When will the real estate market come back?Spring 2026? Fall 2026? Spring 2027?That question is circulating across brokerages, coaching groups, and industry conversations everywhere right now.But what if everyone is asking the wrong question? In this episode of The MindShare Podcast, David Greenspan challenges agents to look beyond short-term market predictions and confront a tougher scenario:What if this is the market for the next three years? Not a crash. Not a boom.Just lower transaction volume, cautious buyers, anchored sellers, and slower momentum.Using current Toronto real estate market data, historical business examples, and real industry trends, David breaks down:• Why today's market slowdown may last longer than many agents expect• The structural mistakes agents make during slower markets• Why “just survive until spring” is not a real strategy• What past industry giants like Blockbuster, Kodak, Sears, Toys “R” Us, and Hudson's Bay teach us about failing to adapt• Why investor demand in GTA condos and pre-construction has cooled significantly• How lower transaction volume exposes weak business models• The math behind conversion rates, cost per deal, and pipeline sustainability• Why agents who rely on speed struggle when markets compress• How to stress-test your real estate business for a slower cycle• Why building a durable database and relationship system matters more than everDavid also explores the growing shift toward relationship-driven real estate business, where repeat clients, trust, and long-term follow-up become the most reliable sources of deals.Because in slower markets, attention shifts.Depth beats speed.Preparation beats optimism. And durable business models outperform momentum-driven ones. This episode is a reality check for real estate professionals who want to stay competitive, profitable, and relevant regardless of where the market goes next. This episode is sponsored by:KiTS Keep-in-Touch SystemsA complete marketing and lead generation CRM built specifically for real estate professionals.REM Real Estate MagazineCanada's premier real estate publication delivering industry news, commentary, and insights. If you're ready to take your real estate business to the next level, explore the MindShare Collective, David's collaborative coaching community designed to help agents grow through accountability, strategy, and shared learning.Visit:www.mindshare101.com

Jay Steinfeld is the Founder and former CEO of Blinds.com, the world's largest online retailer of window coverings, which was acquired by The Home Depot in 2014. Under his leadership, Blinds.com grew from a bootstrapped startup in his home to a billion-dollar enterprise, earning a reputation for innovation in ecommerce and technology-driven growth. Jay is also a Wall Street Journal best-selling author of Lead from the Core: The 4 Principles for Profit and Prosperity and the Entrepreneur in Residence at Rice University's Graduate School of Business, where he shares business insights. In this episode… Scaling your ecommerce business doesn't always require more ad spend or tighter funnels — it can come from forming the right strategic partnerships. Rather than battling industry giants for market share, there's an opportunity to grow by leveraging their reach and infrastructure. How can you turn major players into powerful growth engines for your brand? Jay Steinfeld's answer is the Big Brother Little Brother strategy, a partnership model where a smaller company integrates with a larger one to accelerate growth. As a seasoned ecommerce founder and technology-driven operator, he explains how building product-agnostic software creates leverage far beyond a single category. By making integration seamless and delivering unique value that larger companies lacked, he reduced customer acquisition costs and unlocked rapid distribution. He also emphasizes creating "stickiness" through private-label strategies and focusing on asymmetric risk — low downside, massive upside. The key takeaway: identify what only you can offer and make it irresistible for larger partners to say yes. In this episode of Minds of Ecommerce, Raphael Paulin-Daigle chats with Jay Steinfeld, Founder and former CEO of Blinds.com, about the Big Brother Little Brother growth strategy. They delve into the brand's 90-day Sears integration, expanding partnerships to Wayfair and The Home Depot, and the risks of empowering competitors while creating long-term "stickiness."

An Information Whiskey edition where Ben loses his Sears and Roebuck HSI in the clouds and flies a partial panel ILS into McCollum like it's just another Tuesday, Brian takes his first solo IFR flight and discovers "the tape hiss of saturation" that nobody tells you about, and Ted goes up in an Arrow where the gear lights have a mind of their own. The Thaden Invasion is 12 days out and the weather looks terrible — which is exactly how we want it. Listener emails from a student pilot in Frederick and a "chef" who soloed at 53 remind us why we do this, and a five-star review from Scotland teaches us the word "scunnered." Jim and Lauren dive into the late-80s Sears exclusive Disney World Town Square replica - the ambitious “starter set” that promised Main Street magic at home just as Disney Stores began popping up in malls nationwide. Lauren's Valentine's gift to Eric sparks a deep dive into one of the most fascinating Disney retail experiments of the 1980s: the Sears-exclusive Walt Disney World Town Square replica. Jim explains how this surprisingly elaborate playset - complete with bendable Mickey and Minnie figures and optional upgrades like working streetlights and a smoking train - was born out of a major licensing deal between Sears and The Walt Disney Company. But when the first Disney Store locations began opening in malls, that partnership quickly unraveled. Send a textA car left in the Sears upper lot. Christmas gifts still inside. A letter to “Thomas” that Rachel likely never wrote. Nearly five decades after the Fort Worth Trio vanished from a Texas shopping center, we return to the heart of the mystery and scrutinize the few artifacts that have ever mattered: the Oldsmobile, the layaway jeans, a handful of shaky eyewitness accounts, and a baffling note that arrived almost too fast for 1974 holiday mail.We walk step by step through the known timeline—Rachel, Renee, and Julie shopping on December 23rd—then trace the details that undercut the “runaway” narrative. The gifts weren't opened. The keys were left behind. Promises to be home by two were never casual. From there, we turn to the letter: addressed to “Thomas” instead of “Tommy,” penned with language that family says doesn't sound like Rachel, bearing a debated postmark and a misspelling awkwardly corrected. Handwriting reviews never bring certainty; modern opinions suggest none of the girls wrote it. So why write it—and why so quickly—unless the goal was to distract, delay, and misdirect? We balance two competing frameworks. On one side: the local context of the 1970s and 1980s—multiple unsolved disappearances, confirmed serial predators, open land where evidence disappears, and the grim reality that stranger-on-stranger crimes are hardest to solve. On the other: the intimate signals around Rachel—household tensions, the letter's personal address, and the question of whether someone close would risk acting when two other girls were with her. Could one person control three victims in daylight, or does this scenario demand at least two offenders—or a trusted face that lowered every guard?Along the way, we surface a haunting footnote: a private investigator who later died by suicide and ordered his case files destroyed. Whether that choice reflects despair, fear, or protection, it pulls potential clues out of reach and leaves the car, the purchases, and the letter to carry the investigative weight. If the note is a map, it points to someone close. If it's a smokescreen, it favors a predator in motion. If this case grips you as deeply as it grips us, share the episode with a friend, hit follow, and leave a review with your theory—does the letter expose the culprit, or hide them in plain sight?www.texaswineandtruecrime.com

The message was delivered on Sunday, February 15, 2026, at All Souls Unitarian Church in Tulsa, Oklahoma, by Rev. Dr. Nicole Kirk, Program Minister. Description: What happens when a premature infant stops breathing and a world-renowned doctor declares he sees a "wise soul"? This moment sparked a 25-year contemplation on what the soul truly is—not something to be saved or damned, but our creative energy, our meaning-making force, our freedom itself. In 1932, creditors raided Gee's Bend, Alabama, seizing everything from one of America's most impoverished Black communities. Yet the women there transformed worn clothes and flour sacks into bold, geometrical quilts that warmed their homes and sustained their spirits. When Martin Luther King Jr. arrived in 1965 to find zero registered Black voters in a county that was 80% African American, these same women—hands trained at creating beauty from scraps—marched to the courthouse through tear gas and smoke bombs. Their quilts later appeared in the Sears catalog, in museums nationwide, and two mules from Gee's Bend pulled King's casket in 1968.The women had founded the Freedom Quilting Bee, turning their art into fuel for the civil rights movement. They proved a fierce truth: authorities can close the ferry, block the courthouse, make the road longer and harder—but they cannot stop hands and hearts from creating something beautiful and meaningful. Mary Oliver asked if the soul is solid like iron or tender like a moth. Perhaps it's both—tender and strong as hands that stitch something new. In times when freedoms we thought enshrined are disappearing, when the temptation is to shut down and go numb, the question becomes urgent: How is it with your soul? What are you making? Hey, Survivor! Why does narcissistic abuse feel so devastating? In this episode, we unpack betrayal trauma — how your body and brain respond when someone you depend on is also the one causing harm. Learn how betrayal trauma impacts memory, attachment, identity, and nervous system regulation — and how to begin healing using evidence-based insight and Dr. Sears' L.E.A.N. framework.
With special guest Longinus, the boys drink and review an IPA from Cape May Brewing, then discuss the homogenization of culture, and how everything is starting to look the same. It's to the point where you're in a town three states away but you see the same stores, the same products on the shelves. Where's the local stuff? The boys discuss the history of this phenomenon, starting with the railroads and the Sears catalog, and moving on to the standardization of building materials and the expansion of chain stores. Some of this is good and logical, but sometimes you want to feel like you're in the South, or the West, or ... something different. A world of identical strip malls teaches us * Every place is replaceable* Nothing is sacred* Everything is for sale* History doesn't matter* Roots are optionalLocal culture anchors people psychologically and morally. It says * You are somewhere.* You come from something.* This place has a past and a future. How do we encourage progress and also encourage local culture?

On the surface it's a straightforward story. Here in South Florida, somebody took 6-year-old Adam Walsh from the toy department of his neighborhood Sears, where his mother said she'd left him alone for just a few minutes because he'd wanted to play at the video games display while she shopped. Store cameras would have solved this – except it was 1981 and stores didn't yet have them. After two weeks of a huge, unprecedented police and community search, and with the story in the local news every day, men fishing 125 miles upstate in an orange grove canal saw something floating they thought was a doll's head. It was a child's head.Just the head.Cops arriving on the scene figured it was Adam. A DNA comparison with his parents would have been definitive – but this was years before forensic DNA was in use. Fingerprints – there was only a head, no other body part was ever found. A visual ID by his parents – they could have made one, but they sent someone else to go to the morgue. Adam's dental records – while his parents and the news media waited, that was how the ID was done, by a medical examiner who compared them to the found child's teeth. Yes, he declared, it was Adam.Adam's image in his last photograph became the raison d'etre for the Walsh parents, who told their heart-wrenching story in interviews with newspapers and on TV talk shows; in testimony to Congress to urge the enactment of new laws to help find missing children, then at a signing ceremony at the White House Rose Garden; and in two made-for-television movies and a best-selling book. John Walsh became the crusading host of a long-running TV crime show, America's Most Wanted, which helped catch hundreds of violent fugitives. Meanwhile, the police had never solved Adam's case. But kind of lost in all of this was Adam himself.Become a supporter of this podcast: https://www.spreaker.com/podcast/the-opperman-report--1198501/support.
If you listened to Tuesday's episode covering the cold hard facts of the Ottis Toole case, you know the basics. His horrific childhood in Jacksonville's Springfield neighborhood. His partnership with Henry Lee Lucas. His six confirmed murder convictions. His confessions to the Adam Walsh killing. But the basics only scratch the surface of one of the most mishandled investigations in American criminal history. This episode of The Redacted Report digs into the dark corners that mainstream coverage leaves out. We expose the Jacksonville detective who was removed from the case after allegedly feeding Toole information about the Walsh murder in exchange for a promised book deal. We examine the controversial Luminol photograph that a retired detective claims shows Adam Walsh's face etched in blood on Toole's car floorboard, and why critics say the image was manipulated to show something that was never really there. We reveal the disturbing 1988 letter Toole sent to John and Revé Walsh demanding five thousand dollars in exchange for telling them where their son's body was buried. We play excerpts from the recorded prison phone calls between Toole and Lucas where the two killers casually discussed cannibalism and compared notes on their crimes. We revisit the seventeen-year-old Sears security guard whose decision to kick a group of children out of the store may have placed six-year-old Adam Walsh directly in the path of a predator. We also investigate the Jeffrey Dahmer connection that the Hollywood Police Department never adequately addressed. Two credible eyewitnesses independently identified Dahmer as a man they saw at the Hollywood Mall the same day Adam disappeared. Dahmer was living in South Florida at the time and had access to a blue van matching witness descriptions. When FBI Agent Neil Purtell interviewed Dahmer about the case, Dahmer's response haunted him for years. This episode examines why the case was closed using an exceptional clearance rather than an actual prosecution, what that administrative maneuver really means, and why Police Chief Chad Wagner admitted at the press conference that the magic wand piece of evidence simply does not exist. We discuss the other suspect nobody remembers, a man named Edward James who reportedly confessed to a cellmate and had new seat covers installed in his car weeks after the murder. The Ottis Toole case is a study in tunnel vision, lost evidence, competing agendas, and a justice system more interested in closing files than finding truth.
