Wednesday's Fed Meeting and Your Home Sale: Warsh, Bonds, and the Questions That Protect You

New Fed chair Kevin Warsh speaks for the first time Wednesday, and he may loosen the rules on banks buying 10-year bonds. The Fed doesn't set your mortgage rate directly, but if bond buying picks up, mortgage rates tend to follow it down — and the SCV buyers who've been waiting will move fast, because most need a lower rate to afford the home, not just want one.In this episode I lay out what a Santa Clarita seller should do before that happens: price to the real comps from day one, audit your agent's data instead of believing their promise, get every answer in writing (agent, lender, inspector, HOA), and read the CC&Rs before they become someone's lawsuit. Plus why a one-point rate drop could take inventory from 730 listings to 400.Watch the video: https://youtu.be/dUeaxcSrGwA Read the full written version: https://sellersonlyagent.com/blog/fed-meeting-mortgage-rates-what-scv-sellers-should-doOne fixed fee to sell in the SCV: $17,000, every other cost negotiated, sellers only. Santa Clarita is sitting at about 730 active listings as of mid-June 2026, up from roughly 500 in January. If you are buying or selling in the SCV, the rising inventory changes your strategy, and this episode is the stuff a good agent should tell you but usually will not. I cover why the interest-rate headline is the wrong thing to obsess over, how to vet a lender instead of taking the first one, the difference between a bank and a mortgage broker who can shop 50 lenders, and the exact questions to ask about fees and net sheets. Then I get into pricing: why the Zillow-style estimate is built to harvest your information instead of valuing your home, and how to use real comparable sales, three to five model matches in your same tract that closed in the last 90 to 180 days, to price with confidence. I close on reading the market through days on market, why I am a sellers-only agent with one flat fee, and how to keep emotion from costing you money on the biggest transaction of your life. Loneliness can cost you up to 20 years of healthy life. More than poor sleep. More than any supplement. And until now, there was no way to measure it.Dr. Axel Schumacher spent 25 years at the forefront of genomics and epigenetic clock research and says your social life is a more powerful longevity biomarker than anything in your bloodwork. In this episode, he walks through the Social Connectivity Value (SCV): a framework he developed to map your social network, identify the relationships that drain your energy, and turn your social health into a number you can actually track. What you'll learn:* Why loneliness can cost 12–20 years of healthy life (men are hit harder than women) and why the “smoking 15 cigarettes a day” statistic doesn't change behavior without a way to measure it* How to build a sociogram using Dunbar's three layers, assign energy values to every person in your life (including the ones dragging you down), and calculate your SCV score* Why looking for a romantic partner through your close friends almost never works, and the “super connector” strategy that statistically gives you access to 150 new people from a single introductionWhat's the link between loneliness, AI companions, and living to 150? Santa Clarita Valley real estate update for Saturday, May 17, 2026.In this episode:Inventory in SCV has climbed by roughly 200 active listings over the last two months. Absorption rate has barely moved since the end of 2025. Mortgage rates are creeping up because the 10-year bond is shaky on the back of global instability, oil prices, and a wait-and-see Fed posture. For BUYERS in a hot pocket: the no-contingency game is mostly dead in SCV right now. A few years ago we saw buyers waive everything to win. Today, smart buyers are keeping their investigation period. Hear why removing all contingencies is a sticky place to be — and what to ask your agent if they're pushing you that way.For SELLERS: the #1 mistake right now is the wrong valuation strategy. Typing your address into Zillow, Redfin, or Realtor.com triggers automated AI surveillance — your property becomes a target for marketing systems before you've even decided to list. Spring 2026 in the Santa Clarita Valley. The phone is ringing more. The questions are sharper. Sellers want to know what the 2025 commission lawsuit actually changed, why brokerages keep getting consumed, who is accountable when something goes sideways, and how to price a property in a market that has finally normalized. This episode is the rant from May 6, 2026. A sellers only agent with 27 plus years in the SCV walks through what is actually happening at the closing table. We cover the Realtor versus real estate agent enforcement chain and why it matters. The broker price opinion methodology I learned during the 2009 to 2010 foreclosure cycle as one of a handful of Citigroup foreclosure agents in Southern California, and how that lens still drives how we price homes in 2026. Why the highest offer is not always the winning offer. The financing strength variable. Multiple offer counters. Goldilocks pricing. The spring buying window. Blue Ribbon schools and the premium they create. Golden handcuffs and the loan products that solve them. Assumable mortgages. The buy first then sell strategy. Vacant homes versus occupied homes and the interruption factor. The cash buyer companies and why letting them flip your equity is a disservice to your bottom line.If you are thinking about selling in Santa Clarita, this is the episode that tells you what your neighbor will not.Connor MacIvor. Santa Clarita Valley real estate moves in a predictable cycle. Fall slows down. Winter discounts hit. Spring and summer accelerate as families position for school placement. As we break into May 2026, the cycle is normal again, but the variables on top of it are not. Interest rates are pausing buyer momentum. Assumable mortgages from the 2-3% era are quietly creating arbitrage for sellers who know what they have. And the syndication sites you rely on for your home value are designed to capture you as a lead, not give you a real number. In this episode, Connor MacIvor (DRE #01238257, 27+ years licensed in SCV, retired LAPD Motor Officer) walks through:The seasonal cycle of the Santa Clarita real estate market and why fall into winter slows down while spring into summer accelerates. Why the SCV school system is the single biggest magnet pulling families out of Los Angeles and the San Fernando Valley. The economic logic of moving from LA private school tuition into a Santa Clarita Blue Ribbon public school zone. How interest rates in May 2026 are creating buyer hesitation and what that means for sellers right now.Assumable mortgages: what they are, who has them, how the transaction structures, and why a buyer will pay a premium to take over a 2-3% loan. The 2020-2021 COVID buying frenzy and the real cost six years later. Buyers who waived inspections, skipped appraisal contingencies, and overpaid are still underwater. The truth about Zillow, Redfin, and other syndication sites. We dig into a question that pops up in exactly those moments: what does it actually mean when traders say they're “holding dollars,” and is there a DIY investor version that makes sense? We walk through the mechanics behind dollar demand, why institutional cash moves don't map neatly onto a home risk parity portfolio, and why cash timing is a low-odds game for long-term investors. From there, we tackle the real culprit behind most bad decisions: the urge to tinker. We talk leverage, opportunistic investing, and the seductive idea that you'll spot the perfect entry point if you just watch enough financial news. Our view stays consistent: a disciplined asset allocation, a clear rebalancing rule, and the patience to wait out uncertainty usually beat prediction. If you absolutely must scratch the itch, we discuss how some investors think about volatility tools when the VIX is elevated, and why even “smart” speculation should be capped and rules-based.We also answer a practical retirement-plan headache: building diversified risk parity style exposure inside a 401k or 403b with limited fund menus. We explain why plan options change slowly, what kinds of “alternative investments” may show up instead, and why pushing for a self-directed brokerage window can be the most effective workaround. Finally, we close with a nerdy but important allocation question: small cap value vs small cap blend, how small cap growth can sneak in, and why index selection (CRSP vs deeper value tilts like S&P 600 value style exposure) can change what your backtest is really telling you.Subscribe for more DIY investing clarity, share the show with a friend who keeps tinkering, and leave a quick review with your biggest portfolio question.Support the show

This is the most comprehensive buyer's education session I've ever put together — and it's completely free. No sign-up. No lead capture. No pitch. Just raw, unfiltered guidance from someone who's been in the Santa Clarita real estate trenches since 1998.I represent sellers exclusively. That means I have zero incentive to spin anything for buyers. What you get in this episode is the truth about buying a home in 2026 — the real numbers, the real costs, and the real strategies that protect your money. Here's what we cover:The Santa Clarita and LA County market right now — median prices, mortgage rates, competition scores, and what they actually mean for you as a buyer. All six SCV communities broken down — Valencia, Saugus, Newhall, Canyon Country, Castaic, and Stevenson Ranch. Mortgage types — Conventional, FHA, VA, USDA — and current rates. First-time buyer grants and programs most people never hear about, including up to $150K through California Dream For All. The real costs beyond the mortgage — property taxes, Mello-Roos, HOA, fire and earthquake insurance, maintenance, and closing costs. The new mandatory buyer-broker representation agreement — what changed with the NAR settlement and California AB 2992. How to find and vet a buyer's-only agent — the six questions you need to ask. Why you should never use the seller's agent. Inspections and due diligence — what to get, what it costs, and why you never skip it. Negotiation strategies, red flags, the full escrow timeline, and the critical mistake of changing your finances during escrow. The companion slide deck for this episode is live at buyers.connorcoded.com — bookmark it, reference it, share it.If you need a buyer's-only agent in Santa Clarita or LA County, call or text me at (661) 400-1720. In this episode we answer emails from JT, Phil, and Glenn.  We revel in the updates to the TestFolio tools, weigh how tilting toward small cap value can lift safe withdrawal rates but also reduces overall diversification, return to KBWP and how property and casualty insurance companies can provide value-tilted diversification, and discuss the tracking results reported on the About page at the website.Links:Testfolio 5% Withdrawal Backtest Comparison:  testfol.io/?s=74fuq6N5WWdTestfolio Comparison of SCV, LCG, LCV and SCG:  testfol.io/?s=4eqimbZveGXWeird Portfolio:  Weird Portfolio – Portfolio ChartsTestfolio KWBP and BRK-B Analysis:  testfol.io/analysis?s=l34pkinSxdeFund Seeder Tracker Site:  FundSeeder - Empowering Top Traders with Capital and InsightsBreathless Unedited AI-Bot Summary:Ready to push past rules of thumb and actually pressure-test a retirement portfolio? We dig into how far a DIY investor can tilt toward small cap value to raise a safe withdrawal rate, what history really shows across 30- and 50-year windows, and why correlation—not bravado—decides whether you can keep spending through ugly markets. Using new Testfolio features with 100-year factor data, we compare the Golden Ratio and Golden Butterfly against more value-heavy mixes and pinpoint where the extra “cowbell” helps and where it just adds stress. We also open a less-traveled door inside equities: property and casualty insurers. Whether you own them through KBWP or direct index the top names, this sleeve has delivered rare intra-equity diversification, often keeping pace with broad markets while zigging in years like 2022. We share the practical trade-offs—expense ratios vs. tracking error, simplicity vs. tax loss harvesting—and explain when the ETF is the smarter, lower-hassle choice. If you already own Berkshire Hathaway for your value core, you'll hear why insurers can complement or substitute without bloating overlap.Context matters, so we pull back the curtain on our publicly tracked taxable account and why it can look extreme in a bad year and strong in a good one. The whole-portfolio view is far steadier, closer to a risk parity blend of stocks, long treasuries, and diversifiers like gold and managed futures. The takeaway: if you want a withdrawal rate you can live with, build for multiple regimes—blend small cap value and large cap growth, keep long bonds for deflation shocks, and add real diversifiers that cut correlation when you need it most. Subscribe, share this with a DIY investor who loves data, and leave a review to tell us where you'd tilt next.Support the show

In this episode we answer emails from Eli, Garrison and Van.  We discuss usig treasury strips ETFs like GOVZ and ZROZ and how they relate to long-term treasury bond funds like TLT and VGLT, a "returned-stacked" portfolio similar to O.P.T.R.A. for accumulation and early retirement and why the Golden Ratio portfolio performs very well on many metrics.  And THEN we our go through our weekly portfolio reviews of the eight sample portfolios you can find at Portfolios | Risk Parity Radio.Additional links:Father McKenna Center Donation Page:  Donate - Father McKenna CenterPortfolio Charts Portfolio Matrix Tool:  Portfolio Matrix – Portfolio Charts(Note to compare the discussed Golden Ratio portfolio to other portfolios, input 21% LCG, 21% SCV, 26% LT bonds, 16% gold, 10% REITs and 6% t-bills as "My Portfolio")Amusing Unedited AI-Bot Summary:Dive into the nuanced world of portfolio construction with insights that challenge conventional wisdom about retirement planning and asset allocation. We kick off with an exploration of treasury bond strategies, examining whether STRIPS funds like ZROZ or GOVZ offer "free" 1.5x leverage compared to standard long-term treasury funds. This seemingly technical distinction opens fascinating possibilities for freeing up portfolio space while maintaining effective recession hedging. The heart of the episode tackles a young investor's audacious plan for early retirement using a leveraged portfolio containing 11% UPRO (3x leveraged S&P 500) alongside small-cap value, treasuries, gold, and managed futures. We dissect the Monte Carlo simulations suggesting sustainable withdrawal rates above 6% and consider whether such "return stacked" portfolios represent the future for younger investors seeking growth with manageable volatility. Most surprising is our deep dive into the Golden Ratio portfolio, which a listener discovered ranks #1 overall on Portfolio Charts despite containing just 42% stocks. We unpack the five fundamental rules that drive this portfolio's exceptional performance: strategic stock allocation between 40-70%, balanced growth and value exposure, precise treasury bond positioning, thoughtful alternative asset integration, and minimal cash holdings. The revelation that this construction is essentially an expanded 60/40 portfolio demonstrates how traditional wisdom can be enhanced rather than abandoned. Our weekly portfolio review reveals gold's dominant performance in 2023 (up 10.89%) while small-cap value struggles (down 6.47%), reinforcing the value of thoughtful diversification in navigating today's market landscape. Whether you're planning for early retirement, optimizing your current portfolio, or simply seeking investment wisdom beyond mainstream advice, this episode delivers practical insights for the serious do-it-yourself investor.Support the show
