The predictions that looked a lot more like reality on the show floor.Everyone arrives at ICSC with predictions. The real question is which ones survive contact with 25,000 people on the show floor.Chris Ressa and CBRE's Karly Iacono weren't just attending ICSC Las Vegas. They were in the middle of it. Between meetings, deal discussions, and serving as panelists at the inaugural ICSC+PROPTech event, they had a front-row seat to the conversations shaping retail real estate in 2026.One of the biggest takeaways? The relationship between cap rates and interest rates is no longer as straightforward as many expected. Despite elevated borrowing costs, strong demand for retail assets continues to support pricing. With more capital chasing a limited supply of quality opportunities, retail fundamentals are increasingly driving investment decisions. That reality reinforces another trend both hosts have been watching closely: the rise of the operator. Rather than relying on financial engineering, investors are focused on creating value through leasing, rent growth, and hands-on asset management. In today's market, execution matters. The conversation also turns to AI, which surfaced in meeting after meeting throughout the week. Surprisingly, the most interesting discussions weren't about corporate technology initiatives. They were about how people are using AI in their daily lives to improve productivity, make better decisions, and create more balance between work and life.Karly also highlights the growing influence of healthcare tenants in retail real estate, comparing today's medical and wellness concepts to the rapid expansion of quick-service restaurants a decade ago. Above all, ICSC 2026 underscored the enduring value of being together in person. With more than 25,000 attendees, packed events, and nonstop networking, the energy was impossible to ignore. In an increasingly digital world, the appetite for real-world connection may be one of the strongest signals yet for the future of brick-and-mortar retail. What You'll HearWhy the mood at ICSC felt fundamentally different this yearWhat 25,000 people in Vegas signaled about retail real estateWhy retailers are doubling down on physical storesHow the return of the operator is reshaping the marketWhy AI moved from buzzword to business conversationWhat the demand for in-person experiences means for retail's futureChapters00:00 — The energy coming out of ICSC VegasWhy this year's conference felt bigger, busier, and more optimistic than expected.02:40 — Did we get our predictions right?Chris and Karly revisit their pre-ICSC outlook and compare it to what actually happened on the ground.03:50 — Retailers are spending againThe surprising scale of capital flowing back into physical stores and what it signals about retailer confidence.05:40 — Why store investment matters nowHow retailers are shifting resources away from infrastructure and back into the customer experience.06:45 — The net effective rent storyWhy tenant investment is becoming one of the biggest drivers of value creation for landlords.09:35 — A landlord and broker debate underwritingChris and Karly challenge each other's views on NOI, value creation, and long-term ownership economics.14:40 — The return of conviction in retailWhat retailer spending says about the future of physical stores and why confidence appears to be growing.15:25 — Cap rates, operators, and a changing investment landscapeWhy execution matters more than ever and how investors are evaluating retail assets differently.25:25 — AI enters the mainstream conversationHow artificial intelligence moved from buzzword to everyday discussion across the conference.28:40 — Healthcare's growing role in retail real estateWhy medical and wellness users are becoming increasingly important retail tenants.33:25 — What 25,000 people tell us about physical retailThe broader takeaway from ICSC and why in-person experiences remain a powerful force in the market.

It's about staying human enough to remain connected—to ourselves, to others, and to the work we're here to do.In This Episode:What live coaching actually looks and feels likeThe emotional reality many leaders are carrying right nowHow fear and uncertainty show up in the bodyWhy grounding practices matter more than everThe paradox of creating safety while still answering the call to leadWhat it means to steward yourself while stewarding othersAbout Joni:Joni Mar, MCC, CPCC, CNTC, CTICFor more than two decades, Joni Mar has been helping leaders wrestle with a deceptively simple question: Who do I need to become to lead what's next?Known for her warmth, grounded presence, and ability to ask the question beneath the question, she helps leaders uncover the hidden patterns shaping how they think, decide, and lead. Joni believes the most powerful leadership shift is expanding a leader's awareness of who they are being while they lead because the hardest part of leadership isn't strategy, it's identity.A Master Certified Executive Leadership Coach and senior faculty member with the Co-Active Training Institute, Joni has been training coaches since 2003.An early contributor to the global expansion of coaching, Joni introduced Co-Active Coaching to the Hong Kong market and has spent more than a decade working between North America, Asia and Europe, bringing a deeply cross-cultural lens to leadership and human development.A long-time steward of the field, Joni now focuses on supporting the next generation of coaches and helping leaders bring greater wisdom, compassion, and courage into the systems they serve.https://www.linkedin.com/in/jonimar/https://www.instagram.com/joni.mar/

In this episode of Gateways to Awakening, Yasmeen Turayhi sits down with Nicholas Pearson, award-winning author and crystal educator with nearly 30 years of immersion in the mineral kingdom. Nicholas brings a grounded, practical approach to psychic self-defense—one rooted in discernment, spiritual hygiene, and real tools you can use without catastrophizing your life.“Whether you are cursed, or you only believe you are, the remedy is usually the same.” - Nicholas PearsonTogether, they explore why so many people are becoming more sensitive right now, what “psychic protection” actually means in an increasingly connected world, and how to distinguish between external energetic interference and your own shadow. You will also learn Nicholas's core framework for daily energetic care—cleansing, grounding, and shielding—plus a guided crystalline light shield visualization you can practice immediately. The conversation goes deeper into the mineral science and energetic nuance of protection stones, including the key difference between obsidian and black tourmaline, and why not all protective crystals work the same way. Nicholas also explains what it really means to “charge” a crystal (and why it is not the same thing as cleansing), and offers realistic, accessible techniques for caring for your stones when you have more than a few.The episode closes with a beautiful invitation: re-enchant your world by building relationship not only with gemstones, but with the “ordinary” rocks around you—granite, slate, chalk, flint—because the sacred is not rare. It is everywhere.Key TakeawaysWhy sensitivity is increasing and why “spiritual hygiene” matters nowHow to distinguish true psychic harm from projection and shadow materialThe 3-part daily framework: cleanse, ground, shieldA guided prismatic crystal shield visualization + affirmationThe difference between obsidian (reflection/insulation) and black tourmaline (grounding/discharge)What “charging” a crystal really means: intention, partnership, and co-creationPractical cleansing methods: salt baths, water (when safe), smoke, sound, breath, and visualizationHow to know when you are using “too many crystals” at once and how to experiment intelligentlyA grounded approach to escalation when you feel genuinely targeted: basics first, then divination and layered protectionNicholas Pearson is an award-winning author and crystal educator who has worked with the mineral kingdom for nearly 30 years. How to Use AI Effectively: Smarter Ways to Work and Scale Your Business | Steve Wunker | 382

SaaS Fuel

What if AI isn't just a tool to plug into your business — but a reason to redesign the entire thing? In this episode, Jeff Mains sits down with Steven Wunker, managing director of New Markets Advisors and bestselling author of AI and the Octopus Organization: Building the Super Intelligent Firm. Steven has been working in AI since 2012 and has advised dozens of Fortune 500 companies on how to unlock real growth through transformation — not just optimization.Steven challenges the "AI magic dust" approach most companies default to — sprinkling AI on top of existing workflows for marginal gains — and makes the case for something far more powerful: using AI to take over entire classes of tasks, redistribute decision-making to the front lines, and redesign how organizations actually work. Whether you're a SaaS founder thinking about your product roadmap or a leader rethinking your org structure, this episode will challenge you to think way bigger.Key Takeaways4:13 — AI is the biggest shift of our lifetimes — bigger than smartphones Steve has been in AI since 2012 and helped launch one of the first smartphones in 1999. He says this is still bigger — not just in breadth of adoption, but in depth: changing strategies, org structures, and roles within companies.7:14 — Stop using AI as "magic dust" Sprinkling AI on top of existing workflows only yields marginal gains. The real transformation happens when AI takes over entire tasks that humans won't do (too tedious), shouldn't do (not the best use of their skills), or can't do (too high volume). That's when organizations must fundamentally rethink how work gets done.9:55 — The Octopus Organization: distributed intelligence in action The octopus has nine brains — one central brain and one in each arm. Each arm can sense, think, and act independently while remaining contextually aware of the whole. That biological model is the blueprint for how AI-powered organizations should be structured: parallel execution, distributed decision-making, and strategic focus at the center.11:25 — Why authority hasn't truly been devolved — and how AI finally changes that For 40 years, leaders have talked about flattening orgs and devolving decision-making. It hasn't happened for two reasons: humans resist giving up authority, and front-line workers have lacked the contextual awareness to make good autonomous decisions. AI solves the second problem — and also gives leaders visibility to veto in near real-time rather than always having to pre-approve.16:48 — Map the "work chart," not the org chart Microsoft calls it the "work chart" — how work actually flows through the organization, cross-functionally, in reality. That's what needs to be mapped and redesigned. Layering AI onto the org chart misses the point entirely. Change happens workflow by workflow, tranche by tranche.26:29 — Three questions every leader must answer right nowHow does the competitive landscape change? (Include DIY and AI-native startups)What makes you special in an AI world? How do you get work done — what behaviors, culture, and structure do you need?32:19 — Everyone in management is now a change manager It doesn't matter how technical your role is — if you have people reporting to you, you must become a change manager. That skill can no longer be confined to a C-suite priesthood. Psychological safety for AI adoption and rethinking how good work is incentivized are critical.32:58 — The LUCK framework for strategic serendipity Derived from workforce survey research, four patterns that separate successful AI adopters:L — Leverage help (stay connected, workflows are increasingly cross-functional)U — Unexpected connections (be open to signals outside the average case)C — Control chaos (build systems to absorb the disruption coming)K — Know what's missing (AI is only as good as its data; humans must fill the gaps)34:57 — Don't chase glamorous AI use cases first IBM's Watson failed spectacularly by targeting cancer diagnoses — the world's best oncologists didn't need it. The win? Recording doctor-patient conversations so doctors can actually practice medicine instead of typing. Low risk, high utility, high return. Start there.38:05 — The most valuable AI use cases are unglamorous Things humans won't do: take notes after every meeting and distribute them. Things humans shouldn't do: type during patient consultations. Things humans can't do: transcribe and summarize 40 simultaneous three-person breakout groups and track individual commitments. AI can do all of this — none of it is flashy, all of it is high-value.28:10 — Build in AI optionality from the start Upwork re-engineered their stack with an AI optionality layer — flexible to swap between small LLMs, large LLMs, agents, or other AI systems. You can't predict where AI goes. Build optionality in. Don't make bespoke bets you can't unwind.Tweetable Quotes"AI has this ability to take over certain tasks entirely — things humans wouldn't do, shouldn't do, or simply can't do at scale. That's when it gets truly transformative." — Steven Wunker"We've been talking about devolving authority and de-siloing organizations since 'In Search of Excellence' in the 1980s. It just hasn't happened. AI finally changes the equation." — Steven Wunker"The octopus is 300 million years old — 70 million years older than the dinosaurs — and it has survived because it is so darn adaptable. We need to be like that." — Steven Wunker"AI magic dust — sprinkling it on top of what you're currently doing — will get you marginal improvements. That's nice. But it won't fundamentally change how organizations work." — Steven Wunker"Don't be Adobe in the face of Figma. That has already played out. It would be very easy for that to play out again in innumerable SaaS markets unless we think transformatively." — Steven Wunker"Every person in any management position is now a change manager. It doesn't matter how specialized your technical skill is." — Steven Wunker"Features are only as good as their adoption." — Steven Wunker"AI is only as good as the data that's in it — so it's the role of the human to think about what's NOT in that AI system that needs to complete the picture." — Steven WunkerSaaS Leadership Lessons1. Redesign the work, don't just automate it. The companies that win with AI aren't the ones that add AI features — they're the ones that fundamentally rethink how work flows through the organization. Map your "work chart" (how work actually happens cross-functionally) and redesign it workflow by workflow. Layering AI on your existing org chart is the surest path to becoming the next Kmart.2. Your installed base is an asset — but only if you act transformatively. Existing SaaS companies have something AI startups don't: data, customer relationships, and deep domain context. That is an enormous advantage — but only if you think transformatively. AI-native disruptors are watching your market. Your data moat only protects you if you use it to reimagine what you build, not just improve what you have.3. Prioritize low-risk, high-utility AI use cases first. Resist the temptation to prove what AI can do with your most complex, high-stakes problem. Start where the utility is obvious and the risk is low. Prove value there. Build trust with customers and your team. Then expand. IBM's Watson at MD Anderson is a $62M cautionary tale. The doctor who gets to practice medicine instead of typing is the win.4. Build optionality into your AI architecture. You cannot predict where AI capabilities are heading. Large models, small models, agents, new paradigms — the landscape is shifting too fast to make permanent bets. Build your product and internal systems with an optionality layer that stays flexible. Businesses that hard-code their AI assumptions will face expensive rebuilds. Those who build for adaptability will compound their advantage.5. Transform your go-to-market alongside your product. AI transformation isn't just a product problem — it's a sales, marketing, and customer success problem. The companies that win aren't just selling software; they're selling a changed way of getting something done. That means customer success becomes more important, not less. Sales cycles involve more change management. Proving economic value requires new evidence. Think Workfront, not the feature-obsessed competitor it acquired.6. Make change management everyone's job. The old model — change management as a C-suite discipline — is dead. In an AI-first organization, every manager at every level must develop the skills to lead people through uncertainty, redesign workflows, and create psychological safety for new ways of working. If you're building or leading a SaaS company, start developing these muscles now — in your leaders, your managers, and yourself.Guest Resourcesswunker@newmarketsadvisors.comBook: AI and the Octopus Organization: Building the Super Intelligent Firm — Available on Amazon in all formats (print, ebook, audio)Book Website:

In this solo episode, host Dan Irvin gets candid about what it actually took to complete 10 paid speaking gigs in 10 weeks — and why none of it was accidental. This wasn't luck, and it wasn't a hot streak. It was the result of five specific mindset shifts that Dan applied deliberately to his speaking business — the same shifts he coaches Speaker Lab students on every day. From getting crystal clear on who he serves, to showing up in every client conversation as a partner rather than a performer, Dan walks you through the mental framework behind consistent, predictable bookings.Whether you're just getting started or you've been speaking for years but can't seem to find your rhythm, this episode will help you identify exactly where your business needs tightening — and what to do about it.You'll learn:Why clarity is your fastest path to speed — and what happens to your outreach when you skip itThe difference between doing a lot of outreach and doing the right outreach (hint: you need volume AND targeting)Why gigs come from conversations, not content — and how to stop being a "tinkerer"How thinking like a partner instead of a speaker completely changed Dan's businessWhat event planners are actually looking for — and why another generic speaker one sheet isn't itThe 85/15 rule (and why Dan thinks it's actually closer to 95/5)How 90% of Dan's last 10 gigs came from referrals — and how to build toward thatWhy momentum is engineered, not accidental — and how to start building it from wherever you are right nowHow to give yourself grace during the slow stretches without losing your rhythmWhy the gap in most speaking businesses isn't talent — it's structureAnd much, much more!"The gap wasn't the talent. It was the structure."Want Dan to look at your speaking business? If you've ever felt like you're doing everything “right”…but something still feels off, this episode is for you.Not burnt out.Not lazy.Just… disconnected. From purpose. From direction. From anything that actually feels real.We start this one talking about that strange feeling cannabis can bring up,like none of this is new, like life has happened before, just in a different version. But it turns into something deeper.Because somewhere along the way, “progress” stopped meaning fulfillmentand started meaning faster, newer, more. And a lot of people are left sitting there thinking…why doesn't this feel better? What we get into:Why so many people feel lost right nowHow distraction replaced directionThe difference between making money and having purposeWhy you're influencing people, whether you realize it or notAnd what it actually means to be a decent human in a noisy worldThere's also a real conversation around belief systems, not as labels, but as lived behavior.Because it's easy to say what you believe. It's harder to live it.Where cannabis fitsNot as an escape. As a moment to slow down and actually look at your life. Not guaranteed. Not the same for everyone. But for some people, it's where the questions start. The takeawayIf you don't choose your direction, you'll end up following someone else's.Keep the Mic on.Fuel the movement. “Make sure that you're not just posting and running away.” –Nina FroriepHow do we start to use LinkedIn in a really smart way? I'll admit I have mixed feelings, but I'm trying to embrace it. There's no one better to help do that than Nina Froriep, a content + engagement strategist and a LinkedIn personal brand builder. My first aha from Nina — LinkedIn likes and rewards consistency and engagement. It's not enough to just put stuff out there. You really want to engage with people who comment on your posts and go like or comment on others. You want to keep the conversation going. You need to be there. You need a professional presence that tells who you are and what you do. Nina and I dig into how much and how to make the most of that time. We talk about: Engagement can go along way even without posting (and why you should still post)What the algorithm rewards nowHow often to post and how to get more engagementCreating an editorial calendar to balance thought leadership and eventsEasy ways to add content that engagesReusing what you haveABOUT NINANina is a LinkedIn™ featured LinkedIn Brand Builder and a Content and Engagement Strategist for Creators, Coaches + Consultants. She works with service-based entrepreneurs and visual artists to create strategies and digital content so they can grow their companies organically and elevate the conversations they're having in their areas of expertise.Nina is a “recovering” film producer and documentary filmmaker. She's seen it all, from the early days on independent features to big national TVcommercials, corporate mega-shows, and Emmy award-winning documentaries, including one she produced and directed called Abraham's Children.Nina is a visual artist, and loves spending time outdoors, especially in her native Switzerland, with her owner Tigger, an 11-pound Dachshund mix who has her well trained.LINKShttps://clockwiseproductions.comhttps://www.linkedin.com/in/nina-froriep/DOABLE CHANGESAt the end of every episode, we share three doable changes, so you can take what you've heard and put it into action. Action is where change happens.Even though we want big change, it's really little things done over and over that make the difference. So pick a doable thing. Put it in your calendar. Weave it through your days for a week and then move on to the next one. It will have a snowball effect. Here are three Doable Changes from this conversation:BE CONSISTENT. Pick two days a week to post and do it every week. Put it in your calendar. Block off the time to write it. Get it out there.ENGAGE. Keep the conversation going. Go comment (18 words or more!) on posts by people you know. Respond to comments on your posts. Respond to another commenter. Build real engagement. Struggle to post consistently? Show up and engage consistently first.ASK A QUESTION. Ask smart questions. Ask people which of three covers they like and why. You can use a question as a post or at the end of a post. You can reply to a comment with a question. Give people something to respond to.
