Interest rates, mortgages, and refinancing are the backbone of smart investing and successful property management. Understanding these financial components can significantly impact your approach to property management and investment and can distinguish you as a property manager in a competitive market - and in this episode we go over exactly that!I chat with Aaron Christie - David founder of Atlia Wealth and a respected mortgage broker and educator. Aaron is highly qualified and has a wealth of knowledge and experience in the Finance Industry. He shares with us how understanding finance and investing can elevate property management and emphasises the importance of knowledge in interest rates and refinancing for building trust and strong relationships with clients. We dive into strategies to help property managers elevate their role, assist investors with refinancing, and maximise portfolio growth. We explore:Why property managers are often the missing link in an investor's success strategyHow asking the right questions, like “What's your investment strategy?” can position you as a trusted advisorWhy refinancing isn't just about interest rate and how it's about unlocking equity and opening doors to new investment opportunitiesHow property managers can proactively support refinancing by reviewing rents and providing rental appraisal lettersHow interest rates directly impact borrowing capacity and how property managers can add value by ensuring rents reflect current market conditionsWhat you need to know about rental shading and its effect on investors' financial positionsTips for finding the right mortgage broker and developing a strong referral relationshipWhy it's essential to collaborate with brokers who understand the investor mindset and growth strategies “ As you look across the country, there's some absolute weapons of brokers, probably in your neck of the woods. And so you'd be able to find them out, speak to the real estate agents. They'll know who the best is in the local area” - Aaron Christie-DavidConnect with Aaron Christie-DavidVisit the website: https://atelierwealth.com.au/ Follow the Australian Investment Property Podcast's Official Instagram account: https://www.instagram.com/aupropertyinvestmentpodcast/Follow Aaron on Facebook:https://www.facebook.com/aaronchristiedavidFollow Aaron on LinkedIn: https://www.linkedin.com/in/aaronchristiedavid/Subscribe to Atelier Wealth's YouTube Channel:https://www.youtube.com/@atelierwealth_auKylie's ResourcesProperty Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchoolDigital Marketing School: https://courses.thatpropertymum.com.au/digitalschoolThat Property Mum Courses: https://www.thatpropertymum.com.au/courses/The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerateBook a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-callKolmeo:

In the latest episode of our Employment Law Focus podcast, we look at neurodiversity, a range of conditions which affect how people think, process and interpret information. This affects around 15% of people but, until fairly recently, has not been widely considered in the workplace. Traditional workplaces are often designed by and for a neurotypical society, which can negatively affect employees who are neurodivergent and prevent them from thriving at work. Understanding the differing needs of each person in your workplace will help to adjust practises to ensure every employee is equipped to perform to the best of their ability.Jonathan Rennie and Sarah Maddock discuss the important role that employers play in the lives of people who are neurodivergent and what best practice can look like in the modern workplace. We look at: What neurodiversity actually meansBenefits from attracting candidates who are neurodivergentSupporting development at workHow employers can manage the hidden nature of these conditionsWhat additional things need to be considered if an employment tribunal claimant has a neurodiverse conditionFurther readingBupa – supporting neurodiversity in the workplaceCIPD – neurodiversity at workACAS – webinar – inclusive workplaces: making changes to better support neurodiversityNeurodivergent women sought for jobs at GCHQ and BAE SystemsNoor v Foreign & Commonwealth OfficeSherbourne v Npower***Send us your questions and we'll answer them in a future episode – email emplawpodcast@tltsolicitors.com or tweet us using #TLTemploymentpodcast or @TLT_EmploymentYou can find out more about our employment team at tltsolicitors.com/employmentSign up to receive our updates at tltsolicitors.com/signupIf you've enjoyed listening, please rate us and write a review.

As a survivor of childhood sexual abuse, Dr. Suvrat Bhargave MD says it's time to challenge the stigma of mental health, by shifting the mainstream discussion from Mental Health problems to Emotional Wellness. Whether it be in school, at work or at home, these conversations should be part of everyday dialogue.Bhargave, a board-certified psychiatrist, renowned educator and speaker and author of the forthcoming book A Moment of Insight: Universal Lessons Learned from a Psychiatrist's Couch, is available to discuss his recommendations for ending the stigma of mental health, including:How to shift the mainstream discussion from "mental health" to "emotional wellness"What employers can do to reduce the stigma of mental illness in the workplaceHow educators can identify and help children suffering from mental conditionsWhat parents can do to keep an open dialogue about emotional health with their children. What having a "moment of insight" means for each person and how to find hope through adversity=======Mental Health Perspectives is hosted by:Dr. John Huber (www.mainstreammentalhealth.org) is the Chairman for Mainstream Mental Health, a non-profit organization that brings lasting and positive change to the lives of individuals that suffer from mental health issues. Eating for healthThis week we discuss nutrition and eating for health.Nutrition: healthful food to fuel your body.Positive nutrition can provide energy, boost immunity, improve overall healthHarmful eating patterns can lead to diabetes, heart disease, strokes, other health conditionsWhat matters? Calories, fat, carbs, protein? Is there a magic bullet? Whole foods - veggies, whole grains, fruits, legumes, seeds, nutsTry to target the 80-20 rule. Eat healthful foods 80% of the time and occasionally (20% or less) allow yourself to eat things that are less healthy. We discuss how to find healthy food and what to look for on labels, ingredients to avoid (high fructose corn syrup, artificial sweetener, etc)Eating out can pose a challenge to healthy eating. Even a salad can have hidden ingredients that may add calories or reduce the health value.Food we eat affects the microbiome of the gut. Plant based diets can promote growth of healthy bacteria in the digestive system. We can help restaurants change the food they offer by increasing the demand for healthy optionsHow to shift your diet - aim for the 80-20 ruleConsider joining a CSA or vegetable coopThink of it as an adventure in eatingPrepare food yourselfMeal prepping for the week works well for some, meal planning is another option, or consider joining a meal delivery serviceAvoid purchasing or baking foods that may get you off track. The once-in-a-while foods can be bought once per month or on an intermittent basis. Try to have similar healthier substitutes instead.Even if you can change one meal a week, you’re making progressMany of us continue to face challenges with healthy eating at work or school. In today's podcast we connect with Jen Lee to hear the story of how she crossed the Molokai Channel in a SUP, OC1, and Surfski all in one season. If that isn't impressive enough, she only started surfski paddling two years prior and conquered the channel on a properly big day. Jen is an accomplished water woman, but the message she's passionate about delivering is that anyone can achieve this with the right attitude, dedication to training, and the right boat (hint - Jen did the Molokai in a V8). We cover a lot of ground in this podcast including the following: Jen's background in athletics, starting as a downhill ski racer in Lake TahoeMoving to Hawaii to become a surf instructorThe cross over from downhill ski racing to SUP paddlingCompeting at an elite level in SUP racingJen's first introduction to surfski paddlingHow it feels to cross the channel in a SUP versus an OC1 versus a surfskiHow the different craft handle different conditionsWhat is common and what is different in paddling SUP, OC1, and Surfski downwind If you want to follow Jen and her exploits or want to reach out to her with any questions, she will be more than happy to help you out. Steven Drake is a photographer and videographer who makes his living working with brands and personalities in the hunting world. His career has brought him all over the world and through pretty much every situation you can imagine. When I started following Steve's work, it became very apparent that he is no stranger to pushing himself to that next level and somehow finding a way to document it while doing so.I wanted to bring Steve on to talk about his journey with not only his career as a photographer, but also as a backpacker and hunter. Sometimes I can't believe that I'm lucky enough to talk with people like Steven Drake and learn as much as possible from them in the short amount of time I have them on the phone. If you own a camera, enjoy pushing yourself in the backcountry, and want to know how to pair those things together in a way that makes sense, this episode is for you.
