So in other words, this is a picture of the Iditarod dogs who trains for a dog sled race. So there are two types of dogs in a dog team. There's the lead dogs and then there's the musher dogs. Now, if your How and your Why are not compelling, you're like a musher dog, right? And so if you're not the lead dog, the scenery never changes. If you're not the lead dog, meaning there's a lead dog in front of you, the scenery never changes. See, you're just looking at the ass of the dog in front of you, right. The Importance of Having a Strong “WHY”, with Mike Makredes In this episode, our guest is Mike Makredes. He is the CEO of MTM Property Solutions LLC, a real estate company based in Fresno, California that helps individuals and families buy and sell their homes. Mike worked his W2 sales job in the agricultural industry while growing his real estate business. After 2 years, he was finally able to leave his job and go full time in real estate. Today, Mike shares how his company helps clients buy and sell their properties. Tune in to learn more! Mike's Entrepreneurial Background [01:41] Mike had a sales position with one of the largest growers in California. He was in the produce industry selling commodities for over ten years. Deep down in his heart, he was always an entrepreneur. But he could not find the niche he wanted to get into. Though he was curious about real estate and how generational wealth is made. So over the years, he read books about real estate investing and the number side of things to understand how it all works. He then came across a creative real estate program and built a small portfolio enough to where he could jump in and do this full time. Getting Over the Edge [04:21] Finding out that his wife was pregnant made Mike figure out something. He knew that the time of his job would be taken away from his family, which wouldn't be sustainable. Once his son was born, he made calls on his way home from work, saw homes late at night, and just hustled. He made sure that he was there in the early years of his son's life. Creative Financing [05:49] Mike's company buys and sells homes on the term. They will acquire a property on the terms of the contract. They don't charge fees or commissions to the seller who would lock in their equity.They also sell the same way on the buyer side, where they would mark up the price to make their profit, lock in their price, and then sell it to them. It is the company's way for both sides to benefit from the property where the buyer gets into a home and the seller sells the home at a market price with no commissions or fees. Helping Clients with Financial Issues [12:00] The company had a client who they were a family of five and was renting at the time. Their credit was hurt from the past and they just couldn't qualify for a loan. They were good candidates with room for growth, but their past holds them back from pushing forward and getting past everything they've done years before. By taking the company's program, the family could get their financing in place. They even gained even more equity on top of that when they were getting their financing done. Entering the Program [15:43] Most renters or buyers feel overwhelmed with the position that they are in, and they don't really have a clear path of what to do to get to the finish line. Mike and his company help those renters see the plan and work with a third-party company that does a full credit and background check for them while giving a mortgage-ready date. They calculate an estimate for the buyer on the timeline of building credit. Working with Lenders [19:18] Rocket Mortgage was the recent deal that MTM Properties had. Mike says he was fortunate to get the same associates to make that deal. They keep a record of all the down payments that they are taking. Buyers ensure that it comes from a personal account and has a money source. Buyers will then give that information to Mike and his company, showing that they received that data. Financing Deals [24:33] Financing has many different ways where you could structure an owner financing deal with the seller. When it's owner financing, this means that the property is free and clear. There are zero loans on the property and monthly payments can be structured. Dealing with Challenges [30:53] There was a particular client of MTM Properties where the challenge involved their down payment. They didn't have the full down for that size of a home. They wanted to get out of the city and move into a rural area. This house was big enough for them and their family. They wanted the space and acreage to live on in a remote area. Their main thing was they had the income, but they didn't have the full down payment for that property. These buyers had good credit, they had a good income, and they just needed more time for the down. They were able to put down around that same range around that six 6% range to move in. Mike's Take on the Current Market [36:42] Mike says there's no doubt that the supply is much lower than it's been in the past. But in any market, there's always going to be either an expired listing or someone having difficulties selling their home. But he says that whatever your motivation may be, there's always one out there that needs extra help. 100% of the homes aren't going to sell every month. There are reasons why they didn't sell. MTM's job is to dig deep, find out why they didn't sell, and see if they can help any of those individuals and families. They want to help the seller complete the sale of their home and keep as much money as possible. Think Outside the Box [38:41] Mike says that everyone should think outside the box for once. He says that we think there is only one way to invest in real estate: to have the cash to put down to get a loan to buy it. But there are other ways to do that. We should think outside the box. Network Marketers Cultivate faith in themselves How to develop Faith? The mind takes on the nature of the influences that guide it. A positive mind is more fertile to faith, and faith is the starting point for all success. The greatest factor holding you back from success? A lack of self-confidence. Hill suggests this five-fold Think and Grow Rich affirmation exercise to repeat in writing and then learn by memory to increase your self-confidence Sometimes these voices come from others, and sometimes they come from ourselves. For far too long we have underestimated the power and possibility that life is the act of dreaming what can be and that we all have to do the work it takes to make our dreams a reality. It is called VISUALISATION! Know that you are capable of achieving your goal, and you must promise to be persistent in pursuit of this endeavor. The dominating thoughts of your mind will result in physical action and change your reality. You must, therefore, spend 30 minutes each day thinking about the type of person you want to become. For ten minutes each day, focus on increasing your sense of self-confidence. Write down a description of your goal, and don't stop reaching for it until it's attained. Come to realize that you cannot have enduring success if you attained it through immoral means. Therefore, make a promise to only engage in a transaction if it benefits all that are involved. A negative attitude towards humanity will never bring you success. Commit this method to memory, and repeat it aloud once a day to become successful. As a Network Marketer, what does that mean to you? Write down your goals and BELIEVE in them, have FAITH in them, READ them everyday as an AFFIRMATION, and PLANT it firmly in your MIND, even if you don't know HOW you are going to do this! Believing and having FAITH will show you the HOW but you NEED to know what's your STRONG WHY! Remember if your WHY is not a BURNING DESIRE, you most probably will quit half-way amidst obstacles and difficulties. You Must Have a Strong Why  If you want to succeed in any area of life, you need to have a powerful why to back up your goals. With a strong enough why, you can push through any challenge, overcome any obstacle, and succeed at any endeavor you set your mind to. However, if you do not have a strong reason for achieving your goals, your hopes and dreams will be relegated to “someday” and never achieved. 2. You Have to Know Yourself  One of the most important aspects of success is self-knowledge. If you do not understand what makes you tick and how you can operate at optimal levels, you will constantly be in an internal battle with yourself. You need to have a deep understanding of your personality and your character so that you can design a lifestyle around yourself and how you work best instead of living a lifestyle designed someone else. 3. You Need to Know What You Value Once you understand who you are in terms of your personality tendencies, the next step is to understand your values. You can be highly invested in a career that is perfect for your personality but completely incongruent with your values and you will be miserable. Take some time and figure out what is truly important to you. Do you value family, freedom, financial success, happiness, or your social life? Once you know what you value, your decision making will become automatic and you can easily understand what you need to do to live the most fulfilling life possible. 4. Your Personality is Not Set in Stone Just because you have a certain personality type does not mean that you cannot make changes to live a life more congruent with your goals. Your personality is roughly 50% genetic and 50% experiential. This means that if you expose yourself to the right situations you can change your psychology to work for you instead of against you. An introvert can become an extrovert, an undisciplined person can become disciplined, someone who does not handle stress well can learn to become calm in intense situations. You have to approach your personality intentionally and understand that you can make any change you want with enough time and effort. 5. You Need to Expose Yourself to Stress to Succeed  Life can be hard. Whether you are relentlessly pursuing your goals or sitting back and watching your life fly by, you will still be exposed to stress and challenges. However, this is a good thing! The more difficult the life you live, the stronger you will become and the more you will be able to accomplish. But you have to put yourself in situations that will stretch you and force you to adapt. Get out of your comfort zone and be willing to face challenges you aren’t sure you can overcome.

Cade Courtley was born in Columbus, Ohio and raised in Boulder, Colorado where he spent much of his early life in the outdoors. He graduated from the University of San Diego with a degree in Business Administration and was commissioned (ROTC) into the United States Navy as an Ensign. A standout from the beginning of his military career as a Naval Officer, Courtley was the Class Leader in his BUD/S (Basic Underwater Demolition/ SEAL) training.  After 19 months, two Hell Weeks, broken left leg (twice), a broken right leg, and a fractured skull, LT Courtley graduated (CLASS 202) and became a Navy SEAL.  He was then chosen to attend the elite SEAL Sniper school, privilege only given to a select few. His strong background in military Special Operations made him the obvious choice to Host and Produce the Spike TV/Discovery International original series “Surviving Disaster” (2010) that to date has aired in over 150 countries. Author can now be added to Courtley’s list of accomplishments when the folks at Simon & Schuster decided to publish SEAL Survival Guide “A Navy SEAL’s Secrets to Surviving Any Disaster.” (2012) As well as Host of the original TV series “America Unplugged” (2014) Cade is also the founder of Victory Coffee. Favorite Success Quote “If it was easy everyone could do it” “You have to get your ass kicked every once in awhile” Key Points 1. You Need to Constantly be Challenged One of the reasons that Navy SEALs are the best of the best is because they are always being challenged and forced to grow. Obvious from their motto “The only easy day was yesterday” Seals believe that to be the best, you have to push yourself beyond your perceived limits, and they do this every single day of training. Whether or not you want to be a SEAL, the lesson remains the same. Men need challenge, they need adventure, they need to do something other than sit in a damn cubicle. Start challenging yourself today. Get outside, exercise, take a cold shower, give up a bad habit, learn a martial art; do whatever you need to do to get out of your comfort zone and stretch yourself to new limits. 2. You have to Find a Strong Why  At BUD/s there is an attrition rate of nearly 80%, meaning that for every 10 recruits who show up on day one of training, 2 will graduate. Although there doesn’t appear to be much rhyme or reason as to who makes it and who doesn’t physically, the one thing that all successful SEALs have in common is a strong why. You have to have a strong enough reason why you are doing what you are doing to get you through the inevitable shitty times. Whether you are in entrepreneurship, fitness, family or war, you have to have a reason for what you are doing and it has to be strong. 3. Train in Peace so You Don’t Bleed in War One of the core principles of SEAL training is to sweat hard in peace, so you bleed less in war. In layman’s terms, this means that you have to put in the work before the shit hits the fan. You must develop yourself into a grounded, self reliant man before you meet the woman of your dreams, you must save up and be financially intelligent before recession hits, you must work hard at your fitness before some sort of physical disaster arises. Prepare now so that you have peace of mind later. 4. Find Your Passion and Follow It  Life is freaking short. Too damn short to waste in a cubicle doing something that is uninspiring and boring. Find your passion and follow it, because God only knows when your last day is. You might not have another tomorrow and the worst thing in the world would be to get to the other side and think to yourself “Damn I really blew it, did I even matter?” Do yourself a favor. Follow your passion and make your life count.
