You Didn't Get the Listing - WHY NOT? Fact: Of all activities in real estate, listings require the highest skill level.  Myth: It's okay and you can expect to list only 50% of what you go on, in terms of listing appointments versus listings taken. You wouldn't accept a grade of 50% from your kids, so why do you think it's acceptable for you? Let's take a look at the top ten reasons agents don't walk away with signed paperwork on a listing appointment.  Fact: Listing agents make more money and have more solid businesses and more free time than buyer's agents. The more listings you have, the more security you'll have mentally, emotionally, and financially. Fact: Becoming a successful listing agent is the most challenging, most skill-based, highest-paid part of your job. Not becoming great at this is a liability to your career. Make the commitment to learn the most important part of your job as a real estate professional.  The Top Ten Reasons Agents Don't Walk Away With Signed Paperwork  1. You assumed it was yours and were lazy in your presentation. You took the business for granted. This manifests in several major mistakes. You showed up late or you did not give a real presentation. Or maybe it was a lack of prequalifying questions, or not being careful with price. Some other mistakes are things like rescheduling and not looking and sounding your best. Welcome to Season 2. Trauma is not just an event, although the trauma experience begins with one event.  In order to move forward in trauma-healing, you often have to look back.  That's what Louise Phipps Senft is doing in this first episode of Blink of an Eye's Season 2. Join Louise as she recaps the first 9 days in the ICU following her son Archer's diving accident in Cape May, New Jersey. It begins with The Call and ends in the aftermath of Archer's cardiac arrest. The story doesn't just stop there, though: Season 2 will continue to follow Louise and her family as they cope with this life changing event and interact with medical staff. But for now, let's look back at what brought Louise, Archer, and their family of 7 to where we left off. Victoria Vox has created the theme music. Music and sound effects in this episode are by Blue Dot Sessions and the BBC Free Sound Library. If you missed last week's episode for some weird reason. today to hopefully bring you guys back to those who aren't actively listening to my podcast at this moment in time when your lives might be getting busier because people are back to work with cases going down,I bring to you a VERY Special Episode of my podcast. I sometimes do interview episodes of my show where I talk to an original member of either a 60's band or someone who was a studio musician, songwriter, engineer, someone who was there and someone who may not be a well known household name, but someone who was arguably one of the most important movers and shakers in the record business back in the 60's, and I have them on so they can tell the stories behind their hit songs and they can unveil to you some little known facts about their music to you and they can share their story which will live on the internet forever with this podcast long after they die. and last weekend, I had THE EXTREME HONOR to talk to an original member of arguably one of THEE GREATEST 60's bands that ever graced AM radio at that time, and one that was absolutely JUST AS GOOD, if not better then The Beatles. I was LITERALLY on cloud nine getting to talk to him, and he had such a great time talking to me and he was gracious enough to share with me the story behind his band, and BOY DID I LEARN SO MUCH about his band from listening to him talk. And if your a Millennial tuning into this and don't know anything about the band this guy was in, they were called the Lovin Spoonful and they were FANTASTIC as a group and they burst on to the Pop Music Scene when it felt like Popular Music was reaching it's zenith with Folk Rock becoming huge and Motown on top of their game and the NY producers & engineers trying to copy that sound, and of course , the British Invasion was in full swing at that time as well, and they had SUCH A GREAT SOUND that was the perfect blend of Folk, Blues & Pop Rock. You might know some of their songs such as "Do You Believe In Magic" or "Summer In The City", well if you do, your in for a real treat because I'm gonna talk to an original member of the band that did all of those songs and he also played keys & bass on all of them and co wrote some of their hits as well such as "You Didn't Have To Be So Nice" and "Summer In The City" without further or do I present to you the 11th interview episode of my podcast, the one and only Mr Steve Boone. if you are lost in this episode and don't know any of the songs we are talking about, I will put in them into the two playlists I have for this podcast and here are the links to them so you can listen to these songs and go back and listen to this interview so you can fully comprehend what we are talking about in this interview episode of this podcast:https://www.youtube.com/watch?v=JnbfuAcCqpYhttps://www.youtube.com/watch?v=BIM579H-f7Yhttps://www.youtube.com/watch?v=dfqwx7pMsqshttps://www.youtube.com/watch?v=Lt5Jy983uTEhttps://www.youtube.com/watch?v=BRTkqGSKTtshttps://www.youtube.com/watch?v=txTEhgReZUAhttps://www.youtube.com/watch?v=U7ofnHmxE-Ihttps://www.youtube.com/watch?v=jqi7Fv6VFjwhttps://www.youtube.com/watch?v=Nq4J9KyJb4shttps://www.youtube.com/watch?v=9ZqgFyj5uTohttps://www.youtube.com/watch?v=G9gKcb2DSb8https://www.youtube.com/watch?v=JVz5Uc8dyfchttps://www.youtube.com/watch?v=pAur4CWJIPwYou can also follow me on Instagram right here:https://www.instagram.com/iheartoldies/You can also check out more of my original music right here:https://www.samwilliamsmusic.netPlease do also check out my two song single out now, it's under my new stage name Sam L Williams and the songs are called Turquoise Apricot and She Said No. Here's the link to where you can stream the two songs on some of the streaming platforms it's on currently. please let me know what do you think of these songs after you have listened to them. you can email me what do you think of them at samltwilli@icloud.com or you can also follow me on Instagram @iheartoldies:https://distrokid.com/hyperfollow/samlwilliams/turquoise-apricot--she-said-noPlease do also check out the official Spotify and Youtube Playlists for this podcast, there you'll be able to find all of the songs I have talked about in previous podcast episodes of this show including some of the ones I have talked about in interview episodes of my podcast including this one. if you liked these songs after listening to these playlists and if it gives you some ideas for the kind of songs I should talk about next on my podcast that I haven't yet, please email those ideas to me at samltwilli@icloud.com or you can also reach out to me on Instagram @iheartoldies:https://open.spotify.com/playlist/21f3uBS6kU4hUF6QAC5JMj?si=Ej6X4EZCRGGRsasYDswUZghttps://www.youtube.com/watch?v=CS1sYR7xky8&list=PL66sgq_GAmRcXy8yKZJfVmAD14HUYj7NfPlease do also check out the official Redbubble Merch store for this podcast. there you'll be able to find my own custom merch for this podcast with my own logo that is specific to my podcast with the catchphrase I say at the end of every episode of my podcast with the name of my podcast on the bottom all in really cool "Keep On Trucking" Tie Dye Font. if you liked this logo and would like to purchase something from this store or if you have some basic feedback for this logo and the prices of each item for this store, please email me at samltwilli@icloud.com or reach out to me on Instagram @iheartoldies: https://www.redbubble.com/people/60ssam95/works/36806158-keep-things-groovy?asc=u&ref=recent-ownerIf you REALLY enjoyed this interview episode of this podcast and your a millennial and you didn't know ANYTHING about this band and you found out some REALLY cool and interesting pieces of info about this band that you didn't already know and your around my age, please email me at samltwilli@icloud.com or you can also reach out to me on Instagram @iheartoldies.

This week's podcast is ALL about Phil Spector and his long and extensive history. today I talk about how he developed his "Wall Of Sound" and the Musicians he used on his sessions and his methods to his madness for his productions and exactly what musicians he used on his sessions and how much he experimented with Overdubbing before it was "cool" and industry standard, and also, I talk about how he had a tendency to cheat people out of credits and why he was such a two face and how he did this. This is also the VERY first "Three Part" episode of my podcast. normally it's just two parts but for the sake of time this week I spread it into three parts. so that way I could spend an equal amount of time on both She & Him & Phil Spector and his "Wall Of Sound", here's the link to that Phil Spector song just in case you forgot about it but don't remember it:https://www.youtube.com/watch?v=Lf_fxswodiQYou can also follow me on Instagram right here:https://www.instagram.com/iheartoldies/You can also check out more of my original music right here:https://www.samwilliamsmusic.netPlease do also check out my official Two song single "Turquoise Apricot" and "She Said No" under my new stage name Sam L Williams. here's the link to where you can find it on some of the streaming platforms it is on currently, please let me know whatcha think of it either by emailing me at samltwilli@icloud.com or you can also reach out to me on Instagram :@iheartoldies.https://distrokid.com/hyperfollow/details/?id=7552EC53-8721-4513-B9FAF0ACB4925946Please do also check out the official Spotify and Youtube playlists for this podcast, there you'll be able to find all of the songs I have talked about on my show so far including some of the ones that I have mentioned in Interview episodes of my podcast. if you listened to this playlists and they give you some ideas for some songs I should talk about next on my podcast that I haven't yet, please email those ideas to me at samltwilli@icloud.com: https://open.spotify.com/playlist/21f3uBS6kU4hUF6QAC5JMj?si=MoQWwUMxSJeYMmAg867hTwhttps://www.youtube.com/watch?v=CS1sYR7xky8&list=PL66sgq_GAmRcXy8yKZJfVmAD14HUYj7NfPlease do also check out the Official Redbubble Merch store for this podcast, there you'll be able to find the official Millennial Throwback Machine Merch page for this podcast, with my very own custom logo for this podcast. if you like this logo and would like to purchase anything from this store, please email me at samltwilli@icloud.com or you can also reach out to me on Instagram @iheartoldies, but please do let me know whatcha think of the logo itself plus the prices for each item in the store as well: https://www.redbubble.com/people/60ssam95/works/36806158-keep-things-groovy?asc=u&ref=recent-ownerif You found some VERY cool little known facts about the song from a few week's artist and song and you didn't know anything about them or Phil Spector in general, please email me at samltwilli@icloud.com. please keep in mind next week's episode is an interview episode of my podcast where I'll be talking to Steve Boone, original member of the Lovin Spoonful over the phone. so please go back and listen to the episodes I did on them which I did 3 years ago when I first started this podcast, and listen to some of their hit songs such as "Summer In the City", "Daydream", "You Didn't Have To Be So Nice", "Do You Believe In Magic", "Did You Ever Have To Make Up Your Mind", to prepare for next week's episode of the podcast. It might just be the time of year, but I find myself getting discouraged easily. It’s compounded by the fact that we’re coming up on a year since my job sent me home and everything that’s happened since then. The simple fact of the matter is I’m not where I want to be at almost any category of life you care to name. I’m currently making about half of what I was pre-May 2020, I’m struggling with staying in a creative mindset, I’m not necessarily hopeful that I will be able to realize a key hope of mine to regain the position I was previously in, and I’m not finding anything equivalent out there that I can do despite the experience. It leaves me in a pretty depressing place, and I’m not sure what my next move is. So when this happens, I try to move out of the mindset of what I can’t do to figure out what I can accomplish. I believe it starts with talking about the things I am passionate about. Demonstrating some knowledge. Possibly not being so unassuming about it?A lot of the past year had to do with how my friends stayed creative and productive during the pandemic, and now I may be best served by turning this camera inward. Let’s see what happens. After I wrote the above, I fired up my Feedly reader, and Seth Godin’s post today is very timely indeed. So, let’s consult the imp in the back of my head that wants to know what the bleep I’m going to do to turn YET into DONE. I think first we have to define what DONE is, and I’m finding that a little hard to do at the moment. It’s a Jackson Pollack splatter of thought about what I don’t want to be doing anymore, and very little thought about what it is I would rather be doing, and whether I can do it for a living. Nothing new here, this has pretty much been the case for a few years now. I need to put these thoughts together. I don’t want to take phone calls anymore. I do want a job in a creative field. I want what I create to be able to help people. I want to be able to live comfortably on the fruits of that effort, which means not only the bills are paid, but that the wife and I are not worried about health insurance, and that the kids are taken care of.So, maybe that’s what done is. If that’s true, then the next question—my favorite—is ‘What’s Next?”. What I’m about to write is the first time I’ve ever written this answer: I don’t know. I don’t know what the first step is, and if I don’t know what the first step is, I can’t figure the next one. Marie Forleo likes to say “Everything is Figureoutable”. I sure hope so, because being stuck in this place is a goddamn exhausting place to be.Of course, as I said at the beginning, it could just be that it’s January and it’s cold, and that I hate everything right now. It feels like more than that, but maybe it always does and I’m not remembering it. Oh, You Didn’t Know?Joe Budden, who up until a few months ago had an exclusive deal with Spotify, is moving his podcast to Patreon. The Verge has some comments from Budden:He says he proved the model, along with the potential of his audience, but didn’t want Spotify to use his fans and reach to prove the platform’s own worth and make money. “For many years, the record labels and the system that I come from tricked us into thinking they were doing us a favor by capitalizing off our talent and basically loaning us money, and that’s been the standard the entire time,” Budden says, adding that he already knows how that system worked out for creators. When Budden announced his split from the tech company, he said Spotify was “pillaging” his audience and only cared about how his show contributed to Spotify overall, not about his actual podcast.Budden was a recording artist before he was a podcaster. If he’s aware that the record labels played games, I can’t believe he didn’t see the obvious. Streaming Services aren’t exactly known for treating artists differently, for a start, but let’s address what I think is the elephant in the room, which is the question of whether or not what you had was actually a podcast, because I think that question is fundamental to the problem Budden experienced. A podcast is not exclusive to a platform, and I’ll argue that point until I’m blue in the face. If I can’t subscribe to your show on a different platform than Spotify, then you don’t have a podcast, you have a show on Spotify. Spotify might have a big user base, but that user base is all you have. Spotify’s Q4 2020 earnings state that they have 345 million active monthly users, and that only 25 percent of those users listen to podcasts on the platform. That’s around 86.5 Million, and trust me, they’re not all listening to Joe Budden. Yes, he’s got a lot of downloads, but what he’s got on Spotify is all he’s going to get by staying there. Patreon is a huge and smart play, I wouldn’t be surprised if he goes 3x on listeners and money at the very least.(Note to self, get back on Patreon, it’s about to blow up.) The Clothes Suck AnywayAh, exposure. SO great for paying bills, only the complete opposite of paying bills. One of my favorite Twitter accounts is @forexposure_txt, and they receive posts every day from creatives who receive requests, demands, and straight-up meltdowns from people who believe it’s ok not to pay a creative for their work. However, in some cases, there’s the odd post about a company that lifts a picture, alters it, and uses it on their social media without attribution. Take, for example, Meg of Margate, a photographer who discovered a fashion brand called Ted Baker (no link, I’m not enabling this behavior) lifted a photo, photoshopped it, and post it on their Instagram “for engagement”. When called on it, they offered Meg a 200 dollar gift card from their store, which she declined. They then stated they didn’t have the budget to pay photographers, so they deleted the image.Fine, but let’s be clear about what really happened here. A fashion brand that declared revenue of 617 million pounds in 2019 used a picture that didn’t own to drive traffic to their brand. They got likes and engagement for hours on that post. Then they told the photographer, sorry we can’t afford it, and just deleted the post. Ted Baker made money off that stolen picture, and they probably will have no liability for screwing a creative because it costs money to take people to court. If this doesn’t make you angry, it should. This seems like a good place to link to one of my favorite talks by Mike Montiero, “Fuck You, Pay Me.” More Instagram StuffInstagram is now conducting a test to remove the ability to share feed posts within Stories:You would assume that a lot of Stories updates are re-shared feed posts. The fact that Instagram is willing to reduce this seems like a positive sign for its development focus - but it might also indicate that people are viewing Stories less as a result of such shares, which has prompted Instagram to take action.I can tell you that many of my stories are photos from other accounts that I think are amazing, and I do that to encourage my followers to follow them. If you remove the ability for me to do that, then I have to resort to a third party program—Repost—to post them to my feed, and I don’t want to do that. My feed should be for my pictures. I hope what they’re driving at is removing the ability to share one’s own feed posts as Stories, and I would completely understand why they feel it’s redundant. That’s not how I read this story. In other Instagram news, it looks like IG and Twitter might be burying the hatchet soon and allowing integrations again:That's an even bigger integration. As noted by Jane Manchun Wong, Instagram hasn't provided direct Twitter integration since it disabled Twitter card preview support back in 2012, which makes it annoyingly difficult to share content between the two apps. Now, it seems they're mending bridges, which could facilitate not just tweets in Stories stickers, but wholly new integration options which would enable direct sharing of Instagram posts to Twitter as well, fully integrated and formatted in-line.That's not part of this proposal, and it may not ever be. But it would definitely be handy - and with Twitter seemingly now more open to such, it could pave the way for improved connection. If true, this would look a lot cleaner than the screenshots we’re all doing right now anyway. Honestly, this horse has been out of the barn so long it’s dying of exposure. Shot of The Day

Morphing Your Mantra to Speak to You

SHOW NOTES: (exerts and resources from the show) On this show...we’re on the hunt for some new messaging to propel us forward. Words are powerful and can pick you up, placate you, or pull you down. We’re morphing your mantra to speak to you. Whether it’s a quote, an inspirational message, or just a catchy string of words, what you say and set your sights on can make all the difference. Let’s dig into saying it, claiming it, and making it happen - and why what we say directly affects what we think. It’s important to know what you can and can’t control to be effective with your efforts. Now you might associate the word mantra with yoga or meditation like “ummmm” repeated over and over to put you in a state of awareness. On this show, we are using mantra as a word, words, or quote that you will connect with that means something to your being or in respect to a goal. We are specifically talking about morphing your existing one or taking on a new one because every day we are changing and what served us before may not serve us today or in days ahead. Mantras can give you that source of inspiration, the anchor to which your goals are tied. When you are feeling lost and uninspired they can help refocus your efforts. Now, you can find mantras for just about anything.  If you are stressed out Gotten off track Need to exercise more Finding gratitude in the morning And so on…. But before we dig in to find a source of inspiration, we have a little work to do. What are you trying to do? You can’t just throw inspiration against the wall to see what sticks. You need to pick a goal, a new direction, a state of being, and then find the words to encourage you on your journey.  Margie Warrell tells us why Your Words Are Powerful: 8 Positive Speaking Habits to Build Yourself Up in an article she wrote for success.com The words you use hold immense power. Power to fuel your confidence and ambition and power to make you feel anxious and inadequate. Power to make a strong first impression and power to be quickly forgotten. Power to create opportunities and power to shut them down. Hold yourself powerfully. Reframe forward. Avoid absolutes. Avoid absolutes. Shelve the “shoulds.” Express commitment. (Stop “trying”!) Limit the labels. Rephrase problems as opportunities. One of my favorite quotes is…..”She stood in the middle of the storm and when the wind didn’t blow her way, she adjusted her sails” by Elizabeth Edwards.  For me, this is that anchor I was talking about. She didn’t run from conflict, she stood where she was, in the middle, and even when nothing was happening, she didn’t take a rest, she looked for wind by adjusting her sails. That speaks empowerment to me and being tenacious. When I’m feeling weak and overwhelmed, I can refer to the feeling I get when I recite this quote. I’ve made bookmarks and magnets for others to share this feeling.  ...Let’s take another look at the power behind what we say and think from an interesting article I found on Legacy.com: WORDS ARE MORE POWERFUL THAN GUNS There are major differences between verbal and physical violence. A physical attack is obvious and unmistakable. It hurts and often leaves a visible mark.  The pain of verbal violence goes deep to the self and festers there. Because nothing shows on the surface, you can't expect much sympathy or even actual assistance. Worst of all, verbal violence often goes unrecognized, except at a level you probably may not even understand yourself. If words can hurt, they can also heal. Think of the four words, "I have a dream." The moment they enter your mind, you know who said them -- and why.  Much has been written about the need for new patterns of communication in our society. There's deep dissatisfaction with the traditional ways of dealing with conflict, from argument to debate to lawsuits to violence. There's a growing feeling that there has to be a better way.  So many times we say something to someone or even to ourselves never fully understanding the effects of those words. Did you just plant a seed of inspiration to be uncovered at just the right time or maybe a seed of doubt that will stay stuck causing a series of issues. You might have had an opportunity to encourage with your words, and even inspire real action. The point is to be mindful of the power of your words.  Use your time, your effort, and your words wisely.  Ok, do you have an idea what you want to do or are trying to do that could benefit from some uplifting words? Maybe you need a little extra inspiration to get your mind churning.  Well, Aaron Westbury gets us started with 25 Motivational Mantras That Actually Work so get ready!  Here are just a few… Mantra 1: You Didn’t Come This Far to Only Come This Far This is one of the best motivational mantras as it is a great reminder of how far we have come. By waking up every morning and repeating this mantra, you remind yourself of all the success that you have had in your life and are ready to tackle the day. It makes you realize that if we were to quit, as we all have a tendency to do from time to time, how much we would actually be giving up. Mantra 2: You Get What You Focus On Mantra 3: You Can Find an Excuse or You Can Find a Way Mantra 4: Wake Up. Kick Butt. Be Kind. Mantra 5: I’m Doing This for Me Mantra 6: Action Conquers Fear I’m on a path to learn and grow so my mantra for 2021 is “Wreck me with Revelation”. No longer will I think the way I’ve always thought. Instead, I will be open to new ideas and opinions, I will research, read, study, and listen. And I will be flexible knowing I’m still growing and always learning.    CHALLENGE: pick a target and a purpose then explore motivational words and phrases that speak to you. Be mindful of what you say, think, and share, knowing that power comes from the tongue and plants in the mind.  I Know YOU Can Do It!

“You almost lost your son last night,” was what that trauma nurse was really saying. It was a kindness. She didn’t have to say it, but she did. Archer had been close to dying last night and that reality was slowly and forcefully sinking in for Louise. For the very first time that she had observed, another nurse engaged Archer in conversation. She wasn’t just saying what she was doing, she was talking with him, and he with her with his eyes. She didn’t have to do that, but she did. It was kind. She pieced together the fact that Archer was a cook - a GREAT cook at the Beach Club. The extra, deep connections were flooding in from all fronts - texts to the family, especially Louise, texts from Archer’s friends, texts from friends of all areas of life. Louise wondered, When do boys become men? People were stretching themselves to hold up the Senft family in all kinds of unexpected ways. The facts were stark. Archer was paralyzed. He had lost his arms and hands and legs in a way that was not going to repair anytime soon.  It was clear, there were no lollipops and butterflies. But what else was clear? Join Louise for this episode of Blink of an Eye: Episode 19 You Didn’t Have To, But You Did August 7.
