know how to start. It's just overwhelming, right? Don't fret as Erik Cabral sits down with real estate guy,  Jamie Gruber to talk about the 3 C's framework for leaving your job successfully.  Not only has he built an impressive portfolio in the real estate space, but Jamie is also a powerful connector of great minds. Jamie is the host of the Tribe of Millionaires podcast and he's a very effective facilitator of events, including GoBundance.  Here are some power takeaways from today's conversation: What “balls on the walls” means Paul's story that inspired Jamie to leave his job The 3 C's: Transitioning from a W-2 mindset to entrepreneurship How to prepare for interviews and go off-script Embracing the art of podcasting Episode Highlights: [13:13] Paul's Legacy That Left an Imprint on Jamie's Life Jamie recounts the profound impact of Paul's untimely passing, which served as a wake-up call. Reflecting on the transient nature of life, Jamie found a renewed sense of purpose. His decision to embark on a journey to Florida allowed him to evaluate his path and make life-changing decisions. Returning home, he took the leap, resigning from his job to pursue a fresh start. Paul's story became the catalyst for Jamie's transformation, igniting a passion for living life to its fullest potential. [21:09] The 3 C's Framework for Transitioning from W-2 to Entrepreneurship To leave your job successfully, follow these three essential steps: Clarity: Outline a clear vision for your future. Define what you want your life to look like, such as traveling with family for three months anywhere in the world. Assess if your current job aligns with your aspirations. Confidence: Shift your identity towards where you're going, not just where you are. Embrace the new path you're forging. Remember that identity starts in the present, even before achieving your goals. Community: Build a supportive network of like-minded individuals. Surround yourself with people who share your vision and aspirations. Seek out networking groups, mentorship programs, or communities in your field of interest for accountability and support. Additionally, understand the value of your time. Ensure every hour is productive towards your goals. Consider hiring out non-productive tasks to free up time for your side hustle or business. Leverage your time effectively to focus on high-value activities. By following this framework of clarity, confidence, community, and valuing your time, you can prepare yourself for a successful transition out of your job.  Resources Mentioned: Entrepreneurs Circle podcast is an On Air Brands production. Introducing the President and CEO of Community Build, Inc., (CBI) and the founder of the Community Response System of South Los Angeles (CRSSLA) Robert Sausedo. What makes Community Build, Inc. such a vital resource to South Los Angeles. "Psychological Wellness". What makes people psychologically unwell and what can be done to maintain or regain psychological wellness. A native Angeleno, Sausedo has been engaged and involved with civic matters that impact youth, economic development, social justice, and literacy for over 30 years. In April 2019, he was selected to head Community Build, Inc., (CBI) one of Los Angeles' oldest nonprofit organizations. CBI was founded by L.A. City Deputy Mayor Brenda Shockley and Congresswoman Maxine Waters in the wake of Los Angeles' 1992 Civil Unrest as an organization dedicated to rebuilding South Los Angeles and providing resources and services to the community, particularly at-risk youth, young adults, and families with children. After arriving at Community Build, Mr. Sausedo aggressively sought to increase funding sources to support an expansion of CBI's services and community assistance programs. Under his leadership, CBI's budget has more than doubled – from $3.3 million to $6.9 in less than two years. A native of South Los Angeles, Mr. Sausedo is acutely attuned to the needs of the community launching new programs. At the beginning of the pandemic in March 2020, Mr. Sausedo founded the Community Response System of South Los Angeles (CRSSLA) in a vehicle to ensure South Los Angeles residents received their share of City resources and life necessities. The collaboration began with 30 key community organizations, churches, educational institutions, and other stakeholders in the South Los Angeles area. There’s five things that are really important in the writing and production of quality Audio Drama, and they all begin with C.Conspiracy? Well, that does too.So what are the five Cs of making Audio Drama?Characters – your listener doesn’t want one-dimensional cardboard cutout characters. He/she wants you to make them friends and give them enemies.Cast – You need a cast to bring your characters to life. Build a small circle of people you like and trust to do a good job. Treat your cast with respect, and look after them as much as you can.Consistency – Getting stuff out there is important for building momentum and staying on the radar of your audience. Make sure your output is sustainable in relation to the time you have to make stuff.Community – Build relationships with people, make friends, help people, share your knowledge, learn from others, promote the shows you love, leave reviews, and collaborate on projects.Critique – Always seek to improve. Get honest feedback from others, and return the favor. Create a small ‘mastermind’ group where you can help each other to become better at what you do.
