Marvin Nesbitt, senior director of community development with Focused Community Strategies, joins host Carol Morgan on this week's Atlanta Real Estate Forum Radio episode. In this podcast episode, Nesbitt discusses Focused Community Strategies' recent developments in South Atlanta neighborhoods. Focused Community Strategies Mission For 25 years, Focused Community Strategies has worked diligently in South Atlanta to assist under-resourced communities and create the conditions for individuals to thrive at home. Focused Community Strategies utilizes three pillars for every project it takes on. Neighborhood engagement: Some current projects include health and wellness fairs, a food co-op and youth group activities. The organization offers these engaging events in partnership with the local Civic League. Affordable options for mixed-income households: Focused Community Strategies has built and sold over 200 affordable homes since its inception. This approach creates a sense of stability for the South Atlanta residents that the organization supports. Economic development: Focused Community Strategies' reach goes beyond real estate; the organization also finds ways to invest in the neighborhood's economy. Community Grounds, the organization's coffee shop provides a comfortable place for gathering and offers stable job opportunities, while its small market sells nutritious produce with affordable price tags. Nesbitt asked himself, “How do we create opportunities for future and further investment in the neighborhood while addressing the issues of food insecurity and economic mobility through workforce development?” Mixed-Use Development at Brownsville Pointe The organization recently acquired land in Brownsville and plans to transform it into Brownsville Pointe, a small but vibrant mixed-use development. South Atlanta residents can anticipate 18 apartment units, with 12 of those available affordably. When Nesbitt approached residents and neighborhood leadership about their desires for the project, there was a lot of demand for a sit-down restaurant. He says that Brownsville Pointe's commercial space will likely transform into an eatery upon completion of the development. The project is currently in the environmental remediation phase, but Focused Community Strategies plans to break ground this summer. “Brownsville Pointe, if you don't know, was the original name of historic South Atlanta before that name was changed decades ago,” said Nesbitt. “So, it's just our way of honoring the rich history and tradition of the neighborhood.” Challenges of Building in South Atlanta Nesbitt emphasizes that Focused Community Strategies' strong relationship with the Civic League provides much-needed clarity between residents and developers. Communication between both parties has eliminated most of the challenges, but the increasing popularity of the Atlanta Beltline has raised the costs of acquisition. “We have to compete with investors for opportunities and development in the footprint,” said Nesbitt. “All of that is just driving up cost and making opportunities or shrinking opportunities for nonprofit organizations like ours to continue to do the good work and ensure that there are homeownership opportunities.” Investing in Existing Neighborhoods Nesbitt believes in “stayfacation,” the affirmation that legacy homeowners should continue to have a place in the neighborhood and promote its values and traditions. In the spirit of neighborhood revitalization, Focused Community Strategies has partnered with the Community Foundation of Greater Atlanta and the City of Atlanta to breathe new life into Thomasville Heights. The organization supports legacy homeowners with anti-displacement services like home preservations and critical repairs since it's a neighborhood of choice for many homeowners. Edie Weintraub, founder and managing director with terra alma, joins host Carol Morgan for this week's Atlanta Real Estate Forum Radio episode. In this podcast segment, Weintraub discusses how terra alma is prioritizing retail and recreation in mixed-use development to foster shared experiences among residents. Live-Work-Play Weintraub recently worked on a 600-acre mixed-use project in Austin, Texas. The community is a phased 10-year build, so one of the challenges was finding a way to provide retail to residents who move in early on. Alongside a team of urban planners, landscapers and architects, Weintraub developed a plan to build in retail incrementally. First, a model home and pocket park were put in, then an Airstream that conveniently sells coffee in the mornings and small bites and drinks in the evenings. She emphasizes that this is just the first phase of the community, there are still plans for a town green, a micro food hall and much more. The addition of a local market in mixed-use developments, especially with its own subscription service, is a great asset for families and working professionals. “If I have a subscription service for maybe one or two meals a week, it frees me up to perhaps go to my son's water polo game or spend some more time with my other son prepping for the pie he wants to make for his school fundraiser,” said Weintraub. “And so just really incorporating the thought process of how we're living today into the community, to pull the people out of their homes, apartments or condos and really get back together.” Greenspaces are also a key component, providing residents with an accessible connection to nature. Weintraub points out that many families don't have time to mow their lawns or do landscaping, leading developers to create smaller yards and more extensive community gardens and parks. Residents also value walkability, and it's important for retail and recreation like coffee shops, grocery stores and gyms to be within walking distance. Exciting Projects on the Atlanta Beltline “What I love about it is that for Atlanta, we don't have a beach, but we do have a beautiful river, and it's kind of tucked away, but our Beltline has become our boardwalk, our beachfront property.” terra alma has partnered with a client on developing Yuji, a sushi restaurant at the base of an office building. Sitting on the edge of the Atlanta Beltline, the restaurant will stay busy thanks to its location and covered, outdoor seating. The Beltline is a huge transportation passage, so as people walk, bike and rollerblade to and from work, Yuji and other businesses reap the benefits. Common Mistakes During Retail Development and How to Avoid Them Weintraub says that it's so important to bring in retail experts during the design process because it can make the integration of businesses simpler. Here are her top considerations for retail development: Width and depth of the space: If there is not enough room for operations, it will drive away potential leasees. Deliveries and Waste Disposal: Especially with restaurants and coffee shops, it is crucial to have a clear path for employees to receive shipments and take out the trash, but away from consumers' vision. Parking: This is always a concern with developments of all sizes, but more importantly, within mixed-use spaces. Weintraub recommends a clear navigation system, whether with color-coordination, visual aids or something creative. Although the goal is to promote walkable living, she said you must assume that people will be coming in and out by car and plan accordingly. In addition to her work with terra alma, Weintraub has also launched her own dinner series, “Table for 12,” which brings together 11 strangers and herself for a dinner of fellowship, connection and learning. Governor Brian Kemp's gas tax break is both a nice "little" break at the pump and also nothing more than a political stunt. I see it for what it is, and you should, too. A federal judge lashed out at the city of Atlanta for being the cause of the all the "Cop City Vote" confusion, but c'mon ... we know this is by design. A planned development along the Atlanta Beltline at the former Amsterdam Walk is going to bring a LOT of people to a nine-acre plot with one - maybe two, at best - out routes and onto an already overtaxed Monroe Drive corridor. Not cool. Lastly, Mitt Romney's stepping out after 2024 is an uneasy exit for anyone hoping for a return to a semblance of normalcy in the GOP.

Simmel joins host Carol Morgan on the All About Real Estate segment. Recently an empty nester and a new owner of two adorable Golden Retriever puppies, Simmel has 20-plus years of experience within the industry and is currently in her 16th year with Empire Communities. The company is a Toronto-based new home building company that takes pride in creating inspiring places to live. Expanding its United States footprint, Empire Communities has developments not only in southern Ontario but also in Atlanta, Chattanooga, Houston, Austin, San Antonio and Charlotte. With significant success this year, Empire Communities opened and closed several of its communities. The company is using this in-between stage to ramp up a large pipeline of new communities as a chance to reset and pay attention to market dynamics. Simmel said, “We've had a lot of success this year, as most home builders have. We rode a ride for almost two years post-pandemic.” The method behind Empire Communities is to build purposeful and lifestyle-driven neighborhoods, given that its consumer audience is very lifestyle oriented. The builder anticipates many mixed-use communities from the pipeline to land in Atlanta and Chattanooga. Vice President of Economic Development Kelvin Collins with Atlanta BeltLine, Inc. (ABI) joins the Atlanta Real Estate Forum Radio podcast to talk economic development, job creation and more. Collins joins host Carol Morgan on the All About Real Estate segment and touches on future affordable commercial space initiatives. Kicking off the episode with a notable statement, Collins shared that “if it's happening in Atlanta, it's happening on the BeltLine.” Currently serving as the vice president of economic development for ABI, Collins has been a team member for the past 18 months. His previous experience includes government work across two administrations in New York and a 15 years-long commitment to community service. Collins shared that his career centers around implementing economic development to solve community-centric challenges. Collins said, “The BeltLine is one of the most exciting projects that I've been [a part of]. I'm really excited to be here and share more of it with you.” Years ago, the idea of repurposing the abandoned railroad and using it to connect a historically disconnected city seemed like a brilliant and obvious next step. The Atlanta BeltLine is a massive redevelopment and infrastructure project that leverages abandoned railroads to unite significant parts of the City of Atlanta. When completed, the green space will encompass 22 miles of transit and 33 miles of multi-use trails. Collins said, “There are so many components to this project, whether or not you're talking job creation [or] green space [or] affordable housing. The Atlanta BeltLine touches a significant part of what makes Atlanta special.” Through the phases of its development, the metro Atlanta green space has transformed into a destination and popular amenity. According to Collins, it will be a global beacon for equitable, inclusive and sustainable city life when completed. The developers' goal is to create an easy-to-access space no matter where visitors or residents are in the city. The Atlanta BeltLine will be easily accessible, whether one is traveling to work, walking to school or simply looking for a way to unwind outdoors, from the north side to the south side of the city. The development sits cattycorner to several schools and development projects, naturally increasing its accessibility as well as usage. Several developers are integrating access to the Atlanta BeltLine into their project plans, allowing visionary developers to imagine the value of the Atlanta BeltLine from a spatial dimension standpoint. James Marlow, the new President of Southface Institute joins the Atlanta Real Estate Forum Radio podcast to talk about Southface, the importance of the EarthCraft program, sustainable development and upcoming 2022 news. Marlow joins host Carol Morgan on the All About Real Estate segment. A Georgia native, Marlow grew up in the little town of Lincolnton, settled between Athens and Augusta. An Atlanta resident since 1986, Marlow possesses an extensive travel background to support his career in technology, working with big names such as IBM, Yahoo and Lotus Development. A Co-Founder of Radiance Solar, Marlow conducted solar installations across the Southeast and beyond during his time as CEO. While possessing a colorful resume that spans several decades, Southface Institute was a part of Marlow's life long before became president. While still a resident in Lincolnton, Marlow wrote the company requesting additional information about solar energy to feed his growing interest in sustainability. The program's ultimate goal is to produce healthy, happy and high-performance constructions while keeping in mind life-cycle costs, potential energy requirements and more. The investments made on the front end will save owners money over course of the construction's life while also significantly reducing potential energy and environmental costs. Marlow said, “EarthCraft builders are people who really know what they're doing. They go to training and send their staff to train and are always keeping abreast of new technologies and ways of doing things.” While a popular buzzword with many people, sustainability has been a part of the Southface Institute business practice for over 40 years. Treating it as a core value and a part of the company ethos, the systems thinkers at Southface Institute consistently consider how the complex systems of a home, building or affordable housing unit work together. This spans the mechanics, lighting and electricity of a construction. A neurodivergent synesthete, she has always explored and dwelt in liminal spaces and borderlands, which are most natural to her innate curiosity and love of diversity. She has lived and traveled abroad for many years, for both study and work. A lifelong vocalist and wordsmith, she deftly wields sound and language in various webs and weavings. From the Atlanta Beltline to Black Rock City to rural Japan, Skyeris has activated spaces, shared her voice, and expanded collective consciousness. In no particular order, they are also a wanderer, ritualist, speaker, yoga practitioner, lover, thinker, rape survivor, reader, dancer. They also live with an invisible, chronic illness.
