Katherine Studley is this week's guest on Adult Site Broker Talk. Katherine was raised in Buffalo, NY. She's a tax accountant by trade and a creative in essence. In 2021, she founded The Only Consultant, a judgment-free consulting firm dedicated to providing tax and financial advice to adult creators, exotic dancers, and other creative freelancers looking for a non-traditional tax experience. She had the idea while scrambling eggs with $400 in her bank account. Despite having no prior experience in entrepreneurship or the adult industry, it became clear there was an overwhelming need for straightforward, compassionate, and judgment-free financial help. Her client list quickly grew to hundreds of small businesses. In 2022, she founded Prisma Tax Group to help her clients achieve financial success and peace of mind. By focusing on innovation, collaboration, and empowerment, they're not your typical accounting firm. She first started The Only Consultant in 2021. At the time, she was employed by a government contractor in Virginia when she stumbled upon OnlyFans through TikTok. Her initial idea was to create a brand that would sell an eBook. However, as she marketed on social media, she found that people weren't looking for an eBook; instead, they were looking for an accountant. For the first two years, she offered her consulting services for free while outsourcing the tax return preparation to a small tax firm where she had previously worked. By November 2022, it was time to grow, so she established her own tax firm, Prisma Tax Group, alongside a business partner. By July 2023, she purchased his share, becoming the sole owner of both ventures. Their innovative approach in the accounting industry stems from compensating contractors with a percentage of the tax return preparation revenue and operating remotely. They ensure deadlines are met while maintaining flexible hours. In the adult industry, their innovation is evident as few accountants are willing to engage with this business. Her strategy involves being hands-on with clients, traveling extensively to meet them in person, and building trust. In this episode, host David Abrams is in conversation with Geoffrey Newman, Executive Managing Director at Savills North America. Geoffrey began his career journey as a lobbyist in Washington DC, with a focus on social justice issues. What got him into real estate? The lure of money. Geoffrey took the opportunity to get into the CRE space with Studley (now Savills), and under the watchful eye of industry experts, he was fortunate enough to be able to cut his teeth working on a landmark building in lower Manhattan where he learned the ins and outs about sales and redevelopment. When the financial crisis hit and many of Geoffrey's projects went into hibernation, he was presented with an opportunity to fulfil a lifelong dream of living in Africa. And so began a fascinating 4-year journey in East Africa and the inspiring lessons he carries from the experience. Upon his return to the U.S., Geoffrey landed at Newmark and for the next 8 years he worked on many different redevelopments, achieved industry recognition and developed some expertise in the not-for-profit sector. This work, along with launching a photography museum at the same time, has led Geoffrey back to where it all started at Savills. He attributes much of his success and professional acumen to mentorship. Geoffrey acknowledges the magnitude of the challenge in front of CRE as B and C Class buildings strive to remain relevant. We are looking at a 15-year time horizon for the continued evolution of this very large segment of the market, to perhaps take on a new purpose or reimagined use. We had an interesting discussion about the connection between buildings and communities. Geoffrey offers a unique perspective on technology and the potential impact on the amount of real estate space needed, both in commercial as well as not-for-profit settings. In this episode we head in a slightly different direction but one that unfortunately will be really relevant to so many of you listening Pain in Sport We have with us Chana Studley the author of ‘Painless' to discuss the mind body connection on The effects of pain on you and the playing of your sport. Chana Studley recovered from severe PTSD after 3 violent attacks in the UK and spent the next 25 years combining a very successful Academy Award Winning career in Hollywood with coaching and counseling people with trauma, addictions and relationship problems. After graduating from The One Thought Institute in 2018 she noticed that her 25 years of chronic pain had completely gone and so conducted research to discover if she could reproduce this experience in others.   Following the success of 5 case studies she developed a program called Painless and is now helping clients worldwide with all kinds of health issues and working with doctors and clinicians to introduce them to the Three Principles. Most recently she has started working with people with Long Covid and is having great success in helping them get back to their innate health. Chana is a World Health Organization Psychological First Responder an international speaker and author. She has Diploma in Psychology and is certified Life Coach with 30 years experience. Chana's first book, The Myth of Low Self Esteem – a novel about PTSD, Hollywood and healing came out in 2021 and her second, Painless, a novel about chronic pain and the Mindbody connection was published in 2022. Her next novel, Very Well, all about hormones, will be out later this year. Today we're talking with WASC and WSCUC President, Jamienne S. Studley. She's worn many hats, from being a civil rights and education lawyer to a senior official in the Obama administration. President Studley describes herself as mission-driven and says the job of education is excellence and humanity, with quality and equity being priorities as well. She says the hardest position she's held was as a college president because it's a singular spot that receives a lot of focus and attention. There's a certain amount of isolation to the presidency, and she values the teamwork that came with working for the Department of Education. The year 2020 was a difficult one, but President Studley has found the silver linings. People are more able to see the needs of students and are rolling up their sleeves to get things done. She's also noticed that people are finding and embracing the need to collaborate. Her leadership in particular has evolved as a result. She's been reminded that people are hungry for clarity. President Studley says she tends to think big and broad, and while people do want the big picture, they also need to know the steps, the specifics. When it comes to the best advice she has received, President Studley says that it is to be very clear about what matters and repeat it over and over again. The advice she most gives to others is usually with regard to picking jobs. She says to choose based on purpose, people, and the part you want to play. Some advice she has trouble taking is to give people room and let them fail. She also admits having a hard time with spending money to staff up the people needed and not worrying so much about the bottom line. President Studley just came back from her first in-person event in over a year, and she was impressed that the event organizers found ways to keep attendees safe. Studley says people came with a lot of ideas, and she was amazed at how much being in-person matters. She usually defines herself as an extrovert but found her inner introvert through her time away. Furthermore, Studley discovered that her balance of people-time and reflection-time has changed a bit. Steve Studley born in Devon, he grew up on the family pig farm, he then joined the Navy at 16, being one of the youngest to pass the AIB (Royal Navy Officer test). He actually met his wife while working for the French Military while she was taking a sabbatical from CNN. Steve left the Navy after 10 years and travelled the world for two years working as a civilian contractor in the land mine and battlefield sector, specialising in bomb disposal officer clearing land mines. Steve left the UK to head to the states, to be with his finance now wife, he then started his journey in the business world as a salesman selling photo copiers for offices. With a lucky break a friend of the family got Steve an interview with Trident (established computer service company), in the sales department, working his way up for 12 years, to the point where the ex-CEO offered to sell the company to him. Today we dive into many topics venturing from; the transition from a British Naval Officer uniform to becoming a CEO of a company and how he brought those valuable leadership lessons from the Navy to the conference room. Doing business all around the world, being one of the fundamental parts in computer service supporting the gaming industry. Tips on what to look for and how to spot and seize opportunities for growth. We discuss; computer service industry, gaming, casinos, salesmanship, the home and office life and everything in between.
