There were newbies on the show today to talk about Frederick County Public School's FFA Fruit & Meat Sale. Building the Airplane as it Flies If you are full of excuses for why your real estate business hasn't taken off yet, this is the episode for you! We have Devon Smith, a total badass, on today's show. She is a single mom, adjusting gracefully from a recent divorce, lives in an area of the US where hard money lenders are basically non-existent, had her gall bladder removed, living in one of her flips during renovation, and suffered a concussion all while running a fair and honest business. Did I mention she also got her general contractor's license during all of this?? Devon is sharing her first flip that she found with zero marketing dollars, funded by her fantasy football friends, and that fell out of contract two times before settling on the perfect buyer. This episode is longer than most but full of laughs and oozing with inspiration for any of you out there feeling stuck. You don't want to miss it! Devon's words: I started my real estate journey back in 2021 when I was a high school teacher in Washington State. It was during the middle of the pandemic and I was teaching first virtually, then with half the kids in the classroom and half on zoom, then all of the kids with masks, and I was ready for something different. My now ex-husband and I had wanted to buy rentals for a while, so I started learning as much as I could about real estate investing. I got hooked. However, I have ADHD, so everything looked amazing and I knew I needed a mentor to help guide me. My son and I watched Flip or Flop a lot, and a Facebook ad for Homeschooled by Tarek popped up, and my son told me I had attend the session. I have been in that program since July of 2021. The next month, we moved back to our home state of South Dakota, and I have since done 7 investment transactions, all profitable! In that same time period, my ex and I built a brand new house, then separated 5 months later, I had to put down my dog of 14 years, I lived in one of my rehabs while it was under construction, I became a licensed general contractor and a board member of the South Dakota Real Estate Investment Association, I finalized my divorce, I got a concussion while working on a property, had gallbladder surgery after 2 trips to the ER, attended 2 live events hosted by Tarek , and have never been happier. I am a single mom of 2 beautiful kids, Teagan (5 on Monday) and Archer (9). And we adopted a cat named Duncan. His approach to human performance is well rounded and focuses on developing mental and physical resiliency through purposeful programming.-Having experience as an Orthopedic Trauma Consultant, Devon also is well versed on musculoskeletal injury from a surgical perspective. Dr. Devon Smith is an Associate Professor of Sociology at Palomar College in San Marcos, California. She received her Bachelor's Degree in Psychology from Emory University and her PhD in Sociology from the University of California, San Diego. Dr. Smith taught at UCSD for several years before landing her dream job as the Director of the Gender and Women's Studies program at Palomar College in 2014. He describes himself as a social justice educator who builds programs to empower students to find and navigate their college and career pathways. Beyond that, Devon is a devoted husband and father to Milo, 11 and PJ, 19, and heads up the Men's Rap Session where like-minded men meet bi-weekly to engage in meaningful, honest conversations around a variety of topics. How did the Bombers orchestrate arguably their most successful trade period in history? Adrian Dodoro is joined by special guest Devon Smith to lift the lid.
Roy, Calvin and Warnie are missing Fantasy that much that they're trying a few different challenges. First up they pick a team with one player from each club and turn that into a 3-team draft league with some entertaining results through varying strategies.
